Why Knowing Your Property’s Value Matters
Curtis Pounder, Managing Director of Pyramid Real Estate Services Inc.
Knowing the value of your property is an essential part of being a property owner, whether you own commercial or residential property. Understanding the value of your property can provide valuable insights into its potential for growth and can help you make informed decisions about buying, selling, or managing your property.
According to Manager of Sales, Rentals & Marketing for Barbados Sotheby's International Realty, Muffin Stollmeyer having this knowledge is really important. “A property’s value is a critical factor that determines the price at which a property can be bought or sold. If you are selling your property, knowing its value is essential in pricing it appropriately and attracting the right buyers. On the other hand, if you are buying property, knowing its value will help you determine if you are getting a fair price for the property.”
Curtis Pounder, Managing Director of Pyramid Real Estate Services Inc. advises that if you are in the market for residential property as a vendor or purchaser, knowing its true market value is a must. “Striking a balance between pricing a property correctly and maximising any potential return on your investment is crucial. While it’s essential to understand what the seller is trying to achieve from the sale of the property, it’s just as important to establish a realistic expectation with the client to avoid disappointment and time wasting.
An overpriced property is very likely to sit on the market for an extended period of time, and whilst an understated asking price can potentially achieve a quicker sale it will certainly incur a reduction or a net loss from the proceeds of the sale. A professional opinion of value is always a prudent consideration for both vendors and purchasers not only determine a realistic basis for negotiation but also to satisfy the initial requirements of a commercial bank or credit union if mortgage finance is necessary to complete the sale.
For those who already own a property knowing its value is also crucial as it relates to land taxes which are calculated based on the assessed value of the property. Pounder, spent several years as a valuer in the land tax department and advises that there is an advantage in understanding the relationship between the assesses value of your property and the amount payable when you receive a BRA Tax Demand Notice. “The Land Tax department operates a mass appraisal system based on a 3-year cycle which may not always reflect current market values. Consequently, there are procedures in place to assist with the potential inconsistencies in the mass appraisal system which allow homeowners to register and objection to BRA property assessment set out in the Tax Demand Notice. Having a professional opinion of value may assist homeowners in determining an accurate assessment of their current property value and by
extension, the correct level of taxes to be paid.”
Pounder added that determining the value of your property can be a complex process that has to take account of property factors and market driven variables including the location, size and quality of the build, the layout, the finishes, the proximity to services and amenities. “Given the implications of the sales process for both vendors and purchasers, and tax liability for all interest in real estate assets, consideration for a professional opinion of value is quickly becoming more of a necessary tool for the residential and commercial financial decision making process.”
There is no question that knowing the true market value of your property leads to making informed decisions when buying or selling, ensuring you pay the right amount of property taxes and managing your investment portfolio effectively.

Dear Readers
Over the past year, we've continued to see remarkable growth and interest in eco-friendly lifestyles and sustainable living. At the same time, recent setbacks and local policy changes have reminded us that the path to a greener world is an ongoing struggle requiring constant effort and activism.
As always, this edition is packed with practical tips and inspiration for readers looking to reduce their environmental impact. We go in-depth on the "zero waste" movement with guides for cutting down on household trash through smart consumption, recycling, and reusing. For those interested in sustainable eating, don't miss our special feature on setting up a low-waste, plant-based kitchen.
On the home front, we explore natural yard care, ecofriendly improvements, and advice for raising environmentally-conscious kids and even new industry information on how an airline is working to lower its emissions.
Of course, issues around government policies and corporate responsibility remain critically important. We are disappointed to see several major companies walk back previous commitments to eco-friendly promotions or initiatives. Recent government rollbacks on promoting sustainability and green energy have also undermined progress.
In the end, change will require a groundswell of both individual action and systematic reform We all have a role to play as consumers driving demand for sustainable products and services. And we must continue to push companies and governments to prioritize environmental impact alongside profits and economic growth
Green living is a journey, not a single destination We invite everyone to join us in exploring the many ways to lighten our footprint on this planet we call home. Together we can drive real change to build a cleaner, healthier, and more sustainable world

ZERO WASTE LIVING: TIPS FOR LIVING IN A TRASH-FREE HOME
Are you concerned about the growing plastic pollution crisis? By adopting a zero waste lifestyle, you can dramatically reduce how much trash your household generates
While it takes some effort, living a zero waste or close-to-zero waste life at home is achievable with some simple tips and tricks.
