ompe titive doesn’ t quite describe it. Over the past year, Dallas’ resi d e n t i a l r e a l e s t at e m a r ke t h a s been unprecedented. Dallas c urrently has a seller ’s marke t, says Mason Whitehead, the branch manager of Churchill Mor tgage. That means it would take less than three months for all available homes in the area to be sold. “ What we’ve seen nationwide, but especially in Texas with the m i g r a t i o n t o Te x a s , i s a h u g e housing b oom l ike we’ve n e ver seen before,” he says. Housing market conditions are in part the result of a decreasing supply of homes in recent years. One factor driving the demand for homes is an influx of people from other states, such as California and Ne w York, who are looking for lower taxes and more s p a c e , s a y s W h i t e h e a d , w h o ’s been at Churchill for 11 years. But that’s not the only reason. “ Pe o p l e k n o w t h e y c a n s e l l t h e i r h o u s e . T h a t ’s n o t a n i s sue,” he says. “But where do you go? You’ve got a lot of pent-up hesitation because, I know I can sell, but where do I buy?” The data backs him up. In Januar y, the numb er of hom es fo r sale in Dallas was 164 fewer than in Januar y 2019 and 206 fewer than in Januar y 2020. Values are spread even more for Februar y, with total ne w home listings at 1,112, compared to 1,644 in February 2019 and 1,699 in Februar y 2020. In Preston Hollow, new home listings over the past few months have been on the decline. In the 75230 ZIP code, 80 fewer homes were listed in Januar y 2021 than in August 2020. At the same time, the median home sale price for properties in Dallas has been increasing. At

$315,322, Januar y’s value is about $33,000 higher than this time last year and $49,000 higher than in Januar y 2019. Potential buyers, especially those looking at homes listed for about $400,000, are scrambling to present compe titive offers. “Not just writing le tters, you’re not just going above market on the price. You’re doing anything you can to make your offer more attractive to the seller,” Whitehead says. Though median home sale prices h ave b e e n t r e n d i n g u p i n r e c e n t years, there have been a couple of dips. The first happened in October 2019, when the tornado struck Dallas. It caused values to drop in Preston Hollow, Whitehead says, b e c a u s e i t d e s t r o ye d m a ny l a r ge trees that attract buyers. The second setback was the onse t of COVID -19. Home sales in D allas d ro pped to 1,118 in Apr il from nearly 1,300 in March. “And then it came back with a roar,” he says. Home sales in the city soared to more than 1,900 APRIL 2021

in July. Whitehead says people who loved their homes be fore the pandemi c c o n t i n u e d t o a p p r e c i at e t h e m for months on end, when many switched to remote work and stayed home. But those who didn’ t love their homes experienced a different situation. “If there’s something about your h o u s e y o u d i d n’ t l i k e , i t r e a l l y d r o v e y o u n u t s ,” h e s ay s . “A n d I gotta say, I was one of those people. It drove me nuts.” Whitehead acknowledges he doesn’ t have a cr ystal ball, but a ye a r a f t e r t h e p a n d e m i c s t a r t e d , he doesn’ t see the real estate marke t slowing down unless there’s a spike in interest rates or another economic issue that makes people “ner vous.” He says buyers are attracted by a strong, diverse economy that can stand up to disasters. “A n d Te x a s h a s h i s t o r i c a l l y w e a t h e r e d t h e s t o r m b e t t e r,” h e says.

MOONLIT WINGS From Africa to Colorado, artist Sarah Todd’s success is in the abstract

S

arah Todd found success almost by accident. T h e 3 3 - y e a r - o l d Pr e s ton Hollow resident was trained in classical realistic art. She got a bachelor’s degree in studio art from UT Austin and a master’s in design from Florence Design Academy in Florence, Italy, where she also spent time studying under master gilder Alison Woolley. Todd taught art in between her de-

grees, and after leaving Florence, she moved to Dallas and started teaching at the private school Wesley Prep. She worked commissions on the side to supplement her income and build her brand, and given her training, she was doing mostly portraits and sketches of houses. When she put up one of her abstract paintings in a Wesley Prep auction, she was inundated with calls and commission requests for more.

