editor’s note

don’t stress Since the pandemic took hold of the United States a year ago, my family and I have gone next to nowhere. Masked trips to the grocery store and nature hikes have been our only outings. We haven’t seen our friends; barely visited with relatives. My husband and I both work out of the house now, and our daughter, a high school sophomore, takes class from her room. Like so many Americans wanting to do their part to stop this virus, we have been voluntary shut-ins … until recently. To give my 16-year-old some sense of a normal teenage life, we allowed her to play volleyball. As her travel team started preparing for its first tournament since March 2020, you’d think we’d be elated to get out of the house; but a road trip was not appealing. Not only was I less than thrilled to stay in a hotel (you’d better believe I sanitized that room with Lysol spray and Clorox wipes), the event was to be held at a huge convention center. Fortunately, the tournament organizers and her coaches took every precaution to protect the kids, and our own sanitation regimen prevented us from getting sick. We made it through the weekend. After a two-hour drive, when we finally pulled into our driveway, the sense of relief I had was overwhelming. Home had never looked so good. As I started to relax, I reflected on the ways our house has served us well this past year. We had to get creative when it came to managing two full-time jobs and home school under one roof, but we pulled it off. And yes, our new arrangement has had its challenges, but it’s also brought our family closer together. This is where I know we are safe. This is our sanctuary. So for me, the timing of our “Stress-Free Home” issue couldn’t have been more appropriate. Here, we offer a host of ways to ensure your own log or timber home is as calming as it can be. There are strategies to build resiliency and self-sufficiency into your plans (page 10); design ideas to ensure everyone has adequate space to work and play (pages 20 and 64); durable, smart and low-maintenance furnishings (pages 8, 26 and 30); and, of course, extraordinary log and timber home success stories (pages 44 and 56) that prove how planning and perseverance prevail. Life is a juggling act for all of us right now, but I discovered that I personally took great comfort and found new inspiration in the information we share here. I hope you do, too. Stay safe,

dan’s pro tips

for a more resilient home n Install solid-core interior doors.

They will impede the spread of fire inside your home, giving you more time to escape safely. Plus, they dampen sound, making for a quieter, more tranquil home. (Get more soundproofing tips on page 24.)

n Upgrade your roof. Metal roofs

don’t catch on fire and stand up to hurricane-force winds better than shingles (either cedar shake or asphalt), but if you prefer shingle-style roofing, make sure you use high-windrated materials.

n Add impact-resistant windows.

1” X 6”T&G decking _ _ _ _ _ $.76/lin. ft. 2” X 6”T&G decking _ _ _ _ _ $1.65/lin. ft.

Not just for houses in tornadoor hurricane-prone areas; if your house is built on a mountainside, it could face strong winds and potential projectiles, like tree limbs, too.

n Consider low-maintenance deck-

ing materials. Composite decking with metal railings have longer lifespans and less maintenance than pressure-treated wood does. Composite costs more upfront, but saves you money and time in the long run.

n Invest in high-quality stain.

Whether you’re building a full-log house or a timber home with only a few exposed wood elements, a quality stain specifically designed for log and timber homes will reduce the impact of long-term weather exposure, making your home more resilient and minimizing the amount of maintenance you need to perform over its life.

12

equation, too), you will overwhelm the system, and it will fail. In my market, a septic system costs $6,000 to $10,000, and, yes, it’s big bite out of the building budget. But if you scrimp and it fails, it can cost $5,000 or more to fix it, wasting money instead of saving it. Telecommunications. This is much easier to tackle in rural areas than it used to be. Many modern households’ communication systems are totally cellular and satellite driven, making landlines, cable TV and hardwired internet connections unnecessary. Even today’s security systems operate wirelessly. If this is your plan, make sure your devices have a clear, consistent connection. Place your satellite dish in a location that’s not only unobstructed by the tree line but also accessible so that snow buildup, which interrupts signal transference, can be removed. When it comes to cell phone service, the nearest tower may be far away or on the opposite side of a mountain. An inexpensive cell signal booster will help mitigate service disruptions. Many of the ideas discussed here used to be the stuff of radicals or doomsayers, but now, household autonomy, resiliency and long-term cost savings are not only mainstream, frankly, they’re easier to accomplish. With a well-thought-out plan, your log or timber home will not only be able to adapt with the times, it will provide enjoyment for generations to come. Dan Mitchell is a builder and a Log & Timber Home University professor. He owns Eagle CDI, a construction firm based near Knoxville, Tennessee.

