It has been the best of times for lower density suburbs, certain resort communities and more respiratory friendly rural areas, as waves of buyers seek greater space and safety. Simultaneously, it’s been the worst of times for some high density real estate markets, as both employees and employers are discovering that the newly found efficiencies of working remotely may voluntarily extend well past an anticipated vaccine.

WHAT POST-COVID
BUYERS SEEK Do homebuyers want the same things in their next home as they did before the COVID pandemic? In some ways, yes, and in others, no. According to the latest summer Realtor.com survey, post-COVID homebuyers are willing to spend more money on a home, have saved more money toward a down payment as they sheltered in place, and plan to buy a home sooner than they did in the spring of 2020. A greater majority of homebuyers surveyed also said they want a three-bedroom home, with two bathrooms, an updated kitchen, and a garage. In a comparison of surveys conducted in both the spring and summer, 4 | 4SMOKYS.COM
a notable share of homebuyers wanting move-in ready homes has gone up 10 percent and six percent more buyers are willing to take on longer commutes to get the home they want. In addition, low mortgage interest rates, combined with additional personal savings, are making conditions attractive for them to buy a larger home in a nicer neighborhood. Six percent fewer homebuyers plan to put more earnest money down, plan to offer above listing price, or offer all cash. Three percent plan to put down more than a 20 percent down-payment. READ MORE.
MAKING GUTTERS USEFULLY BEAUTIFUL One pleasure in buying an older home is the beauty of mature trees on your property and their dazzling display of fall colors when the weather turns cool. But, what happens to the leaves when they fall?
HOW FAST DOES EQUITY BUILD DURING HOMEOWNERSHIP? Building equity in your home is like a savings account – the more you put toward it, the better. Your home’s equity grows with each mortgage payment you make and with time. According to BankofAmerica.com, you can calculate your equity based on current appraised value less any mortgages tied to your home. If your home is appraised at $400,000 and you owe $120,000, then your equity is $280,000. But that doesn’t mean you have savings of $280K; it just means that you have a general idea of how much your home will yield should you sell it at that moment, less closing costs, of course. Lenders consider equity differently. You can begin building equity the moment you purchase your home with your down-payment. ($400K – 20% = $320K) Your loan amount would be $320K and the equity in your home would be $80,000. You can increase your equity by paying your mortgage regularly and paying a little extra every month, which speeds up the amortization of your loan. READ MORE.
What you don’t want is leaves clogging your gutters, preventing them doing their most important job – to route roof water away from vulnerable areas of the home’s exterior and garden. If your new home doesn’t have gutters or needs new ones, consider investing in them as an important and elegant part of your home’s curb appeal. Today’s gutters are far from the boring half-pipe gullies of the past. You can choose gutters in an array of sizes, materials and designs that add style and value to your home. A general rule is the more durable and valuable the material, the higher the cost, but the longer it will last, according to Bankrate.com. Vinyl is the most economical, but least durable. Aluminum is more durable but can crack like vinyl, but not as quickly. Some lower cost options may be available in faux-metal finishes. READ MORE.

TRAILS ON TUESDAYS SMOKY MOUNTAINS
Did you know that November 17th is National Take a Hike Day? Don’t worry, most of us didn’t either! The good news is that there is no shortage of trails to explore in Western North Carolina. If you are looking for recommendations, look no further than our very own Dani Miner. Dani is running a Trails on Tuesdays Facebook Series where she posts information about recent hikes she has done along with slideshows of pictures. Below are six of her featured hikes. Check them out and walk your turkey off with a trail adventure of your own!
TRAIL: MOUNTAINS TO SEA TRAIL FROM SOCO GAP TO WATERROCK KNOB OFF THE BLUE RIDGE PARKWAY This week’s 8.5-mile roundtrip hike started at Soco Gap on the Blue Ridge Parkway peaking out at almost 6300 feet at Waterrock Knob. The scenery both in the woods and at the peaks is what keeps us on the trails week after week. Barley, our black mouth cur, scrambles up these trails making it look easy. Getting out in these spectacularly beautiful areas with our best friend Barley makes for some perfect hiking.
TRAIL: BARTRAM TRAIL TO CHEOAH BALD At an elevation of 5,062 feet, Cheoah Bald stands tall against the surrounding peaks. Starting on the Bartram Trail where it intersects with HWY 19 outside of Bryson City in the Nantahala Gorge, the trail climbs for five miles to where it finishes at the Appalachian Trail (AT). Hiking another half mile on the AT brings you to a clearing where you can see layers upon layers of mountaintop peaks and the hazy/smoky-looking air that gave the Smoky Mountains their name. This portion of the Bartram Trail is steep and grueling but the waterfalls on Ledbetter Creek and the amazing views at the top are worth the effort. We spent time relaxing and taking pictures at the top before heading back down.

