Top “Fixes” Before You List your Home! Follow these few simple steps, and your way out the door will be smoother, less stressful!

P

urchasing a home for most of us is one of the largest investments we make. So, it is important that when a Realtor shows your home that it sells itself! Consider getting those differed maintenance tasks done before the home is in contract.

Check the Smoke Detectors, they are now required in every bedroom, every hallway, and they need to work. If they look old, buy new ones! Did you know, the manufacturers actually design them to turn yellow when they are old, this is to get you to replace them every 10 years!

Here are a few tips….First, declutter! Empty out rooms, put stuff in storage (not the crawl space). This will make the house look bigger, plus allows the seller to start picturing their furniture in your home. For Inspectors, it allows access to crawl spaces, attics, water heater, furnace, and to look under sinks for leaks.

Carbon Monoxide detectors; they’re required on every level, audible distance from every bedroom in the Anchorage Municipality. Everywhere else in Alaska, at least one in every home, location is not dictated by the state law, but they are required.

Light up! Make sure all the fixtures have working light bulbs (or the inspector will call them as non-functional). Warm color is the best for general areas, bright lights for working areas…especially garages. It shows you care, and the buyers so often comment on how they like the layout, as it is the lighting that lets them appreciate the special or functional areas of your home In the kitchen, garage, outside, check all the receptacles. Buy a $10 tester at a local hardware store with a test button to check GFCI’s. While you are in the kitchen, pull out the range and make sure there is a “tip plate” in place that keeps your range from tipping over on a kid who stands on the oven door to see what’s cooking. Also, realize if you have a gas range, the hood should be venting to the outside.

Are your windows the right size? Quick answer; they need to be a minimum of 20” wide, 24” in height, 5 sq. ft. in the basement and ground floors, 5.7 sq. ft. on second floors. Sills need to be 48” or less in the basement, 44” or less on all other levels. If not, get bids for replacement and consider upgrading before putting your home on the market.

Do your “boomer hinges” automatically close the garage door to your house? Movers frequently pull the hinge spring pins when they move folks in, or out. So, open the door, then release. The door will need to self-close, and latch automatically. It they no longer function as designed, either tighten or replace them. Important tip, wipe down your furnace or boiler, and your water heater. You want to give the impression that you have

Fencing Duels – Don’t Be Foiled! Dear Dave: I would like to have a fence built around my front yard and want it built up to the sidewalk. Is that okay, if it falls within my boundary? Someone also told me that I should build the fence 6 inches in from the survey lines at the side as my neighbor would have rights to the fence if built on the shared property line. Is that correct? What are the rules for fences? Answer: It is very important to ‘get it right’ when putting up a fence, not only to comply with laws, but also to avoid squabbles with neighbors. Here are the rules:- First, the Municipality of Anchorage (or your local authority wherever you live) has restrictions. In Anchorage, a fence at (or behind) your front property line cannot exceed 4 feet in height. Neither can it exceed 4 feet along the side until it reaches the line of the front of the house structure. It can be up to 8 feet in height all the way back from the front of the house and around the rear of the home. The materials used, be it chain link, wood or brick, are not of much interest to the Muni. However, your local covenants and restrictions could well add further conditions on height, location or materials. In fact, some subdivision covenants do not allow fences at all (e.g. Southpark Bluff). Now, let’s talk about location of the fence. You cannot build a fence outside your property line, and many people are confused about where exactly that line is,

especially out front where the right-of-way easement is almost always wider than the road itself. Your mailbox, for example, is probably not on your property but on the city right-of-way easement. Only an as-built survey can tell you where your front property line stands. The sidewalk boundary is not necessarily the property line, in fact probably not. Building on the property line is acceptable and, along each side, you may want to talk to your neighbors as they may be willing to split the cost with you. If you do a joint project, then you both own the fence. The problem arises when someone buys a home and nobody knows who owns the fence. It is best to work on the theory that both neighbors on a fence-line are responsible for the fence unless it is definitely not on the property line. Then it belongs to whoever’s real estate it is attached to. Building a fence at least 3 inches inside your property line certainly makes it yours alone, but don’t expect neighbors to think of it as ‘not theirs’, in the sense that their kids and pets will be playing in that 3 inches of your land that is on their side of the fence. Also, if you do put up a fence, I recommend the smooth palings be on the outer side to prevent your neighbor’s children from climbing on it. Keep the structural members on your side so that you can protect them. Fencing duels can easily break out, and wounds be inflicted, but this can be avoided if courtesy and consideration prevail.

Dear Dave: I read one of your articles about investment properties. We are thinking of investing in a 4-plex. When calculating whether the numbers add up for this kind of investment, I have read about the so-called “cap rate”. What is the Cap Rate?

Answer: Since investing in real estate is a business decision it is not surprising that business techniques and terms should be used to decide whether your 4-plex is a good investment.

All corporations, large and small, need “Capital” to operate – i.e. an initial investment of funds. If you were starting a business with $100,000 capital, you would be very interested to know how much return, or profit, you made on that capital investment. If you only made $2,000 net operating income a year, after all expenses of running the business, you might have been wiser to invest the $100,000 in ‘Apple’ stock, or some other investment, with none of the effort or pain of starting your business. The capitalization rate, or cap rate (for short), is the percentage of return you receive on your investment in the 4-plex. The cap rate is calculated as a ratio of net income to the purchase price. This is a traditional accounting calculation – that is, income less expenses as related to capital cost. A few years ago, savvy investors would not buy income property with a cap rate less than 10 or 12 percent. However, today, some investors will accept as little as a 5% return. This is because there are significant other benefits to the acquisition, such as value appreciation, debt reduction (or increasing equity) from rental proceeds, plus tax benefits. Besides a “cap rate” analysis, a commercially trained Realtor can also explain to you other methods of evaluating the relative value of buying this 4-plex or an alternative property. Some very experienced investors are far more concerned about “Cash on Cash Return” irrespective of Cap Rate. Still others use Discounted Cash Flow techniques, or simply the number of years it will take to “get their money back” (Payback Method) from the Rental Income.
