THE WILMINGTON WAY

Supervisor Roy Holzer raises spirits during pandemic

A By Andy Flynn

s the coronavirus pandemic gained traction in April, life in this small town was the same as it was in any small town across the state: uneasy, scary, disruptive, costly and isolating. Town Supervisor Roy Holzer needed to do something quick to raise the spirits of his constituents. So he began writing. “The Wilmington Way” feature on the town’s Facebook page soon became a column in the Lake Placid News. Each story was about a different town employee — their background, jobs, hobbies and families. It was a “who’s who” of Holzer’s hometown, a place he affectionately calls Mayberry, the fictional North Carolina community in the “Andy Griffith Show” from the 1960s. “I wanted to reassure our citizens that we had a great team of public officials and staff that were ready to help the town go through the pandemic,” he said. In addition to his regular governing duties as supervisor — which include representing the town on the Essex County Board of Supervisors — Holzer continued communicating to the public. He wrote weekly updates and posted them on the town’s Facebook page. He also began a monthly newsletter that included more information from around town: special events, news from community organizations, where to find help for families, etc. “That’s a cool thing about living in a small community,” he said. “It brings us all together. I’m always getting comments when we send the newsletter out saying, ‘Oh, I didn’t know they were doing that.’” Holzer is a lifelong resident of the town of Wilmington. Born on July 4, 1965, he is a

“fire cracker” with boundless energy. Attending the Lake Placid High School, he was at one point the class president and vice president of the Student Council, but he didn’t graduate with his fellow classmates. “Back then, being so poor, I just wanted to get to work and make money,” Holzer said. “Looking back, I probably would have done that differently.” Holzer earned his GED in 1985 and attended some classes at North Country Community College. As a high school sophomore in December 1982, he began publishing the town’s first monthly newspaper, The Wilmington News. “Back when I was growing up here in Wilmington, there were no jobs to be had, not for teenagers ... So it was my way of creating my own job,” he said. “So I’d go around selling ads to all the businesses that would pay for the printing.” As a junior in 1983 at the age of 18, Holzer successfully ran for Wilmington town council. He was elected supervisor in 1996 at the age of 31, and he served in that capacity for four years. In the summer of 2019, after Supervisor Randy Preston died, Holzer was appointed to the position until the end of the year. In November 2019, he was elected supervisor again. Holzer and his wife Becky owned the Little Super Market on state Route 86 for 22 years, selling the business to their niece and nephew, Cliff and Sarah Holzer, in May 2019. They currently own Whiteface Corners, a multi-purpose building with lodging and the location of the Pourman’s Tap House.

ADIRONDACK LIVING REAL ESTATE GUIDE • FEBRUARY 2021 - 23

Natalie Leduc, feisty booster of skiing and her hometown, dies at age 90

LIVING IN THE ADIRONDACKS

U

By Peter Crowley nder her high school yearbook picture it said, “Atomic energy will never replace our ‘Nat.’”

Natalie Leduc died Dec. 8, 2020, at the age of 90. She taught generations of people how to ski over four decades at Mount Pisgah. She was a treasure trove of history — both about skiing and about Saranac Lake. In her youth she was a state champion skier and an early Winter Carnival queen, and as an adult she was a feisty community booster and a fighter for those who needed support. And she was always full of stories. She is greatly missed. That’s clear from dozens of comments under social media posts by Historic Saranac Lake and the Adirondack Daily Enterprise. “A pillar of Saranac Lake,” wrote Eileen Devine Gerrish. “Her presence on this earth was a force of good for the community.” “Everybody knew Natalie,” said Amy Catania, who got to know Leduc well as executive director of Historic Saranac Lake. “She’s just somebody who is so iconic around town. “She just knew everything,” Catania added. “Any kind of question or story we had, we always said, ‘We’ve got to call Natalie,’ and she always had something to add. She just gathered the people of Saranac Lake as part of her life.” She was born Natalie Bombard, a third-generation Saranac Laker, daughter of Doug and Charlotte (Littlejohn) Bombard, and grew up on Maple Lane and then Riverside Drive. She attended St. Bernard’s School and then Saranac Lake High School, graduating in 1948.

It was snow skiing in which she made her name. She competed both as an Alpine and Nordic skier and won various races around the region, as well as the New York Women’s Slalom Championship in 1948. Leduc raised four children with her first husband, Glenn Corl, and later married former priest Lucien Leduc. Together the Leducs owned and ran Tandel Office Supplies from 1983 to 1986, and she later sold real estate through Rob Grant and Associates. “I love showing Saranac Lake to prospective buyers,” she told the Enterprise in 2006. “There’s a lot to be proud of.” Catania recalled one story that she thought summed up Leduc’s character. It took place a year ago when the two of them visited Ursula Trudeau — a friend whom Leduc later described as her “soul mate” — at Adirondack Medical Center during Trudeau’s last days. “It was hard for Natalie,” Catania said, “and we were walking out, and there was a person standing outside the door, waiting for a taxi or something, a person looking like they’d had a hard day and maybe didn’t have a lot ... of resources. “Walking through the hospital with Natalie is like walking through the hospital with Elvis. Everybody is just saying hi.” That was helping Leduc get back to her cheerful self, and as she passed the woman at the door, she went out of her way to greet her warmly and kindly. The woman’s face lit up with gladness. “Natalie didn’t know who that woman was, but Natalie was just being the ambassador,” Catania said, “even when she herself was having a hard time.”

Natalie Leduc donates more than 500 books from her personal ski history library to the Adirondack Research Room of the Saranac Lake Free Library in June 2016. (Enterprise photo — Chris Knight)

SEASONAL CONCERNS

W in ter M a rketin g Tip s

As co ld er w ea ther ishere a n d yo u lo o k to sellyo u r ho m e, yo u m a y b e feelin g like there a re a few o b sta clesin yo u r w a y. You may be correct. According to Zillow research, 23% fewer homes are sold in winter than in spring, and homes listed for sale in the winter stay on the market about five days longer compared to the yearly average time on the market, from listing to closing. The reasons? There are a few. Inclement weather may keep home buyers from visiting your open house. The market traditionally ramps up in the springtime. Maybe your schedule is jam packed in the winter months, making it hard to get your head around selling your home right now.

No matter what the reason, there are just as many reasons you can have a successful home sale during this time of the year. It’s all about how you attack the market and what tactics you use to sell your home. Read on for some winter tips that will help you find a new buyer quickly — even if the temperature has a chilling impact on the market as a whole. THE MAIN REASONS TO SELL There are actually numerous great reasons to sell a home in the winter. • Inventory is lower. This means your listing gets more attention from

prospective buyers. As supply increases in the spring and summer months, it may be harder to separate your home from the pack. • More serious looks. Shoppers who are willing to brave the elements to find their perfect home are usually more intent on buying than springtime shoppers who may just be looking for a fun way to spend a warm day. • Year-end bonuses. Many professionals enjoy end-ofyear financial bonuses, positioning them for a potential investment in a new home. You may also see workers retiring with large payouts who now have the opportunity to enter the housing market.

PRICING IS KEY Even though there are plenty of reasons to sell in the winter months, how you price your home plays a big role in your success. The National Association of Realtors reports that nearly one-fifth of home sellers are forced to lower their asking price. Getting too aggressive on your initial ask can actually be more harmful to your prospective sale than the time of year you decide to list. Work with your Realtor to put together a solid game plan and don’t be afraid to compromise on your price if you’re able to withstand a reduction.
