When we study and analyse the territory of St. John in the previous we have found several problems, the biggest of all was the road that connects with Valencia and Alicante which passes through the middle of San Juan dividing the area into two parts; San Juan town and San Juan beach. This road is one of the cornerstones of San Juan, the industry sector has been developed adjacent to it, leaving the university across the urban area. This road has led to the disconnection of urban areas with commercial and university. Our intervention will be designed primarily to connect which are separated by the road areas, and for this we will implement various programs which will make this possible connection. There are a lot of parking spaces adjacent to the road that represents a non-beautiful image of the city. Also, most of this places of parking aren’t used due to most of them are relative to big warehouses, commercial centres, licensee. That is why we decide to remove all of this space to develop better streets, with cycleway, a lot of vegetation, etc. With the previous intervention we remove all of the parking areas adjacent to the road. However, we have equipment like commercial shopping centre, with a lot of trades. So, we need an infrastructure to save the cars, because we have an important industrial and commercial park. But most of the times we don’t need so much spaces. So, we will underground parking in specific points to solve the requests.

Map of different spaces to act

G.3 Scope 03 URBAN DEVELOPMENT AND LAND MANAGEMENT AREA

Separating the city with the commercial and industrial area we have two roads. It’s why we decide to divert the service road, because it’s an important barrier. So we reduce the big road’s infrastructure and change it to liberate space in the front of commercial

buildings and divert the service road to back of these buildings. Furthermore, we will have a most interesting view to surrounding landscape.

Found a lot of public buildings like a hospital, a university, a church... etc. But, we have an important barrier, an infrastructure of four roads and big intensity of track every hour a day. We want to solve this, connect better all the public buildings to make easier the citizen’s life.

Around of commercial and industrial buildings most of times we have a hard views due to concrete materials, parking, cars... We want to remove this entire element and include the green. We want to create a surrounding green area to involve the buildings in a different atmosphere to create new combinations, new sensations and new experiences.

To make real the last part we decide underground roads. With this intervention, we achieve lower density of way and make more comfortable the roads to walk, go with bike or similar. Although we would have a secondary road in the same point where now we have the ant, to service or residents. Although most of the people don’t know it, in one of the main accesses to the city, we have an important religious fact. All years a lot of peregrines go to there because an important relic is saved in the church of Santa Faz. So, we have to improve this access and give to know to the people this important religious object. The city requires a big green area. However, only we have little parks, most of them that pertain to neighbourhoods and there are private. So, we pretend to create a big park that connects, and surrounds the main public buildings of the city.

When we arrive to the city, we can see a little river with a little bit of water. But it’s difficult to recognise this view as a beautiful or

G.3 Scope 03 URBAN DEVELOPMENT AND LAND MANAGEMENT AREA

The strategies are divided into three areas; trade, the public facilities and orchards. In the first place, the area of orchards is an area of low density and full of carob trees and palms trees type with great views totally missed Alicante. The road passes through the middle of the field, which makes which divides the area into two parts and are inaccessible to each other. After the intervention, what happens is that we buried all that stretch of road, and built a large park that connects the church of the Holy Face in the area that was formerly garden and after surgery is full of viewpoints and areas of leisure and relaxation. The share of public facilities is the area where the university and the hospital is located, is a busy area and yet is poorly qualified to do so, is surrounded by road and access from the urban area is not as easy. What we propose is to connect the park developed in the earlier intervention with the university, to give the same to any college campus should have also connect the urban area with equipment rails suppressing the main road and diverting them from the back so that the visual impact is not so drastic and so better able landscape San Juan.

As a final action, the business side has a hard landscape cut by the main road axis of San Juan. It is proposed to connect the city centre with the area so that people can go shopping big companies strolling, enjoying the views, without much danger because of the rapid flow of traffic. What we do is move the main entrance to the ships to the rear, where we will build more parking, thus cleared the main facade and we reduce the visual impact of infrastructure with full of trees and greenery plus walk bridges that connect areas to better pedestrian access. Finding we create a new zone in different points of the city. The middle needs new spaces where people can enjoy, meet, walk and run. The place will be like as a big park or public gardens for everyone. Finally, we pretend to create a better place, where you can walk, enjoy the city, and you can see beautiful scenery and breathe fresh air. The purpose is that you can go wherever you can exercise safely and enjoying the best possible views. You can go from college to church without having to cross the middle of a busy traffic route, or you can go shopping in any of the department stores from home enjoying a nice walk or without large was car interference.

