Climbing to the summit of Mt. LeConte via the Alum Cave Trail is always a rewarding journey. My friend, Jana, and I recently hiked this iconic trail in the Great Smoky Mountains, facing icy conditions and limited views due to overcast and occasional fog. We began the climb just before sunup, using headlamps to guide us through the initial darkness. Starting at the trailhead on a crisp winter morning, the Alum Cave Trail’s diverse scenery immediately captivated us. The first section wound through a hardwood forest with moss-covered trees and the soothing sound of a nearby creek. As we climbed, patches of ice appeared, and we paused to put on our micro spikes. These proved invaluable, providing the traction needed to navigate the slick path safely.
At Alum Cave Bluffs, a massive overhang, we took a moment to rest. While the fog obscured distant views, the wintery atmosphere created a serene scene. The final stretch to the summit was challenging, with narrow, icy paths requiring focus and care. Our micro spikes gave us confidence as we approached the top.
Reaching the Mt. LeConte Lodge felt like a well-earned reward. After a brief stop,
we ventured to Cliff Tops. The frosty surroundings were beautiful. We headed back to the lodge as this year marked its 100th anniversary, and we purchased a commemorative t-shirt to remember the occasion. The lodge’s charm and history made the experience special. The descent along the same trail was equally memorable, with the changing light adding subtle beauty to the journey.
While Alum Cave Trail is among the most popular routes to Mt. LeConte, the mountain offers other approaches, including the Rainbow Falls, Trillium Gap, Bullhead, and Boulevard trails. Each route provides its own unique scenery and challenges, making Mt. LeConte a versatile destination for hikers of varying preferences. Climbing Mt. LeConte via Alum Cave is a truly special experience.

Historical single-family median prices show that investing in Western North Carolina real estate is smart and affordable! While homeowners have experienced a good return on their investment over time, home prices remain palatable for buyers as they enter the market. The September housing report from the National Association of REALTORS® (NAR), released at the middle-end of October 2024, found that year-over-year housing sales volume is down 3.5%, housing prices rose 3%, mortgage interest rates were lower—to 6.44% from 7.63% a year ago— and housing supplies have increased 23%. Inflation is easing and wages are rising. Most market conditions are finally moving in homebuyers’ favor.
Yet, some homebuyers are still reeling from spikes in the cost of living. They, along with home sellers, may be watching for mortgage interest rates to fall further. And some may simply believe that buying a home in 2025 will be more advantageous.
What do housing experts believe the housing market will do in 2025?
Households, whether composed of one person, a couple, or several generations of family members, are the beating heart of the housing industry, because they drive demand. Household formation has averaged 1.19 million per year over the past 30 years, according to the bipartisan Congressional Budget Office (CBO).
The burgeoning financial crisis of 20072009 was severe enough to reduce
household formation to 0.92 million annually between 2004 and 2013. By 2014, growth in household formations rebounded to about 1.50 million annually.
The fact that households continued to form during the Great Recession and beyond helped put supplies in a bind by 2014. Between 2010 and 2020, single-family home construction totaled 6.8 million units, far below the 9.3 million units built in the 1960s to 12.3 million homes built in the 2000s.
As of June 2024, household formation was 1.349 million year-to-date but is anticipated to be weaker over the next decade due to boomers aging and passing on, and slowing immigration, among other reasons. If formation slows even a little, it will help increase the availability of homes to rent or buy.
The problems facing builders were and remain numerous—strict monetary policies, slow demand by skittish homebuyers, the high cost of building materials, and a severe shortage of labor brought on by the furloughing of sub-contractors during the housing crisis.

It’s been more than lucky timing for shortterm rental investors. The confluence of housing shortages, relaxed COVID restrictions, and consumers’ desire for a more organic vacation experience has made short-term rentals big business and a popular choice for getaways.
In the U.S., over 200 million overnight stays were booked in 2023. Short-term rentals were a $64 billion market with over 2.4 million properties operated by 785,000 hosts at an average daily rate of just over $300 and an average return of $26,024 annually, according to analytics firm AirDNA. The short-term rental industry is anticipated to exceed $81 billion in the next 10 years.
Precedence Research lists a number of reasons the short-term rental market is growing, including:
• Short-term rental agencies such as Airbnb, Vrbo, and Yacasa streamline bookings for vacationers as well as give a platform to homeowners to advertise their property or properties.
• Corporate travel, adventure travel and staycations are increasing demand for distinctive, cozy lodging.
• Gen Z and millennials want unique experiences they can book online.
• A higher percentage of disposable income is being used toward travel.
• Homeowners can derive income from their investment.
• Automation technologies such as selfcheck-in and keyless entries streamline the process.
• Eco-aware tourists like eco-friendly, energy-efficient lodgings.
• Guests like the options to prepare their own food and do their own laundry in a home environment.
This rapid growth held promise—until a wave of new entrepreneurs flooded the market.
