Ask How Long the Inspection Will Take A thorough inspection should take around two to three hours to complete. Some inspectors spend just 20 minutes on site and are pa checklist, able to perform 4-5 inspections a day by providing 2-3 page not entering attics, not accessing electrical panels, deferring heating systems to HVAC HV technicians, etc. If the home is in poor condition tha need inspecting. It should take these are vitally important areas that more time to document these inspection findings. If the inspector tha you want to hire indicates that it will be a quick process, he may that ever not do a thorough job of finding everything. A good home inspection takes time, requires the inspector has the proper tools…including a ladder! Attending the Inspection

You will need to find a home inspector that will identify any problems with the home before you buy it, so that you will have the opportunity to walk away from the sale or ask the seller to fix an issue. It’s important to realize that, in the State of Alaska, Realtors have written the contracts to allow the seller (seller’s Realtor) to reject the inspector you select. You should be aware of this when a home inspector is selected for you. Realtors know quite well which inspectors are thorough, and which are not, and how to increase the chance of the deal getting closed as smoothly as possible. You should interview their recommendations, and seek a few of your own. Here are tips for hiring a home inspector. Consider His or Her Background You want an experienced home inspector with the relevant credentials to inspect your home. Ideally, he or she will be a member of professional home inspector associations and take his/her career very seriously. Home inspecting needs to be their full time job. Ask any home inspector that you interview how many years of experience he has, what professional organizations he’s a member of, does he carry Errors and Omission insurance, proper licensure, his education, and if they provide the State of Alaska required inspection standards to you prior to the inspection. (This will allow you to know what will be inspected, and what will not…this is not always provided to buyers before the inspection, and you may have to request it.) Choose Home Inspectors with Experience You want to choose a home inspector with experience in homes similar in construction to the one you are purchasing. For instance, if you’re buying a home with an All Weather Wood foundation, ideally you’d want the inspector to have experience inspecting homes built with this type of foundation. That way he knows what kinds of problems tend to arise in those homes.

a It is important to attend the home inspection if at all possible. Although you will receive a written report, this does not take the place inspector of physically walking through the home yourself with the inspector, asking questions, and having each item explained to you. Be guarded if the inspector or Realtor does not want you tagging along. Inspection Reports Within a day or two of your home inspection, you should receive a written inspection report (required by Alaska state law) of the findings of your inspection. Realize this is not a Code Inspection, but an opinion based report of safety concerns, and major contractor repairs. The inspector will frequently recommend a licensed tradesperson perform a detailed evaluation of components that appear to be damaged or failing. You want this report to be detailed, understandable, and to have pictures that thoroughly document what was found. Be cautious of site generated check lists. Ask what kind of information the inspector includes in his reports to see what level of detail is offered. Request a sample report. Hiring a home inspector is an important financial decision. You want to make sure that you choose the right one.

Hiring A Realtor Often Makes The Most Sense Dear Dave: My husband and I are Alaska residents. We are trying to purchase a “for sale by owner” home in Oregon for vacations. The seller has no plans to move until March which is fine with us. She needs time to find a place closer to her family and we need time to pull the money together. My question is how to handle the purchase. Do we need to put a proposal together now of our intentions and get it notarized or a contract or what?
Hiring a Realtor often makes the most sense. Many professional real estate licensees these days offer a menu of services and fees depending on the work requested, even an hourly rate for consultation only. To address your concerns specifically, you both need a contract now, not in 6 months time. Without a contract, either party could change their mind with little chance of enforcement from the other side even though you have a verbal consensus right now.
The best way, honestly, for you to handle this transaction is to retain the services of a person professionally trained.

Second, appraisals are the concern of the lender and will be ordered at the time appropriate to facilitate the scheduled closing.
