AMENITIES & LIFE STYLE
LOCATION & INSPIRATION Tatura is in the Goulburn Valley region of Victoria and is a part of the City of Greater Shepparton. The town is under 2 hours drive north of Melbourne and 10 minutes west of Shepparton.
Silkwater Plains is a convenient 5 minute drive to the Hogan Street town centre with multiple supermarkets, hardware stores, a pharmacy and a variety of specialty shops. The town centre also has a selection of cafes for those that enjoy a daily caffeine hit. If you fancy a meal out, choose from Italian, Chinese or Indian restaurants, or grab a parma and a pot from the local pub. For families with young children, the town has a preschool and various primary schools, with secondary schools located in nearby Shepparton. Weekends can be spent leisurely visiting nearby attractions such as Lake Mulwala, the various national parks and the numerous vineyards and wineries.
Page 2 – The Adviser, House & Land – April, 2022
Silkwater Plains is a planned subdivision of residential blocks. The subdivision is located near serene open plains on the southern edge of the town. It is situated just a stones’ throw from the excitement
of the Tatura Racecourse where the jockeys wear their brightly coloured silks. One of the defining historical features of Tatura is a large water-wheel which can be seen near the roadside as you enter the town.
The subdivision’s proximity to open land, the racecourse and the importance of water to the town, proved to be a unique inspiration for the name of our estate – Silkwater Plains.

NEWLY manufactured LPG gas appliances, including outdoor patio heaters and barbecues, will be fitted with safer gas cylinders after new standards came into effect on Friday, April 1. Over the past 12 months, appliances, and LPG cylinders, between 4.5kg and 9kg, have gradually transitioned to include the safer LCC27 connection under new Australian Standards. The transition period has finished, and it is now mandated that newly manufactured gas appliances include the new connection, which prevents gas being released if not properly fitted. This means if the hose has been disconnected or the cylinder valve has been left open, gas will not flow, reducing the risk of explosion or fire. Energy Safe Victoria (ESV) and other industry stakeholders supported the change. They have found that leaking connections through LPG cylinders have been the leading cause of fires involving portable appliances. Barbecues, in particular, have been a major concern with Fire Rescue Victoria and the CFA. ESV is warning Victorians not to use an adaptor to connect an appliance with the new connection to an older cylinder valve as this can cause a gas leak. People should swap their cylinder for one featuring the new valve. LPG cylinders with the corresponding new valve have been available for purchase over the past 12 months at local Swap and Go locations, including service stations and hardware stores. For more information, head to esv.vic.gov. au/saferbbq.

Home décor trends for 2022 1. Preppy pastels Pastel colours have made a comeback due to the popular ‘Cottagecore’ aesthetic that references simple country living, handson labour, and handicrafts in its playbook. For on-trend palettes, dress up your house in pastel shades of yellow, pink, blue or even brown. Displaying these in organic patterns and free-form shapes will add a playful but relaxed feel to the home. 2. Navy blue accents Consider adding rich touches of dark, sober colours such as charcoal, black or navy blue, which Houzz experts say had a 735 percent rise in search terms on their website last year. They predict living rooms and
bedrooms embracing pretty-pastels, while powerhouse rooms retain their darker, classic palettes. 3. Entangled design and cross-over spaces An obvious example of entangled design is reworking living spaces to accommodate working from home. Cross-over living like this and more are expected to grow exponentially in coming years. Other ideas are garage conversions that see the space changed for temporary entertainment areas or studiosized bedrooms and bathrooms for guests. There is more to this list. Visit houzz.com. au for advice on home decorating, real renovation stories, professionals and more.

online CPR courses LIFE SAVING KNOWLEDGE... Poolwerx Shepparton owner Rosie Henry wants to ensure you and your family are safe around pools and that you know CPR if anything does go wrong. Photo: Deanne Jeffers SUMMER may be over, but Australians are year-round water lovers. Unfortunately, our national love for swimming does not reflect our collective understanding of CPR. In fact, 61 percent of pool owners do not have a current CPR qualification. Poolwerx has teamed up with the Australian Red Cross and Laurie Lawrences’s Kids Alive program to offer free online CPR courses. Now in its sixth year, these organisations come together to educate pool owners and parents about the importance of life saving CPR training. April Pools Day ambassador, Laurie Lawrence said swimming pools remain the leading location of drowning incidents for children under four. “That’s why during the April Pools Day campaign, we are offering the free online course (valued at $100) teaching the basics
of resuscitating infants, children, and adults. The course only takes a few hours and could help you save a life. Statistics show a child is 50 percent more likely to survive if CPR is administered immediately,” said Rosie Henry from Poolwerx Shepparton. “Parents will do anything when it comes to the safety of their children however, it is concerning many would not know the correct CPR method if their child got into trouble in the water. This is a lifesaving skill everyone should have, not just pool owners.” After completing online training, the practical component of the course can be purchased at a 20 percent discount to obtain a full CPR certificate. Register at www.poolwerx.com.au/aprilpools-day/ go instore to 53 Archer Street, Shepparton for all your pool and pool safety needs.

