Home is where the heart is
O
ur homes are more than faceless residential blocks, part of an urban concrete jungle. It is a place of comfort reflecting an individual lifestyle exuding warmth, love and laughter. Our home is where our heart is! So buying and decorating a home entails means care in what we choose and invest. at all comes with the joy of living. While in Britain, the fear of a double dip recession is a constraining force, in India the real estate boom is a source of exuberance and expectation. Whether it be Bangalore, Pune, Kolkata, Chennai, Hyderabad, Delhi or Mumbai - the story is much the same. The Indian real estate boom is linked directly to the country's buoyant industrial and economic trajectory, its overall stability and the strong presence of multinational companies that reflects international confidence. As per the demographics, India has one-sixth of the world's (say, around 17%) and such large numbers there will remain an insatiable demand for residential, commercial, retail and industrial properties.
the native investors are returning to real estate business after an interval. Many of them are now eyeing fresh projects in which to put their money. The growing demand of real estate brokers tells it all. Property developers offer high-end flats and bungalows to locals as well as non-resident Indians. It is a known fact that NRIs are one of the major investors in Gujarat residential property and this makes the real estate developers focus on luring them. The real estate development in the state has been slow yet steady and anyone visiting Gujarat will definitely admire large, glitzy buildings and malls which have come up replacing the old ones. One cannot deny the fact that due to its location and people, the state has excellent development prospects.
The boom is also attracting interest abroad. In recent years, overseas Indians have played a crucial important role in the transformation of the Indian real estate market. The liberalized Indian economy has opened up opportunities for people willing and able to take advantage of them. Since 1994, overseas Indians have invested significant amounts of money in the domestic market, of which a big chunk has found its way into purchases of property. This has resulted in accelerated economic growth.
In that spirit we have produced a comprehensive guide for your investment. I hope you find this magazine useful and enjoyable. My heartfelt thanks to all those who have supported this magazine, in one way or the other, including my team in Ahmedabad and London. Happy reading to all of you and may all your endeavours bear the choicest fruit.
Gujarat has a critical place on the industrial map of India. Its citizens are famous for their entrepreneurial talent. in, poverty is out? The branded realtors of the US like Richard Ellis have come here to cash in on the boom. Office spaces that have been developed are state of the art and at globally competitive prices. Since the city land use is choked with buildings the suburbs is a welcome shift. The NCR region has decongested Delhi and made it roomier. Thanks to the 2010 Commonwealth Games to be hosted in New Delhi.Delhi has retained its character and is a good mix of the old and the new. An old Indian saying says, ‘land is like mother: never abandon it for money!’ The opposite is now true: land is money in Indian cities. Because of the huge compensations that have been given to farmers whose land has been brought under use for development, urban land is now worth millions. The India property effervesces has been magnetizing mammoth investment in property market and comprises foremost property fund liberates and management services. The most important suppliers of realty news create presented resources to facilitate investors to investigate realties in cities akin to Ahmedabad, Surat , Rajkot Mumbai, Kolkata, Chennai, New Delhi , Bangalore , Hyderabad , Noida, Gurgaon, Pune, and the reminiscent of. The investors can also notice the property listings for auction and buy of real estates in a state-wise method for Kerala, Delhi , Goa and Gujarat .
rom nowhere in the middle of the last decade, India ’s property market has raced like a horse on steroids to reach a size of $50 billion. And is expected to grow $90 billion by 2015. Indian real estate business has taken an upturn and is expected to grow from the current USD 14 billion to a USD 102 billion in the next 10 years. In every city and town, an endless row of nouveau riche has surfaced, having traded their land and buildings for unprecedented sums. By time and now, it is proving that that real estate is the surest way of doubling money. The Indian real estate industry is emerging as one of the most preferred investment destinations for global realty and investment firms, says a study conducted jointly by the Federation of Indian Chamber of Commerce and Industries (FICCI), the premier industry body of India having a membership of more than 1500 companies and more than 500 chambers of commerce and business associations, and U.K.-headquartered professional services firm Ernst & Young (E&Y), which is one of the world’s Big Four accounting firms. Purchasing real estate in India is a rewarding transaction observing the ever-increasing inclination towards property prices. The sky-kissing prices of housing on top of commercial realties crossways the nation will positively yield immense returns as an investment transaction. We have a saying in India that having land is better than having a bank balance. It’s actually not a fallacy, real estate investment has turned around the life of many individuals. The past decade has been a boom time for investors in real estate as well as builders. The area surrounding metros like Delhi , Mumbai, Chennai and Kolkatta are growing by leaps and bound. Although growth around Kolkatta and Chennai is a bit slower as compared to Delhi and Mumbai. What does the real estate boom say: that growth is www.abplgroup.com
Current Scenario of the Real Estate Market in India
The Indian Real estate industry has not experienced a lull in a long time now. Its almost like a huge ripple effect with big metros as epicenters, the boom is consistent and the real estate market is indeed growing at a fast pace.

