WORK EXPERIENCE PT. Lippo Karawaci, Tbk. (LK), Jakarta Global Head of Township Operation 03/2020-present Regulating LK's real estate and urban development to operation 4.0, adapting digital and data analytic, and sustainable urbanism concept with a total team of 100 people in Karawaci, and remote in Cikarang, Karawang, Makassar, and Manado. Inventing 35 books of township’s toolkit and manual, ranging from cluster essentials to township framework to make a better life for residents, raise property value, increase occupancy, and ease increment of service charge effects. Shifting team’s ordinary KPI to Objective Key Result, with focus on dash and tangible results, resulting a more concentrate and driven team in excellence services and EBITDA. Operation Head, Karawaci Portfolio 04/2019-present Leading and mentoring an A to Z five operation and development departments of 30 people in Karawaci. Developing the concept of micro mobility and MaaS, connecting pedestrian, e-scooter, internal shuttle, park-and-ride, and external bus for all townships. Resulting an increase of 56% external bus user in Karawaci. Activating 12.500 m2 negative space to be used and enjoyed by residents. A 2.000% increase compared to last year. Reducing 80% township maintenance-based complains through reconstruct structure, monitoring, and reporting of the team using GIS, Tableau, and digital apps system. Evaluated all 45 residential clusters to achieve ‘healthy’ P&L and CAGR through compartementalisation and impactful multiyear (3 years) project based on category of each clusters. Graduate Planner 05/2017-04/2019 Learned from both SOM (HK) and DPA (Singapore) final masterplans, and refine the masterplan based on pillars of sustainability with high efficiency. Presented to CDO and approved. Explored several retrofit/ strategic planning in transport and open space design for Lippo Village, consulting with S2R Transport Consulting (Thailand). Analysed Meikarta (The Shenzhen of Jakarta) masterplan, with references from London (Canary Wharf and Olympic Park), and Malaysia (Forest City). Gave a thorough evaluation of the masterplan to BOD.
SUBU Works, Jakarta Lead Planner 10/2016-04/2017 Created proposal for several public spaces design in Jabodetabek, including Plaza BNI 46 in Jakarta, and a Mosque complex in Bengkulu with picturesque-design method. Conducted a study of tourism masterplan design to Toraja, Sulawesi. Presented to the local government and get approval.
Urban Initiatives Studio Ltd., London Urban Planner 03/2016-09/2016 A project research in retrofitting public realm in suburban center in outer London. Analysed 221 London town centres to District classifications, Public Transport Accessibility Level and Population Density to get six squares with similar context in six different wards as case studies. Formulated 12 toolkits and 22 design modules in flourishing assets to improve liveliness in suburban area.
