The study deals with the evolution of an under-developed river bank to a thriving CBD zone today that has become an identity to the city. It starts from understanding the social and urban historic transformations of the precinct. These transformations led to the present day land-use and gave a distinct character to the built form in the precinct. Many changes were witnessed in the land-use and urban fabric; market forces, Government policies and Development plans served as catalysts to these changes. It also deals with livability aspects like recreation, housing, attractions and Infrastructure facilities within the area. The spatial and connectivity aspects are also taken into account. Streets are studied as open public spaces, with different time-based activities and behavioral changes in those activities with time is recorded. It is observed that the development of riverfront served as a catalyst for the development of Usmanpura and Shahpur area.