• Booming economy; accelerated GDP to 8% p.a. • India’s emergence as an attractive offshoring destination and availability of pool of highly skilled technicians and engineers ; Development of large captive units of major players include GE, Prudential, HSBC, Bank of America, Standard Chartered and American Express • Rise in disposable income and growing middle class, increasing the demand for quality residential real estate and real estate as an investment option. • Entry of professional players equipped with expertise in real estate development; • Relaxation of legal rulings and processes by the governing bodies encouraging investments in real estate • Improvement in infrastructure facilities
As opposed to the archaic regulations, that stifled the real estate industry a few years ago, all that is fast changing and hence lending a distinct irrepressible bounce to the real estate market. Real estate sector is in boom in India . In the last fifteen years, post liberalization of the economy, Indian real estate business has taken an upturn.. This growth can be attributed to favorable demographics, increasing purchasing power, existence of customer friendly banks & housing finance companies, professionalism in real estate and favorable reforms initiated by the government to attract global investors
Factors responsible for the boom in Indian Real Estate:
In recent years, India real estate has been in a burgeoning stage in not only the A1-tier cities of India, but also in other Indian cities. Some of the leading factors responsible for this are: • The increase in the population level • The growth of the software IT based companies in India • The accumulated resource capital with the new young generation working in the IT companies • The presence of NRIs and their interest in investing in the Indian real estate market • The liberalization policies taken up by the Indian government to encourage the 100% FDI participation • The introduction of the Real Estate Investment Trust and the Real Estate Mutual Funds • The development of the Special Economic Zones all over India into real estates • The increase in the concept of nuclear families • The rise in the tourism industry of India There are many domestic as well as international players in the Indian realty business who are responsible for the boom in India Real Estate.
Growing Market Demand • Realization of large commercial projects • IPOs by developers • Gradual organization of the markets in the Tier I cities Categorization The demand for new office space in India has grown from an estimated 3.9 million sq. ft in 1998 to over 16 million sq. ft in 2004-05. 70% of the demand for office space in India is driven by over 7,000 Indian IT and ITES firms and 15% by financial service providers and the pharmaceutical sector. In 2005 alone, IT/ITES sector absorbed a total of approx 30 million sq. ft and is estimated to generate a demand of 150 million sq. ft. of space across major cities by 2010. This data clearly demonstrates the growth of the real estate sector in the country. With reference to the availability of infrastructure facilities, following cities are currently attracting MNCs/corporate/real estate developers:
Cause-Effect scenario leading to emergence of organized real estate market in India
The property market in India has traditionally been unorganized and fragmented. However, the recent past has seen a consolidation of positions in the market as developers are stretching their capacities to the maximum in order to meet the growing market demand, which in turn has encouraged large projects with sourced financing. The IPOs by large real estate developers like Sobha, Raheja and DLF have led to organization of the market in the Tier I cities, but the Tier II and Tier III cities still demonstrate the traits of an unorganized market. Whilst the Indian real estate market still lacks transparency and liquidity compared to more mature real estate markets, the increasing requirements of multi national occupiers, as well as the influx of international property consultancies has led to the introduction of greater availability of market information, both in published and private form pushing the sector to an organized market form.
Tier I cities Mumbai (Commercial hub), Delhi (Political hub) and Bangalore (Technological hub): • Preferred option for many new market entrants • Command the highest international profiles and significant proportion of FDI • Offer qualified labor pool and the best

t present everyone is inclined to purchase a home or plot or building or factory according to his/her capacity. However, due to one reason or the other they are not able to to make his/her family happy and find himself/her surrounded by problems. The main reason is that they have not taken into consideration the importance of Vastu while purchasing the plot or home. So take into consideration the following Vastu Shastra points: • The north east corner of the plot seem to be cut off, then that plot should not be purchased • Such plot, building or flats whose direction are in the fix should not be purchased • Except north-east all other remning three -south ,south-west north-west direction should not be more than the north-east • A triangle flats or plot should be avoided • Unequally sided flats or plots should not to be purchased • Oblong plot is hard to re-sell and the owner remain in tension • A person lives in semi-circles is always surrounded by enemy and a fear of theft remains for him • A cone shaped plot owner remains a windower and remains unhappy because of a death of his relatives.