“After that, it was just kind of wild,” she says. Soon after, Todd quit teaching and became a full-time artist. She and her now-husband, Kelton, picked up and moved to Tampa, Fla., which they used as a home base for a few years while traveling and living across the world. Their adventures took them to South Africa, England, Paris and the South of France before they landed back in Dallas in 2018.

It depends. Some clients will have seen something of mine that’s already sold and they’re like, “I really want one just like it.” A lot of times, though, they want me to come in and create what’s best for their space. We’ ll design it together and agree on colors and style and all of that. The client is very much part of the process. They come to the studio before the final coat is put on so they can make any changes. SO YOU’RE A REALISTIC ARTIST BY TRAINING, BU T YOU R SUCC ESS I S I N A BST RACT A RT.

I still do realistic art. Every once in a while someone will request that, or I just do it for myself. But I find it very therapeutic when it’s abstract. I get to be very free to do what I want, and in return, the viewer can also see what they see. It doesn’t have to be what I see. In realistic art, it’s, “OK, that’s a flower.” There’s not much to decipher.

“Night’s Melody.” It was a diptych. It looks like angel wings. It’s black with pure gold and silver. That was my first one that didn’t have any color. I was very intimidated by it at first, but it was actually really fun to do. I love the contrast that it created, it’s just so vibrant. It really gave me confidence to start pushing myself to do different styles. H OW D O YOU G E T I N YOU R C R E AT I V E ZO N E ?

You’re gonna think I’m a weirdo. I listen to “Harry Potter” on repeat. I love it. It’s one of those things that I don’t have to pay attention to because I know the next word, but it’s also very entertaining. Every once in a while I listen to music. H O W D O YO U G E T I N SPIRED?

We travel a lot, and usually when I travel, I have small canvases with me and I do little paintings. Then I do an interpretation of that painting really large when I get home. I’ve done that with a Europe series and a South Africa series and a Colorado series. I love watching the way the sun hits the water. Reflections are so intriguing to me. The metallics that I use reflect, and the resin is like a high gloss finish and is very reflective as well. TA L K A BOU T T H E M AT E R I A LS YOU US E .

I like to use high-end materials. It makes a much better statement. I use gold-leafing. Genuine silver leaf is also very popular. There’s also 21-karat gold, which is more of a champagne gold. I use diamond dust, which is a really cool material. Andy Warhol even used it. I use museum-quality resin, so it doesn’t yellow over time or anything and it protects the pieces. I also don’t have a super large inventory of art that’s already made, probably only 20 or so pieces in stock right now. I know a lot of artists have hundreds that

I w i l l h ave s o m e o n e d o a commission that I would not do on my own, but they’re very persistent. But there’s never been one that I’m like, “Oh, I would never show anybody this.” I definitely make sure to keep the integrity. I have to do what I like, and if someone says, “I want you to paint something,” and I don’t want to, then I just say, “That’s not really my style, I think you should find another artist.” W H AT A DV I C E D O YO U H AV E FO R AS P I R I N G A RT I STS ?

I think a lot of artists get caught up in doing things that they’ve seen other artists do, but you’ ll be a lot more successful if you find your own style. Keep exploring, don’t just stick with one thing. Find your own and people will really appreciate that and see it as different. W H AT ’S N E XT FO R YOU ?

My ultimate goal is to have my own galleries. I’ve had three pop-ups now, and they were all really successful and a lot of fun. My main goal is to have one in Dallas, and then eventually one in New York, one in L.A. and one internationally. But really, Dallas is our next big focus.

ou can’t stand walking into a cluttered closet. It might take a while to find an item. A fullsize mirror or somewhere to sit to put on shoes would make the space more functional. Maybe you’re just tired of sharing your closet with your partner. There are many reasons to want to remodel a closet, but designing the perfect closet is trickier than expected. Professional designers Mary Anne Smiley, founder of Mary Anne Smiley Interiors, and Alex Dahlgren, founder of The Ancon Group, have been designing and constructing closets for over 30 years. Many of their clients live in Preston Hollow, but they range from individuals with hundreds of items of clothing to empty-nesters looking to build out their master bedroom closet. Smiley and Dahlgren shared tips on creating that perfect closet

