message from the executive director Dear friends, Thanks to you, Asheville Area Habitat for Humanity boldly lives its core value of empowerment. With your support, Asheville Habitat brings thousands of people together empowering them to put love into action as volunteers, donors, and advocates. With your support, every year more of our neighbors gain the strength and confidence to build better futures on the foundation of safe, healthy, affordable homes. Our collective work empowers communities in Buncombe County and beyond. Last year, we invested more than $2 million in the Shiloh neighborhood’s vision for its future, broke ground on our first neighborhood in Arden, and built the first Habitat home in McDowell County in over a decade. Through global partnerships, we empower families around the world who struggle to find adequate shelter. For 35 years we have united people around the common vision of a world where everyone has a decent place to live. Unfortunately, a decent and affordable place to live has become increasingly difficult to find in our region.
The rising cost of housing in Asheville threatens the stability of families and neighborhoods. Those of us who share Habitat’s vision must continue to innovate and grow our impact. I look forward to sharing the vision for new and expanded initiatives in our upcoming strategic plan. We are so grateful that you choose to give your time, financial support, and voice to the mission of Habitat. I
t may look like nothing more than a row of mail boxes. But for Tim and Jenny who had moved seven times in nine years, their mail box in a small Habitat neighborhood in Asheville, NC means something significant. It means stability and a sense of permanence. For Natira, it means enjoying the sound of childrens’ laughter from her front porch, rather than holing up inside an apartment because of violence outside. For Daniel and Betty, whose family of five previously lived in a dilapidated 2-bedroom mobile home, it means adequate space and an affordable monthly payment. For Heidi, it means that her boys can finally ride their bikes, thanks to a cul-de-sac and plenty of neighborhood friends. For every one of these Habitat homeowners, it means a decent place to call home. ince 1970, Shiloh Community Association President Sophie Dixon has lived in Shiloh, a neighborhood comprised largely of homeowners. Dixon says “There’s a different sense you have about yourself, your family, your community, when you have homeownership. I think people deserve it, if that’s what they want and they’re willing to work for it.” We agree. Homeownership is the single largest equity and wealth building tool and therefore the single largest opportunity for upward economic mobility. Due to low local wages, high median home prices, and high rental costs that prohibit saving for a down payment, the American dream of homeownership continues to elude many of our neighbors. Habitat’s affordable homeownership program is a way for families and individuals facing economic barriers to achieve homeownership and begin to close the wealth gap. And our affordable home repair program helps existing low-income homeowners stay in their own homes, safely and comfortably. Tim (pictured L) and his family (daughter pictured above) purchased a Habitat home in Shiloh recently. They no longer worry about rising rent or the landlord selling the property. And their children don’t have to change schools anymore; a hardship proven to be detrimental.

Tim and Jenny’s family and thirteen others are now building their futures as homeowners. As part of the recently completed Shiloh: Let’s Build! initiative, we also helped an additional 39 homeowners in Shiloh preserve their homes through affordable home repairs. We improved accessibility, heating and cooling systems, and plumbing and electrical problems, and we repaired structural issues such as leaking roofs, broken windows and doors, and sagging floors. By subsidizing home repair costs by 80% and offering no-interest short-term financing, Habitat helps preserve existing affordable housing stock and enables local homeowners to live in their homes longer, with more comfort and safety, and often with lower utility bills. hanks to your partnership, we directly served 87 families in need of safe, decent housing in 2017. We finished a 10-house neighborhood in Shiloh and began building in Arden - our first neighborhood in South Asheville. As part of the SECU-Habitat “Mountains to the Sea Challenge� to build a Habitat home in each of North Carolina’s 100 counties, we completed a Habitat home in McDowell County. And our Global Village Trip served twelve families in Guatemala where our volunteers installed Healthy Home Kits (smokeless stoves, sanitary latrines and water filters).

uffocating from the stress of ever-increasing rent payments and the fear that comes from living in a crime-ridden area, Kelly (pictured below with her son) finally took the advice of a friend and applied for Habitat’s homeownership program. Kelly now lives in a stable, safe and healthy home; one that is reliably affordable and where she doesn’t worry about her son’s safety when he plays outdoors. This newfound sense of stability and permanence is evident in Kelly’s son when you see him riding his bike, and laughing and playing with the kids in the neighborhood. Knowing that you don’t have to move or change schools again makes it easier for children to develop meaningful and lasting friendships. Kelly’s home, Asheville Habitat’s 300th House, was made possible by the Legacy Builders Society. Legacy Gifts - most commonly given in the form of securities, real estate, IRA Charitable Rollovers, gift annuities, and bequests by will – make an immediate impact by funding the construction of an annual Legacy Builders Society House. They also make a lasting impact that ensures our organization will be here many years from now to address ongoing affordable housing needs in our community. easons for volunteering are as varied as the volunteers themselves. High school students earning community service credit; new residents looking to meet people and engage in the local community; globally-minded citizens participating in service trips; retirees wanting to stay active; and folks putting their faith into action. Habitat welcomes volunteers from near and far and offers opportunities in new home construction, on home repair sites, and in the ReStore and Administrative Offices.

abitat for Humanity is known to be life-changing-- and not just for homeowner families. “I was prepared to work hard and sweat hard, but I was not prepared for the way in which the family touched my heart,” said Jan Cosman (pictured R). A core construction volunteer and member of our beloved WomBATS (Women Build Advocacy Team), Jan expanded her Habitat experience last year when she participated in a Global Village Trip to Fiji. “Our team of 14 volunteers didn’t know each other before the trip, yet by the end we considered ourselves family.” Impacted so profoundly by their trip, this newfound family of friends is reuniting this spring to build homes with Asheville Area Habitat! our voice can be a powerful tool to build affordable housing. Sharing the stories of Habitat’s life-changing work on social media and with elected officials amplifies our impact. “My wake-up call came at this year’s Housing Summit,” says Andy Barnett, Executive Director. Author and housing researcher Matthew Desmond reminding local leaders to “out-hate” rather than outthink our housing problems. Barnett continued, “It reminded me of the way Habitat co-founder Millard Fuller talked about making decent housing a matter of conscience.” Locally and nationally, Habitat advocates for homeownership for lowincome households; safe, decent, affordable housing
for all; financial stability for individuals and families; and healthy and vibrant communities. In 2017, many of our homeowners and volunteers joined in Habitat’s statewide advocacy efforts, helped grow funding for housing at the local level, and made sure funding for housing development and AmeriCorps did not get cut from the federal budget. sheville Habitat is a builder, developer, loan originator, mortgage lender, and a retailer. Our unique business model is complex and our work is inherently capital-intensive. Our own sustainable funding sources (Habitat homeowner mortgage payments, home repair payments, and ReStore proceeds) generate funds for our building programs. The rest of our revenue comes from a myriad of individuals, businesses, faith communities, foundations, and government entities. More neighbors have a safe, decent place to call home thanks to all of our partners who invest in our community-and in families who are investing in themselves. Thank you!