Some disconnect themselves with the nature. Can we not find some golden mean and while staying with the urban environment and interacting with the world we continue interrelate and enjoy the nature. The construction activities are causing 40% of the environment degradation. Therefore Energy efficient and carbon-neutral, Environment friendly green construction is the need of the day which makes the architecture environmentally sustainable. The sustainability needs to be incorporated at the designing stage of the building further into the construction technique and in the choice of the material. Study of Vernacular architecture shows that architects in the past were well aware of this concept however over www.abplgroup.com
the period we came up with various new methods and products which looked into various aspects but the most important aspect got lost in our race for indiscriminate development. 3 aspects must be taken into account for a holistic approach: Design: • Aesthetics should have a top priority in the design of any Ramesh Patel building by keeping in mind the neighbourhood environment and the utility of the building. The building should look a portion of the environment, and not planted into it. It should look attractive but not imposing. • Designing the inlets and outlets of the air, based on the size, habitants and the use of the rooms so the required air change takes place keeping the area pleasant. Ducts suck up cool air and louvered vents at the top expel air outward. The warm and stale air maintains heating and cooling. Designing the height and size of the window and its placement play crucial part in keeping the inside pleasant and giving a view of vegetation. • North south facing buildings are best for ventilations nonetheless the geography of the area of the proposed building, the proximity of other buildings, main roads can become a constraint for maintaining the rule. In such cases the facing may have to be east west. In such cases designing adequate windows and vents on the north south of the building can solve the lacunas. • In the passive solar design technique use of glass in the windows and on the roofs lets ample natural day light inside the house and retains the natural heating and cooling action and cuts down on the electricity cost. The extended roofs help avoid sun glare. • The water body and trees around the building keeps it cool but bringing nature such as water body and plant beds into the building can be very profitable. Planting pest repellents like rue, Citronella Grass, Catnip, Rosemary mountain mint, lavender, lemon grass, basil, sage, chive, chamomile, tansy, Pyrethrum and garlic etc... This helps not only keep away domestic pests like mosquitoes, flies, ants, moths roaches and rodents etc but also in cooling and gives fresh air too. Before starting any construction the first thing is knocking down the trees which comes in the way. But designing building around a tree is also a possibility which can be explored without affecting the structure of the building. The tree can serve as a support and used as living part of the furniture. Plants are a great source of oxygen. They also bring colour and are soothing to the eyes. • Shapes of the building matters too and needs to be considered while designing if possible. A circular wall and dome roof does not absorb heat as much as square walls and flat roofs and it also protects the structure from rain.

Strength of Good Architecture: BN Projects
I
n today’s time Architecture is turning so modern that in race of theme and concept, it is turning blind towards functionality. It should be always “Form following function”, where form is only developed after sensing its functionality. The implication is that if the functional aspects are satisfied, architectural beauty would naturally and necessarily follow. Architecture is the art and science of designing buildings. Architectural design usually must address function and aesthetics for the user. Functionalism, in architecture, is the principle that architects should design a building based on the purpose of that building. The advocated for urban design strategies based on human proportions and in support of four functions of human settlement: housing, work, play, and transport has to be completely utilizes. Contemporary society places much focus on architectural quality, urban environment and landscape. High-quality architecture and urban planning improve people's quality of life. Dwellings, housing complexes, towns and cities are crucial frameworks for people's everyday lives and should therefore be attractive, appealing and enthralling. Dwellings should be comfortable and functional and should satisfy the needs of the many people who use them. Architecture is an important part of culture, historical heritage and human identity. The existing built environment should therefore be protected. www.abplgroup.com
Nevertheless, there should be room for a contemporary contribution to architecture and to the development of alluring and modern urban environments. Quality living with BN Projects: BN Projects has developed one of the best standards, geared up to serve customer needs. Scarlet Infrastructure