There are certainly “dos and don’ts” in closet design, but it’s important to realize that every project is different. Before anything else, Smiley and Dahlgren require their clients to create an inventory and understand their needs. “Evaluate and organize your possessions,” Dahlgren says. “You need to know where you’re going before you jump on the bus.” Smiley has her clients actually measure how many feet of hanging space they need for long and short items, and she has them count things like pairs of shoes and purses. Dahlgren does the same, and he grills his clients on location, purpose, number of users and daily routines for the closet. It’s thorough, but it yields a better product. One of Smiley’s clients who recently redesigned her home has a pair of large wood cabinets that used to hold fine china. Smiley repurposed them to store the client’s collection of designer purses and shoes. She also installed a mirror with a pullout stool for the client to do her makeup. “[Smiley] came up with the great idea when I moved from a traditional house to a very modern house,” the client says. “That was her biggest transformation.”

Once the inventory is set, then comes the designing, which involves a close look at the floor plan. “A closet almost always is a small room, so the best way to gain the most use out of that space is to make sure every single vertical inch is utilized,” Smiley says. She says she often sees closets with two hanging rods and a large amount of space up above either unused or filled with inaccessible drawers. Instead, Smiley likes to “triple-hang clothing” with a retractable rod in the top section to make the most out of that space. “Even when we’re in a space that has a height barrier, you don’t need a full eight feet for clothing, so we have two rods set up higher, and then down below we have room for drawers or shoe racks,” Smiley says. As long as there is still a clear 36-inch path for walking to meet requirements for the Americans with Disabilities Act, Smiley also loves putting in islands for extra storage or a place to sit or lay a suitcase on while packing for trips. “Your closet should really make it possible to use all the items in your wardrobe,” Dahlgren says.

Some people are hesitant to reveal their budget for design projects because they’re worried that the designer will spend every penny. Dahlgren understands the hesitation, but he says that being open up front is better for all parties. “Everything is driven by need and budget, and budget is finite,” Dahlgren says. “It doesn’t matter what your budget is, you just have to know it up front. You have to be comfortable with how much money you’re spending. If you’re open, you’re going to get a much higher level of personalization.” When designing on a tighter budget, the same basic principles apply. “Consider your space and don’t waste vertical space,” Smiley says. “Figure out what you need to put in there and take advantage of every inch.”

INVESTING IN DALLAS The City’s B.U.I.L.D program supports small businesses one grant at a time

T

hrough Broadening Urban Investments to the Leverage Dallas (B.U.I.L.D) Small Business Grant Program, 45 minority women-owned businesses in southern Dallas have been awarded one-time grants up to $3,000 each, according to DeNita Lacking-Quinn with the City of Dallas’ Office of Economic Development, Business & Workforce Inclusion.

The grants were approved by the B.U.I.L.D. Ecosystem and selected from 129 applicants last year. Qualifying business owners had less than nine employees or a 2019 payroll of less than $250,000. To receive funds, recipients had to complete three coaching sessions from an advisor selected from the B.U.I.L.D Ecosystem, a collaborative of more than 600 business service organizations the City supports. Grants were available for technical training, business funding and guidance and mentorship, as well as rent, payroll, utilities and operating expenses. One recipient, MilkSpace, LLC, says the company provides breastfeeding essentials and “has a special corporate social

