Simon will lead our team from the commencement of pre-construction duties through to completion. His responsibility includes delivering all pre-construction works to programme and to your quality and cost requirements. During construction, Simon is responsible for delivering every aspect of your project, and ensuring that we deliver an exceptional solution to deliver all of your expectations and requirements. Simon is dedicated to all Birmingham projects and will be a single point of contact for future developments.

Gwyneth Shirley, Commercial Manager

Gwyneth will be your single point of contact for all commercial and legal issues. She will be specifically responsible for agreeing our overarching headline terms and conditions using an ongoing framework approach, whilst in tandem pro actively addressing and agreeing your project specific requirements.

Paul Bird, Project Director

Paul will lead the operational delivery team from commencement through to completion of the project. His duties will involve the safe delivery of the project, to programme and to your quality & cost requirements. He will interface & work closely with all key stakeholders, design team members and supply chain partners to deliver all of the project expectations and requirements.

Chris Coss, Design Manager

Chris will lead our design team, from our initial appointment through construction and to the finalisation of your O&M documentation. He will specifically focus on how we deliver your BIM requirements and how we embed tenant specific requirements as and when they are finalised.

Bob Davis, Planning and Logistics Manager

Bob will lead logistics and planning matters for all future projects. His specific role is to support your team from initial concept phase with clear overall programme feedback and advice as well as detailed reviews in respect of phasing, logistics and options programmes.

Roger Nicholls, Cost Planner

Roger is our estimating manager responsible for ensuring that all elements of the project are transparently priced with your team and that they are agreed on, or under budget in a timely manner.

David Ough, Senior Services Manager

David is responsible for all services and utilities from pre-construction through to commissioning, handover and completion. He will ensure special attention is paid to innovation, pre-fabrication, off-site options and will bring a focus to the potential de-bundling of key packages. This ensures single responsibility and direct ownership of key works such as building management and fire systems.

Steve Fisher, Liaison Manager

Steve will ensure Carillion are correctly and appropriately represented within the City whilst maintaining outward communications and where required developing working solutions that are mutually beneficial to stakeholders, Carillion and the City.

Taz Razzaq, Construction Manager Taz will be responsible for the daily construction activity, he will liaise with all sub-contractors to ensure the construction of the project is built safely, on time and that cost is monitored and controlled. The co-ordination of the project and interfaces between different working trades will also fall under his remit.

Since 2000, we have completed or are currently engaged on: • 9 projects in Central Birmingham • 12 high-rise projects across the UK Retaining our core Birmingham team is a real advantage as our management and site teams have gained immeasurable experience on central Birmingham projects over the last ten years. What brings additional value is that the working knowledge we’ve gained on these projects has been retained via the Carillion Knowledge Bank. This online system gives Carillion staff 24/7 access to all relevant project data, meaning immediate detailed input on technical aspects and more reliable solutions to issues encountered on each new project, based on tried and tested outcomes on other jobs.

Birmingham: local knowledge Carillion successfully delivered the Library of Birmingham project and gained vital knowledge of how the City works; especially the numerous Council bodies, user groups, stakeholders and neighbours. Forming close working relationships with many of Birmingham’s key stakeholder representatives has built up a significant level of trust and led to many successful and amicable negotiations across the City helping to grow Carillion’s reputation as a considerate and collaborative main contractor. We were also a key partner, helping design and build Brindleyplace gaining a unique understanding of the local planning officers and building control requirements. Programme certainty, options and benchmarking An effective Programme is more than a bar chart pinned to a wall. It is a live document owned by the entire project team that engages everyone from the client to individual suppliers. It is a collaborative tool that helps us plan activities together, monitor progress and identify milestones. It is a fundamental method of ensuring that all the elements of the project are realistic, properly sequenced and integrated with design and procurement to allow the construction phase to proceed efficiently. Programme will be led by Carillion Senior Planning Manager Bob Davis, who has 35 years of specialising in high-quality city centre projects, and over 10 years delivering projects within Central Birmingham. His experience will bring surety to the programme and confidence to the wider team.