carlet Infrastructure is based on strong values, traditional mindset and a vision for the future. With the promoters’ long term experience in realestate, their business plans are based on future thinking as well as clearly placed on the right needs for today and longevity for tomorrow. Ahmedabad is proving to be an ideal city for acquiring residential and commercial property due to excellent infrastructure and the kind of facilities present. The Center's announcement that it will invest Rs. 5,500 crores across seven mega cities in the country of which Ahmedabad is a major development. Gujarat Institute of Housing and Estate Developers has consistently been promoting Ahmedabad as an investment destination. Ahmedabad has high affluence and several real estate developers in Ahmedabad, brands and organizations are setting their sights on them. Since the declaration of Ahmedabad as a mega city in the last Union Budget the real estate activity has gained momentum. The recent real estate trend in Ahmedabad is inclined towards residential, commercial including retail activities, whereas Ahmedabad has been ranked the seventh highest in Market Potential Value (MPV) among all the 784 cities in India. The real estate trend in Ahmedabad indicates that the property prices will continue to rise at a very alarming rate. Demand for property is unlikely to saturate in this city even in the distant future due to its ever increasing value as a major commercial and industrial hub and contributor to the Indian economy. The strategic locational advantage, superior infrastructural facilities and great potential for development of privately promoted ports are as great a contributor. We know, that Ahmedabad enjoys a very strong connection with Gujarati NRIs, whose spending power and industrial skills have encouraged a healthy shift in property rates of late. And conversely, considering that
www.abplgroup.com
Ahmedabad the economic hub of Gujarat is also the seventh largest city in the country, that the state has a progressive government, and the overall infrastructure is growing rapidly, it obviously makes it the most livable, and affordable investment opportunity. The belief at Scarlet Infrastructure is rooted on general understanding of peoples’ needs – rather peoples’ living needs – and we all know its not just about having a shelter. Today its about enjoying your living space – with a good location, apt amenities and specifications befitting the kind of affluence we know and see all around us. We at Scarlet Infrastructure have embarked upon creating advantages based on the location. Advantages for the residents of Scarlet Heights through sheer construction expertise. Through an impeccable eye for detail and quality. Through the design of an experienced architectural design firm. All this because we want Scarlet Heights to be a landmark - A landmark in Prahladnagar - A landmark for Scarlet Infrastructure and finally a landmark for you in your life. We welcome you all to comfort through tranquility and to comfort through luxe*ssary Scarlet Heights is strategically located at Prahladnagar, a burgeoning area of Ahmedabad. Progress brings about changes; rapid changes. And with development, both residential and commercial, Scarlet Heights is a towering community. Comfort through tranquil surroundings - Comfort through most relaxing and necessary activities within The Complex. We go on to explain what is luxe*ssary <necessary luxury> As mentioned earlier, Ahmedabad and the nation as a whole is progressing, the benchmarks are changing. In real-estate we acknowledge that the expectation of basic luxury is more than just a necessity. Or that there is a certain amount of necessary luxury. therefore LUXE*SSARY. estate into commercial use. The corporate houses in India are also demonstrating a shift from ownership to leasing. With the advent of MNCs into the country, a growing number of companies no longer see real estate ownership as an absolute necessity. From the perspective of companies who want to sell off assets, securitization schemes provide a greater diversity of alternatives to liquidate real estate. This has been greatly encouraged by corporate restructuring and a return to focusing on core competencies. Thus, there seems an opportunity to tap the corporate houses who have a large corpus of real estate and are willing to trade this asset for want liquidity.
new development projects and properties slated for disposition, feasibility studies, concept testing, business planning exercises, investment advice, market research and analysis, demand forecasting, financial modeling and project structuring exercises, portfolio optimization and re-engineering strategies, expansion and occupancy, location and entry, brokerage services, legal documentation review, valuations etc. Real estate consultants also ensure that the financing needs of the client are well taken care of by liaising with banking/non banking institutions and providing them with investment and structured finance solutions.
FDIs/FIIs: Post liberalization, the investment opportunities in real estate for the FDIs and FIIs have greatly opened up. Foreign investors can now purchase commercial development projects (under construction) over 50,000 sq m (540,000 sq ft), or plotted residential developments with a minimum size of 10 hectares. Foreign investors may purchase an equity stake in an unlisted real estate company and thereby partner in its growth plans across asset classes and cities. Listed real estate companies also offer good liquid investment opportunities routed into designated special purpose vehicles that hold the asset(s) being developed, thereby reducing risk. These investors look for innovative financial products to suit their investing needs.
Developers and Construction Companies With the opening up of the real estate sector in the country, the construction houses are scaling up the commercial and residential constructions. An increasing number of developers are offering IPOs for fund raising. AIM too is a sought after solution to meet the fund requirements for these developers.
Financial Institutions – Real Estate Mutual Funds Major financial institutions such as ICICI, HDFC , IL &FS and Kotak Mahindra have all launched real estate funds, either as joint ventures or sole investors. Most institutional funds operate on a pan-Indian basis, and are increasingly looking at opportunities in Tier III cities, in order to gain "first mover advantage".
