BUYER’S TIPS
Rea so n sto Bu y in the W in ter Fo r ho m eb u yers o r p ro p erty in vestm en tm a n a g ers, the w in ter sea so n isa g rea ttim e to en ter the m a rket.
Competition goes down as the weather worsens as many potential buyers hibernate and wait for warmer climates to invest into a new home. This means you are less likely to run into multiple offers on a single home, giving you a leg up on properties that fit your needs. Read on for more reasons to buy now. If you’re looking to lock down your next dream home — or to invest in a new property — the winter can be the perfect time to do so.
Name Your Price Fewer buyers in the market means supply exceeds demand. This can result in home prices being lower than they are during the peak real estate season. Especially if you’re looking at a home with motivated sellers, you may be able to land your ideal property for substantially less than if it were listed in the spring or summer. Sellers may be more likely to accept offers involving financing because fewer all-cash offers are on the table. This allows you
to be aggressive with pricing and confident in your financial options to buy. Faster Closing Times Sellers in the winter months often will agree to a fast closing time due to them looking to unload their property quicker. Many times in the winter months, sellers are experiencing life circumstances that are driving their decision to sell. This can lead to more flexibility on sale price, closing costs and even closing date. Work with your Realtor to put together
a strategic plan around your offer and seal the deal on a winter home purchase. Better Access to Real Estate Agents Low activity during the winter months also means you may have greater access to your Realtor, who likely has a smaller book of business this time of year. This lighter schedule can mean more availability for house showings that work with your schedule, or even more in-depth knowledge of homes coming on the market so you get first dibs as a prospective buyer.

Sky’s the Limit for this Lake Placid Teen
16-Year-old pilot Drew Ferebee stands on the wing of the Piper Warrior he just landed at the Adirondack Regional Airport. (Staff photo - Amy Scattergood)
LIVING IN THE ADIRONDACKS
A
By Amy Scattergood
s Drew Ferebee banked the four-seat Piper Warrior west from the Adirondack Regional Airport toward Lake Placid, I did the math: The kid was 31 years younger than the airplane he was piloting. The Lake Placid High School sophomore, who started learning to fly in early August, did his first solo flight on the morning of Oct. 4, his 16th birthday. On Sunday morning, Oct. 25, as his parents waited in the airport lounge, Drew had folded his tall, lanky frame into the tiny 1973 Piper — its maroon leather interior more like a vintage MG than a commercial airplane — and gone over the pre-flight checklist with his instructor, Mike Wolford. Instructor and student both wore N95 masks and headsets; the check-list included wiping down the seats and instrument panel with sanitizer. Though aerial sightseeing is banned, flight instruction has been deemed an essential service. Welcome to learning to fly during a pandemic. Growing up in Ray Brook, Drew liked planes the way most boys do, but he played local sports, including soccer and skiing, and didn’t really think about learning to fly until his father Ryan asked him if he’d be interested in giving flying lessons a shot during the summer. “We were looking for an opportunity to give him some confidence, to make him unique,” said Ryan. “A co-worker recommended Mike.” Wolford, a retired corporate pilot with military
experience who moved to the Adirondacks four years ago, is currently the only flight instructor operating out of Adirondack Regional Airport. He began a flight school, called WolfBrook Aviation, three months ago based out of the Lake Clear airport. “He loved it right from the get-go,” said Ryan. “He’s pretty good at it.” Drew is more reticent than his flight instructor and his parents, but he lit up when he got in the plane, and you could see him smiling underneath his headset and mask. “I enjoy this. This is awesome,” he said after he’d landed the plane, taxied down Runway 5 to the hanger and killed the engine. “It’s a lot more to do, to earn.” Up over the jigsaw of lakes, trees and rivers a few thousand feet below, Drew adjusted his speed and surveyed the horizon while Wolford watched their progress on the ForeFlight app — his iPhone fixed to the side of the instrument panel like they were driving a Prius — and sipped his coffee. Drew flew over John Brown’s Farm, Lake Placid’s bobsled run, the High Peaks shrouded in a gauze of clouds. After touching down softly (“like a butterfly with sore feet,” said Wolford), Drew picked up speed and took off again, heading over a quadrant of trees northwest of the runway. As he described flying, his enthusiasm gradually overwhelmed any further attempts at understatement. His next step is getting his private pilot’s license. After that, he thinks he wants to become a corporate pilot. “I love it,” Drew said. “It’s the best thing I’ve ever done.”

Lake Placid postal carrier Phil LeBlanc shows off his 2020 Best of the Mountains award along his Main Street route this past summer. Photo - Carol Swirsky
Signed, sealed, delivered Main Street’s mailman Phil LeBlanc retires after 31 years
By Elizabeth Izzo
S
tability can be hard to find these days.
On Lake Placid’s Main Street, businesses come and go. Signs are put up and torn down. Residents move into apartments and move out of them, tourists arrive and depart. The street changes in small ways all the time. New parking meters, a new barista hired at a coffee shop, new books in the window of The Bookstore Plus. But for the past three decades, one thing has remained the same. Phil LeBlanc has served as Main Street’s mailman for 31 years. Each morning, as the landscape changed around him, LeBlanc has left the U.S. Post Office on Main Street and delivered letters and packages to more than 753 stops in the village’s business district, plus Saranac Avenue, Elm Street, Victor Herbert Road and the Signal Hill neighborhood. In ways big and small, LeBlanc has facilitated connections between people and businesses for years. LeBlanc ran his final route on Thursday, Oct. 29. LeBlanc been able to deliver moments that make big differences in residents’ lives. “I think probably one of the nice things that you learn after doing the same route for so many years is you become associated with families,” he said. “You see their children grow up. You see them go to college, enter the military. “When children are looking to go to college, of course you see all the mailings go out for all the colleges that they’ve applied
to. A lot of them will say, ‘Oh, I’m excited, my number one choice is this college.’ And you can tell, in the mail, if it’s just a single letter then it’s probably a rejection letter. But if it’s a bigger packet, for housing and dining options ... that was one of the parts that was the most rewarding to me. To be able to know that’s coming and get that to the person in a more personal way.” LeBlanc, a Fort Covington native, moved to the area after graduating from SUNY Plattsburgh with a political science degree. He made the move after a friend of his encouraged him to visit Lake Placid for the summer, but once he came, his visits got longer and longer. LeBlanc got a job in the hotel industry and stayed for several years. He eventually decided he wanted a long-term career, and decided to apply for jobs with U.S. Customs and Border Control and the United States Postal Service. Much to his surprise, he got callbacks for both within a week of one another — and only decided to go with the postal service because it wouldn’t require him to leave the area for training. Now, LeBlanc lives in Saranac Lake with his wife. They’ve raised three sons together, with continued support from the Lake Placid community. Speaking with the Lake Placid News two days before he would make his final rounds, LeBlanc had one last message to deliver to his customers: “It’s been an honor and a privilege to serve you.”
