Which Home Inspector Will You Pick? urchasing a home for most of us is one of the largest investments we make. It is the inspection which shows you exactly what you are getting into. This can be especially true with a house where maintenance has been differed, is bank owned, or has been winterized for an extended period of time. When a home is winterized and the water is shut off, the plumbing system dries up. Frequently leaks develop where they were not before because the gaskets in the faucets, drains, and appliances are not being used. Also, mold can build up because there is no longer regular ventilation when the house is sealed tight. It’s almost like Mother Nature wants to reclaim the house. If you decide to purchase a vacant, winterized home, we suggest that you ask the seller to contact the utility companies to turn on the water and electricity for several days prior to the day of the inspection to mitigate any post-sale shocks. The longer a home sits vacant, the more risk you are taking. When you turn

on the water, turn up the heat and use electricity, problems that did not exist will now show themselves. This is not the time to call your brother, dad, or your Mr. Fix-It buddy. Face it; you want someone with industry expertise and some good tools to properly inspect a home, especially if it has been unoccupied. We believe in spending the money to hire the best inspector for the job. The money you save in the long run by using an inspector is worth every penny. Look for inspectors that can identify current problems or potential hazards. It should be their primary goal to look out for your best interest, not the seller’s. Professional organizations like ASHI, NACHI, American Institute of Inspectors take seriously conflicts of interest that may put you, as a purchaser, at risk. ASHI members, for example, are required to have performed 250 inspections in compliance with ASHI standards, pass industry exams and take continuing education classes. They are not allowed, as part of the code of conduct, to inspect

homes they stand to benefit from financially. Mike Holmes, a veteran builder and star of HGTV hits Holmes on Homes and Holmes Inspection, provides numerous examples of how lack of information can result in huge repair bills or unsafe living conditions for homeowners. As he says; “The biggest issue I see? Buying without awareness”. He also suggests turning off your emotions and choosing a home based on intelligence rather than the home’s curb appeal, which is great advice especially since vacant properties have a higher probability of costly “surprises.” So how do you select an inspector? Ask him what he did before he became an inspector. Even if he has a back ground in the trades, and was building decks does not mean he is as experienced as a professional inspector that is trained in electrical, mechanical, structural disciplines. How long have you been an inspector? Ideally you want someone with at least 10 years of experience, or who works under the guidance of an experience

master inspector who will review his work. There is no substitute for experience. Ask what his experience and accreditations are. For example, you can Visit ASHI.org and use the “Find an Inspector” tool for a list of ASHI-credentialed inspectors that have met the technical, testing and 250 professional inspections requirements. Also NACHI.org or AII.org will have similar information. Inquire about his back ground, references. Ask the inspector to provide a few names of people he has done work for recently. What type of tools does the inspector use? (Some inspectors will show up without even a ladder!) Does the inspector offer specialty inspections, like mold, radon, and energy ratings? Choosing an inspector with a multi-discipline back ground will allow identification of unique environmental or efficiency concerns that go beyond the absolute basics. Doing the diligence before selecting the inspector will help to ensure this investment lives up to your expectations.

Peckers Can’t Be Choosers!

D

ear Dave: I have a problem. A Woodpecker is chewing up the trim on my house. How do you protect yourself from a bird attack like this? Answer: Don’t be too hard on this little guy. He is probably a ‘Northern Flicker’ looking for food. Yes, there are remedies to deter woodpeckers. Various products are on the market, including everything from miniature cannons that fire off a sonic bang every few minutes, to visual deterrents such as fake owls or other predatory birds, even coatings to paint up your trim as a repellent. I found a helpful website at www. aaanimalcontrol.com which can even connect you with professional trappers and technicians in Alaska. Apart from the physical damage to wood on your home, the woodpeckers sometimes gain access to the attic and this can cause real problems with waste and urine. To be fair to ‘Northern Flicker’, or one of the other six Alaskan species of Woodpeckers, it should be noted that they are seeking to remove woodboring insects from your home and not even sending an invoice! Woodpeckers consume up to 15,000 of such larvae

and insects per annum, though usually from attacking tree trunks, for which they have both chisel-like bills and specially designed toes to work on vertical structures. My experience is that Woodpeckers do not usually stay long on one particular site, so you may well find wood chips on the ground for a few days, but then ‘Northern Flicker’ moves on to a new hunting ground. Please keep in mind that the Woodpecker is hungry, just working his way across the landscape, and is likely the inspiration for the proverb “Peckers can’t be Choosers”.

ear Dave: I hope this is not a silly question but I would like to know how long should I keep credit card statements and other papers? Answer: There are no silly questions. Fools are identified by the failure to ask questions, not the reverse. For the most part, how long to keep records is centered on IRS requirements. For this reason, 5 years is a good general rule. All your financial records could be required for audit of your taxes for that length of time. kept for 5 years. This would include retention of real estate transaction records since they may also be a taxable event. For the most part these days, the sale of your personal residence is not taxable unless you make $500,000 profit as a married couple, or $250,000 individually. In other words, selling the home in which you lived at least 2 out of the last 5 years is of no interest to the IRS, unless it was used for business purposes. There are some records, however, that you should keep for longer than 5 years. Records for the acquisition of real estate, and details of major costs associated with improving the property, should be kept as long as you own it. Deeds can be reclaimed indefinitely from the Public Recorder’s office but appraisals, surveys, blueprints and information on upgrades may well assist you when selling the property. Mortgage payoff evidence can also help. Even though the lender is supposed to ensure the recording of a Deed of Re-conveyance when the loan is paid off, this doesn’t always happen. Other personal records you should keep in a safe place are wills, patents, licenses and permits, stock certificates, minute books (if any), jewelery, valuations, insurance policies and birth, marriage and divorce records, as well as your passport.