Fund raising options by developers Domestic Corporate Houses: As the land prices in the Tier I cities have always moved upward, land was regarded as a safe investment which, regardless of how it was used, would produce capital gains far above the inflation rate. It was thus common for companies in the manufacturing and service industries to acquire real estate even though they themselves were completely unrelated to property rental or real estate investment, seeking collateral value and tax benefits from depreciated assets, and expecting unrealized gains to absorb business risk. Acquisition of real estate as an asset was further encouraged as part of a diversification strategy in the investment portfolio of these corporate houses.. As these real estate possessions are classified as fixed assets held for the company’s own business purposes, it becomes feasible recent moves to increase real estate liquidity often involve the conversion of corporate real www.abplgroup.com
Private Equity/Venture Capital Funds As per the Securities and Exchange Board of India (SEBI), Foreign Venture Capital Investors (FVCIs) may invest in real estate assets, within the framework of SEBI. This has paved the way for capital infusion into the market and a significant weight of foreign capital is now chasing Indian real estate. Indirect real estate investments are made into a pooled investment fund; such funds are usually created in partnership with

domestic developers or financial institutions. Such VC firms, partnered with developers form a potential client base, keen to invest in the real estate sector.
Maturity of the real estate markets will lead to infusion of foreign investment and adoption of international best practices by real estate players. Developers will get more organized, and become more transparent to avail opportunities emerging in the market. With the Indian securities market regulator SEBI allowing real estate mutual funds (REMFs) in India , equity investors will have an exit option available to them. All these factors will contribute in making the Indian real estate market more organized and structured, thus providing better investment opportunities.
Real Estate and Financing Trends in India Securitization and CMBS From the perspective of companies who want to sell off assets, securitization schemes provide a greater diversity of alternatives to liquidate real estate. Securitization is primarily used by the corporate houses to convert the corporate real estate to commercial real estate. Risks involved in the Real Estate Investment Market
Real Estate in Ahmedabad-Gujarat Real Estate in Ahmedabad is the next big thing in the thriving Indian property space. Real Estate in Ahmedabad is booming. The industrialization of Gujarat state will turn Ahmedabad into a megapolis.
Liquidity risk: The real estate investment market is still in its infant stage. The time required for liquidity of real estate property can vary depending on the quality and location of the property. Regulatory risks: In terms of property ownership, permission from the Reserve Bank of India is required for foreign investors. For capital repatriation, investors need to apply for approval from the RBI, and foreign direct investment is limited to a limited set of opportunities (e.g. townships). Property market transparency risk: The Indian property market has low transparency when compared to the more mature and developed real estate markets. Although market transparency has improved, reliable and consistent information on the Indian property market is still not easily available Macroeconomic risks: Interest rates, inflation and exchange rate risks are amongst the important macroeconomic indicators and have shown decreased volatility.
Real Estate in Ahmedabad is currently undergoing dramatic changes; the development of residential townships, malls, office spaces, flyovers and roads are fast changing the Ahmedabad cityscape. To add icing to the cake, a metro rail service will soon become operational in Ahmedabad city due to the growing real estate in Ahmedabad The urban planning and implementation of Ahmedabad civic authorities are very effective and efficient-the proof is found in the absence of traffic congestion even when construction all over Ahmedabad continues in full swing. Ahmedabad already possesses three ring roads and the fourth one is already being planned. The government authorities are encouraging the growth of six types of mini townships in Ahmedabad: • Technology Parks • Education based townships • Medical and Health care townships • Tourism and tourism related townships • Logistics Parks • Residential townships The demand for real estate in Ahmedabad is much greater than the supply. This translates to 15 to 20 percent increase in property prices in Ahmedabad every passing year. For real estate investors, Ahmedabad is presently a golden fruit to pick and savor.
