$12M increase in number of new dwellings built Continued from Front Page FROM July 2015 to January 2016 an estimated $55,805,008 was spent on constructing 209 new dwellings, with the same period from 2014 to 2015 showing only 173 new dwellings being built, coming to a cost of $43,664,147. In January this year alone, 19 new dwellings were

constructed at a cost of $5,302,733, which is an increase of five new homes built and $1,065,221 more invested when comparing it with January in 2015. Real Estate Institute of Victoria director, Michael Blake said, “This increase is reflected on the fact that Shepparton is coming out of drought conditions and there is overall

more confidence. I see more young people staying around and growing within the city and I am fairly sure the influx of migrants is having an effect as well. “Ultimately, the confidence is coming back to the Goulburn Valley in both industry and housing.”

KIALLA Lakes is rapidly expanding with stages 33, 33A and 34 on the market. 55 lots have already been sold in those three stages and a new display home precinct is nearing completion, with homes already open for inspection. Victorian property laws change IF YOU are thinking about purchasing a newly built investment property that you plan to rent out, the new property management laws will certainly be of benefit. Legislation governing the way notices are issued under the Residential Tenancies Act is in line for an update in coming months, with the Victorian legislation soon to require a notice of entry be given to tenants by electronic communication. Real Estate Institute of Victoria (REIV) CEO, Enzo Raimondo said that the important clarification, currently before parliament, would be beneficial to all stakeholders. “Mail can be delayed, which puts tenants at risk. “This clarification gives cer taint y to all parties, and will enable greater communication between stakeholders.

“Timely and effective communication between tenants, property managers and landlords will go a long way towards improving these important relationships.” Given changes to Australia Post’s mail service earlier this year - which has added considerably to postal delivery times, REIV believes electronic delivery of notices will improve communication between key stakeholders. “The clarification is a positive one for all parties, including tenants. An email allows for a ‘read receipt’ to ensure that the notification is received. “With a posted letter, it is far more difficult to know whether it has reached its intended destination. “The update is long overdue and the Victorian Government’s move to clarify the legislation is definitely welcomed by industry,” Enzo said.