In some cases, occasional wildlife may become more than a nuisance. If you’re seeing particularly aggressive bears, for example, call your local officials from the Department of Natural Resources, since they need to know about those situations and may have additional strategies and resources that can help. Keep in mind that protective “mama bears” can be the most unpredictable.

take full advantage of their environment; areas that fit your family, satisfy your needs and play to your interests. We share our four favorite outdoor oases that showcase the natural log and timber home lifestyle we all love.

MAKE A CONNECTION

Honest Abe Log Homes photo by Brandon Malone

Today’s exceptional outdoor oases start with seamless transitions from indoors to out. This timber home blends wood and steel to support a 20-foot-wide opening to the adjacent patio and fire pit. Note: The same stone-tile flooring was used for both areas, creating visual continuity and allowing the rooms to flow without interruption.

KEEP YOUR OPTIONS OPEN

A key element to an enviable outdoor room is incorporating a variety of ways to enjoy the space. This bi-level log home porch does just that, providing a hot tub for a rejuvenating soak, a carefree seating area in the sun and soothing shaded dining and lounging zones. The entire space takes full advantage of the home’s tree-lined view.

Log and timber homes have the indoor/outdoor lifestyle built right in, and this deep covered porch is a perfect example of how to do an outdoor living room right. Kick-your-feet-up furnishings encircle a table suspended from the roof’s peak, which keeps the area from feeling cluttered and offers a sense of calm. The deep hearth allows you to cozy up to the fire as the day drifts into night.

There’s something about an outdoor fireplace that’s mesmerizing, but its location and positioning will play major roles in how frequently it’s enjoyed. Here, a freestanding fieldstone hearth and chimney are smartly sited beside a timber-framed porch featuring scissor trusses. The unit’s location, as well as its wide hips and thick chimney, act as a windbreak. Firewood nooks flank the firebox, keeping the logs dry and making it convenient to ensure the flames stay stoked.

Home, Work, Home The pandemic inspires designers to permanently reinvent the humble home office.

By Charles Bevier

I

n 2020, homeowners across the globe received quite a culture shock. Suddenly, their houses

were now also their offices and classrooms. And while children will return to school, for many in the workforce, working at home just may be their new, permanent norm. “Covid-19 has completely changed the face of home office design,” says Mary Maydan, founder and principal of Maydan Architects in Palo Alto, California. “Home offices are now the place where all of our work is done, as well as an area that many people are invited into, via Zoom or Webx.” Designers are embracing this philosophy shift and helping clients prepare. Solutions Over the years, most log and timber home floor plans have featured some sort of home office/den/library. In most cases, these rooms were intended for casual office use, like paying bills or doing taxes. Today, people are spending the equivalent of a typical workday in these areas — and often it’s not just one family member, but two, who require a dedicated office zone. The needs have changed. “There’s now a trend toward his-andlead architect at Idaho-HQ’d Precision-

20

The “cloffice” — a closet office — is a hot home design trend. It’s particularly appealing in small-home design, where space for a dedicated office isn’t feasible, or when homeowners simply don’t want to allocate an entire room in their floor plan to an office.