What is Zero Waste Living? The zero waste movement is all about minimizing how much you throw away by reducing consumption, reusing products and materials as much as possible, and recycling or composting what you can't re use The end goal is to send virtually nothing to the landfill or incinerator
Getting Started with Zero Waste Going zero waste can seem overwhelming at first Start small by focusing on reducing waste from a few key areas of your home:
Kitchen - Minimize food waste by meal planning, freezing leftovers, and composting food scraps Replace single-use items like paper towels, ziploc bags and plastic wrap with reusable alternatives
Bathroom - Switch to solid shampoo and soap bars instead of bottled products Use a razor with replaceable blades rather than disposables.
Shopping - Bring reusable produce bags and a thermal grocery bag. Buy foods like grains, nuts and spices from bulk bins using refillable containers.
Avoiding Disposables One of the keys to zero waste living is cutting out disposable, single-use items as much as possible. Use reusable bottles, coffee mugs, cutlery and straws instead of disposable plastics. Replace paper towels with washable cotton rags. Pack snacks and lunches in reusable stainless containers rather than plastic baggies.
Rethink Food Packaging So much of household trash is from product packaging. Reduce waste by buying foods with minimal packaging or even better, no packaging at all. Shop your local farmer's market, buy in bulk with your own containers, grow fruits and veggies yourself, or look for more sustainable product delivery services.
Get Handy with Repairs In a disposable culture, it's easy to just throw something away when it's damaged or broken. Fight this tendency by learning simple mending, sewing and repair skills to fix clothing, furniture and other household items. You'll extend the life of your belongings and stay out of the replacement cycle.
Zero waste living is an ongoing journey rather than an all-or-nothing proposition. Start small by tackling the easy swaps and work your way up from there. With some simple lifestyle changes, you can dramatically cut down on how much trash you generate at home.
THE SOLAR GUARDIAN: SEAN FIELDS AND THE POWER OF CHOICE
by Corey Greaves
Sean Fields, a Barbadian with a deep concern for his island home, isn't your typical businessman. He isn't just passionate about solar energy; he is a crusader for preparedness and safety. His company, Awesome Enterprises, isn't just selling solar panels; they are offering Barbadians a path to independence - both from the grid and from the whims of fate.
The interview started with Sean explaining the two main variations in solar power systems: on-grid and off-grid. On-grid systems were tethered to the utility grid. They capture the sun's energy, convert it to electricity, and feed it back and forth with the grid depending on your needs. Off-grid systems, on the other hand, self-contained. They generate electricity, stored it in batteries, and power your home entirely independently.
One myth he dispelled was that when one is tethered to the grid and the grid is down it means the person with solar panels will also not get any electricity. For the person to still have their house powered they would have to be using a hybrid system which carries some capacity of batteries and storage.
Sean's voice lit up when he spoke about off-grid systems. He saw them as a shield against the island's vulnerability to power outages. "We are in the hurricane pool table," he'd say with a wry smile, "just waiting for the cue ball to hit us " He envisioned houses with solar panels standing strong as the grid faltered, their occupants connected thanks to the power of the sun.
One story exemplified the pow er of this vision A client, a woman who worked remotely, had weathered a major power outage with ease thanks to her off-grid system. While her neighbours were left scrambling, she continued working seamlessly This, for Sean, was the true value of his work - empowering Barbadians to face the unpredictable Caribbean weather with resilience But Sean wasn't just about selling a product He was a stickler f or safety and quality. Unlike some contractors who cut corners, Sean refused to compromise. His team followed building codes to the letter, ensuring every installation was secure and reliable. This unwavering dedication earned Awesome Enterprises a reputation for excellence, a stark contrast to the island's sometimescasual approach to construction "We do it right the first time, every time," Sean decl ared with a glint in his eye. Safety and quality were paramount
By the end of the interview, it was clear that Sean Fields was more than a businessman; he was a Solar Guardian He believed in the power of knowledge, preparation, and innovative solutions like off-grid solar to help Barbados weather the storms, both literally and figuratively He offered Barbadians a choice - to remain tethered to a vulnera ble grid or to embrace the freedom and security of solar independence. And with every installation, Sean was one step closer to a brighter, more resilient future for his island home
Sean Fields is a Construction Project Manager, a Civil Engineering Technical Consultant, (CETC), Í part-time tutor at BCC and project Director for Awesome enterprises Ltd.