responsibility initiative to lessen breastfeeding disparities in disadvantaged and underserved Black Women,” according to the MilkSpace website. “The Dallas B.U.I.L.D grant greatly enhanced MilkSpace, LLC’s ability to remain afloat through the pandemic,” says Kelli Mumphrey, company founder and CEO. “More importantly, the three required sessions with the coach to assist with the development of the Business Continuity Plan was just as valuable. I am grateful for the City of Dallas B.U.I.L.D Ecosystem recognizing the need to support small-owned businesses.” The B.U.I.L.D Ecosystem partners with the City of Dallas Office of Economic Development, Redbird DEC and Dallas County business service organizations including Business & Community Leaders (BCL) of Texas, LIFT Fund, JPMG Chase, Dallas College, Women’s Business Council – Southwest, the Veterans Women’s Enterprise Center and many more. The B.U.I.L.D grant program provides 125 coaching hours – averaging 2.5 hours per recipient, with a possible 1.5 hours each over the following 90-120 days for those seeking additional guidance. A L I T T L E STO N E H OUS E Eating at Celebration Restaurant is like eating at home ED LOWE DIDN’T ALWAYS want to be in the restaurant industry. When he was a student at The University of Texas in Austin, he kept his hair long and his jeans patriotic, with the American flag sewn on the back. Lowe, who at the time owned a motorcycle, wanted to open a leather shop. But he had a friend who claimed he knew how to run a restaurant. So

the two decided to go into business together, Lowe with his leather shop, and his friend with the restaurant. What resulted was Celebration, which started in an old stone house on West Lovers Lane. In the 50 years since the restaurant opened, its goal has remained the same: make customers feel at home. This mission has permeated nearly

every aspect of the place. It was designed by John Mullen, an architect whose bond with the Lowe family began long before Ed and his friend came up with their business idea. Mullen befriended Ed’s older brother Jack while they were students at Rice University, and he later designed a house for Jack and Harriet Lowe, Ed and Jack’s parents.

But Mullen’s connection to Celebration extends beyond friendships. He was already familiar with the neighborhood because Celebration was opened near a home Mullen’s parents bought right after World War II, when he was a 4-year-old boy. “The whole idea from the outset was that it was going to be a neighborhood, family kind of restaurant, and that it would be very good food,” Mullen says. The chosen property itself became an inspiration for his designs. “It was a little stone house, and so we thought, ‘that fits with our homecooked meals and good, salt-of-theearth stuff.’ And so we wanted to feel like home,” Mullen says. Even though the restaurant has been expanded several times over the years to include a market, catering and accounting offices, additional parking and restaurant space, Mullen and other architects have stayed true to the original concept. When more room was needed, rather than building structures from scratch, they attached other similar old houses to what was already there. Ed died on a trip to Big Bend National Park in 2018, but elements he cherished remain. “Ed, the owner, was kind of a laid-

back guy, and the restaurant reflected his style and the way he wanted his customers to feel,” says Janet Stone, a regular customer who has been eating at Celebration for 40 years. Roomy booth seats, which Stone says provide plenty of privacy, are

Though the shop no longer stands, visitors can see other examples of his handiwork in the original, brown leather menus on display. Dotting the restaurant’s walls are black-and-white images of places, people and animals unique to Texas, photographed by Ed’s friend Shel Hershorn, a longtime photojournalist known for his coverage of the civil rights movement. These are hung

alongside Aztec rugs, which business manager Shannon Galvan says Ed liked. “Not sure where that came from, but they go with the aesthetic of the place,” Galvan says. Galvan, who started working at the restaurant 15 years ago as a hostess, says the features that stand out to her are the tables, which have solid-wood bases and copper tops and are surrounded by solid-wood chairs. It’s elements like those — along with staff members including bartender Jon Radke, who has been at the restaurant 35 years — that make the restaurant feel like home. “A lot of customers have been coming here since the ‘70s, and so I think it’s a place for them to celebrate, you know, small things in their life and big things in their life,” Galvan says. Celebration is not only what Galvan calls a “generational” place, where couples come by themselves and later as parents, but also a place customers love and frequent. Stone, for example, dines at the restaurant two or three times each week. She sits on the patio with her dog, Ajax, and usually orders the vegetable plate. If she goes at night, she orders salmon.

