WELCOME MEG ZIMMER!

Western North Carolina has been home to me for over 14 years. All three of my children graduated from Swain County High School, and I have two grandchildren in Cherokee Central Schools. Homes have long been a passion of mine, especially older homes. In fact, I'm currently renovating my own 1940 farmhouse in Bryson City. Originally a software engineer, I worked in customer support and software consulting for 25 years. It was during this time that I discovered my love of working with people and problem solving. This experience, combined with my interest in all things home, set the stage for my career as a professional Realtor.

In my spare time, I explore the area and every back road I can find. Pastures and old barns set against a mountain backdrop are a few of my favorite scenes. Dabbling with a small farm, beekeeping and gardening are among the hobbies I've enjoyed since living here. I love to show people around the area, share the wonderful places I've discovered and connect people with this beautiful place we are fortunate to call home!

HANDS ON JACKSON SERVICE PROJECT

Agents from our office participated in the fall annual Hands on Jackson service project. Hands on Jackson is a day where Jackson County Citizens rally together to lend a helping hand to others. There were 40 projects completed this year by over 200 volunteers. Our project was to help 90-year-old Ms. Ada with trimming her bushes, pulling weeds, washing windows, etc. The weather was cool to start and the changing leaves made for a pretty drive to Cullowhee along the river. Admittedly, we were tired by the end of the day, but it was well worth it!

My husband and I decided to have a date night in our town of Sylva at a newer restaurant, ILDA, that was fantastic! The owners, Santiago and Crystal, have truly created a unique and beautiful experience for patrons. The food was amazing – as promised on the website “their food evokes a feeling of comfort and sparks a curious taste for more.” We give them 5-stars and highly recommend them for your next date night!

NEW SURVEY REVEALS HOW OFTEN GUESTS LEISURE TRAVEL AND THE MORE POPULAR U.S. LEISURE TRAVEL SEASONS

Leisure travel survey answers were learned from thousands of Select Registry guests. Select Registry survey results come from gathered guest data after their stay at one of their member properties via survey (since September of 2019). Select Registry has had over 3,700 responses (and counting!).

In this post, we focus on Select Registry's reported survey responses to these questions: 1) What are the most important to you when staying at a bed & breakfast? 2) How often do you travel for leisure (not work) within the United States? and 3) In which seasons do you leisure travel the most in the U.S.?

SURVEY RESULTS: WHAT ARE THE MOST IMPORTANT TO YOU WHEN STAYING AT A BED AND BREAKFAST?

TOP 7 MOST IMPORTANT REASONS TO STAY AT A B&B

• CLEANLINESS (75.2%): It makes sense that people place a high value on the cleanliness of their accommodations. Select Registry properties are regularly inspected.

• LOCATION (61%): Location does matter, if you own a B&B. Location factors include: population, climate, time of year, safety, local area (including activities, restaurants, & attractions), and geography (including mountains, piedmont, and coast).

• GUEST SERVICE (50.3%): This is also referred to as hospitality. In the Southeastern part of the United States, this is called, "Southern hospitality."

• REPUTATION (45.1%): Word of mouth, reviews, and professional association memberships play a strong part to enhance or detract from the reputation of hospitality providers. Select Registry inns are routinely checked to assure guests' have an enjoyable experience.

• QUALITY of Appliances, furniture, bedding, linens, etc. (37.4%): High-resolution images play a key role in showcasing the quality of accommodations and amenities. Also important, is having a website that is mobile responsive (so the website adjusts to the size of the device it is being viewed from).

• PRICE (34.9%): Please keep in mind that the survey respondents all stayed at Select Registry properties, which tend to be higher in price because the accommodations and amenities are the best of the best. Perhaps a survey of the general population would find price to be a stronger motivator.

• FREE BREAKFAST (30.1%): One of the most appealing aspects of a bed and breakfast stay, especially to foodies, is the gourmet breakfasts that they offer. Some inns offer multi-course breakfasts (which may fill up guests until the later afternoon hours).

