Message from the Executive Director What do a firefighter, city bus driver, data processor, mechanic, forklift operator, housekeeping coordinator, caregiver, teacher, and kitchen manager all have in common? Habitat homeownership. For 30 years, Habitat has been providing a hand up for those who “work hard but fall short” due to the discrepancy between local wages and housing costs – those who provide our community with services, hospitality, education and so much more. In recent years, we have also been providing home repair services to those who own their own home, but lack the financial resources to make necessary improvements. More than 1,000 adults and children have benefitted from our work directly, and thousands more have benefitted indirectly.

We are proud of these accomplishments and inspired by the homeowners who share with us, years later, just how much their lives have improved thanks to affordable homeownership. Unfortunately, our work is not yet done. The need for Habitat programs remains; in fact, it’s growing. Asheville was recently listed as one of ten areas in the country where home affordability is deteriorating the most.* Habitat helps local families for whom homeownership and home repair would otherwise be unaffordable. As we move forward into the next 30 years, I want to thank you for being part of our history and ask you to be part of our future, as every family in Buncombe County deserves a safe and decent home.

With gratitude, Last year, we helped 43 local families through our new home construction and home repair programs. We also completed our 250th Habitat house in Buncombe County and we began construction on the 10,000th Habitat house in the state -- built right here in Buncombe County by our affiliate.

Geographic reach

Asheville Area Habitat builds and repairs homes throughout Buncombe County. In 2013, we built 12 new houses and repaired 31 existing homes. We also supported the construction of 12 new Habitat homes across five International countries (Bangladesh, Egypt, Guatemala, Haiti and Malawi) through our tithe program.

Home Repair M

rs. Walker is an elderly widow living on a fixed income. She was grateful to find she could have some needed painting and maintenance done on her home when she qualified for Habitat’s Home Repair program. When discussing how the repairs would be done to provide an affordable monthly payment at 0% interest, she was amazed to find out it incorporated volunteer labor: “People will come and volunteer so I can have this work done? What a wonderful gift to me!”

Mrs. Baynes doesn’t

slow down much. An active member and volunteer of the Senior Center and Shiloh Neighborhood Association, she is giving what she can to assist others. Although her husband of many years is in poor health, Mrs. Baynes continues to serve her neighbors and those in need. She was quite pleased to partner with Habitat on some needed repairs to her home, and discussed her gratitude recently with staff, “Habitat’s doing a lot of good work in our neighborhood. I’m just thankful I can get some things done. I know there are a lot more people who need more help than me, so this is a real blessing.”

M

rs. Allen is an elderly widow who lives alone. She recently said, “Living on a fixed income has its challenges, but I try to stay positive and active.” She does both quite well! She stays active in the community by volunteering at the Senior Center cooking meals and is involved at her church and other community organizations. She is thrilled Habitat will be able to paint her home for an affordable price.“The biggest thing to me was getting a payment I could make each month. That is such a blessing.”

The Wilkersons had

attempted to undertake some needed painting and maintenance on their home. However, raising three children on a limited budget made it difficult to attain their goal. They were thrilled to qualify for Habitat’s Home Repair program and were excited to welcome and work with the volunteers who were helping to replace siding, paint the home’s exterior and install new gutters. “This program is just such a blessing. We’ll be able to rest easier knowing our home is in better shape, and having it done for a payment we can afford is unbelievable.”

Volunteers support staff and homeowner families in every aspect of our work. Last year, 2,129 volunteers contributed more than 61,000 hours of service! That’s $1,350,540 worth of time according to Independent Sector who values volunteer labor at $22.14/hour. ReStore

Since 1990, Asheville Area Habitat for Humanity has operated a retail store as another source of income for our building program. The ReStore sells donated items to the general public and proceeds from sales help cover administrative and fundraising expenses and provide funding for our building programs. Along with Habitat homeowner mortgage payments and Habitat’s Deconstruction program, the ReStore represents a sustainable funding source for Asheville Area Habitat. By supporting the ReStore with your donations and purchases, you help Habitat build new houses and repair existing homes in our community -- one coffee mug and one chair at a time.

84,435 customers shopped with us. Largest sales day ever, thanks in part to a significant donation from the Grove Park Inn and a celebration of Asheville Area Habitat’s 30th Anniversary. Record number of volunteers with 408 individuals collectively contributing 24,831 hours! Largest donation of a single item: 528,768 rolls of tape from Elmer’s. Silent Auction surpassed the $500,000 mark (since its 2005 inception). 31 entries were submitted to the 2nd Annual ReStore ReUse Contest. Diverted more than 1,400 tons of usable material from local landfills. Donations were picked up from 4,586 homes. Reminder: we offer free pick-up service in Buncombe County!

FY 2013 EXPENDITURES

The Habitat model is one of financial sustainability. Habitat homeowner mortgage and home repair payments are recycled back into Habitat’s building program, creating a perpetual endowment. And ReStore (and Deconstruction fees) generate significant income for our building programs. We also rely heavily on financial support from individuals, businesses, faith communities, foundations and government funding sources.
