As with any new endeavor, considering a new investment should come with loads of research and due diligence on your part. Talking with local real estate attorneys, Realtors and friends in the business can be a good start. Take these additional five steps to make sure your first experience as a landlord is a positive one. Do the Math Crunching the numbers before you consider buying a property is a critical step in becoming a successful landlord. The income that you receive in the form of rent will supplement the monthly mortgage payments — and you may even be able to surpass how much you’re actually paying the
bank in mortgage for the property. Don’t forget to consider property taxes in your monthly or annual spend when figuring out your expenses, along with general maintenance, repairs and landlord insurance. Ask your accountant to help you analyze the numbers and potential tax benefits of costs associated with owning and managing your rental property, including depreciation, insurance, mortgage interest, property repair and travel expenses. Always conduct a background and credit check on potential renters to get an understanding of who you’re working with. Check references from employers and past landlords. You should also conduct an interview with the potential tenants to make sure it’s a good fit. These simple steps can make a world of difference in making sure all your research and preparation pays off. Jumping into the landlord game can be quite an adjustment, especially if you don’t have experience running your own business or investments. Before you take the plunge, talk with local attorneys and people in your network who have more experience. Use their guidance to get started and keep good records and notes of everything you learn in the process.

A
nne Brewer has been paddling for most of her life.
The Lake Placid resident has competed in the 90-Miler, a three-day race from Saranac Lake to Old Forge, at least six times. She’s also participated in the Long Lake Regatta a few times. She works as a guide for an all-woman company, Adventures in Good Company. So it’s only natural that three years ago, Brewer, 50, would join the board of an organization dedicated to promoting and maintaining the Northern Forest Canoe Trail, a 740-mile water trail that runs from Old Forge to Fort Kent, Maine. It’s a trail that Brewer knows well. During a meeting this past November, Brewer
was appointed chair of the Northern Forest Canoe Trail’s board of directors, succeeding Don Hudson of Arrowsic, Maine. It’s the first time a woman has chaired the organization’s board of directors, and Brewer said she’s glad to be able to represent women in this type of role. “I wanted to become more involved and this gives me an opportunity to do that,” Brewer said. “I felt very humbled for the board to put that kind of trust and confidence in me.” Brewer will be serving as chair while also working as the editor in chief of Local ADK magazine, as a real estate salesperson for Lake Placid real estate agency Merrill L. Thomas and the operator of Placid Waters Kayaking. Her appointment as chair — it’s rare for a

person from the Adirondacks to lead this board — comes as the NFCT prepares to take over management of the Adirondack Watershed Alliance. Along with it, the organization is taking on some large-scale, iconic Adirondack events, including the Adirondack Canoe Classic — the “90-Miler” race between Old Forge and Saranac Lake. Brewer was the manager of a kayak shop in Old Forge when she first became aware of the NFCT, which was in its infancy at that time. The trail begins in Old Forge. As an avid paddler, she followed the organization’s work before joining the board. “I’ve always followed it because kayaking is part of my recreational world, and I made it part of my professional world,” she said. Brewer hasn’t paddled the whole NFCT yet,
but she’s familiar with the section of it that lies in the Adirondacks. There’s so much that makes this trail special, she said. “It’s unique. The natural beauty, the ability to self-propel yourself from New York to Maine is pretty amazing. The experience people have had on the trail is one of the special parts about it. Just being a part of paddling something so rich in history.” The trail follows travel routes used by Native Americans. It crosses both public and private lands. It took a lot of work to make that happen, and the result of that work is a community of landowners that welcomes visitors as they paddle through. “It doesn’t have to be something epic you do all at once,” she said. “You can choose different sections and enjoy the trail for years.”