Craft Log & Timber Homes. Because privacy and autonomy are essential, when planning dual home offices, consider siting them on opposite sides of the house, so one person’s conference call won’t interfere with the quiet concentration of another. Remington Brown, design manager at Tennessee’s StoneMill Log & Timber Homes admits that this placement can be tricky. “Some people want it right off the bedroom or near the kitchen. Others want it on the other side of the house, or on another floor so it feels more ‘formal’ to go to work.” According to Mary, “The biggest trend I’ve noticed coming out of everyone’s new need for home offices is the rise of the accessory dwelling units, or ADUs. We have been receiving multiple requests to design ADUs every week.” ADUs can be anything from a self-sufficient suite above a garage to detached mini-houses on the grounds of the main residence. Sizing

“Multifuctionality in a home office is key,” says Mary Maydan, founder and principal of Maydan Architects. “In this project, we designed this small study that includes a cozy reading nook, bookcase and concealed Murphy bed, so that the homeowners could use the space as an office or a guest bedroom, depending on their needs.” The creative shelving arrangement offers a unique backdrop for video meetings.

balance through payments during the draw period and then re-borrow the funds at any time. However, when the draw period ends, the entire balance is placed on payments of principal and interest in order to amortize the debt fully. In each case, traditional term loan or HELOC, borrowers must make monthly payments. Homeowners who choose an equity loan for financial needs should carefully evaluate their future ability to make those payments. Traditional term loans are usually priced with a fixed rate, while HELOCs are priced with variable rates calculated with a margin above prime rate. The difference in pricing philosophy is due to the fact that HELOCs do not require immediate principal reduction and the lender is committed to re-loan the proceeds during the draw period. Both types of home equity loans include closing costs to pay for appraisal, recording of financing instruments and other charges. Lenders will sometimes offer a “no closing cost” and/or “teaser rate” promotion, typically requiring a minimum loan amount and, in the case of the HELOC, a minimum initial draw at closing. Home equity loans are convenient and popular options that fulfill a borrower’s need for cash, offering flexibility and allowing individuals to

sound bite

There are a lot of reasons to love open-concept floor plans, but the way sound carries from room to room isn’t one of them. And with more people being at home full-time these days, it’s more important than ever to find a little peace and quiet. How can you nullify the noise without sacrificing your expansive space? Follow these simple tips. 1. Log & timber head start. Full-log homes have built-in soundproofing benefits because solid wood walls absorb sound better than a flat drywall, creating an ultra-quiet house. In timber frame homes, the thick structural insulated panels (SIPs) offer an advantage of their own. “Typically used as a building’s exterior walls, our SIPs are manufactured by structurally laminating a continuous core of expanded polystyrene (EPS) insulation to two pieces of performance-rated oriented

strand board (OSB),” explains Insulspan’s (insulspan.com) general manager Stephen Munn. “SIPs come in a variety of thicknesses, including many that are thicker than a standard 2-by-4 or 2-by-6 stick-framed wall. Because of this, SIPs can dampen and absorb noise, increasing owner comfort and creating, as one of our homeowners put it, ‘a sanctuary.’” Post construction, you can take that sound transmission down another notch by adding shiplap; tongue-andgroove; leather or upholstered panels; or another sound-absorbing finishing treatment to the walls and ceiling. 2. Add knee-walls. Since sound bounces off the nearest thing it comes in contact with, give it something to hit. Knee (half) walls are enough to keep everything from voices to footsteps from carrying; plus, they will give you extra display space for books or photos.