TRAIL: DEEP CREEK TRAIL, GREAT SMOKY MOUNTAINS NATIONAL PARK Looking for waterfalls? Well, the mountains of Western North Carolina are full of them. The Deep Creek area of the Great Smoky Mountains National Park is a great way to get out into nature and see some for yourself. Hiking on the Deep Creek trail, Tom Branch Falls is 0.2 miles and Indian Creek Falls is just 0.8 miles from the parking area. For a fun and easy-going hike, this is a must as hiking along Deep Creek provides for some great scenery. We have enjoyed getting out in this area several times and each time offers its own experiences. If you’re looking to hike longer, there are many trails to choose from offering their own splendid adventure.
TRAIL: BENT CREEK AT THE NORTH CAROLINA ARBORETUM IN ASHEVILLE Hiking with friends and our dog Barley. What could be more fun! There are multiple trail opportunities at the Arboretum but we spent time on the Bent Creek trail. Our hike was around six miles total on an easy and relaxing trail. This is not a strenuous hiking area at all. We broke up our hike with a stop for lunch at the Bent Creek Bistro at around mile 4.5. The trail varies from a single-track path to open gravel roads offering great views of the mountains, the French Broad River, and the beautiful, meandering Bent Creek. This area offers some of the best hiking in close proximity to downtown Asheville, so make sure it’s on your hiking list the next time you’re in the area.
TRAIL: BARTRAM TRAIL FROM THE WINDING STAIRS PARKING AREA ALONG THE NANTAHALA RIVER AND THEN UP TO THE END OF JEEP TRAIL AT A CELL PHONE TOWER The Bartram Trail is a trail that runs from the Florida/Georgia border all the way to Western North Carolina where it intersects with the Appalachian Trail at the Cheoah Bald mountaintop. We only hiked about a 3.5-mile section of it with a roundtrip total of almost 7 miles. This is a relaxing and pretty easy hike as the first section is on the paved Nantahala Bikeway running along the beautiful Nantahala River. The Nantahala River is known for its whitewater rafting and fishing and really adds to the scenery and enjoyment of this hike. The bikeway ends where the commercial rafting companies launch rafting trips at the Duke Energy power plant. Crossing the road, we picked up the Bartram Trail where it winds up the mountain on a dirt road reaching an elevation of almost 3,000 feet. A clearing at the end of the dirt road provides an open view of the surrounding mountains in the Nantahala Gorge and is a home to a large cell phone tower. The Bartram then turns to a single-track trail and continues up the mountain.
TRAIL: WATERROCK KNOB TRAIL ON THE BLUE RIDGE PARKWAY The Blue Ridge Parkway is an amazing place to see the beauty of the high mountaintops of the Smoky Mountains. Waterrock Knob is a pull off parking area with a short, but challenging half-mile hike up to the actual knob…the highest point, which is around 6,000 feet. The higher elevations are really seeing the leaves change color for fall with spectacular yellows, oranges, reds, and browns. A piece of this trail is also a part of the Mountains to Sea Trail that runs all the way to the North Carolina coastline. We took part of our morning to enjoy this hike and see the vastness of trees and plants that lose their leaves every winter but do so in showcase of color and beauty. The views from the top are jaw dropping. Unfortunately, we had lots of clouds/fog moving through as a result of hurricane Delta, but we still were treated with some great views. If you want to see the higher-elevation scenery, the Blue Ridge Parkway is a great place to start. However, don’t limit yourself to just the scenic outlook pullovers! At one of our recent office Zoom meetings, between sips of tea and coffee, we took time to reflect on what a year it has been and the promise of the new year ahead. While we each had unique thoughts and stories to share, we pleasantly found a common thread in that we have so much for which to be grateful. Of course, the real magic happens when feelings of gratitude are set in motion and kindness is returned. THE SHARING HOUSE “PACK THE PANTRY” FOOD DRIVE Every year, just prior to Thanksgiving, Jan Newsome and her husband Rich gather the makings for 20 turkey dinners and deliver them to the Sharing House in Brevard as part of the “Pack the Pantry” Food Drive. The items include a 6-7 lb frozen turkey breast, jarred gravy, box stuffing, canned corn, canned green beans, dozen dinner rolls, cranberry sauce and assorted desserts. Jan and Rich are listed in the Sharing House’s annual booklet of donors as providing 250 lbs of food!