Bob has already started to look at the Moda project with a special focus on: 1. Benchmarking previous Moda and Carillion high rise projects 2. Understanding lessons learned and best practices from our high rise portfolio 3. Looking at specific lead in and sequencing options for the frame and envelope packages for Broad Street 4. Considering faรงade options and solutions including how to integrate potential precast elements into a unitised system

Pre-construction services OPEN BOOK NEGOTIATIONS Our overarching approach to providing pre-construction services is about embedding Carillion, as your contractor, into your team. We will take responsibility from day one of our appointment and work with you to develop • Logistic solutions • The design through to construction • Cost plan & affordability assessments The Carillion pre-construction team will be working for the benefit of the project and without any internal or hidden agendas. Our team are proven and familiar with all the key principles of open book negotiation. This approach ensures that our team are completely focussed on adding value and innovative solutions to your project from day one. We will specifically establish a Design to Cost ethos on all projects and embed Design to Cost teams working with your team on all major subcontract packages. Our team will also consider procurement options such as de-bundling of the major packages. This will be considered to optimise the commercial benefit to the Client and maximise the transparency of these key sub-packages for example: BMS and Fire Safety Systems. We will also lead and deliver specific Innovation and Value Engineering workshops to ensure all acceptable cost and programme reduction options are considered – without compromising your quality requirements. Our core team are available to discuss and tailor these options with you from day one of our involvement.

CASE STUDY: ARGENT

Carillion have completed 27 projects with a value of £800 million for Argent to-date, including over two million sq. ft. of commercial space, 520 residential units and 30 retail spaces. All have been delivered on time and within budget without any disputes. Carillion worked on the multi-phase Brindleyplace development in Birmingham with Argent. We designed and built a number of commercial units and developed a unique understanding of tenant drivers and needs within a commercial space. A key project delivered was the Piccadilly Place multiphase development which was phased and built as the market and tenants developed. The lessons we learnt from this project assisted us with our work at Paradise Birmingham as all the buildings at Piccadilly Place sat on a new car park with a shared podium deck. We are also working with Argent to deliver the transformation of King’s Cross. Delivering over £800m of projects with Argent has provided the following benefits: •

no project at Final Account has been in excess of the established budget for the project

no project has ever missed a crucial completion date

over 25 years, the price of Argent buildings has risen at a slower rate than the general market place

the final account of every project has been agreed at practical completion

£25m of value engineering and design to cost savings have been targeted and secured for Argent at King’s Cross.

BEETHAM TOWER, HILTON HOTEL, MANCHESTER, ÂŁ52M

Beetham Organisation The design and construction of the Beetham Tower Manchester, which, at 48-storeys high, was the tallest residential building in the country and the tallest structure outside of London at the time. The building was intended to provide a showpiece hotel in Manchester city centre, and to meet the local needs for exclusive accommodation in the area. The works involved the design and construction of a hotel complex with the podium areas housing the reception, bars, restaurants, kitchen, ballroom, meeting rooms, office area and plant rooms. Beneath the ground floor slab is a two level underground car park. The main tower consists of a small leisure centre and hotel bedrooms to level 22. Level 23 consists of a sky bar open to residents and non-residents. Above this is a plant room for the residential complete and from levels 25 to 46 are mixed residential one, two and three bedroom apartments. Levels 47 & 48 is a double storey penthouse apartment. We successfully managed the safety of logistical challenges associated to deliver the project on time and to the highest quality standard.

WEST TOWER, LIVERPOOL, £23M

The Beetham Organisation Ltd The West Tower is a 40 storey residential and office building in the heart of Liverpool’s commercial district. The lower four floors contain office space for the client’s Headquarters, while the floors above contain 120 luxury flats and seven penthouses. There is also a double basement car park with a car stacker system. The building was constructed with reinforced concrete frame and post tensioned slabs. The tower had a very small footprint and was bound on all sides by roads and other buildings. Access is via a busy main road, so to avoid disruption we constructed a lay-by area for deliveries to the site. Carillion were on site carrying out enabling works since July 2005 and the scheme completed in time for the European Capital of Culture celebrations in 2008.

NEO BANKSIDE, £156M

Grosvenor and Native Land The NEO Bankside development has been designed by signature architects Rogers Stirk Harbour. It is comprised of four residential pavilions and one office building. There are four main pavilions: 2 x 12 storey, 1 x 18 storey and 1 x 24 storey creating a total of 207 apartments. The developer is a joint venture of Native Land & Grosvenor Estates. A fifth pavilion comprising of a five storey commercial building is also now being constructed. Located adjacent to the Tate Modern gallery in Southwark, NEO Bankside apartments have stunning views of London including across the Thames towards St Paul’s Cathedral and is within easy walking distance of London’s cultural highlights, including Shakespeare’s Global Theatre. Construction of the project boasts a remarkable safety record. The project achieved EcoHomes Very Good thank to photovoltaic cells for solar power, landscape planting of wildlife friendly plants, and a closed loop ground source heat recovery.
