To make the most of the spring selling season, follow these expert tips on organizing and cleaning your home. Set yourself up for success in 2024 and beyond as you get back to living life to the fullest and welcoming the new year.

Make a Plan

If you’re planning to put your home on the market this year, talk to a real estate professional to see which tasks should be top priorities on your list and which tasks can wait. Some to-do items may not be worth the time and expense, therefore seeking guidance in advance can save money and delays further down the road. A plan will also help ensure you have enough time to complete any repairs or work on your home that may require hiring outside help or more lead time.

“Even with snow outside, there’s plenty you can do to prepare your home for sale. If you know well in advance that you plan to sell, it’s a smart strategy to take exterior photos on a sunny day before the snow hits, or even better, during the summer when the grass is green and trees are in full bloom. This allows potential buyers to see the full beauty and potential of the property year-round,” says Ryan Haarer, LIV Sotheby’s International Realty (LIV SIR).

Declutter with Purpose

Now that you have a plan, start by decluttering your living spaces. Potential buyers want to see the usefulness of each room, and that’s hard to do if it’s filled with too many items. Begin by tackling one room at a time, sorting items into categories like keep, donate, and discard. Consider renting a storage unit for items you want to keep but don’t need during the selling process.

Depersonalize Your Space

Buyers want to envision themselves in your home, so make it easy for them by removing personal touches. Get ahead of the packing game by packing away family photos, quirky collectibles, and anything that might distract from the home’s features. Aim for a neutral, inviting atmosphere that allows buyers to imagine their own life in the space.

“Having the home comfortable and inviting when potential buyers walk in is a must. Putting a little color in each room, such as flowers, will help drive the focus to that area of the room,” says Ron I. Martinez, LIV SIR.

Deep Clean

Spring cleaning isn’t just a tradition; it’s a necessity when putting your home on the market. Go beyond the usual dusting and vacuuming and give your home a thorough deep clean. Pay special attention to often overlooked areas like baseboards, light fixtures, and air vents. A spotless home shows buyers that the home has been loved and maintained with care.

Refresh Walls and Surfaces

A fresh coat of paint can do wonders for a home’s appeal. Stick to neutral colors that appeal to a broad audience. Repair any dings or scratches on the walls, and consider steam cleaning carpets or refinishing hardwood floors to give them a renewed appearance.

Maximize Curb Appeal

The first impression matters, and it starts with the exterior of your home. Trim bushes and trees, plant colorful flowers, and ensure that the lawn is well-maintained. Power wash the exterior, clean windows, and add a welcoming touch with a new doormat or potted plants at the entrance.

“Additionally, ensure walkways and driveways are always clear of snow and ice for safe and easy access,” advises Haarer.

Organize Storage Spaces

Storage is a significant selling point for many buyers. Showcase the potential of your home’s storage spaces by organizing closets, pantries, and cabinets. Remove excess items to create a sense of spaciousness and invest in storage solutions like bins and shelving to maximize functionality.

Highlight Key Features

Draw attention to the unique features of your home. Arrange furniture to highlight architectural details or a stunning view. If you have a fireplace, accentuate it with thoughtful décor. Showcase the versatility of each room by allowing buyers to imagine their families utilizing the space.

“The focus of most buyers lies in three things - location, kitchens, and baths. Focus on making your kitchen desirable, crisp and useful. Make sure your bathrooms are updated if possible, fresh and inviting,” adds Martinez.

Tend to Minor Repairs

Address any small repairs or maintenance issues before listing your home. Fix leaky faucets, squeaky doors, and any visible signs of wear and tear. These minor improvements contribute to the overall impression of a well-cared-for home.

By investing time and effort into organizing and cleaning your home, you’re not only increasing its market appeal but also setting the stage for a smooth and successful selling process. Galway’s Aoibheann McNamara, founder of the Tweed Project, has been designing for some ten years with the Tweed Project showroom in her home. Using New Zealand’s wool and Irish fabrics, she produces hand knitted organic handmade pillows, blankets, rugs, shawls, collared sweaters, and wool jumpers, each piece made to order and to last for years. thetweedproject.com. World-renowned Nashville has always opened its doors to an astonishing musical mishmash of Western, Country, Hillbilly, Honky-Tonk, Swing, Rockabilly, and Blues ala BB King. It is home as well to gifted musicians who sing or play instruments from cowboy guitars to enthusiastic Hoedown fiddles, and fervent songwriters with talent to share. Musicians and songwriters fully understand that to perform and be recognized in this city that has captured the spirit of music is an impressive accomplishment, a resume highlight, and perhaps a life changer.

