Water Heaters – l e s s e V e r u s s e r P The That big round water tank in your house is a pressure container that provides those wonderful hot showers we all love so much. Ignoring this appliance can be deadly, as sadly a Homer tradesperson recently found out. Here are a few suggestions. Gas fired water heaters These appliances use either natural gas, fuel oil, or propane as a combustion source to heat the water surrounding the flue pipe that runs up the middle of the tank. The combustion process needs air. No air, poor combustion, deadly carbon monoxide can be the end result. There needs to be a source of air for the burners. This is that annoying hole in the wall of your garage or laundry room that begs to have rags stuffed into it. Then you turn on the clothes dryer, you may create a negative pressure in the room, and cause the system to back draft. A quick way to see if this occurs is to turn on all the bath fans, hood range, dryer in the house, then hold a smoking match over the draft diverter of your water heater. If the smoke goes up the vent, that’s good. If it blows back into the house, you have a problem and will need to have a plumber inspect your water heater. Check the gas shut off valve and supply hose to the unit. Smell gas? Do you need a wrench to shut off the gas? Does the valve have shaft going clear through the valve that is now know to leak? Is the flex line brass color? Kinked? Call a plumber! You should upgrade the gas supply system for safety. Check the flue pipe. Is it properly attached to the draft diverter skirt at the top of the water heater? Does the pipe run up-hill away from the water heater? (The hot gases will want to rise, and a flue that runs down will not draft properly.) Is the pipe properly secured with screws between the sections? Is it a double walled pipe at least one inch from combustibles? Is the single walled pipe at least 6” from combustibles?
Location Concerns The hot water heater will need to be at least 18” above the floor of a garage to prevent ignition of gasoline or similar vapors. At the same time, it should be protected from a car driving into the appliance, there should be a steel pipe set into the floor in front of the water heater (or furnace). TPR -Temperature Pressure Relief Valve This big round tank is a pressure vessel. The TPR is designed as a safety valve commonly designed to trip if the pressure exceeds 150 pounds per square inch, or 210 degrees. A few suggestions. Make sure there is a “drip tube” attached to direct the discharge close to the floor, that it is not capped off (people do that), and the TPR is not leaking. The minerals deposited from water evaporating can actually calcify the valve closed so that it will not function as designed. (Older installations, especially condominiums, had these discharge lines running into the wall, so you often didn’t know it was dripping. Now, the discharge point is required to be visible.) If the pressure is allowed to build, the tank may rupture, and when the water is exposed to the atmosphere, it will expand into steam almost instantly and occupy approximately 1,600 times its original volume. This process has been known to propel a heating tank like a rocket through multiple floors, causing personal injury and extensive property damage. Seismic Strapping These are (we hope) those large bands that secure the tank to a wall. These should be UL approved design, firmly anchored to the studs in the wall, and have blocking behind the tank if the tank cannot be located in contact with the wall. First, this will keep the tank from falling over, and allowing very hot water to flood the area. (This may be water you will need if your water supply is compromised during an earthquake.) Second, this will keep the fuel lines from being damaged, and leaking combustible gas into your home. These will need to be tight, well secured, and strong enough to hold the tank in place during a seismic event. So, just a few quick tips so you can safely have that hot shower every morning!

How Is The Real Estate Market? To save you a fast-forward to the end of this article, the answer is - - HEALTHY! The applause was palpable at last months’s economic forecast luncheon at the Dena’ina Center. The star of the show was not Bill Popp, President of the Anchorage Economic Development Corporation, but Dave Wilkins, Senior Vice President of Hillcorp, the new owners of all B.P. assets in Alaska. While AEDC predicted a flat 2020 economy, albeit with a net 100 jobs to be added in Anchorage, Dave Wilkins surprised the audience with the announcement that 1000 jobs were offered to former B.P. employees and 800 were filled. The other 200 jobs will be posted through the coming year and Hillcorp is full steam ahead in the Oil and Gas business. The sober facts are that, to be truthful, Anchorage lost 2600 population and 300 jobs in 2019. Both these numbers are well under 1% of the total and should be seen as a pivot point as we now resume a growth pattern. In fact, although some jobs were lost, the unemployment rate was the lowest in 20 years at 5.1%. Not only did Oil and Gas add jobs in 2019 but, between AEDC and Hillcorp forecasts, it is reasonable to assume that
200-300 net new jobs will be added in 2020. Retail jobs are being lost but are more than offset by increased jobs in tourism, leisure, hospitality and healthcare. The bottom line is that there is good reason for applause. A flat economy is not a bad economy and the next 5 years are likely to accelerate growth because of the attractiveness of Alaska for business, military and climate options. In the fourth quarter of last year, 679 homes sold in the Anchorage bowl at an average price of $369,707. During that same period, October through December, there were only 505 new listings or, to put it another way, homes were selling at a faster rate than new inventory was coming on the market. I am always asked in my casual encounters, “How is the market?” “Is it a Buyer’s Market?” “Is it a Seller’s Market?” A buyer’s market is generally considered such when there is more than 6 months supply to meet demand. If less than 6 months inventory, the same rule of thumb would suggest it is a seller’s market. In the last 12 months, 2,734 homes were sold, from Girdwood to Thunderbird Falls, or 228 per month. As of this day, there are 519 homes for sale - i.e. only 2.28 month’s supply. (Matsu: A little over 3 month’s supply). Healthy for sellers? You bet! The 2.28 months absorption rate is always exacerbated in late winter because homesellers hold off putting

their homes on the market until Spring. Nevertheless, most of last year the absorption rate hovered between 4 and 5 months supply. Despite the economic retracement of the last 3 years and a slightly reduced population (294,500, 1,000 less than 2018), the real estate market has held up rather well - and ‘Flat’ is okay with me. The luxury end of the market is quite different to the mainstream and that data is a little more sobering. There are 20 homes over a million dollars on the market in Anchorage at the time of writing and 22 homes over a million dollars sold in the last 12 months. The first conclusion from this data is that you have 12 months supply on the market right now without any additional properties being listed. In other words, this is a tough market for homesellers, especially if you consider that there has not been more than 4 months supply of homes under $1 million for a year or so. That is, under $1 million, we have a market favoring sellers but over $1 million we have a market favoring buyers. High end sellers should be really particular about the skillset of their chosen real estate representation.