EMBRACING SUSTAINABILITY: THE JOY AND BENEFITS OF AN ECOFRIENDLY RESIDENTIAL GARDEN
BY ALRIC CLARKE
In today's rapidly changing world, the concept of sustainability has shifted from a mere trend to a responsible way of life. As environmental challenges continue to escalate, individuals are seeking meaningful ways to make a positive impact within their own homes. A residential garden that embodies principles of eco-friendliness and sustainability not only enhances the aesthetics of a property but also serves as a powerful tool for positive change.
The process of creating an ecofriendly garden requires deliberate planning and intentional choices to foster harmony with the environment. By selecting native plant species, implementing water conservation techniques, establishing habitats for wildlife, and eschewing harmful chemicals, homeowners can transform their outdoor spaces into thriving ecosystems that benefit both the surrounding environment and their own well-being
An eco-friendly residential garden offers a myriad of benefits, one of the most significant being its positive impact on the local ecosystem. By choosing native plants, individuals provide essential food sources and habitats for indigenous wildlife, including birds, bees, and butterflies, thereby fostering biodiversity and helping restore ecological equilibrium. Through the creation of welcoming environments for these creatures, homeowners contribute to the conservation of species and cultivate a more resilient ecosystem right in their own backyard.
Beyond supporting biodiversity, sustainable residential gardens play a crucial role in combating climate change Plants function as natural carbon sinks, absorbing carbon dioxide from the atmosphere and aiding in the reduction of greenhouse gas emissions By incorporating a diverse array of trees, shrubs, and ground cover plants in their gardens, homeowners contribute to carbon sequestration, thereby crea ting a more sustainable living environment for themselves and for generations to come
Moreover, cultivating an eco-friendly garden can have a profound impact on the well-being of homeowners themselves. Engaging in outdoor activities within a natural setting has been linked to reduced stress levels, enhanced mood, and improved overall mental health Gardening serves as a therapeutic and rewarding pursuit that fosters a deep connection with nature, instilling a sense of stewardship for the environment and promoting personal fulfillment.
Additionally, sustainable gardening practices have the potential to yield financial benefits for homeowners By incorporating rainwater harvesting systems, embracing composting methods for organic waste, and selecting drought-resistant plant species, individuals can lower ut ility costs, decrease water consumption, and minimize reliance on chemical fertilizers and pesticides Through the creation of a lowmaintenance garden that is both environmentally conscious and economically efficient, homeowners can enjoy a more sustainable and cost-effective living environment
Finally, the decision to integrate sustainability into residential garden design is not merely a choice but a commitment to a greener future. By nurturing a vibrant ecosystem that supports wildlife, conserves resources, and enhances personal well-being, individuals can make meaningful strides towards environmental stewardship and experience the many rewards of harmonious coexistence with nature Let us all take a step forward in our journey towards sustainability by cultivating eco-friendly and sustainable garden s in our own homes

Airports Authority of Trinidad and Tobago (‘the Authority’) is demonstrating a robust commitment to sustainability, integrating ecofriendly initiatives into its strategic plan. From achieving ISO certification to pioneering renewable energy projects, the Authority is setting a benchmark in the Caribbean’s aviation industry
Speaking to ADVO, the Authority’s General Manager, Hayden Newton shared, “Sustainability is one of the pillars of our strategic plan and is one of our strategic objectives Our emphasis on sustainability and climate change mitigation is a priority.” This commitment aligns with international civil aviation goals and Trinidad and Tobago’s obligations under the Paris Agreement and Nationally Determined Contributions ” The Authority has launched innovative projects and pursued notable certifications. One such certification is the ISO 14001 in Environmental Management Systems (EMS) Julian Chance, Manager of Health, Safety and the Environment, highlighted this regional first and a significant milestone: “In 2013 the ANR Robinson International Airport became the first airport in the region to achieve ISO 14001 certification for environmental management.” This achievement was part of a collaborative project with the Tobago House of Assembly and the European Union. The certification is currently being renewed and being sought for the Piarco International Airport, underscoring AATT's ongoing dedication to environmental standards
AATT’s innovative approach includes the development of the first ground-mounted solar park in Trinidad and Tobago. “In 2024, we installed a .5 megawatt solar park, contributing approximately 4% of Piarco International Airport’s electrical consumption,” explained Rion Murray, the Authority’s Project Manager. This project, funded by the European Union serves as a flagship for future renewable energy initiatives.