I’m traveling with friend Tiaja Pierre, and we booked two hotels on this adventure, the Westin Nashville and the Bobby Hotel located downtown in historic Printers Alley. We were both excited to experience Nashville’s character and the ongoing rhythm of the city. Located on the meandering Cumberland River in north central Tennessee, distinguished for its enthusiastic personality keenly shared with visitor and music aficionados alike, Nashville offers more than 150 live showcase clubs and venues, but beneath this diverse showy façade is a persistently nonchalant attitude toward performers, where in the key of F Sharp, the city can tear a creative heart to shreds. The Nashville heart breaker is created by songwriters and performers hoping for the next step upward, who most often pack up with heads hanging and catch the next bus for home, no unlike the bright-eyed actors who pop into Hollywood with their headshots and quickly realize life is crammed with hard knocks.

A Songwriters Challenge

Placing myself into the mind of a newly arrived songwriter, this thriving city could be overwhelming with a clustered high-rise cityscape, and construction cranes moving like a conductor’s baton, while rock music is booming from downtown clubs. Though some songwriters and musicians might recall that Dolly Parton arrived in Nashville from the Great Smoky Mountains in 1969 with a cardboard suitcase full of original songs followed by Country songwriters Alan McGraw, Keith Urban and Kris Kristofferson, along with a host of others. After further exploring, I didn’t realize just how much Country music is deeply entrenched in Nashville with the Johnny Cash and Patsy Cline Museums, the George Jones Museum, the Country Music Hall of Fame & Museum, one of the world’s largest museums dedicated to country music with six hundred instruments on display; the Musician’s Hall of Fame & Museum, and Studio B, the historic and celebrated RCA Recording Studio where Elvis recorded Heart Break Hotel. The

Nashville On a High Note

Tagged with the sobriquet “Music City U.S.A.”, live music is the cornerstone of the city, and lines are formed not at the DMV or the supermarkets, but at the Grand Ole Opry House on Opryland Drive. The Opry opened for business in 1925 in the historic Ryman Auditorium, Nashville’s Mother Church, highlighting the best in Country music and moved to the spacious Grand Ole Opry house in March 1974. For performers lacking a track record, the venue is a tough nut to crack, as is the Ryman with some 200 concerts a year. While browsing the city and chatting with Nashvillians, it’s easy to discover the flip side of the city with 17 universities and colleges, headed by the Vanderbilt University, 1873, and prestigious Belmont University which is world-renowned for their college of Entertainment, and School of Music where students major in Music Business, Audio Engineering, and Performance. The university has a lit gallery aptly named the Gig displaying 100 rare and historically significant guitars and string instruments each with detailed captions, the total collection of 500 instruments valued at $10.5 million dollars. A musician sitting on a stool with guitar in hand runs through two of his charts with a slight vibrato to a round of applause. Smiling, he says, “Someone once wrote that writing a song is like having your heart broke time and time again. There are a thousand ways to create a song like the Nashville Sound, Tennessee River Music, Mountain Music, the Bakersfield Sound, and Pop Country, just give it a try and see what takes place.”

The Legendary Bluebird Café and Taylor Swift

It seems everything in this city of music is relevant and the historic 90 seat Bluebird Café, for me, is near the top of the list. Bluebird opened in 1982, a venue for songwriters, guitarists and vocalists, located in the Green Hills neighborhood several miles south of Music Row, and hosts thousands of visitors yearly. With its small round tables, crowded bandstand, a strand of white lights blazing behind the performers, and tee-shirts in the window, visitors enjoy marvelous performers with no cell phones or talking during a performance. On a chilly November 4, 2014, Taylor Swift, age 14, arrived at Bluebird with her guitar and a satchel of original songs. She sang, “Songs About You”, “Me and Britney ” and “Beautiful Eyes” with a voice full of shading and was immediately signed to a contract. She returned, Marcy 21, 2018, and sang “Shake it Off ”, “Better Man” and “Love Story ”. A Bluebird Café documentary was released in 2019 featuring artists who have performed at Bluebird early in their careers such as Faith Hill, Garth Brooks, Keith Urban, Carole King and Kris Kristofferson, among others who were discovered at the Bluebird Café.

