The vision One of regional

Victoria’s largest estates KIALLA Lakes Estate began as a masterful vision, which could best be described as ambitious and certainly ahead of its time. It’s almost 35 years ago now that local developers, Kavant Nominees began works on their vision and with the support of a dedicated team of local experts in planning, engineering and development, Kialla Lakes Estate has progressively been realised. The estate’s intricate network of pathways and landscaped parks and gardens have come together to create what is an unrivalled lifestyle estate. Kialla Lakes Estate today continues to grow on the foundations of its original vision and provide what is the ideal connection between family, lifestyle and ‘home’. Developing the dream of an outstanding estate WHEN Kavant Nominees Pty Ltd purchased some farming land to the South of the Broken River, the directors realised its potential as the site for an outstanding residential development. They sought the advice of Grahame Shaw who was responsible for the development of Patterson Lakes in Melbourne. Grahame plastered the walls of the council chamber of the shire of Shepparton with his proposal. The council agreed with his basic ideas and so began the first stage of Kialla Lakes Estate. Grahame’s concept has been followed throughout the estate with some variations. Sadly, Grahame passed away before any work had commenced. Because the first two lakes (Lake Kialla and Lake Amaroo) were constructed in the anabranch of the Broken River, which passes through the property, the board resolved to make Kialla Lakes Estate an outstanding residential housing development. That resulted in the estate receiving an award from the Urban Development Association of Victoria as the most outstanding development of its type in Victoria. A third lake (Lowanna Waters) was created in the Southern part of the estate

and at the most Southern part, Waterbird Park and the attractive stormwater retention basin were developed. There are many stages still to be developed.

The current directors are Lance Woodhouse, Chris Baldwin, David Fordyce, Graham Hofmeyer and Will Van Zeist. Previous directors have been Max Brown, Peter Ross-Edwards and Norm

McArthur, all of whom are now deceased. A dream has now become a reality at Kialla Lakes and the directors hope that the present and future residents in the estate will continue to enjoy living there.

Innovation and efficiency from inception CHRIS Smith & Associates has had a long association with Kialla Lakes, in fact, the civil engineering, land surveying and urban and regional planning firm have been involved in the popular and highly successful estate since the project’s inception in 1979.

As part of their involvement, Chris Smith & Associates helped to design the ecologically friendly wetlands structure, which will provide a biologically diverse and productive ecosystem with a variety of plant life, and will support a wide variety of birds and other native animals. Chris Smith & Associates engineering designer, Lisa Stevens said, “This is the biggest project I have been involved with.” Chris Smith & Associates manager engineering, Chris Mepham said, “There is a lot that goes into it to make it all come together that perhaps people aren’t aware of. We have 60,000 cubic metres of soil that was required to be moved for the development of the wetlands, which has been going back toward being used as filling material for future lot developments.”

School construction commencing mid year THE development and construction of the new Our Lady of Mercy College on its 29 acre site in Waterbird Court, Kialla Lakes is making great progress and is set to commence mid year. THE early childhood to end of year 12 school facility, is anticipated to accommodate up to 600 primary school aged students, 700 secondary aged students and up to 160 eventual staff members. The need for the additional school was first identified in early 2000 when the significant growth in the Shepparton South precinct grew beyond the maximum capacity of nearby St Mel’s Primary School. Over the years some 12 potential sites were considered, almost all of these potential sites were ruled out due to flooding concerns. In 2010 a suitable parcel of land in the new Kialla Lakes

precinct was identified and the process to purchase the land was commenced. Catholic Education Office Sandhurst Assistant to the Director of Planning and Resources, Tom Sexton said, “It’s a very exciting project and we’re looking forward to starting the building works as early as mid year with anticipated opening for the 2019 school year. “We’ve been thrilled with the cooperation we’ve received from developers of Kialla Lakes, Kavant Nominees, they’ve been excellent in helping us along the way. “This project is great for the Shepparton community into the future. A large school like this will certainly assist in accommodating families in the region as the community continues to grow. “And it will certainly create a number of new employment positions initially, which is also a really good indicator for the region.”