Clements Pond (Keene, Jay) ACTIVITY: Hiking, birding DIFFICULTY: Easy DISTANCE: 3.0 miles, round trip DIRECTIONS: In Keene follow state Route 9N, north toward Jay. Continue for a bit over 3.2 miles and turn right on Styles Brook Road. Follow here for about
a mile. The trailhead is on the left, parking is on the right. Cobble Hill (Lake Placid) ACTIVITY: Hiking DIFFICULTY: Easy DISTANCE: 2.0 miles, round trip DIRECTIONS: In the village of Lake Placid off state Route 86 turn at the town hall onto Mirror Lake Drive. Continue straight through the four-way stop and place Mirror Lake to your left. Follow Mirror Lake Drive for approximately 1.1 miles to Mount Whitney Road on the right. Parking is on this corner with limited space. The trail is just up Mount Whitney Road on the right; walk to the trailhead. Flume Knob (Wilmington) ACTIVITY: Hiking, mountain biking DIFFICULTY: Easy to moderate
DISTANCE: 2.5 miles, round trip DIRECTIONS: From the intersection of state Route 73 and Route 86 in Lake Placid, follow Route 86 toward Wilmington. Continue for 10.5 miles to the Flume Parking on the left. Snow Mountain (Keene Valley) ACTIVITY: Hiking DIFFICULTY: Moderate DISTANCE: 3.4 miles, round trip DIRECTIONS: From the intersection of state Route 86 and Route 73 in Lake Placid, follow Route 73 toward Keene. Continue through Keene Valley. The trailhead is on the right 1.9 mi. south of the High Peaks sign in the center of Keene Valley and just north of a steelsided bridge over the Ausable River. The trailhead is marked only by a small green sign with parking on the shoulder or at a wider turnout across the bridge.

t was 50 years ago that Garry Trudeau started his famous Doonesbury comic strip while he was a student at Yale University, and 40 years ago that he started designing a button for each annual Saranac Lake Winter Carnival. Trudeau was raised in Saranac Lake and educated here through sixth grade. This year, there were two different kinds of buttons, showing different Doonesbury characters wearing masks for this year’s “Mask-erade” theme. Trudeau took time to answer emailed questions about the new buttons, the COVID19 pandemic and other issues. ADE: Can you walk me through your thought process on coming up with this year’s poster and button design? Did the pandemicrelated theme make it one of the more challenging ones? GT: I had just finished another project in which I had used character portraits in a grid, so I already had that concept on the brain. I’d also been noticing the tremendous variety of masks people have been wearing, and thought it would be fun to riff off of that. We used an array of images on the masks that evoke the Adirondacks, some of them so subtle you really have to lean in to study them. The poster is designed to engage the viewer. I’m not sure what I would have done had this concept not presented itself so readily. You can’t turn a deadly disease into a joke. So just showing folks making the best of a grim circumstance seemed like a good solution. year?
ADE: Why are there two buttons this GT: The opportunistic reason? We
know from experience we can raise more money for the Carnival with two different buttons. Creatively, I wanted the button experience to reflect the crowded feel of the poster. Six little faces on your lapel are better than three! ADE: The Winter Carnival Committee is spelling this year’s theme “Mask-erade” to emphasize the COVID angle, but you simply spelled it “Masquerade.” Was that by choice, or miscommunication? GT: That emphasis looked like overkill on a poster full of masks — this is about masks, get it? — so I asked the committee if they’d mind if I spelled it correctly. They were kind enough to indulge me, but I didn’t realize they were going to keep the original spelling. I hope it doesn’t create confusion. ADE: What has the pandemic been like for you and your family? GT: Like everyone, we greatly miss family and friends, but we’ve been fine. It turns out both my wife and I actually have an aptitude for self-storage. My sister Michelle has fared even better. She told me she’d been social-distancing her whole life. ADE: Do you ever get up to Saranac Lake anymore? GT: I do. And I’ve also been spending time in Lake Placid, which I rarely did when I lived in the area. ADE: It’s been 50 years of Doonesbury — what are your plans going forward? GT: To get through my 51st year sane and healthy. I still love the strip. No immediate plans to retire.