Dining Nashville

With music swirling about, dining aficionados won’t be disappointed. The downtown Westin Nashville with 438 guest rooms and 18 themed suites, has an artist in the kitchen who probably doesn’t play a guitar. We dined at L 27 on the 27th floor, a rooftop lounge overlooking a pool and the glimmering lights of Nashville that sparkled like a sky filled with stars. Chef Mark Vuckovich noted for his five course wine dinners, creates a wonderful table. We were also privileged to experience Billy Dec’s Sunda New Asian Restaurant on 12th Avenue South, Nashville. Dec, a multi-talented, award-winning entrepreneur, television personality, restaurateur, chef, attorney, and a Harvard Business School Alum who served in the White House, has brought luxury dining and hospitality to Nashville with his Sunda New Asian Restaurant.

Growing up in a Filipino family, Dec traveled throughout Southeast Asia and was captured by the blend of cultures and cuisine found on the Sunda shelf, a landmass submerged under shallow seas and enveloped by Japan, Indonesia, Thailand, China, the Philippines, and others. Sundra has embraced ageless dishes from the area, enhancing the ingredients with the Sunda Nashville touch. Tiaja and I shared some delightful creations such as a creamy Lobster Wagyu GF shaded with Foie

gras aioli, imparting a sweet meaty flavor, a touch of truffle vinaigrette, jalapeno, and wasabi aioli. The Japanese influenced Red Dragon was created with unagi, a freshwater eel, favored in Japanese cooking, shrimp tempura, spicy tuna, jalapeno, slices of avocado, tempura crisps, and topped with a light unagi sauce. On the side was a cup of Spicy Edamame, wok tossed shishito peppers, and steamed buns, followed by Oxtail Dumplings with levels of taste, and a small Tuna Truffle Pizza. It was a brilliant sensory overload, and the creative kitchen was packing in the diners. One other night we dined at the Bobby Hotel’s rooftop lounge complete with views, a pool, and a 1956 two-level, 40-foot, Greyhound Scenicruiser, retrofitted for private parties. We enjoyed a Bobby Mac Slider with a mix of beef, tomato, bits of onion, pickles, American cheese, a secret sauce and fries. A cooling Blackberry Sage Smash, made with gin, blackberry, lemon and sage, was a new taste for me. The boutique, 144 guest room hotel, opened in 2018, is noted as an animated lifestyle property, where in the winter at the rooftop lounge, visitors can book your own igloo perfect for dining, and then later put on your dancing shoes and move to a live DJ.

A resident explained, “Even our baseball team, the Nashville Sounds, is named for the music associated with the city. If a visitor doesn’t care for music such as the Nashville Symphony or even a little Bluegrass or Country, they can always go bowling.” Nashville is that kind of place.

Destination three hours or less from Denver

Texas is big, bold and brash. My first impression of the Lone Star State was far from disappointing. When images of Texas roll into my thoughts what comes to mind is everyone loves to dance. On a Saturday night Texans connect moving to the classic Texas Two-Step or line dancing, the classic broad-rimmed Stetson is a showcase, boots are scuffed in just the right places, and smiles are far and wide. Texans know how to dance, and live in a state with towering cityscapes, but the other side of Texas is dangling spurs kicking up dirt and a feisty Mustang itching for a run. I experienced both sides of Texas at the luxurious Lost Pines Resort and Spa, a AAA Four Diamond Hyatt Regency property on a sprawling 405-acre spread on the banks of the Lower Colorado River in the Texas Hill country.

