A Message from the Board Chair Looking Forward Before looking to the future of Habitat, I must first pause to offer my sincere and heartfelt thanks to our dear friend, Lew Kraus, for his many years of devoted service and his passionate leadership of this organization. We have all been blessed by our association with Lew, whose commitment to the mission of Habitat has positively impacted countless individuals and families throughout this community and beyond. He sowed the seeds of success for the Asheville affiliate and he built the foundation upon which we stand today. There is no doubt that Lew was called to this work and he has done it exceedingly well. While we pay tribute to the closing of one chapter, I look forward with great anticipation to the next one we will write together. On behalf of the entire Habitat family, I wish to extend a very warm welcome to our next Executive Director, Andy Barnett. I am truly excited for the future of our organization under his leadership. Andy comes to us with an impressive resume of accomplishments from the Twin Cities Habitat, considered by many to be one of the most innovative models in the nation. His collaborative spirit, his easy manner and his creative approach will help our affiliate lead the way in addressing the continuing crisis of affordable housing. Like his predecessor, Andyâ&#x20AC;&#x2122;s heart and soul are in this work. One thing that will always remain the same during this transition and beyond, is our shared vision of a world where everyone has a safe and decent place to live. Financial Summary The Habitat model is one of financial sustainability. Since the inception of Habitat for Humanity, homeowner mortgage payments have been recycled back into Habitat’s building program, creating a perpetual endowment. The ReStore also generates significant income for our building programs. Though some of our work is self-funded, we also rely heavily on the financial support of individuals, businesses, faith communities, foundations and government funding sources.

Reflecting on the Past Our friend and President of Asheville Area Habitat for Humanity’s Board of Directors, David Whilden, has said it so well – we look forward with great anticipation to the next chapter of this organization. It will be a time of creative opportunity and a time to strengthen and build upon the work we have completed together during the past 33 years. And it is with both reflection and enthusiasm that I begin the next phase in my own life. There is one thing I do know about my next chapter – it will be shaped by the many lifechanging experiences I have had beginning as a volunteer on our first Habitat house built in 1983 – 1984. It will be shaped by the thousands of volunteers I’ve met while they so selflessly gave of their time to give a “hand-up” to a family in our community. It will be shaped by the Habitat staff that has supported this organization - and me - so caringly over the years. It will be shaped by the donors who have shown me how to give freely and generously. It will be shaped by the myriad of people who have served on our committees and our Boards over the years – people who shared their wisdom, experience and passion for the ministry of Asheville Area Habitat for Humanity. And it will be shaped by the Habitat homeowners who now live with dignity and gratefulness. So to each and all of you, I offer my heartfelt thanks for changing the lives of so many, and for changing my life. I join with David in saying that this organization looks forward to your continued partnership as we embark on our next chapter. I look forward to one day returning to my Habitat roots and joining with so many others to swing a hammer – once again, as a volunteer. With gratitude,

Building Houses In 2015, the City of Asheville released a commissioned report* that indicated that the combination of a lack of affordable units, a critically low vacancy rate, and a significant projected population growth will make housing availability in our area, especially affordable housing, a rare commodity. Asheville Area Habitat remains committed to building new homes, repairing existing ones, and exploring new opportunities to increase impact and help even more residents in need of affordable housing.

In 2015, we built fourteen new affordable energy-efficient Green Built NC homes, which qualified low-income families purchased. Each homeowner family will repay a 0% interest mortgage over 30 years. In a “pay-it-forward” type model, current homeowners help others become homeowners because Habitat uses mortgage payments to help fund the construction of future Habitat houses. Last year, homeowner mortgage payments contributed $720,000 to our building program budget.

“One of the biggest myths about

Habitat is that they give houses away. Not true! I worked hard for my house, and my neighbors did too. We logged hundreds of hours of sweat equity and now we all pay a monthly mortgage. The sweat equity was really hard. I have two children, and I was working full-time and going to nursing school. It was hard to add another thing to my schedule. But it was so worth it! We now have a wonderful home of our own. ReStore Highlights At the 2015 national Habitat for Humanity Affiliate Conference in Atlanta, retired Asheville Habitat ReStore Manager Jay Sloan was bestowed a Lifetime Achievement Award by Habitat for Humanity International. He was one of three recipients nationwide to receive this prestigious award. Jay oversaw a relocation of the store from its original Biltmore Avenue space to its current location at 31 Meadow Road, and in 2011, a major renovation of the store that doubled its square footage. By the time he retired, the Asheville ReStore was running smoothly with 160 volunteers each week, and was ranked the #3 ReStore in the nation for gross sales (out of 775 ReStores). Under his leadership, sales increased more than 800% during his 13 year tenure! Thanks to a grant from the Asheville Merchants Fund, we were able to install a new Point of Sale (POS) system at the ReStore. The new system enables us to better track inventory, allowed us to implement a “Round Up” program, process gift cards, and much more. We launched a ReStore-specific facebook page and Instagram account. We recommend that you follow us on Facebook, Instagram and Pinterest if you want to see merchandise, learn about deals, discounts and sales, or be inspired to take on a DIY project. Next time you’re making your way from the lower level of the ReStore to the upstairs showroom, pause at the top of the stairs to take a look at our new donor recognition wall. This art installation by local metal worker David Earl Tomlinson recognizes the successful completion of our $5M Building a Way Home campaign and the major donors who helped get us there. Please note: the 2002 Capital Campaign donor wall is being refurbished and will be reinstalled soon.