Hayden Newton - General Manager Airports Authority of Trinidad and Tobago
Newton emphasised ongoing efforts to achieve a 30% reduction in carbon footprint by 2030, in line with the Paris Agreement. “The transportation sector needs to reduce emissions by about 15%, and we are actively supporting that goal. At the solar park, a screen displays our daily savings and reductions in carbon footprint.”
The General Manager explained that there are ongoing and future projects aimed at reducing AATT's carbon footprint: "We plan to expand the solar park and possibly utilise rooftops of existing buildings. Our emphasis on sustainability and climate change mitigation is a priority "
The Authority's car-parking revenue system includes solarpowered components, and it has upgraded its building management system to enhance efficiency and reduce energy consumption throughout the terminal, thereby minimising wastage and lowering greenhouse gas emissions
As an immediate reaction, AATT is participating in the recycling of paper, plastic and glass and encourages other sustainable practices such as turning off air conditioners when not in use and printing only when necessary. Additionally, in collaboration with Trinidad and Tobago Solid Waste Management Company, a solar powered garbage compactor has been set up at Piarco. It contains five times more capacity than regular bins, allows for saving in operation waste collection costs, requires fewer trash collections resulting in lower truck fuel costs and reduction in carbon emissions, saving landfill space and additional benefits.
At the ANR Robinson Airport in Tobago, sustainable efforts are underway too. This includes LEED-certified buildings and a rainwater catchment system for non-potable uses Emmanuel Baah, Deputy General Manager, Estates Planning and Business Development, noted, “We have upgraded terminal lighting to energy-efficient LED bulbs and plan to transition ground support equipment to electric vehicles by 2025 ” He pointed out that AATT’s fleet has already transitioned to hybrid vehicles, and its current car park development plans include installing charging stations.
Additionally, AATT has replaced old HVAC systems with more sustainable options and installed auxiliary power units to reduce emissions from stationary aircraft

GREEN PARENTING: RAISING AN ENVIRONMENTALLY CONSCIOUS FAMILY
Green parenting involves incorporating the principles of environmental stewardship and sustainability into the upbringing of a family This approach aims to cultivate deep ecological awareness, responsibility, and respect for nature within the family unit, drawing from theological and ethical underpinnings As stewards of the environment, we are confronted with the urgent and pressing issues of escalating global temperatures, widespread deforestation, and increasing air and water contamination These concerns are not just scientific or political; they represent a crisis that demands our immediate and concerted attention. As parents, we have a unique opportunity to make a difference in the lives of our children and the future of our planet
This sacred duty can be discharged through the judicious utilization of resources, advocacy for legislation that safeguards our planet, and vocal support for the vulnerable flora and fauna that cohabit our shared biosphere
Principles of Green Parenting
Green parenting is grounded in the conviction that everyone is responsible for safeguarding the environment for forthcoming generations This philosophy underscores the following core concepts:
Dr. Thomas is a distinguished theologian, currently serving as the Stewardship Director of the Turks and Caicos Islands Conference of Seventh-day Adventists.
Green parenting involves initiating ageappropriate conversations with children about environmental preservation, climate change, and sustainable living practices, empowering them to participate actively in environmental stewardship
2.
It promotes sustainable consumption by urging families to make environmentally conscious decisions when procuring goods and services, such as opting for organic, locally sourced food, selecting eco-friendly products, and curbing waste through recycling and upcycling.
3
The practice cultivates a deep connection with nature through outdoor pursuits like hiking, gardening, and wildlife observation, inspiring love and reverence for the natural world in children.
4
It emphasizes educating children about energy conservation and engaging them in simple energy-saving practices, shaping an environmentally conscious future generation
Pragmatic Approaches for Green Parenting
Incorporating green parenting practices into daily life necessitates a blend of purposefulness and practicality. Here are some strategies for cultivating an environmentally conscious family:
1.
2.
Lead by Example: Parents’ role in shaping their children's ethical and behavioral development is paramount. By demonstrating eco-friendly behaviors, such as utilizing reusable water receptacles, composting biodegradab le waste, and practicing water conservation, parents not only impart sustainable habits to their offspring but also feel empowered in their role as leaders in green parenting. This empowerment comes from knowing that their actions positively impact the environment and setting a strong example for their children
Integrate Eco-Education: Infuse environmental education into daily routines by reading literat ure about nature, wildlife, and ecological preservation with children. Furthermore, parents can involve children in age-appropriate dialogues about climate change and the importance of conserving the planet.