Traveling with friend Stephanie, we booked a weekend at Hyatt Regency Lost Pines Resort & Spa, landing via a two-hour United flight from Denver to Austin-Bergstrom International Airport, and a quick 20-minute drive to the resort located in Cedar Creek, an unincorporated community, dating to 1832 with stories to tell. The resort, opened in 2006, is a comfortable mid-sized property with 490 rooms including 56 nicely designed suites, and unquestionably a youthful wind bustling amongst the family-friendly landscape.

The Lazy River

In advance of the trip I thoroughly researched the property, and Lazy River seemed to be one of many crown jewels at Lost Pines. So the minute we arrived, Stephanie and I changed into our swimsuits, headed to the Lost Pines Water Park, dropped our items at a poolside cabana, set float on inner tubes, and were wonderfully relaxed after the flight from Denver. The soothing 1,000-foot-long river was cooling and serene, even under a hot sun, as we floated past flourishing greenery. The Water Park is truly that with a towering two-story high waterslide with winding twists and turns, an activity pool, hot tubs, an adult-only pool, splash pads, a pool for the kiddies, and food and drinks beckoning.

Not surprisingly, our accommodations were on the standard of a AAA Four Diamond listing being spacious and nicely designed to replicate the southern Texas hill country setting. Upon entering our suite, we first checked out a small patio that was just outside the living room and overlooking the Lost Pines Forest, a 13-acre area of Loblolly pines with some drifting clouds and bird life. The suite, sparkling clean with plush bedding and country sophistication, was the perfect place to relax and enjoy the moment.

Stories Ranch Kitchen

We booked dinner the first night at Stories Ranch Kitchen, and were motivated to experience Executive Chef Chris Cummer’s menu. Cuisine is among the priorities for a prestigious Diamond rating, and by the end of the evening we realized we were in good hands. Chef Cummer cooks only with farm-to-table-produce, the menu encouraged by the local farms and large cattle ranches. A resort specialty is their Craft Cocktails, and they certainly are crafted. My Harvest Thyme was created with Suntory Haku Vodka, thyme infused Domaine de Canton, lemon, pumpkin and house bitters. Stephanie’s Basil Citrus Paradisi creation was a clever mix of cardamon, Seedlip sauce 94, which is a warm aromatic blend of allspice and berries sourced from Jamaica with citrus top notes from lemon and grapefruit peels, and a long finish from high-quality barks. For starters we shared a plate of tasty pan seared scallops in an orange and anise sauce, bits of fresh radish and shaved celery.

The Texas Two-Step

Dinner selection for me was a Texas Wagyu Black Angus Strip Steak, Japanese Wagyu style, served with potato puree, shaved asparagus, garlic compound butter and roasted shallots. Stephanie selected tuna from the seasonal fresh fish offering, prepared with pan seared bok choy, a slither of carrot ginger puree, and with a generous touch of bell pepper shallot relish. Dessert, always a beloved favorite, was a lovely five-spice chocolate mousse, created with flourless chocolate biscuit, caramel Crémeux, and coffee Chantilly that we shared (the name Chantilly originates from the Castle of Chantilly located in northern France). There is indoor and outdoor seating and we chose indoor to enjoy the lively ambience and found the service and attention to detail is five-star, as is the kitchen. Another dining choice is the ten seat Sushi by Scratch counter, manned by Chef Phillip Frankland Leis.

Out and About

The following day after breakfast at Firewheel, it was time to have a look at the spa. The complex has 18 treatment rooms, male and female relaxing rooms, a heated co-ed outdoor pool, hot tub area, saunas, steam rooms, and a Lost Pines Spa salon suggesting manicures, pedicures, and nail enhancements. After experiencing the 100 minute massage, I felt energized and relaxed from top to bottom, and prime for exploring the resort and countryside locale. For golfers there is an 18-hole, 7,200-yard, par 72, golf course, rated among the best in Texas, and a 13-acre practice facility. Guests can book the one hour long Renegade Trail Ride along the golf course and to the outback. Nearby is the 1,140-acre McKinney Roughs Nature Park with 18 miles of multiuse hiking trails, rafting trips, kayaking and bird life.