3. Hang window coverings. No one wants to block the sweeping views that typically accompany log and timber homes, but large walls of glass will amplify the sound in a room. Curtains will help to absorb the sound waves and dampen the din. Go sheer so you don’t totally block the scenery, or, for maximum sound reduction, try a soundproofing curtain. The AcousticCurtain™ by Residential Acoustics (residential-acoustics.com) claims to not only absorb but deflect sound waves away from a space. 4. Install solid-core interior doors. Many budget-minded homebuyers opt for less-expensive hollowcore doors for their interior rooms, and though frugal, they do virtually nothing to block sound transmission. If you’re hoping to keep noise at bay, go for solid-core interior doors instead. They’re more expensive than hollow, but not as pricey as solid wood. They are heavy, so they’re more difficult for the DIYer to hang, but the extra heft is what makes them good at their job. A popular purchase: JELD-WEN® ProCore The Quiet Door® (jeld-wen.com). 5. Go softer underfoot. Though they are log and timber home staples, hard flooring materials, like tile and wood, are less than ideal for achieving a quiet space. Not into carpet? Consider alternatives like linoleum, which is a durable and practical finish in a kitchen, or luxury vinyl planks, which can give you the hardwood-floor look that reduces both sound and cost. 6. Minimize cabinets. Open shelving is a trendy design choice, but did you know it also has an acoustical benefit? Since sound bounces of flat, hard surfaces, reducing the number of opportunities it has to echo will quiet the clamor. And it will save you a little coin on costly cabinetry, too.

We call our house “Basecamp.” My husband was a paratrooper and they were always having to go to basecamp somewhere, so that’s where the name began. Also, a few years ago, he raced the Baja 1000 in Mexico so he built a Baja Bug racecar. The name of the car was “Basecamp.” We also built a sign, so when you drive down the gravel driveway, there’s this massive sign that says, “Basecamp.” It’s a grand entrance.

Making the Grade What is log grading, and why should you care?

n 1977, when the Log Homes Council (now the Log & Timber Homes Council, or LTHC) formed,

the 22 charter members identified grading as one of the biggest challenges facing the log home industry, driven largely by building officials who insisted that the code requirement for lumber grading be applied to logs — not exactly an apples-to-apples comparison. To resolve the issue, the LTHC enlisted the help of a team of wood scientists and other experts; and in 1980, it established its pioneering visualgrading program. “In terms of its DNA, the Suncadia is not too far off from its inspiration plan, the ‘Cascade,’” architect Matt Franklin shares. “It’s a quite a bit larger (by about 2,000 square feet), but it’s also a little cleaner. The Cascade is angular and abstract, whereas this plan is more linear.” The design may be more straightforward than its forerunner, but it’s no less resourceful. In fact, it’s this approach that is at the heart of its success and its popularity. “Because of its size and the fact that it’s one level, this plan really forces your hand as a designer to compress it and let it flow horizontally, but it also reinforces the contemporary aspect of the design,” Matt says. What would Matt change about the house he designed over a decade ago? “If budget weren’t an issue, I would ensure that every bedroom has its own en suite bathroom and walk-in closet,” he admits. “Back then, a shared Jack-and-Jill bathroom was adequate. Now there’s a definite push for every bedroom to have a private bath, as well as increased closet space. However, this would entail enlarging the home’s footprint slightly. ”

was designed for a planned development, and while the lot set the stage for an easy build, there were some restrictions on the height of the structure and the pitch of the roofline. These factors led Matt to look to a more horizontal approach.

TWO IS BETTER THAN ONE. The original intention was that this would be a house that several families would use at once, which led to the dual master suite layout — a rarity in 2009 when it was conceived. Now a double-master design is frequently specified. SUPPORT NETWORK. The house was engineered to withstand heavy snow loads, but the great room still sports a 20-foot-wide vanishing wall, allowing for true indoor/outdoor living. An exposed steel beam works with the timbers to reinforce the opening.

3 Each room of the house was situated with the home’s views in mind, but nowhere was that more important then ensuring each master had an equally spectacular vista.

“Curb appeal was important to the owner,” says Coventry sales representative Deb Simano. “One of the biggest changes he made to the floor plan was to include two ‘fronts,’ — one that you could see from the road and one as you pull in and look at the home straight on.”

Distinctive design and bold finishes make this custom timber frame the combination of modern and rustic a young Tennessee couple envisioned.

The granite on the kitchen countertop and island holds special appeal for Terry, and if you look closely, you can see why. “It looks exactly like what you’d seen looking down from a plane over our local White Mountains — the boulders, forests, outlines of the rivers and streams,” he says.