Ownership and Land Title Issues: Lack of information and low transparency in the real estate segment in India , coupled with the age old property related issues discourages the investment of the large players in the semi urban and rural areas thus slacking an overall growth of the real estate sector. Conclusion: The Indian real estate sector promises to be a lucrative destination for foreign investors into the country. The Indian realty sector, if channelized properly, could catapult the growth of several other sectors in India through its backward and forward linkages. However, there are potential constraints for domestic as well as foreign investments in India . Absence of a single regulator to monitor business practices prevailing in Indian real estate market is perceived to be a risk factor by investors. The SEZ guidelines which are issued by the Commerce Ministry are constantly modified, creating uncertainty. Since the liberalization of FDI norms, significant foreign investments have flown into real estate; but availability of suitable exit options for such investments is still constrained. e had a dream. A dream to create the most sprawling and elite residential complexes that the world would know as Wind Chimes. Aspiring to be the finest, even the very best the industry offered, seemed inadequate. We handpicked the materials, hired the best hands and gave them the freedom to surpass themselves. Nurtured by this passion and creativity, Wind Chimes will stand as a landmark of excellence with its vast expanse of luxurious bungalow-style apartments, ensconced within beautifully designed landscape. Add to that the world class features and amenities like 9 hole miniature golf, international standard squash court, amphitheatre, indoor temperature controlled pool, roof top café, tranquil zone, American basketball, recreation zones, numerous sit-outs under dappled light, 100% child safety, ionizers in common area, no vehicular traffic in common area, internal movement by golf cart and you will have a home that will make you draw a deep breath of satisfaction. Along with renowned architect Mr. Apurva Amin, we have put in every effort, in every square-inch, to ensure you have spaces that delight you every day you set foot in them. The said project has been conceived as a ultra luxurious residential apartment project and hence the developers have roped in M/s. Apurva Amin architects, one of the best architects of the modern times available in Ahmedabad, along with other reputed professionals/credits to design the project. ‘WINDCHIMES’ spreads over 14431 sq. mtrs. of land with 10 well laid out blocks of 12 ultra luxurious apartments each, a huge common area along with a host of amenities to offer club like living to the clients. Both, the 3 bhk and 4 bhk unit plans are designed in such a manner, that the drawing hall, kitchen and dining www.abplgroup.com
area etc. make one compartment of the apartment and the bedrooms and toilets make the other compartment of the apartment. This takes care of the privacy of the bed rooms and also the entrance area seems quite commodious. The pooja is also placed in such a manner that it doesn’t touch any wall of any toilet and has a small private area. Trend Watch: Realty in Ahmedabad
imes have changed now and in favour of Non Resident Indians who can easily purchase a residential or commercial property in India. Recent trends have also indicated that buying a property in India not only acts as a 2nd home for temporary stay during visit to India, but also adds up to your investment portfolio to fetch you lofty returns. If you have bought a property in Ahmedabad during 2002-2006 periods, average rate of return in some areas has been more than 200 %. For Non Resident Gujaratis, Ahmedabad is usually their first choice. Along with being one of the prominent Indian cities, Ahmedabad has seen a recent surge with its boundaries crossing over 190 sq.kms. Several residential developments such as projects by Maruti Group are buildings with special emphasis for high end segments and NRIs. Celedron and Zenobia are two of such schemes by Maruti Group incorporated with serene and spacious residential condominiums equipped with amenities such as in-house coffee lounge, mini theatre, a community hall, gymnasium and home automation features etc. Despite being located in the heart of Ahmedabad, the residential projects are meticulously designed for occupants to enjoy 30,000 sq ft of central landscape. Besides, another peculiarity for the above two projects includes the commitment of civil services to design the vicinity with city’s best infrastructure to encourage green surroundings.
Gujarat Samachar | Asian Voice | 2011
Hence, the above landmarks acts as an Oasis in Ahmedabad, connected with Heathrow Airport, reachable within 14 hours. The above type of residential condominiums become a better choice as otherwise (e.g. bungalow) one need to appoint a care taker for the property whereas in apartment system, there is a central maintenance agency. Besides, some of the unique features part of such schemes (e.g. Celedron or Zenobia in Bodakdev, Ahmedabad) is even not found in UK housing. Such is a case for host of townships being developed in and around Ahmedabad. Last but not least, NRIs are eligible for a housing loan and the norms of RBI greatly ease buying and sell of a property by NRIs across India. In some countries like US, you may also be eligible for a tax deduction for a loan instalment paid in India. In such a scenario with rising property prices and unstable foreign currency, investments in real estate is counted upon next best thing to Gold. Besides, when your investment is in your hometown, it will further brings you the benefits of 2nd home as well as intangible feeling of attaching with your roots that makes a difference for any Indian. Vastu Shashtra points to be considered before purchasing flats or homes
T