Relief for
land seekers FOLLOWING the unprecedented housing boom and mass exodus of Melbournians seeking a tree change, the squeeze on rural housing availability has been chronic. Due in part to red tape and other factors, relief is on the way with new land releases in Cobram and Kyabram becoming available. The prestigious Kyabram Greens Estate boasts a limited amount of large blocks, which are selling fast. These plots are ideally situated adjacent to the golf course, with 20 metre frontages and on average 1100m total size, with titles being issued in the fourth quarter of 2022. To secure a block, ten percent is required upfront with the remaining balance to be paid once titles are released. Covenants to protect your investment apply such as minimum build
sizes, a ban on townhouses or units, no transportable homes and no further no subdividing of blocks. Further North are limited blocks remaining in Cobram’s premier Grasso Estate. Within close proximity to Murray River bushlands, in a quiet area yet close to town, blocks range from 576m2 to 1022m2, with ten percent required upfront with the remaining balance to be paid once titles are released. Blocks will be serviced with gas, water, sewerage and NBN. These plots are perfect for families, investors or first home builders. To secure one of the remaining blocks available in either location, call Mick Stewart on 0437 794 049 or send him an email at mick.links8@gmail.com. Also get in contact with Mick if you have potential land to subdivide.

Reducing mosquitos around your property THE threat of Japanese Encephalitis virus is still present in our region and Greater Shepparton City Council is reminding residents to tidy up around their properties to help prevent the spread of mosquitoes in the area. Removing any locations around your home where mosquitoes can breed will help prevent
residents from getting bitten, while helping to protect from any other infectious diseases mosquitoes can carry such as Ross River virus. “Protect your property from mosquitoes by removing anything around the home where water can collect,” said manager environment Sharon Terry.
“It can be as simple as draining pet water bowls and children’s wading pools weekly, or ensuring water does not sit in unused pots, tyres, buckets or wheelbarrows.” Ms Terry said residents should also ensure lawns and gardens are trimmed back to reduce areas where mosquitoes can rest.
“It is also important to cover trailers and boats, and overturn children’s playground toys to avoid water collection,” she said. “Finally try to limit outdoor activity where mosquitoes have a high presence. They are most commonly out during dawn and dusk hours of the day.”

A CUBBY house of your own is the most amazing thing when you're young. There is a great range of cubbies on the market, from the very basic to the elaborate. There's also still room for the homemade model. The qualities of a good cubby house are not set in stone and really depend largely upon your specific needs.
Creating the ultimate cubby may inspire creativity and add style to your backyard. It's important to place a cubby house within easy sight of the house, preferably from where you spend the most time. Position the cubby house at a slight angle in the yard to give children a feeling of privacy while they play but allow you to keep an eye out in case of any accidents.

PLANTING FOR COLOUR... Autumn makes a perfect time to start planting those incredible trees, that produce masses of beautiful colour. Photo: Supplied
Autumn gardening Autumn is the time when you prepare your garden for a bountiful spring. Think about which what vegetables you'd like and the herbs that will complement the delicious dishes you'll be able to make with your home-grown garden produce. Now is also the perfect time to go
to your local nursery and choose an autumn foliage tree for your garden. It’s also a great time to plant a shrub or tree, because anything planted now will have a chance to send its roots out and establish, rest over winter and then power away in spring.

CONSTRUCTION WELL UNDER WAY... 28 new independent living units and a new residential aged care home in Wyndham Street Shepparton, will be allocated to older people who have experienced or are at risk of homelessness. Photo: Kelly Lucas
Powerful partnerships deliver needed services THE construction of 28 new independent living units and a new 20-bed residential aged care home in Wyndham Street Shepparton is coming along nicely and is scheduled to be completed in September this year. Funding for the units comes from the Victorian State Government, the Australian Nursing and Midwifery Federation (ANMF) Victorian Branch, the Ian Potter Foundation and the John T Reid Charitable Trust. While funding for construction of the residential aged care home comes from the Federal Government. The new homes will be allocated to people
aged 50 and over who have experienced or are vulnerable to homelessness. For the units, priority will be given to those who have experienced family violence. “We are proud to be serving the Shepparton community, and this project means we will soon also be able to utilise our residential aged care experience to support people as they age,” said Bryan Lipmann AM, Wintringham CEO and Founder. “This is a powerful example of how multiple groups can come together in partnership to deliver much needed community services.” said Bryan.
Applying mindfulness to appliances Save on bills with these tips
1. HEATING AND COOLING Choose an efficient heater for your home – too small and the heater will not warm the room, too large and it will overheat and waste power, say Houzz experts. Select a decent size for the room with the highest energy-rating. To prevent heat from escaping, cover windows and gaps under doors. 2. CLOTHES WASHING Washing clothes at a lower temperature uses less energy and is gentler on fibres. If you’re concerned about stubborn stains and dirt, Houzz experts say setting the machine to 30°C is warm enough to lift
stains but uses less energy than a hot wash. Filling the machine correctly will help the machine run more efficiently as well. 3. REFRIGERATORS New fridges are much more energyefficient and cheaper to run than their predecessors. If yours is more than 10 years old, consider an upgrade. Ensuring seals on your older fridge are working properly can save energy and dollars. To check, try the paper test. Place a piece of paper between the door and the fridge, close the door and pull. If the paper slips out easily then it is time to replace your fridge seals.