My travels are driven by an appetite to learn and discover, that is when Bastrop popped up. The Hyatt in Cedar Creek, is a short 15 miles west of Bastrop, noted as the “Most historic small town in Texas” and listed on the National Register of Historic Places with 131 historic buildings, and an opulent gathering of Texas folklore, Hyatt’s Cedar Creek, population 4,000, has a famed 24-hour pecan pie vending machine, restocked daily with traditional homemade full-sized pecan pies.

Juliana Parsons Mixologist Extraordinaire

Back on the resort we sat under the famous pecan tree named Maude at Maude’s Bar & Terrace, aptly named for their pecan tree which is said to be 400 to 500 years old, though every tree on the property is tagged, numbered and insured. Juliana spent several hours educating us about her craft cocktail concepts. Her Cucumber Cooler is made with Hendricks Gin, green chartreuse, housemade sugar snap pea simple syrup, and cucumber and mint. For Maude’s Floral Garden, she uses Hendricks Flora Adora, St. German, limoncello, topped with prosecco and garnished with edible floral. Juliana has spent years researching and testing various combinations and has a collection of unique cocktails. While at Maude’s we sat near a blazing firepit and took immense pleasure in Chef Tim’s salad with whipped feta, heirloom tomatoes and Persian cucumbers with olives. The beef sliders, were my favorite. Served with Harissa aioli, yogurt, crumbled feta, and pickled onions on a sesame seed bun.

When You Go

What sets Lost Pines Resort apart is its embodiment of Southern hospitality. The warmth and attentiveness of the staff create an inviting and welcoming atmosphere. I believe that it was the attention to detail and commitment to guest satisfaction that left an indelible mark on me. Checking my notes, the diverse dining choices at Maverick’s Roadhouse, Firewheel, Sushi by Scratch, or Maude’s Bar and Terrace, are all Diamond quality. The resort is a testament to refined indulgence in an idyllic Texas setting, and is dog friendly. But dog’s aside, the resorts’ other residents are Longhorn cattle, goats, miniature horses and alpacas. I didn’t have the opportunity to dance the Texas Two Step on this excursion, but it’s a splendid motivation to return.

El Naranjo

We know that Austin, Texas boasts a diverse culinary scene, but one restaurant is a true standout, offering an exceptional, traditional Mexican dining experience. In partnership with Gusto Histórico and Mezcal Master, Ignacio Juárez, El Naranjo crafted an exceptional orange-scented signature Mezcal only available in-house. This limited 35-liter batch produced in Miahuatlán, Oaxaca is not to be missed.

I found Tulum to be magical, particularly at sunset or early morning, wondering about the Maya who lived here while treading on their ancient stones, listening for lost voices or was it the wind whipping the sea? I’m wholly entranced by the splendor of Tulum, and the Maya who created this magical archaeological site on bluffs along the east coast of the Yucatan Peninsula, overlooking the turquoise-toned Mexican Caribbean and soft white sandy beaches.

A major trading port for the Maya, it was one of the last cities built and inhabited by them, and today remains perfectly preserved, thanks to smart decisions. Tulum was occupied around 600 A.D. and abandoned by the end of the 16th century, possibly because of drought or war. Regardless, Tulum can quickly grasp you by the arm and guide you back to another time while walking past the architectural wonders with narrow doorways, the sturdy watch towers, El Castillo, a steep-sided pyramid, the Temple of the Descending Gods, and the observatory they employed to track the movement of the sun. It has been noted that Tulum has a robust energy field, and if so, it would have been a welcomed advantage for the Maya that lived here. Gazing at the rippled Caribbean they had an abundant catch of fresh fish at hand, and trading by land, had other provisions they needed to exist.

