The faรงade opens completely towards the courtyard so that the inside and the outside becomes one space.
CONCEPT Villa Concept
MOOD BOARD Open Faรงade, having the idea of opening the whole room to the outside so that the inside becomes the outside and vice versa, it all becomes one space.
We also have the living + dining mass raised higher and adding a clerestory which combined with the open faรงade gives us an advantage for the stack effect

DESIGN The idea of creating the kitchen as a pod was to be able to use it in multiple houses. We wanted to kitchen to be simple and neat looking, not too huge and not too small. We choose the design based on an Italian company called Varrena Poliform, they have a design called ARTEX which is very simple and elegant. They had multiple options for that design and we mixed them together to suit our pod needs.

DESIGN & MATERIALS We also designed the bathrooms as pods to be able to use it in multiple houses. We didn’t want the bathroom to be very huge not to occupy a large space of the house so we kept it as fair size which satisfies the daily needs.
The Water closet, wash basin and bath tub are from a local manufacturer “RAK Ceramics”.
Again, our intention was to keep the colors simple and similar to the rest of the house. Our fixtures are white in color.

CURTAIN WALL Schüco Façade FWS 50.SI •Profile-integrated spandrel safety barrier for floor-to-ceiling opening units and low spandrels ensure a minimal, harmonious façade appearance
•Wide selection of pressure plate profiles and façade cover caps, also in stainless steel, for the most varied of design requirements •High level of design freedom in the system range through the structural glazing design as a flush-fitted, all-glass façade or the semistructural glazing façade with horizontal or vertical profile accentuation for the Schüco FWS 50 SG and Schüco FWS 60 SG façade systems •The system-optimised Schüco FWS 50/FWS 60 façade offers a high degree of flexibility and attractive design options for façades and skylight areas – including optimised fabrication and installation processes. A further benefit is that the façade guarantees the best thermal insulation values as a passive house-certified SI system.
WINDOWS Schüco Façade FWS 35 PD
•System components for connecting sun shading systems: Reduction in cooling loads and energy consumption in the building •Seamless visual integration of opening units with a high level of planning reliability: e.g. with the Schüco AWS 75 PD.SI Panorama Design window and the Schüco AWS 114 and AWS 114.SI window as projected top-hung and parallel-opening vents with concealed Schüco TipTronic actuators •Visually unobtrusive system components with minimal thermal bridging: perfect integration of sun shading systems in the façade, even with extremely narrow profiles
DOORS SI3000P Pivot Door – Pivot Door Systems – Solar Innovations One of the most important features in the houses was the use of this pivot door since it plays a role in our concept of achieving an open façade. Features PANELS: • Inswing, outswing, or dual acting • Left, right, or center pivot • Minimum 12″ distance from center of pivot point to edge of either jamb* • LEED friendly system including recycled content • Designed and manufactured in the U.S.A.
PERFORMANCE: • Thermally enhanced utilizing thermal strut • Test results available upon request
GLAZING: • Accommodates monolithic and insulated glazing infills from 3/16″ to 1½″
HARDWARE: • Self actuating closers • Panic hardware and door limiters available • Multiple hardware styles and finishes

LIGHTING
Sine we have recessed ceiling design we decided that our light will be indirect so we mostly hid our lighting fixtures between two layers of gypsum ceilings. We decided to used LED Bars since they are very efficient and they provide enough lighting to the rooms.

What’s the selling points of your design? 1.
We focused on connecting the houses with a central area without having to cross the roads.
2.
We focused on the concept of stack effect and take advantage of the plots orientation and use the northern and southern sun the most. We tried to reduce the openings on the Western Side where the heat from the sun is the greatest. Our houses have an open façade which opens the living and dining areas completely to the outside where it becomes one huge space.
What makes it different? We Kept it Simple on the outside, modern on the inside, and kept it efficient
What issues have you faced and how did you address them? We had some long spans where the slab wouldn’t hold easily but we used beams for it.
FINAL STATEMENT
We tried to achieve a sustainable housing community by doing prefab modular housing units to make it cheaper and faster to build and energy efficient without limiting ourselves with the design. We also focused on using simple yet modern and elegant designs for our houses and the interior including the kitchen and the bathroom.
