ARE YOU KEEPING YOUR HOME FROM SINKING? t is all about the sump pump. Think of your house as a boat, and you will understand better what this means. Your builder came along, dug a 5’ deep hole in the ground, laid a perimeter foundation, and built a house on it. This is pretty much like building a boat without a bottom. Does it float? No! So the solution is the sump pump. It’s a device with one goal in life: to keep your crawl space from flooding. “Sump pumps can help you avoid water damage,” says Blake Jeffery, a spokesman for the Sump and Sewage Pump Manufacturers Association, based in Indianapolis. “It’s your best defense against flooding.” First if your crawl space is always dry, you probably don’t need a sump pump, right now that is. According to the American Society of Home Inspectors, over 60% of U.S. homes experience below-ground wetness. Moisture can lead to mold, mildew growth that can cause health problems, and foundation damage. Whether you deal with minor dampness or standing water, a sump pump can help. Oh, and be careful about cutting down all those Cottonwoods, or even the spruces. A great Snapple fact is that a mature Oak tree will transpire up to 7 tons of water a day. So it is no surprise that there are cases of home owners transforming their dry crawl spaces in to bogs by cutting down all the trees on their lot in Alaska. (Some consider it retribution by Mother Nature.) So, a sump pump installed below grade in a crawl space collects

groundwater as the water table rises and threatens your home. If flooding occurs, your sump pump acts like a drain, as it sucks up the water and pumps it through a pipe away from your house. Sump pumps are powered by electricity supplied by a standard outlet fitted with a groundfault circuit-interrupter (GFCI), which prevents electrocution. An average pump costs $300, according to CostHelper.com. Price is affected by the pump’s size, material (plastic is cheaper than stainless steel or cast iron) and how high the sump pump must move the water up to get out of the crawl space. Add in the cost of feeder ditches, gravel, perforated drain lines, and a prefabricated sump pit, and you’ll end up paying another $350-500, or more. Hiring a handy man or plumber to install the basin and pump could easily cost you an additional $250 to $600 in labor. While it is possible to install a sump pump yourself, getting the entire system so it properly collects the water, runs it to the low side of your home, slopes downhill, and doesn’t freeze up in the winter can be tricky. You might want to think carefully before doing this yourself. But if you do, here are the basics. First, you will need a submersible sump pump. This will have float which rises and switches on the pump when water fills the pump pit. When the water level goes down, the float falls and the pump shuts off. It is the float that turns this pump on and off. There is a great “This Old
House” YouTube video on this we recommend.) Then, dig a hole into the ground, which will hold the pump basin. The basin should be installed flush with the dirt floor (as you want to lower the water table). You will want to purchase a sump pit liner that is robust enough not to collapse, and has seepage holes. When you install this, you will want to wrap the outside of the basin with filter fabric to keep the mud from entering the basin and jamming up the pump and ruining all your hard work. When you insert the basin in the hole, you will want to fill it with a couple of inches of gravel, and add flat pavers to give the pump a stable surface to sit on. Ok, you’re ready to set up the discharge line. Attach ABS piping to the pump and run it up and out the rim joist to an area of your yard that slopes down and away from your house. You will need to install a back flow valve to keep the water from flowing back into the pit, bring it up as high as possible, so you can flow downhill (1” per 4’ is good), use at least a 2” or larger discharge line, and make sure the discharge is at least 4’ away from the foundation. (Smaller lines, garden hoses, etc. will freeze up during winter. Your pump will continue to run, and eventually burn up. It is the water going through the pump that keeps the motor cool in theses unit.) Great, plug in the pump, and you’re ready to go, maybe. Actually, it is trial and error. How
well did you choose the location for the pump? Did you get it in the lowest spot? Did you locate it nearest the path of travel for water coming into your crawl space? No? Then, you may find the need to go back, and add perforated leach field pipes to collect the water from the other side of crawl space, and move it to the pump, or even add a second pump. So, be prepared for some minor or major fine tuning of your water management system.
One final note, you will need to put this system on your service list. Every year, hopefully in the fall, you will need to perform routine maintenance:

