Buildto-rent over 50s community revealed DEMAND for new property solutions driven by housing affordability and rental crisis has paved the way for a buildto-rent boutique over 50’s lifestyle communities. Development approval has been granted for a long-term lifestyle rental community in Yarrawonga. Developed and managed by Providence Lifestyle Yarrawonga, residents will be able to lease one, two or three-bedroom homes in a secure, gated community for between 10 and 19 years, with no entry or exit fees or quarterly rent inspections and no market reviews for the term of the lease. Providence Yarrawonga director Michael Ibbotson said the concept addressed a gap in the market and would give seniors struggling with housing affordability, security or rental issues a fresh option. “Many over 50’s don’t want to tie up their money in property – or it doesn’t suit their financial position – and many are reticent to rent short-term because it doesn’t offer them enough security and certainty and moving house every 12 months is harder when you’re over 50,” said Mr Ibbotson.

Kick-start your veggie garden over winter WHEN winter sets in and growth in the garden slows, it is easy to give up on growing vegetables until a more productive time of year. She’s a passionate gardener with several books and columns, and she has this advice for anyone who is eager to get busy in the garden. 1. CHOOSE THE RIGHT CROPS Carol says many vegetables do better in cooler weather, such a spinach, broad beans, broccoli, Brussel sprouts, cabbage, kale, bok choy and other Asian greens, rocket, peas and parsnip. 2. PLANT SEEDLINGS THAT ARE A GOOD SIZE Raising vegetables from seed can add weeks to the time it takes them to mature, especially in the colder months. Well-established seedlings resist cold and frost, as well as attacks from pests like slugs. For goodsized seedlings, sow seed for winter in late summer or autumn, or buy sizable punnets from your local gardening store. 3. GROW VEGGIES AND HERBS IN POTS OR RAISED BEDS The cooler the soil, the slower the growth rate of most vegetables. Soil stays warmer in raised beds or in containers, rather than in the ground. If planting in containers or pots, these can be moved to warmer parts of the garden during winter. The time is now THE local property market continues to boom with availability of land supply outstripping demand. A lack of available properties on the market, particularly land to build upon, is in short supply across the Goulburn Valley. Although much is in the planning, the slow process of approval by Council and the State Government of these new developments are a major contributing factor to the shortage and subsequent dramatic rise in vacant land prices. “Very soon, young home buyers will be priced out of the market if we cannot get sufficient new developments made available,“ said Rocky.
“Property prices are not going to go down, despite increasing interest rates, and the lack of land available will see to that. “Anyone looking for a block to build on would be well advised to get in as early as they can, where they can. Currently, there is limited land available to build on, so if the opportunity arises, secure that block as soon as possible. While you may want to reach for the heater dial, rising energy prices are predicted to worsen costof-living pressures. The Australian Electricity Market Operator (AEMO) reported that in the first quarter of 2022 wholesale prices went up 141 percent from last year, and the ASX showed prices this quarter at $AU302. With factors such as the Russia-Ukraine war threatening energy supplies, and supply chain difficulties, commentators have for months warned of an oncoming energy crisis. But what do rising wholesale electricity costs mean for Australians’ power bills, and could it speed a shift to renewables? Australia exports most of its fossil fuels, including coal and gas, overseas. Since coal and gas (as well as oil) prices are increasing worldwide, and transportation costs are going up, the cost of fossil fuels is rising. This has resulted in an increase in wholesale energy prices domestically. But it is also part of the global trading market and is linked by supply agreements to export most of its fossil fuels. Revoking or significantly reducing exports cannot be done easily in the short term. Australia remains almost entirely dependent on imported energy, leaving the country vulnerable to future global price shocks and supply disruptions. Would having more renewable energy sources decrease energy price shocks in Australia? Any solution won’t see an immediate change to the rising cost of staying warm. People will need to rug up and look at all the ways they can reduce their overall energy costs until a solution is found.

Don’t ignore your lawn this winter AS most lawns in Australia hibernate in the winter months, we often forget that it still needs care and attention despite its resting state. To ensure your lawn is lush and healthy going into spring, follow these tips throughout the cooler months. MOW LESS OFTEN During the cooler months, it is advisable to raise the mowing height to prevent damaging the grass which can result in scalping and browning. Repeated scalping, in turn, weakens the grass and leaves it vulnerable to the onslaught of diseases and weeds. In mowing your lawn, avoid cutting the grass lower than 2.5cm. If you must, mow your lawn once every three or four weeks, depending on the type of grass on your property.

1. SET HEATING TO 18-20 DEGREES According to Energy Victoria, every degree higher than this tempurature can add around 15 percent to your gas bill. When using your heater during winter, only heat the rooms you’re using and close doors and curtains to keep warm air inside.

Cauliflower bacon ‘mac’ and cheese Skip the carbs and try this baked dish with cauliflower instead of pasta Serves: 6-8 | Prep: 15 minutes | Cooking: 50 minutes INGREDIENTS n Whole head of cauliflower n 1 onion n 1 clove garlic n 300ml carton pouring cream n 1 cup milk n Pinch of ground nutmeg n Teaspoon wholegrain mustard
n 1/3 cup flour n 250 grams bacon (diced) n 200 grams butter n 1 1/2 cups shredded cheddar cheese n Salt and pepper to taste n 1/4 teaspoon ground nutmeg
METHOD Step 1 In a large pot, bring chopped cauliflower to boil with a teaspoon of salt. Drain and set aside. Step 2 Using same pot or a deep sauce pan, use small amount of butter to fry onion, crushed garlic and bacon. Remove and set aside. Step 3 In a large sauce pan or same pot melt butter on low heat. Add flour and cook for 1 minute. Step 4 To cooked flour mixture, add milk, cream, nutmeg, salt, and pepper. Let simmer on medium heat for 10 to 15 minutes while stirring. If sauce thickens too much does not matter for this recipe. Step 5 Add onion, garlic and bacon mixture to sauce and stir through. Add in cup of shredded cheese and stir through. Step 6 Add in cauliflower and combine well then transfer to baking dish. Cover with remaining shredded cheese. Step 7 Bake in oven for 45 minutes at 150 C or until top is golden.

ONE of the most important aspects of moving is making sure your previous home is thoroughly clean, as well as the one you are about to move into. Even new builds require a clean to remove dust and debris left over from the building process. Moving to a home someone has lived in previously however does require some extra deep cleaning before you can move in. You must also make sure the home you are leaving is safe, sanitary and in working order for your buyers or the next tenant. Hiring a cleaner is your best course of action when moving but to save costs and if you have the time, you can DIY. Here is a checklist to ensure you have everything covered, but always check in with your real estate agency as different states and agencies have differing standards and recommendations. Kitchen • Clean the oven and grill • Clean the stove top, hot plates and the range hood

Get those gutters cleaned By Stephanie Holliday ONE of the more difficult jobs around the home is cleaning out the leaves and debris from gutters around the house. You are up on a ladder, the space to get into the gutter is often small and you have to keep moving a metre at a time. One of the more useful tools I have
found for the job is a long scraper, a length of rod with a short t-piece on the end. I can reach along the gutters and dislodge anything that has embedded in them More recently, rather than collect all the leaves into a bucket, I have found using an electric leaf blower, blowing away from
the downpipe, to be the most effective means of getting gutters cleaned quickly and completely. Removes of all that dust that accumulates as well if you are collecting tank water. It leaves a bit of a mess in the garden but it is simpler to clean from there than up in the air.