Our proposal happens in the east part of the municipality of Sant Joan d’Alacant. It is crossed by a highway that separates the inner city of the commercial area. On the south area we see the dry-riverbed of the Monnegre river, and the most important milestone of the area: is the monastery of Santa Faz. The area of intervention is very busy, and is in the middle of the road to

the beach from the town. Due to the high traffic of the road it creates a barrier between the municipality and the other points of interest on the boundaries of the city. As a result, we claim to join in this highway in a way to improve it’s connection witth the municipality with the different areas surroundings the municipality creating picnick and walking areas In order to gain more

The area of intervention is distinguished by the line of the road. It’s a really peculiar element. Now it is the highway that connects Alicante with Valencia. the original road that connected these parts until the construction of the turnpike. Was originaly the Via Augusta, built by the romans, and at the moment, has the same outlines as in that time. Once a year, this road becomes full of pilgrims walking to the monastery of Santa Faz. This is another reason to preserve this lineal milestone. We can recognise the vertebre of this road, from the borders we can see buildings like commercial centres, residential buildings, public equipment (university, morgue, etc) and cultural milestones (monastery, native crops, etc)

We can distinguish three different parts. The first is composed by Santa Faç in one side of the road and crops of olives and carobs on the other side. It’s very difficult to try to go from one side to the other. The second is composed by residential buildings on one side and public equipment on the other. On this parts there is the hospital and the university, and all the days lots of people go there to work or study. The third and the biggest is composed by residential buildings and a lot of different commercial buildings. It has a lot of bridges for pedestrians to connect de inner town with the commercial area.

Our proposal wants to merge the both parts creating a green area that includes parts for walking, relaxing, and picnick areas. We preserve the green in existence, like the crops or the parks on the boundaries of the town near the highway, and add more to try to create a continuos green belt.

b.1 General plant of intervention.

The principal idea of the project is remove all the space possible from the cars and give it to the pedestrians keeping the actual level of traffic. We recognise the width of the road because there is in existence service secondary roads beside the highway. In other points this width is inflicted by the existence of large parkings areas. We identify a low planning at the moment to put the bridges for pedestrians, and then we decide to put others that connect the urban plot with the commercial buildigs.

plant discretization to hide or show infraestructures

The main facade of an industrial or commercial area isn’t comfortable to the view. So that, with the green belt we want to discretizate the different elements of industry, to show or hide those that we want. Moreover, we want to offer to the comerciants the possibility to desing part of their facades, to improve the image of their buildings.

Diverting service road we changes the way to acces to the equipments. We will access with the back, having a better views and without the noise of main road and cars. Also, we have the possibility to develop an estancial areas to the people.

connect residential area with commercial area

Separating the city with the commercial and industrial buildings we have a big and rude infraestructure. We need to solve this problem with an interesting bridges that generate beautiful points of view to the mountains and solve the connection to make the intervention an highline point to the city.

This zone is a unpopulated area because is a cultavation of olive, carob and palm trees. This area is very beutifull because of the views, you can see the Santa Barbara castle and the San Juan beach from here. Although it is a wasted place because most of land not used for cultivation.

In this scope we found the most interesting point of the area: the Santa Faz Monastry. Once a year lots of pilgrims came to this monastery and the highway is used by pedestrians instead the cars. In one side we have the monastery, but in the other we only have abandoned fields. In this fields we can found trees typical from this area: carobs, olives,… but in the bigger part of the land we only have dry soil.

Aditional comments (specific features to highlight - first evaluation of the importance of the landscape - …) Thanks to the wonderful view, this is a place with great potential, wich could be used to build differents projects, such as resting places, lookouts, picnic areas, camping areas or other type of construction.

The university, hospital and funeral make this area a symbolic place. Such as the university is very important in Alicante, this place is a relevance to regional level.

Aditional comments (specific features to highlight - first evaluation of the importance of the landscape - …) From our point of view, the road crossing the area makes the place loses charm, college isn't a campus but more like a building that is bordering a horrible parking and a regional road.

In this scope exists the university, the hospital, the funeral and the institute of the family. It has a lot of traffic, especially in the morning from 8 to 9. The highway increases it’s width in several points to create facilities for the traffic to access to the secondary roads. We can see many residential buildings but not a lot. In the plot of the University and the hospital appears green areas with grass and a lot of big trees. Inside the plot we feel really comfortable. There exists benches, a cycleway, big trees and interesting buildings who makes more interesting stay there. This difference between the hardness of the highway and the comfort inside the plot increases the barrier character of the highway.

This area is very differentiated in two zones. Road crossing in the middle of this places. One place is comercial and the other place is urban.

The scope is composed by a commercial area that is separated from the inner town by service roads, the highway and parking areas. This creates a fragmented perception of the place. You can be on the road or in the town or in the commercial area, and not have awareness of the existence of the other parts.

Aditional comments (specific features to highlight - first evaluation of the importance of the landscape - …) The roads appears along the entire scope so the only way to connect the two areas is communicate with overpasses or bridges.

From the highway some commercial buildings are impossible to distinguish because the decorative green, sometimes hides the names and the icons of the shops. The move from the residential area to the commercial area is reduced. The only way to move is using the bridges. These bridges in existence do not contribute to make this walk comfortable or interesting. On the other hand, we have the best views on the top of these bridges, but nobody wants to stay there to enjoy it.

This area conected two zones through green conection, like a prom or bridgets. Comercial and urban zone are conected.

Aditional comments (specific features to highlight - first evaluation of the importance of the landscape - …) The roads disappear and we create a new zone, new conect with other zone. This place now is a great landscape.

The elevation plan of the commercial area composition will be treaty in the way to show to the drivers the best part of the green belt and the commercial offer that is behind of it. We want to use the billboards and the vegetation to create a new landscape that includes the both. We think the different trades can take part of the design of the green area, and subsidize or promote part of the public furniture. In this way they can use the public space for advertise themselves and at the same time they are giving a public service to the town.