The chalet-style home, built with 6-by-8-inch eastern white pine D-style logs with butt-andpass corners, features Craftsman details, exposed beams and drywall accents painted to pay homage to the area’s vibrant natural landscape. Though it was the sixth custom home Terry had built over the years, he says this one was by far “the most difficult but the most rewarding.” (Apparently, that complication-to-thrill-ratio applies as much to homebuilding as it does to hiking. Terry’s favorite climb is nearby Mount Washington, which is the tallest peak in the northeastern United States and holds the record for the highest surface wind speed ever observed by man.) The challenges that presented themselves during the building process ranged from hitting granite during groundbreaking to discovering an active bear’s den adjacent to the home site. “I wanted a truss spanning across the great room, and I wanted it to look a little industrial since that is my professional background,” says Terry. To reach this end, Coventry joined the timbers with steel brackets, which stand out against the natural timbers sealed with clear polyurethane. 1

“I wanted to break up the wood, so we used a bit of drywall in every room,” explains Terry. “Also, I wanted it to feel like I was outside, so we painted it colors you would see in the forest here: yellow for the birch trees, a vibrant green for the moss-covered boulders, red for the maple trees in the fall, blue for the cloudless skies.” 2

A music area in the lower level is a favorite spot for Terry to enjoy a jam session with his fellow musician friends. Everything goes, from classic rock to blues to jazz. The space also features an office and a full bath. 3

The lower level also houses Terry’s wine collection and includes a redwood tasting table, seats made of wine barrels and grape-themed tiles inset into the staircase. 4

uccessful entrepreneurs Brent and Linda Brookstein call Philadelphia home, but they have a special

love for Steamboat Springs in Colorado’s high country. “We’ve been going there for more than 30 years, in the winter and in the summer,” recalls Brent. In 2001 the couple purchased a twoacre parcel to build their dream vacation home in a new 180-acre development outside of town that would feature a total of 20 custom homes on multiple-acre parcels, along with three stocked trout ponds. But once there, Linda started experiencing severe altitude sickness. The couple reluctantly concluded that they would have to sell their vacation home. “We have to play the hand we’re dealt in

GREEN DESIGN Since the structural insulated panels (SIPs) used in Woodhouse’s building system create a home that is typically 75 percent more energy efficient compared to conventional construction, an air-to-air heat exchanger was specified for this home. Exchangers use a closed-loop system that exchanges heat inside with outside air to maintain the set internal temperature while providing superior indoor air quality and a contaminant-free environment.

and dining area. The group collaborated with Mansfield, Pennsylvania-based Woodhouse: The Timber Frame Company to help finalize the earthy design, featuring premium wood, steel and rock. “None of us had ever conceived of such a design before, so it was a first time for all of us,” Mike says of the home, which features stunning views of Mount Werner and the Steamboat Ski Resort. “The neat thing that Woodhouse brought to the table was the unique ability to adapt their building system to what is a one-of-kind shape for a building,” Mike says. “To be able to create all these curves with post-and-beam joinery and structural insulated panels (SIPs) was an achievement. To do all that and make the home extremely energy efficient was remarkable.” From their home in Philadelphia, the Brooksteins controlled all aspects of the build through a Crestron home automation system, using their cell phones or tablets. “The home has had some interesting visitors. Recently I had the drapes closed and a mountain lion walked up to

It’s that efficient.” While the pandemic upended their normal visits to the home, Brent treasures the memories they have made with their family, sharing the home’s amenities. “In the lower level, we have a restored 1945 Brunswick pool table, a salt water hot tub and a gas fireplace. My son-in-law handcrafted a custom bar made out of black walnut,” he shares. “We’ve had a lot of good times in that space.” LOG & TIMBER HOME LIVING 03/21

The home was oriented to reduce year-round heating and cooling costs, while also preserving the stunning views. In the front, two separate roof planes arch gracefully into the roof of the garage, softening the curved roofline while preserving the neighbors’ mountain vistas. The charred-wood garage exterior not only adds a Japanese-inspired element, it also seals the wood from Mother Nature, making it maintenance-free. Bamboo composite on the deck proves equally durable against the elements. Radiant heating underneath the driveway slab is connected to the local weather forecast, which automatically pre-heats it in the event of icy or snowy weather.