More than 30 local low-income homeowners were served by Habitat’s Home Repair program in 2015. We helped families make much-needed repairs including replacing roofs, gutters, siding, windows and doors. We built or rebuilt walkways, steps, railings, and porches. We replaced heating systems and added drainage systems. And we improved access by adding ramps and roll-in showers. We enabled more homeowners to remain in their homes and live more comfortably and safely.

Like the homeownership program, families pay back a partial 0% interest, short-term loan and provide sweat equity (volunteer labor). And when feasible, community volunteers participate in the project too. Since 2010, we have served more than 200 adults and more than 50 children through our Home Repair program. Our homeownership and home repair programs serve those who earn 70% or less Area Median Income (AMI), and the average AMI of our Home Repair clients is 43%.

Building a Way Home We did it! Thanks to everyone who supported our $5M Building a Way Home campaign! During an extraordinarily difficult economic time, we asked you to help us “do more,” and you gave generously. Thank you!

Donors to this campaign participated in a number of different ways including sponsoring events like Down Home, becoming Adopt-a-Lot sponsors, contributing to our Land Fund, supporting our Home Repair program, and more. The funds raised allowed us to grow our ReStore, expand our services to include a Home Repair Program, and buy 110 building lots - enough land for eight years of new home construction! While working hard to provide for future families, we also completed construction on 70 new affordable homes; repaired 118 homes, and grew our ReStore into the #2 ReStore in the nation. We are especially thankful to Board member Spencer Duin for chairing this campaign. Spencer was awarded the 2015 NC Housing Coalition Sister Barbara Sullivan Award (a statewide Volunteer of the Year Award) for his devotion and commitment to finding viable solutions and improving housing conditions for lowincome families through personal commitment and sacrifice as a volunteer. About Business Bungalow Inspired to get involved to help ease the affordable housing crisis, and in response to a challenge match from Fidel Duke Fund of the Community Foundation of WNC, the local business community responded generously to our first ever Business Bungalow House initiative. The response was so great that we were able to complete the initial project and had seed money to start Business Bunglow II. With the continued partnership of local businesses, individuals, foundations, and other funders, we will continue to do the important work of building new houses and repairing existing homes to increase the availability of affordable housing units in the City. We will also explore ways to increase production and look at new ways to make an even greater impact on the growing need for affordable housing in our community. The need for safe, decent and affordable housing is universal and through Habitat’s tithing program, we are helping not only local families, but families all around the world who are seeking better housing. The quotes above come from a child and an adult in Nepal who were speaking about their living situation prior to moving into Habitat homes. We tithe “a house for a house” which means every time we complete a house in Buncombe County, we send funds to one of five international countries to support their building program. Our tithing partners are: Bangladesh, Egypt, Guatemala, Haiti and Malawi. To date, we have tithed more than $500,000 and AAHH volunteers have “followed our tithe” and built homes with Habitat Guatemala on multiple occasions. Volunteers have also participated in domestic service trips to the Gulf Coast to work with Habitat affiliates in Slidell, the Bayou and New Orleans.

Asheville Area Habitat for Humanity, Inc. works to ensure that every family in Buncombe County has a safe and decent house by offering affordable homeownership opportunities for qualified families. Believing in “a hand up, not a hand out”, Habitat’s program includes families contributing “sweat equity” in partnership with community volunteers coming together to build and repair homes. Houses are sold to families at no profit, with a 0% interest rate on the mortgage. Since 1983, Asheville Area Habitat, an independent affiliate of the ecumenical Christian housing ministry Habitat for Humanity International, has welcomed people of all faiths, ethnicities, creeds and backgrounds to its organization and communities.

Volunteers Volunteers support every aspect of our work. They wield hammers on the construction site, help customers load merchandise at the ReStore, repair siding on home repair projects, greet visitors and answer phones in the office, help formulate policies while serving on committees, and so much more. Core volunteers, those who volunteer with us on a regular basis, are listed below. In all, nearly 2,000 volunteers collectively contributed more than 60,000 hours of service to our organization in 2015. The value of their time? A phenomenal $1.38M according to independentsector.org. And, our 282 core volunteers collectively contributed more 41,000 hours -- 68% of total volunteer hours in 2015!