FINDINGS: MOST IMPORTANT FACTORS

Thus, Select Registry found that the majority of respondents travel rank cleanliness and location as the most important factors when staying at a bed and breakfast. Celebrating 50 years of excellence in travel, Select Registry's network of independent properties continues to offer outstanding accommodations and one-of-a-kind experiences to travelers.

MOST COMMON AMOUNT OF LEISURE TRAVELS PER YEAR (SELECT REGISTRY GUESTS)

• #1 MOST COMMON AMOUNT OF TIMES: 4-5 LEISURE TRAVELS PER YEAR (34.9%)

• Around 35% of people leisure travel four to five times per year. Leisure travel is a great way to challenge yourself. You can leave behind the routine of everyday living tasks. Explore new environments, meet new people, and bring more enjoyment to your life.

• #2 MOST COMMON AMOUNT OF TIMES: 2-3 LEISURE TRAVELS PER YEAR (33.2%)

• Just over 33% stated they travel for leisure two or three times per year. Leisure travel stays at Select Registry properties allow guests to have peace of mind about their accommodations.

• #3 MOST COMMON AMOUNT OF TIMES: 6+ LEISURE TRAVELS PER YEAR (29.5%)

• Almost 30% of those who responded travel six or more times per year. Depending upon whether you like to travel, and if you have the ability to do so, you may be in this category.

• #4 MOST COMMON AMOUNT OF TIMES: 0-1 LEISURE TRAVELS PER YEAR (2.5%)

• Not even 3% of those who took the survey said they travel 0 to 1 times per year. Because they answered the survey, this means they leisure traveled at least once, unless they stayed in the same town they live in. "Staycations" have become more popular in the last few years.

FINDINGS: GUEST REASONS FOR TRAVEL

Thus, Select Registry's guest survey found that the majority of survey respondents travel between two to five times per year for leisure. Select Registry properties are a preferred group of inspected hospitality accommodations located throughout the United States.

#1 SEASON: FALL (79.3%)

HOUSING OUTLOOK 2023

What will the new year bring for homebuyers, homeowners and home sellers? Lower or higher home prices? Higher or lower mortgage interest rates? Or a continuation of the overheated pandemic-inspired housing market?

There’s no question that the blistering housing market of the past three years was hard on homebuyers. By October 2022, the average mortgage interest rate for a 30-year fixed is 7.24%, more than double the 3.22% level in January 2022.

According to Fannie Mae, the combination of high inflation, monetary policy tightening, and a slowing housing market is “likely to tip the economy into a modest recession in the first quarter of 2023.”

Many economic forecasters believe housing prices will decline, but that homebuyers shouldn’t fear buying during a declining

market. Morgan Stanley predicts a 7% dip in home prices for 2023 that would return housing prices to where they were in January 2022 – 32% higher than prices were in March 2020 when the pandemic began. Economists with Goldman Sachs and Moody Analytics are predicting 5% to 10% declines in home prices, based on lack of homebuyer affordability, slowing housing sales, fewer mortgage applications and a looming recession, however mild.

BusinessInsider.com reports that the Federal Reserve’s overnight rate hikes have raised mortgage interest rates, pushing affordability to new lows, but that a recession could bring interest rates down again. That combined with softer homebuying demand due to inflation and sellers lowering their prices would make spring and summer 2023 great times to buy a home.

Inflation, home prices and interest rates were higher in 2022 than they’ve been in years, but if you’re planning to become a homeowner in 2023, you’ve got time to improve your buying power.

TheMortgageReports.com recommends talking to a mortgage lender, even if you aren’t ready to buy until later in the year. They can “review all aspects of your financial picture” and help you find sources for a down payment, help you raise your credit score to improve your future borrowing rate and help you find ways to reduce your existing debt without triggering costly inquiries into your credit history. Most important, they can help you understand the differences between conventional (Fannie Mae, Freddie Mac) and government-guaranteed (FHA, VA, USDA) loan programs and help you choose the right loan so you can work toward qualifying for the most favorable terms.