FOCUS ON PRACTICALITY Despite the emphasis on high tech in the design and amenities, ultimately the design/build team wanted the home to live practically, simplifying life by making daily tasks easier to execute. “We were very cognizant of that from the outset,” the home’s architect, Mike Olsen, says. “When we think about the layout, we think about how one lives in this space and how we can make it the most efficient for daily life.” Here are just a few of the home’s easy-living features: n An oversized 693-square-foot

garage accommodates today’s larger vehicles, as well as snow removal equipment, tools and toys. Three large windows on the garage door allow for plenty of daylight.

62

n A broad staircase leads from the

garage into the mudroom, providing ample space for shedding gear and clothing, as well as providing space for cabinets and drop zones that corral the necessities of daily life. A horizontal window above a bench invites natural light and views to the mountain meadows beyond.

n The mudroom’s angled placement

removes it from view of the main living area, creating a welcome visual and mental divide.

n The kitchen pantry makes easy work

of unloading dry goods and other kitchen supplies.

n A floating drop ceiling above the

kitchen provides generous taskoriented LED lighting for prep and cooking while making the space intimate and inviting.

n A fountain in the stairwell of the main

floor not only provides soothing white noise and ambiance, it adds much-needed humidity to Colorado’s dry mountain air.

n The soaring steel accent structure

at the rear of the home conceals two 55-square-foot storage spaces on each deck level, which are perfect for housing everything from snow removal equipment to patio furniture.

secrets to creating a

There are a lot of reasons to build a

log or timber house, but when you get right down to it, the goal is to create a place that cultivates the best parts of life — connection, comfort and well-

being — and reduces the not-so-good parts. (Stress: We’re looking at you!)

1. PURSUE YOUR PASTIMES

Adobe Stock: LEFT: ©Rawf8; RIGHT ©Photographee.eu

Doing more of what you love naturally leads to better moods, so carve out space in your home where you can be intentional about pursing activities you find personally fulfilling. If it’s crafting, convert that under-utilized spare bedroom into a hobby room. If you’re an avid collector, create an area to display your prized items. “Dedicating a space to something you enjoy, whether it’s a hobby or a field of study, gives you an escape from everyday life,” says Allen.

2. GO WITH THE FLOW

Heidi Long photo; PrecisionCraft Log & Timber Homes home

If you’ve ever been in a crowded room, you know it can trigger feelings of uneasiness. The effect is even more trying if you’re attempting a specific task, such as cooking in a tiny kitchen while someone else loads the dishwasher. To achieve good circulation in a plan, James takes this approach: “I think in terms of high and low pressure. High pressure points are places where things tend to bottleneck, and low pressure points are areas not frequently used, like a study. The goal is always to equalize the spaces.” One example? Minimize the size of a spare bedroom to expand the great room. Allocating space to the areas where you need it most will translate into a palpable sense of calm.

3. COLOR ME HAPPY How you use color in your home — whether it’s painted drywall or the shade of your couch — can go a long way toward establishing a sense of peace. “We could all use a little stress-relief in our lives right now, and color is a good place to start,” says Matt. “Reds and yellows are more tense, while greens, blues and warm gray are soothing.”

4. SLEEP SAVVY

Timberbuilt photo by Kim Smith of Buffalo Photos

It’s no secret that getting quality Z’s is a key to keeping stress in check. To ensure your master bedroom is a sanctuary that allows you to rest and recharge, follow these key steps: “Make the master suite as private as possible by placing it away from the louder, public spaces,” says Matt. “Psychologically, the distance gives you a transition between those two worlds, so you get into a mindset that is more peaceful and relaxed.” Next, make it spa-like by including a sitting area, nixing the TV and incorporating soft colors and fabrics.

