RAFTER GHOST PATTERNS An uncommon, but occasional observation during home inspections is the black or gray stains on ceilings, and sometimes walls of older homes that trace the skeleton of the framework of the home. Often a buyer will fear the worst, that these are from roof leaks, or mold growth. They are not, but causes do take some explaining. Why do they occur? First, a little understanding of the dynamics of your ceiling or wall is required. The structure consists of framing (wood studs) with insulation between them (fiberglass in walls, fiberglass or cellulose in the ceilings.) It is all about the efficiency of these components. Wood is a poor insulator, and is rated at R1 per inch. So a 2x4 wall is R3.5. The stuff between the studs is a much better insulator, cellulose is R3.5, so 6 inches of insulation is R21. When you look at that ceiling, realize the rafters or studs are going to be 6 times colder than the insulation between them. Now, consider your home. The ambient air in it has a humidity level of between 40-60% relative humidity. This means there is water floating in the air. As this moist air moves through your house it picks up particles. Just like warm moist air condenses on a cold beer glass on a warm summer day, this moisture condensates on the cold rafter to a greater degree than the warmer sections between them, and the dust the air carries is deposited in greater quantities on the cold rafters. What is this “Dust”? These ghost stains consist of soot like small black particles. They can be difficult to remove because they consist of very fine particles, or oily or carbon based deposits. There are a number of sources that stand out. Candles are a big offender. Those that are scented, or in jars create more soot because of incomplete combustion.

Fireplaces; Wood burning always have bu i fireplaces fi l l ha some leakage, and frequent use will increase the “ghosting.” Heating systems; Is your heating system back drafting because the combustion air supply has a towel in it? Turning on the clothes dryer, bath fans, hood range simultaneously creates a negative pressure that will draw flue gases back into the home, and deposit minute particles on surfaces. Cooking; Steaks sizzling in the oven, deep fried chicken? Does your hood range fan vent to the outside? Incense? Air ionizers? Smokers in the house? Dirt from soil, pets, kids? There can be a slew of sources of particles that produce these patterns on your ceiling. What can a homeowner do? Eliminate the sources. Use high quality candles, burn them in an open area, keep wick trimmed to ¼ inch or less. Service your combustion devices (furnace or boiler) on a regular basis, ask the contractor to specifically check the combustion gas venting to make sure the appliance is not back drafting. Consider upgrading to a sealed combustion fireplace with external air supply, burn good quality wood. Reduce the humidity level, move the moisture out. Install timers on your bath fans, train your household to run fan until mirror is free of condensation, and turn them on if moisture starts appearing in window ledges, tracks. Also, check to see if the fan is really drawing air, a simple test with a tissue will tell you. Make sure your hood range vents to the outside, and upgrade the fan if not. Run the range fan when you cook, even if at a low speed. But, even more important, if the pattern is a square shape between the ceiling joists, this may actually be due to displaced insulation from high winds, or poor tradesperson practices. If you suspect this, you may wish to hire a knowledgeable professional inspector to further investigate this condition by using a thermal camera. With their knowledge and expertise, they will be able to recommend practical solutions to correct the problem you are having with ghosting.