Tulum has always been an admired archaeological destination along with Pre-Columbian Chichen Itza also located in the Yucatan, but the area has taken a huge step forward with major hotels, and a new airport 20 miles southeast of Tulum proper, and in 2024 major airlines will be servicing the Tulum International Airport, officially Aeropuerto Internacional Felipe Carrillo Puerto, with direct flights. Throughout the years visitors flew to Cancun International Airport, 81 miles north of Tulum, now Tulum International will open up access to small beach lodgings and hotels that stretch along the coast, remote and hidden in the tropical greenery, some elaborate while others are barefoot bohemian where writers would settle in and finish a novel and enjoy a dip in the sea. On this trip I traveled with my close friend Brie. We booked two properties, the first was a two night stay at the Hilton Tulum Riviera Maya and later moved next door to the Conrad Tulum Riviera Maya. The all-inclusive, two-story, villa-style Hilton with a spacious lobby offering sea views, has 735 rooms and suites, private balconies, 13 restaurants and bars, eight resort pools, a kid’s only pool, a spa with Maya procedures, is smoke-free, ideal for families, and only 30 minutes from Tulum city center.

Dining in Mexico has always been a delightful indulgence with cuisine varying widely throughout the country, though I’ve discovered from extensive travel in Mexico that the creative chefs in major Mexican hotels pull the country’s diverse cuisine all together into a tight bundle of pleasure, and not excluding Executive Chef Roberto Santos. We were in a casa close to the main building and frequented the Café for breakfast with lattes and muffins. Lunch was served at our pool with the frozen cocktail of the day, along with a charred eggplant spread with homemade crackers, a tasty seafood soup I would love to serve at home, and sundried heirloom tomatoes with kalamata olives, a spicy Maratea sauce and bits of basil microgreens. One night for dinner under a brilliant star-lit sky we enjoyed the teppanyaki menu which included a side of delicious fried rice, a trio of stir-fried shrimp, and a New Zealand King Salmon. Our second evening we visited the Mediterranean-style Vela Norte and from the menu I selected toasted pine nuts in a light green oil, a selection of herbs and slices of pita bread, ideal for dipping. Another winner was the stuffed grape leaves, filled with organic zucchini, dates and delicately coated with a flavorsome tamarind sauce.

Conrad Tulum

A short walk and we entered the lobby of the Conrad Tulum Riviera Maya. Our first thoughts were, why did the Hilton people build two hotels side-by-side? But after a few days here, the two settings of jungle and sea, the Tulum Archeological site, Mexican hospitality and culture, the mangroves, and the most gorgeous beaches in Mexico, are an enormous delight for visitors.

The Conrad Tulum Riviera Maya is a luxurious five-star beauty, a romantic destination for honeymooners or to revitalize the spirit, it’s adult focused, quiet and laid-back, and casual dress the norm. Opened in 2022, with 349 rooms in three buildings, four outdoor resort swimming pools, and offering a compelling gastronomy agenda. Our room at the Conrad was sheer luxury, modern and chic with Mexican tiles, and dark wood throughout. Days here were spent at the pool or beach relaxing and ordering lunch delivered to our cabana.

Most mornings we enjoyed a buffet-style breakfast at Arbolea, the selections ranging from Mexico City to Asia. My favorite was the brioche French toast, the best I’ve ever tasted. Autor, a Mexican themed restaurant is where Conrad’s chefs can emphasize their cooking skills and heritage. First selection was appetizing Bao Buns stuffed with beef tartare, bean puree, and pasilla mixe chile, from the northeastern highlands of the Sierra Norte and prized for their intensely smoky, almost fruity and meaty taste and a touch of dehydrated corn tuile. Mexico’s version of coleslaw with added duck jus, sour orange and preserved purple chambray onions is Cabbage and Lime Foam. Something new for me was Cacahuazintle Pinole, a rare white, large-kernel corn esteemed in Mexico City, the dessert was cleverly created with the heirloom corn, guava, strawberry and chocolate sauce.

Maratea takes diners to the Mediterranean, and first up was a Grilled Romaine Salad which arrived with roasted heirloom tomatoes, sheep milk feta and pieces of crispy prosciutto. I also selected a side of roasted bell peppers and onion, and a classic Greek steamed leafy vegetable side, called Horta Vrasta prepared with a dash of cracked pepper and tangy olive oil. The restaurants offer vegan, gluten-free, and vegetarian options.

When You Go

The hotels have a definite personality, the Hilton Tulum Riviera Maya, as mentioned, ideal for families and children. Conrad Tulum Riviera Maya with an adult ambience, sets the scene for a glass of champagne at sunset shared with a special person. Happy travels.