“I think a lot of us that go there all the time kind of feel like, ‘oh yeah, well this is kind of like being at home, except someone cooks for you,’” Stone says. Background music at Celebration is streamed on Pandora. The restaurant plays a variety of genres, but tracks by Bob Dylan are usually incorporated, to the pleasure of Radke, a fan of the folk singer-songwriter. The mood is further set by ambient lighting, such as lantern-style wall lights by booths, dimmed in the evenings. Whether it’s copper-topped tables, leather menus or the fireplace decorated seasonally with locally sourced produce, the design elements of Celebration all reflect the restaurant’s founder. “The truth of the matter is, Celebration Restaurant is all about Ed Lowe. I mean, Ed was really the guy,” Mullen says. And no one, even after 50 years, can imagine Celebration looking any other way.

Knowing architec ture courses would e ventually be added to the curriculum, the district began offering the principles of architecture course as a prerequisite to interior design. Bridget Williams is one of the instruc tors of these courses. She teaches about 60 students in interior design and 40 in principles of construc tion. Though Williams knew while she was in school she eventually wanted to teach interior design, she decided to firs t work in the industr y to gain e xperience. A

year and half before the Patels were ready for a new house, they asked a realtor to look for a piece of land that was an acre or larger with plenty of trees and potential for landscaping. Three months later, the homeowners found a neighborhood property on a cul-de-sac near a creek close to the school their two boys attend. The trapezoid-shaped property was perfect for a multifaceted backyard and dream modern home. The Patels approached Michael Gooden, an architect focused on mid-century modern and international modern architectural styles,

to help transform the property into their forever home. The unkept 4,000-square-foot, 1950s Ranch-style house on the property was put out of its misery. Then came a year of design and two years of construction, during which the Patels and Gooden became friends. “The most fun part of the experience itself was designing it with Michael. It became very intimate to all three of us. He would come over with his laptop. We’d go over products. We’d talk about it, we drink over it,” Yogesh Patel says. “It gave us an idea of what it’s going be and

gave us an excitement of what we were going to move into.” After spending 12 years in a traditional 4,500-square-foot home in University Park, the family of five moved into the custom 10,260-square-foot home with six bedrooms, six bathrooms, a six-car garage and 2,015 square feet of outdoor entertainment space. Patel, whose last two homes were traditional, wanted a home with a flat roof, unique dimensions and plenty of windows. Gooden describes the Patels as having progressive and unique taste. Instead of brick-and-mortar, 53 pre-

cast concrete panels, averaging eight feet wide and 30 feet tall, were commissioned to make a striking ribbed texture for the exterior. “We had a specific design that we wanted to create so when the sun moves across the facade, it created this intense, three-dimensional texture that is both raw in the sense that it’s concrete, but had a refined elegance,” Gooden says. The original plan was to set up wood forms on-site and pour the walls over several days. But honeycombing, or color variations from concrete settling differently, wouldn’t create a seamless finish. So Gooden’s firm found a company that poured large-scale concrete

façades. A Hillsboro concrete firm, the same one that created the Perot Museum’s façade Downtown, cast the panels in a factory and trucked them to Dallas. It took five days and cranes to assemble the panels onto a steel frame. The exterior design’s materiality also is incorporated into the interior. Brazilian ipa wood is used on the roof and interior ceilings. Black basalt volcanic stone from the chimney is also part of the floors and fireplace. The Corten steel used to frame the house has been rusted and sealed for the stair tower. “It’s this play on these natural materials and really being organic next to refined architecture and

clean white walls,” Gooden says. “So you have this interesting pairing of these raw materials, but they’re organized and installed in a really clean, detailed manner.” Gooden worked with the Patels to carefully follow Hindu Vastu shastra OPPOSITE PAGE: Bright and edgy abstract art and welded pieces from local artists adorn the home. architectural principles. From the headboards in the bedrooms to the cooking appliances, elements of the house needed to face a certain direction. The space for the daily prayer room was blessed even before the concrete was poured. “These things were an additional layer of requirements that we overlaid during our design process to make sure that we were meeting their goals,” Gooden says. The dream room, adjacent to the prayer room, doesn’t quite fit into the rest of the home. Painting and studying happen in that room, which also houses a guitar and drums. “It doesn’t have to be nice and pretty all the time. It can be a mess. There’s free will in that room to allow you to do what you want,” Patel says. Rather than having many doors and hallways, the open-concept living area is connected with vignettes. A centerpiece kitchen and dining room anchor the space. “We have an amazing kitchen. If you ask my wife, that is probably her favorite space. It’s a beautiful, open, clean-lined area, very inviting for anybody who loves to cook, or even if you don’t like to cook, you just want to be in that area,” Patel says. As avid cooks, the Patels included a prep room and large pantry attached to the kitchen. Since they regularly host parties and family, entertaining impacted the flow of the space. “I’m very social. I like to have good friends that I’d like to invite over. And I like to share the things that I have,” Patel says. “I don’t think it’s any fun to have something that’s beautiful and artistic and not share it with your friends and family.” Separate wings accommodate the multi-generational family. Patel’s father’s bedroom off the library overlooks the 55-foot lap pool. The senior-friendly space has no direct