o own a house in the bullish market is a big problem. But after purchasing the house the question is whether the house will give you happiness or not. In such a situation if we practice Vastu Shastra in our decision then the matter could be solved easily. Luckily the Vastu Shastra awareness is spreading nowadays in our society so let’s discuss which are the important points that one should consider before buying a home. • First of all put a compass in the middle of the space and identify the exact directions. After that one should check the drainage line and proper surface of the land and the direction of the entrance of the plot or building. Whether there is any river, ditch, or over bridge or electrical pull or generator or sub stations, higher trees, or buildings – these points should be kept in mind. In fact how the land is situated should be properly checked . Then the person who is going to own the plot or building should verify which direction is ‘good’ for him, and accordingly choose the plot. A water tank around is very important for the plot, the direction of a lift and ladder is also important. • Other points to be kept in mind are - kitchen should be in south-east direction; entrance at eastern, western or south western direction; the ladder or the staircase should be in south or west direction ; toilets should be in west - south direction, master bedroom in south-west direction; drawing room should be in northwest direction; temple should be in north-east direction; children's rooms should be in east-west direction; moreover the middle space should remain empty. The elevation corner of the building should not be cut off or should not be there. If the north east end is longer than the other end then it is alright and good. There should not be any obstacles at the entrance. If the eastnorth side of the building or bungalow is higher than the south-west side, then that building or bungalow should not purchased. • Moreover how old that building is should be properly verified and if any accident or unwanted incidents had taken place in that place, then one should seek advice of Vastu consultant. The happiness of the person who is selling that building should be taken into consideration. An old building has a diminishing energy and positivity than the new one. At present even a small purchase also require a great deal of precaution and calculation. One should understand that a home is a place where one is going to spend www.abplgroup.com
his whole life. That is why one should take into consideration the important points of the Vastu so that one can be happy, healthy and wealthy and have peace and prosperity in his life and his entire family. The selection of plot and its Bipin Shah geographic importance Vastu Shashtra Consultant It is very important to decide on proper land and space before the construction of a house or building. A slop is desirable at eastern and northern side of the land. A river, pond or lake in eastnorth direction is good. There should not be any higher tree or high rise building at the east north direction of the plot because it create a hindrances for the sun rays. There should not be any huge well or ditch near the plot. Surrounding the plot at west-north direction if higher trees, building, hills and upward slopes or overbridge are there it is always advantageous because when the sun sets at western direction at that time the negative effect of the rays could be avoided. There should not be any hills or mountains at the eastern and northern side of the plot. There should not be an entrance of any temple just in front of the plot. The roads surrounding the plots should not be end near the plot. At the north-east side a water tank is good and advantageous but if it at south –east side is not good and should be avoided at a 50 to 60 feet distance from the plot. Any religious place is good and in between the road is desirable and not harmful. There should not be any loud music or lousy noise surrounding the plot. Any electric pole, or generator of electricity at the south-east side of the plot is much desirable and very advantageous but in the north-east side is much harmful. Uneven surface of the land or a crack bring snackes, mouse, black ants etc. If they are found in lare numbers then that land is not good. If any public toilets or water tank or government land is around the plot then that land is not desirable or proper. Plot should be square or rectangular in size and if the plot becomes narrow at the end, it is not proper to purchas. Here the direction of the plot is not very important. If a plot is becoming narrow, then it can be purchased with great caution and proper checking. A compass should be placed at the middle of the land and if you find a slop at east-north direction than it is very advantageous and good.

Connect with nature: Green Home

I
n era of urbanization, too much of commercialization is dominating our life. With the race we have almost lost the touch of nature, and have forgotten the essence of becoming environment friendly. We boast of generating harmony in the house, but it only starts if we were green enough while constructing. It’s our duty to our earth to use its natural resources in such a way that is not harmful to the environment. Energy produced should not be used in whatever way we like. Using it sensibly that not only saves energy but makes it double. Of late, Gujarat is getting green in construction.Green architecture or sustainable design is the philosophy of designing a building that is in harmony with the natural features and resources surrounding the site. Green building is a design process that grows out of a connection with the natural landscape. It is a set of informed decisions that considers the site and materials to reduce the cost, maintenance, and energy usage of the home. Conservation is central to the green building approach. Green homes are healthier, safer, more comfortable, and cost less to operate. They connect people to the land and community around them. A green building is one which uses less water, optimises energy efficiency, conserves natural resources, generates less waste and provides healthier spaces for occupants, as compared to a conventional building. www.abplgroup.com
Indian real estate and architectural firms have begun working on green buildings, in a tiny but rapidly growing segment of the industry that's seen an average 45% growth per annum over the past five years. Using environment-friendly technologies in some of its structures, including water harvesting and reuse, solar energy generation, use of non-toxic biodegradable materials and the use of Compact fluorescent lamp (CFL) light fittings. A gas-based power generation system as an integrated part of one of its projects. Waste heat is used for air-conditioning, so saving about 25% of power usage. To switch its street lighting system to CFLs in townships and is expecting to save between 15 and 20 watts per street light. Other green investments include water and sewerage treatment plants, solid waste management, rainwater harvesting and solar-powered street lighting. Green shoots rising: Green construction accounts for about a third of new projects and the Indian Green Building Council (IGBC) saw the trend starting from 2001. There are now around 315 green or sustainablyconstructed buildings in India, including 250 commercial buildings. Investment in green buildings could touch US$400 million by 2010. Now, municipal corporations are looking at incentives to convert commercial and housing projects

for sustainable building construction, aimed at boosting the use of solar energy, in particular conservation of water resources and rainwater harvesting. Banks such as the State Bank of India offer lower rates of interest and charges on loans taken by developers and owners for building and buying green homes. Government building construction agencies have included green building materials in their schedules of specifications.
