home will not draw air through the concrete floor. Yes, Y concrete is porous, and made even more so by the old adage that there are two types of concrete; one that is cracked, and one that is going to crack. These micro-fractures may not admit water, but they will allow gas to move through. The solution is to depressurize the space under your home.

Getting the Radon Out! Radon is a radioactive gas that has been found in homes all over the United States. The gas is a byproduct of the natural breakdown of uranium in soil, rock and water, it gets into the air you breathe in your home through cracks and other holes in the foundation. So, after testing you come back with an action level of Radon, now what? Whether you have a slab-on-grade home, daylight basement, or a crawl space structure, in winter the grounds around your home is frequently frozen solid. Your Y home is basically a chimney, as the water content in the frozen ground around you means that the relief valve for Radon gas is the unfrozen patch of dirt on which your home is built. So, yes, Radon levels will be higher in the winter months. If you are building a new home, and you have pretested the ground for Radon (a charcoal sample device under a garbage can for 48 hours would work) then you could just ask the builder to pour the slab on to a continuous vapor barrier installed under the slab. For those of us in a home with a slab-on-grade, or daylight basement, you will need to pull the Radon gas from under the home and vent it to the outside. Most common is to drill one, 2-6� hole through the slab. A small pit is hollowed out beneath the hole, and a PVC pipe is inserted. This pipe is routed to a low sone, low volume pump that creates a vacuum beneath the slab. The number of suction points will depend on the permeability of the soil beneath the slab and the number of footings within the building.

Homes with crawl spaces are easier to remediate. Steve Wisdom, a well-kno well-known inspector and educator in the Kenai area has found that proper sealing of the crawl space vapor barrier using a non-drying acoustical caulk (known as “black death� by tradesmen, non-dr as it takes weeks for it to wear off your hands) is the solution. Mr.. Wisdom recommends this as a first step. For crawl spaces, a Mr high-density polyethylene sheet is laid on the soil. The seams are sealed, and the edges are sealed to the foundation walls. Then re-test to score your work. If you still have action levels of Radon, a perforated pipe or drain mat may be placed beneath the plastic. This pipe is typically connected to solid PVC piping and a low sone, low volume pump to depressurize the air under the vapor barrier, which creates a vacuum beneath the plastic. This effectively collects the radon and exhausts it to a safe location outside. Notice that re-testing is recommended during these remediation efforts. Once complete, you will need to install a Radon monitor. These are long term residential Radon monitors that plug in the wall, and can be bought online for several hundred dollars. These units will allow you to continually monitor Radon levels over long periods of time, as winter, high winds, and earthquakes can increase Radon accumulations in your home without you knowing it.

This will just slightly depressurize the air under your concrete floor, so the stack effect of hot air wanting to rise in your

Heating Systems In Your Home Having recently experienced several inspection dilemmas with regard to Inspector/Contractor attitudes and Realtor responses during real estate transactions, I though you would appreciate important information about how your heating systems come into play when you sell your home. This article will take the Seller’s point of view, for simplicity. Buyers can also learn the nuances of the process also. First, you have a Water Heater. Second, your home is likely warmed with a GasFired Boiler or Gas-Fired Furnace (We will not be covering In-floor Radiant Heat today). Third, your Garage likely has a GasFired Unit Heater. Water Heater: The life of a gas fired water heater is 10-15 years. What kills them is corrosion from the inside. When you sell your home, expect the home inspector to look for leaks in piping and junctions, code compliance of the venting, drip pan or metal tray beneath, proper situation of the pressure relief pipe, and earthquake strapping. Older homes, before 2000, often do not meet current safety codes. We don’t typically have a lot of arguments over what repairs are needed on these units, but rather buyer anxiety over the age of the water heater. This anxiety can be exacerbated or moderated by the attitude and reporting technique of the inspector. Buyers need to understand that an old home, priced as such, will likely have old components and, provided they are operational, should not become negotiation

subjects once the price of the home as a whole is agreed. An old home is NOT new, and Buyers can’t expect NEW components in an old home. The same principle applies to the roof. It may be old, but not leaking.

observations of the furnace are easy to do, the heart of the furnace is the Heat Exchanger – very difficult to view 100% without taking the system apart (2 to 4 hours).

Boilers: The hot water baseboard system was, historically, the ‘norm’ in the1970’s and earlier but, since the ‘forced air’ furnace system was cheaper to install, it became the favored builder heating system. Boiler systems can last a long time, 30 to 40 years, but a furnace struggles after 12 years to reach its15th birthday, and perhaps a 20th. I have never been invited to a 21st birthday party for a furnace! The point is that a boiler system is a tank of hot water plus plumbing, and any Home Inspector can quickly report on corrosion or leaks. Certain safety devices, not required by earlier codes, may now be required following inspection.

The Heat Exchanger, like the human heart, expands and contracts on a regular basis and, over time, may crack. A crack in the heat exchanger will only grow over time and, in my view, is a legitimate cause for complaint by the Buyer.

“Both Buyers and Sellers need to know these things. It will impact how you work through the transaction.” Gas Forced Air: Now life gets interesting when we come to inspections. The first thing you should know is that a Home Inspector is not qualified to give a final and definitive report on the furnace. He may comment on certain aspects but only a legally licensed and bonded contractor can report fully on the furnace, and the buyer may engage that specialist if required (not a Seller expense). ENSTAR service personnel can also red tag faulty gas appliances. The gas service provider is the final authority regarding CO emissions from gas appliances. The essential problem with inspecting a furnace is that, while most components are visible and CO readings and other

It is, these days, rare to find a replacement Heat Exchanger, so Sellers are legitimately obligated to replace the furnace ($3,000 to $4,000). The added complication arises because, if a heating contractor does the “Dismantle” job to fully inspect the heat exchanger, it is quite possible to create the crack during the exercise, particularly if the heat exchanger is “tubular” in nature as opposed to the “clam shell” single unit. Both Buyers and Sellers need to know these things. It will impact how you work through the transaction. I give serious directive counseling to clients on this topic because it is a big dollar item. Garage Unit Heater: Being a smaller, exposed unit, normally hanging from the garage ceiling, these are much easier to inspect but, again, only a Licensed Heating Contractor is qualified to give the comprehensive report. If, however, cracks are clearly visible to a Home Inspector, a replacement unit is inevitable ($1,500 to$2,000).