interior entry but has an exterior door. “It was important that the space we built for him made him feel like he just didn’t have a room in the home. He had his own space that feels like it is his own apartment,” Patel says. “It gave him the independence to feel like he can come and go.” The two boys have their own wing on the second floor, complete with a game room and a secret room accessible from two hidden entryways. “It was a more exciting area of the home that’s theirs and that they only use, so it made it very passionate for them. They felt like they got to be involved in the design process,” Patel says. The master suite features a hisand-her closet, a sitting area and a private balcony where Patel can look in three different directions from any of the windows. “I wanted windows everywhere. I wanted to be able to see the exterior because I have an acre. I wanted to see my landscape, my pool, my cabana. I want to see my front lawn,” Patel says. Questions of wilderness Se e k i n g a n swe rs to p u r p ose, b e l o n g i n g a n d l e ga cy

T

his year has been challenging in many ways, and social isolation has only made it more difficult. In trying times, we turn to our faith and lean into our community and fellowship found there. For so many, being unable to gather in our places of worship — spaces that bring comfort, guidance, stability and peace — has been especially hard. Throughout pages of scripture, we are introduced to characters and entire communities who are journeying a season of wilderness. The Israelites, Moses, Sarah, Abraham and Zacchaeus, to name a few. We learn from scripture that wilderness seasons can be challenging, lonely and isolating. And yet, the wilderness is also a place of newfound holiness and new life. Since the new year, in speaking with people, I have heard a consistent theme. We have all been faced with questions of meaning, purpose, belonging and legacy. Those are the questions of wilderness. We ask questions like, "What is my faith if I cannot gather with my faith community? How long, O Lord, will the doors remain closed?" Or, you have asked yourself, "Is this the job I want to do? Is this where I want to live?" You have maybe also wondered, "Is this how I want to invest my life?" I want you to know you are not alone in those questions. As a spiritual leader, this has been true for my life as well. Who am I if I preach into a camera lens every week? Does that make me a performer or a preacher? How do we meet the needs of spiritual fatigue, exhaustion and drought in our community right now? What does it mean to connect in a world that feels disconnected and deeply divided? How do I vision and plan when I feel like so much is out of my control? How can our faith and identity keep us together when everything else seeks to pull us apart? Through my wilderness season, I have

come to learn and believe what our ancestors in faith have told us is true: Though these questions can be unsettling, though the wilderness feels isolating, though our questions of purpose are open-ended, and though our faith may feel dry, we are never alone. For we believe in a God who has promised that there is no place where God is not, God is big enough for it all, and God in our wilderness seasons makes a new path

What could be easier than picking up a variety of herbs and tomato transplants from a neighborhood gar den cen t er ? C l e a r a n d p r e p a s u n n y, w e l l drained spot with afternoon shade, and enjoy snipping aromatic herbs for cooking all season. I love using lavender and rosemar y in c ut flo wer a r ran ge me n ts . C o n tainer her b ga r den s a r e p ra c ti c a l , b ut r equir e j us t a littl e e x tra w a ter ing. My fav o r it e h e r b s to g r o w in our area include varieties of basil, rosemar y, sage, lavender and thyme. I’m dreaming of fresh pesto and pasta sauce at this very moment.