The short story behind “The Road to Nowhere” goes something like this. As Great Smoky Mountains National Park took shape in the 1930’s and 1940’s, some long-standing communities were abandoned by residents who had to move as once private land become public. Along with their homes went the roads into some of these communities.

This brings us to Old Highway 288, now hidden deep under the waters of Fontana Lake. You see, the lake serves as the reservoir for Fontana Dam, built as part of a TVA power project during World War II. When Old Highway 288 was submerged to help form the lake, a promise was made to replace the highway with a new road called Lakeview Drive, stretching 30 miles along the shores of Fontana Lake from Bryson City to Fontana. This road was especially important to displaced residents because it would provide access to old family cemeteries.

But alas, after 6 miles of the new road was built and the landmark tunnel created, construction hit a snag and the whole project was deemed too expensive to finish. The construction project was utterly abandoned. Henceforth, Lakeview Drive became known as “The Road to Nowhere.”

Of course, we now know that not all was lost. Fast forward to today and The Road to Nowhere is a popular destination for residents and tourists. Be sure to download the brochure to learn even more about this unique area. And when you go, listen carefully. Rumor has it, you can still hear whispers of early 20th century residents trying to find their way home and pay their respects to their ancestors.

PLACE OF THE BLUE SMOKE

One of the favorite questions we get asked is “Why are they called the Great Smoky Mountains?” The answer to this question requires a quick journey back in time coupled with a healthy dose of scientific curiosity.

The native Cherokee people called the area Shaconage, which translates to “place of the blue smoke.” European settlers drew from this in translating the name to “Smoky Mountains.” The “Great” was added later to capture the sense of grandeur about the mountain range. A hike to the top of one of our many peaks or view from one of the GSMNP Live Web Cams will show you why these name variations are well suited, because indeed on most days you will observe a mist or fog over the mountain range.

So, what causes this mystical phenomenon? It turns out that native plants blanketing the forest floor release volatile organic compounds (VOCs) in the form of a bluish-tinted vapor. The number of plants releasing these vapors is so significant that they collectively create the signature effect of smoke gently resting above the treetops of the mountain range. And don’t worry, the vapors are safe! You can enjoy the scenery while you take in the fresh, mountain air.

It turns out, this beautiful county made a colorful contribution to the English dictionary all thanks to a loquacious chap by the name of Felix Walker. In the early 1800’s, Walker was elected to represent Western North Carolina in the U.S. House of Representatives. During a congressional debate about the Missouri Compromise, Walker took advantage of the spotlight and insisted on giving a speech to show his constituents he was hard at work for them in Washington. His long-winded, non- sequitur remarks exhausted everyone, and without shame he later admitted that he was “speaking to Buncombe” not the House. In response, it is said that a colleague remarked "Walker's speech was buncombe--no doubt about it."

The word buncombe caught on and was later reduced to “bunkum” and then “bunk.” You can find the word Bunk safely secured in Webster dictionary now, defined as “nonsense; language, behavior, or ideas that are absurd and contrary to good sense.” Click here to learn more about Walker.

MEET OUR FURRY FORECASTERS

A fall hike through the Great Smoky Mountains will likely lead to sightings of our favorite furry forecasters, Woolly bear caterpillars. Local lore has it that coloration of the little larva’s fur is indicative of the severity of the upcoming winter. The caterpillar has 13 bands, which people correlate to the 13 weeks of winter. JUDACULLA ROCK

We now jump from a tale of small creatures to a much, much taller tale! In Jackson County, resting near a river, is a remarkable soapstone rock covered in over a thousand ancient carvings. Archaeologists surmise the carvings were made over the course of centuries. This is where the science ends, and the legends begin.

The name of the rock itself, Judaculla, stems from an interpretation of the Cherokee word Tsul`kälû´. Tsul`kälû´ was the name of a giant that lived in the area and had control over wind, rain, thunder, and lighting. Some believe the carvings were hunting laws the giant laid out for the Cherokee to follow. Others believe the more recent carvings map out ideal hunting grounds. Still there are tales of the sacred rock serving as a stepping between the spiritual and physical world.