5. MAKE AN ENTRANCE

LEFT: californiaclosets.com photo; OPPOSITE: Roger Wade photo

It’s no secret that first impressions matter and that mess causes stress. So what’s the takeaway when it comes to home design? Be particularly thoughtful about entrances. The last thing you want is to be greeted by clutter the moment you step through the door. If you access your home primarily through a garage entry, include a mudroom to act as a buffer space. It’s typical to include plenty of cubbies or hooks for shoes, jackets and bags, but Matt also suggests adding a counter for things like bills, house keys and even a charging station. “The space will serve as a decompression chamber as you go for the car and the outside world to the home itself,” he says.

68

6. CLEAR THE CLUTTER

All three of our experts agreed that having ample storage was a “must” for designing a stress-free home. Allen put it this way: “When there is clutter everywhere, it makes things appear to be out of control. Whatever volume of storage you think you need, double it.” Get creative by looking to carve out storage in unused areas, such as under a stairwell, in an attic, under low-hanging eaves or by adding bump-outs to the garage. And Matt reminds us not to forget to have both a coat closet and a broom closet on the main floor. Afterall, you won’t want to hang guests’ coats alongside your mops and vacuums.

7. DON’T PASS ON GLASS

Heidi Long photo

To keep your interiors (and you) feeling mellow, natural lighting is key. “It’s good for your soul,” says James. “It just kind of perks you up.” While he’s a big fan of the traditional window walls used in the great rooms of log and timber homes, he recommends giving thought to commonly overlooked areas when it comes to glass. “I try to put a window in a bathroom and even a walkin closet, something like a transom can be a good fit for those areas.”

Spending quality time outside is proven to make us healthier and happier humans, and the mood-boosting effects are even more impressive when you share the experience with those you love. “There’s a graciousness about enjoying company in pleasant weather,” says Allen. He loves to incorporate large doors that open up to create indoor-outdoor living spaces, while Matt recommends a mix of covered and uncovered spaces outdoors: “So you can soak in the sun when you want to, but still relax and enjoy the space during a cool summer thunderstorm.”

9. GET SMARTER

Managing a home is no small job. Smart home products and appliances can cut down the hassle and stress of everyday tasks. Smart lighting systems can turn off all lights at the touch of a button (not to mention create inviting “mood” lighting), smart speakers can play music that produces feel-good dopamine and smart cleaning tools, like a robotic vacuum, can shorten household chores, giving us more time to relax and unwind. “It’s a little luxury that can have a dramatic impact,” says Allen.

10. WORK LESS

While a little work is good for the soul, constant upkeep just leads to frustration. The key to spending more time relaxing and less time maintaining your home lies in your product and material choices. Opt for forgiving finishes inside and durable choices on your exterior, such as stone veneer accents, lowmaintenance decking and aluminum soffits and facia. “The goal is to make your home easy to live in,” says James.

An uncommon timber frame company. 2015 Family Living at State College

A home should adapt, age, and grow with its inhabitants. We find designing structures that work this way is both a challenging and an exhilarating process. Who designs our homes? We believe in the value of the custom architectural process. Whether we work with your chosen architect, or our own architectural staff, we collaborate to incorporate the nuances of timber framing in your project. Each of our clients has a different lifestyle and vision — a custom design improves the home’s relationship to you, the site, and the budget. What kind of wood do we use? Our favorite, and what we’re known for, is reclaimed timber salvaged from old industrial or agrarian structures. We also offer freshly harvested species from well-managed forests. Who will raise the timber frame and install the enclosure? The same craftsmen that cut your frame will raise and generally install the enclosure system for your project. Our experience adds to the safety, accuracy, and efficiency of building your home. Does a timber frame cost more? We think you should budget up to 20% more than a conventionally built home; however the lifetime costs of an efficiently built timber home are usually less. We also find total costs can be comparable to high quality custom homes. Many of our homes require less square footage, allowing more of the budget to be used for quality and insulation. Questions?
