location and time, and return the device to the laboratory for analysis…usually just a week. The cost is usually $10-$30 and includes the lab fees. But, because radon levels tend to vary from season to season, a short-term test is less likely than a long-term test to tell you your year-round average radon level.
Radon Gas-The Scoop on Finding It Radon is a radioactive gas that has been found in homes all over the United States. During the natural breakdown of uranium in soil, rock and water, it gets into the air you breathe in your home through cracks and other holes in the foundation. Measuring levels of Radon maybe a necessary step in determining the safety of the air in your home. There are two basic types of devices commonly used for short-term testing. The “passive-devices” do not need power to function. These includes alpha-track detectors, charcoal canisters, charcoal liquid scintillation detectors, all types usually available through hardware stores, and the internet. The last, electret ion chamber detectors are only available through laboratories. All of these passive devices are returned to a laboratory for analysis. The alpha -track and electret ion chamber detectors are for long term testing, usually 6 months to a year, and are then returned to the laboratory. These would be most commonly used after remediation to control Radon, to determine effectiveness. Elevated levels are often found during the heating season. Weather conditions, frozen ground, operation of furnaces, and opening/closing of windows and doors are factors that cause these patterns. For a homeowner, short-term test kits (charcoal canisters) are the quickest way to test, with a minimum test period of 48 hours, and can be easily and inexpensively done by an occupant of a home. These devices come in a sealed pouch with instructions. You would break the seal, set the device out for a 48-hour period, re-seal the device the provided pouch, document the collection
The second group are the “active device.”These monitors consist of different types of “continuous monitors” and all require power to function. This is the class of devices you will find in use by Home Inspectors. Many of the “active monitors” provide additional data such as the range of variation within the test period, temperature, barometric readings, and will detect interference with the test. (Was the device moved outside? Where all the windows opened? Was there a wind storm during the test?) The “active-device” monitors generally require operation by trained testers, and these tests often cost more than passive testing. The protocols used in these tests will validify the results, a necessity in Real Estate transactions, or if necessary in legal cases. Fees for these tests can run up to $500, frequently with discounts for bundling with a Home Inspection. Either way, testing is an inexpensive way to determine if your home exceeds the EPA’s action level of 4 pCi/Ls, now a national standard when compared to the medical expense and debilitating consequences of lung cancer. The bottom line, Home Inspectors in your area will know from experience how common action level tests occur in your area, just ask.
