WELCOME NATALIE RAYBURN!
We are thrilled to announce that Natalie Rayburn has joined our BHHS Great Smokys Realty team. Natalie is a mom to three wonderful girls and the wife of a proud WCU alumni, Go Cats! She and her husband are thrilled to call the Western North Carolina mountains home. They fell in love with this area because of the variety of activities available in the mountains; not to mention the breathtaking views and tranquility.
Natalie made the switch from being a small business owner to real estate and is excited to connect with you for all your property needs. With a bachelor's degree from the University of West Florida in accounting and finance, she possesses valuable skills used daily in real estate negotiations, educating homebuyers and sellers, and effectively marketing the team’s listings.
Natalie's real estate career has flourished in Western North Carolina for the last four years which has given her local experience with residential, land, and commercial properties. She is passionate about helping people find their place in the mountains.

DOWNTOWN SYLVA CLEANUP & PROJECT FIREWOOD
Jay recently participated in the downtown Sylva cleanup project sponsored by the Sylva Rotary Club, the Sylva Garden Club, and the downtown Sylva Main Street organization. Their volunteer duties included spreading mulch and weeding the downtown landscap ing areas, general cleaning, litter pickup, re moving stickers from the lampposts, and gen erally beautifying downtown Sylva.
You can also join Jay in early October with “Project Firewood” on Impact Day at Cullowhee United Methodist Church, in Cullowhee. They will be sawing, splitting, and delivering firewood to older adults in the community who are in need, to provide heat in their homes for the winter.

MUSIC ACROSS AMERICA
Jan recently enjoyed phenomenal performances sponsored by Connestee Falls' Chorale group & orchestrated by Mary Alice McBrayer & musician, Dave McClellan. They marched down Memory Lane in Memphis Town & the Grand Ole Opry. Dave McClellan's assembled orchestra brought Motown, Hollywood, Broadway, New Orleans Jazz and everything in between to the stage of Connestee. Attendees didn’t sit still when "Koolin the Gang" hammered out Celebration. Melodies by Oscar Winner, "Babs", Grammy Award winner, Willie Nelson, Rock & Roll Hall of Fame Artist, Bob Seger, & American Blues
singer/writer, BB King, and others entertained everyone there. It was a night of pure entertainment!

“Late summer I had one of those days where I’d been burning the candle at both ends (and I think the middle as well lol) but then I went to an afternoon showing with buyers and ended up having a blast! Just what I needed! Had so much fun on the mini farm with all the animals. SPOOKY HOUSES CAN BE GOOD BUYS
What makes a house look haunted? It could be the tumbleweed landscaping, paintless trim, broken steps or crooked roof. A house can also carry a stigma that makes buyers reluctant such as an untimely death within the home or a history of renters that could include hoarders, drug dealers, or other unsavory characters. But, it could also simply be ugly or poorly designed with a floorplan or features that don’t quite make sense.
These are the homes that don’t sell well because buyers don’t appreciate subpar maintenance, bad design, and icky vibes –none of which has anything to do with the home’s structure. Any material problems can be torn out, repaired or replaced. Any stigma fades with time, which means the house for sale that gives you the creeps could turn out
to be a good investment.
Would you be able to look past a home’s shortcomings to get a good deal? According to Realtor.com, nearly half of homebuyers wouldn’t touch a stigmatized or haunted house, but one in three buyers would purchase one if they could get a lower price. Fortunately, spooky houses are usually discounted and priced to sell with sellers that are willing to allow you to bring inspectors and contractors to address all your questions and what-ifs. Your financial commitment should be no more than the cost of the home plus the cost of renovations as long as they’re equal to or below the other home values in the area.

SET THE MOOD WITH LIGHTING
Every space in your home has multiple functions requiring different lighting. Even within the same room, you’ll need multiple light sources to set the right mood for the time of day and the activities you have planned.
Lighting comes in five major categories:
• General purpose - any lighting fixture that is plugged into an ordinary socket, such as lamps or overhead fixtures.
• Decorative - any lighting where the bulb can be seen, such as a chandelier, bathroom strip lighting, pendant lighting or sconces.
• Track or Recessed - lighting that is usually a floodlight or spotlight in tracks or recessed fixtures. Specialty - unusual lights found in appliances or furniture such as cabinet lighting and appliance lighting.
• Outdoor - lighting that is specially designed for use outdoors such as security lights, lamp post lights, porch or entry lights.
The key to mood lighting is temperature. Lighting is either cool or warm, so the bulb you choose can put out yellow, soft white, bright white or natural daylight. Smart bulbs connect to mobile devices to be turned on and off, dimmed or brightened, or color changed with an app. Read more.
USING CO-SIGNERS AND GIFTS FOR YOUR DOWNPAYMENT
Young homebuyers are having a rough time compared to their Boomer parents when they were first-time homebuyers. Today’s buyers have more student debt, slower wage growth and are building wealth later in life than their parents did at the same age.
With so many hurdles to cross, your parents may be thinking of co-signing your mortgage loan to help you get into a home of your own. It’s a true act of love, but it doesn’t come without risk.
According to The Lenders Network, a co-signer can only help if your income-to-debt ratio is too low, or if you have a shallow credit history. In a co-signing situation, the lender will use the lowest of the your parents and your credit scores, which will likely be yours. Adding your parents’ income will improve the ratio, but they’ll be taking on considerable risk on your behalf. Read more.

Support local businesses by purchasing a few small gifts to have on the ready for unexpected guests or a last-minute gift exchange.
Did you know hand sanitizer has an extra special use over the holiday season? When you inevitably get tree sap on your hands you can skip the frustration of soap and water, and use it to quickly remove the sticky substance. The alcohol in hand sanitizer breaks up tree resin in a matter of seconds.
Cooking breakfast for the family? Fill a cleaned-out ketchup or squeeze bottle with pancake batter for perfectly round pancakes, no drips. Score extra credit points by carving your hot cakes with holiday-themed cookie cutters.
Put your bread clips to good use! When wrapping gifts, apply the bread clip to the end of the tape each time you remove a piece. No more searching for the end just to dig up the next piece. You'll have a tab you can use to pull up the next piece of tape easily.
Once unleashed from packaging, unwieldy wrapping paper can prove to be a source of frustration. No worries though, use empty toilet paper rolls to secure and store your leftover decorate wrappings.
Broken ornament? Hold off on grabbing the vacuum as the glass can cause damage. Instead, make your way over to the pantry and grab a slice of bread. The spongy surface of the bread is perfect for picking up all the little glass pieces.
We weren’t sure if we should include this one, but we verified it’s a thing. If you need to wash a bunch of potatoes at once, then just place them in the top rack of an empty dishwasher and set it to a quick rinse-only cycle (no soap of course!). Spend the next 11 minutes multi-tasking, and then unload a batch of clean potatoes.
Since we’re talkin’ taters, if you are left with half-emptied bags of chips after a party don’t throw them out yet! You can de-stale them by tossing them in your oven for just a few minutes.
Quick tip for pet owners out there: tire out your pooch before guests arrive, making it less likely there will be excessive jumping and barking when the doorbell rings.
Last but not least, bake in time for self-care. Schedule a pedicure, massage or some other relaxing treatment to break up the fast pace of the holiday.