Check the GFCI outlet by cycling the test button.
+
Check the sump basin to make sure it isn’t filled with dirt, gravel, and rocks.
+
Check the grade of the discharge pipe to make sure it runs away from your house.
+
Test the pump annually by pouring water into the basin and watching the pump activate, and to make sure there are no leaks in the discharge lines.
Finally, if you have any concerns about the reliability of your sump pump system, consider investing in a water sensing alarm for you crawl space. Now, sit back and enjoy a dry crawl space!

Tough Choices For Ageing Population
T
he population of over-65’s in Anchorage is growing at over 6% each year. Three years ago over-65’s accounted for 26,000 of the total population of 304,000. Even though Anchorage’s population has since dipped to 298,000, the number of over-65’s is now right around 28,000. That is, almost 10% of Anchorage residents are of retirement age or older. This year I have received many listing inquiries from such people, wrestling with housing decisions, who have required life counseling in conjunction with real estate advice. I can understand the reasons why seniors increasingly are choosing to remain versus the alternative of moving to the lower 48. Services and facilities for the elderly are quite good in the State and seasonal changes are manageable with reliable urban utilities. Often, family ties create a strong motivation to remain in Alaska also. However, the fact is that our ageing population own over 13,000 of Anchorage homes, 90 percent of which - - - have stairs! And herein lies the problem. So what do you do if you are a 70 year old couple and battling the staircase in your beloved home that you worked so hard to make what it is today?

disease afflicts many ageing people and creates mechanical abnormalities in their bodies which are particularly problematic when it comes to the simple idea of - - that’s right - - - going to bed, especially if the bedroom is upstairs! Fifty percent of Americans experience OA later in life and it demands a Real Estate shift. You need to move. Your choices are a Single Level home in Anchorage, or to leave Alaska for a warmer climate. Although warm weather will not necessarily affect the course of the disease, most experts suggest that it will reduce the symptoms, particularly if the warmer weather is also drier weather. Other ailments, including Osteoporosis and Heart Disease, also weigh heavily on twostorey home dwellers. Although the Anchorage population is steady around the 300,000 mark, this is actually due to Natural Increase (Births minus Deaths), not an excess of Immigrants over Emigrants. More people leave Anchorage than arrive. Many of our seniors decide to leave the challenges of the Alaskan climate to live out their Sunset years in a place where the Sun doesn’t Set quite so dramatically October through May. Others are looking for the Ranch style home, of which the supply has been traditionally short in Anchorage and environs. However, in my real estate practice, I find the biggest problem by far for these seniors is making the decision before it’s too late! Sometimes, the more vigorous spouse wants to sell and move on, but the partner says “No”. As we age, sometimes fear exceeds courage. If you are seniors, or children caring for seniors, watch out for this trap. Be sure you, or your ageing

parents, move before the burden of clearing out decades of clutter and braving a new world, in or out of State, becomes mentally insurmountable. If you need to sell and buy, do it early. Procrastination is itself a disease that will shut down your mobility faster than OA. There are many compassionate Realtors who will help you make a 12 month plan to pull off your daring escape from the staircase.
“However, I find the biggest problem by far for these seniors is making the decision before it’s too late!” As of the time of writing, there are 106 traditional ranch-style homes available for sale in the Anchorage bowl. 93 of these homes are for sale below $500,000 and 84 for sale at a price tag below $400,000. These encouraging statistics have been aided by a commitment in the last few years by builders to create homes that would work for the new demographics. Anchorage Municipality also has a serious commitment to senior housing and I expect availability of suitable homes (including apartments) to keep growing. This is not to say that more cannot be done, but you can start a conversation today with your Realtor and your options can be talked about with compassion and candor.