buildings firm like Burthill have made entry in the Indian market. Green building guidelines: Reduce up to 70% of your total household energy needs by means of simple design principles that reduce lighting, heating and cooling needs. This is known as passive solar design.
Developing green building materials: While India is on the way to becoming a genuine green building market, there is still a dearth of building materials needed for these structures. Green materials: Such as flyash cement, flyash blocks, recycled aluminium, recycled s t e e l , recycled tiles, low VOC paints, bamboob a s e d products and HFCbased high efficiency chillers are the kind of materials available, but many important constituents are not. These include products such as composting toilets, waterless urinals, low VOC adhesives and sealants, certified carpets, certified woods and high albedo roof paints. The GBC estimates that by year or too, the Indian market for green building materials could be worth around US$4 billion.
Orientate the longest side of your house to face north for light and sunshine. As the northern side of your house receives the most sun, the roof overhang should be longer (at least 40 cm
to 60 cm) in length. Windows will be shaded in summer when the sun is high, while allowing the sun’s rays through the windows in winter when the angle of the sun is low. Window shutters, awnings or screens shade rooms by keeping the hot sun rays out during summer. A skylight in the roof allows natural light into the house on sunny days and eliminates the use of artificial lighting. Make sure that the sloping glass of the skylight faces north. Natural materials (stone, timber, thatch and clay), often obtained locally, are most suited to keeping the home cool in summer and warm in winter. Mud bricks are an excellent source of insulation. Floors made out of brick or concrete maintain
International tie-up: The Indian green construction movement is in a nascent stage, so technical knowledge is not easily available. This is one of the reasons for the importance of international architects and institutes in the Indian market. International green Gujarat Samachar | Asian Voice | 2011

Install efficient heating, ventilating and air conditioning (HVAC) systems if required and ensure they are efficiently used. Be sure to shade the air conditioning unit outside with a tree for example. Install a solar water heater – these are relatively
comfortable temperatures in your house as they are good at absorbing heat during the day and releasing this slowly at night. These floors should not be covered with carpets as a concrete floor absorbs more heat than a floor covered by carpeting. Heat loss is ten times faster through glass windows than through insulated walls, so open the curtains during the day (let in the natural light and heat) and close them at night (keeps in the heat). Grow a deciduous creeper or tree over a veranda or
expensive but result in substantial savings on your electricity bill (water heating is the biggest part of most household’s electricity use profile). Install solar (photovoltaic) panels on the roof to provide electricity to run low consumption appliances such as the TV, radio, lights and fridge. Install energy efficient light bulbs (CFLs) throughout the house. These are usually more expensive than conventional incandescent light bulbs, but have a much longer life-span and use far less electricity. They pay themselves back in a few months and are a very sound environmental choice. Used water or ‘grey water’ from sinks, baths and showers can be directed to water the garden. Rain water can be harvested from the roof and stored, or channelled to the garden. Eco-friendly building materials can be used, including reclaimed wood, recycled/ composite plastic, non-toxic ecosensitive paints. C o n s i d e r switching to green electricity. Green electricity is generated from renewable sources such as wind, solar and wave power.
yard. During summer, these leafy plants shade your house. When the leaves are lost during autumn, the bare tree lets the rays into the house (through the windows) during the colder months. Plant trees on the south, east and/or west of your home to provide shade during summer. A tin roof loses a lot of heat during the winter and gets very hot in summer. Insulate the roof and paint it white (reflects light and is therefore cooler) or use aluminium or other roofing materials. A ceiling and insulation in a small house can reduce your energy requirements by as much as 124 kWh a month – saving roughly R50,00/month. Install ceiling insulation fibre to keep your house cool in summer (reduces warm air conduction) and warm in winter (regulates the temperature of rooms and prevents heat loss). Ensure suitable ventilation for fresh air and cool breezes - rooms can be ventilated using airbricks, forced ventilation or by opening windows. www.abplgroup.com
