Welcome to Niche - Property and Lifestyle Magazine, which is distributed free to residents of the Gold Coast suburbs of Mermaid Beach, Mermaid Waters and Miami. I love this time of year. The air is cooler, the sky seems even more blue. Make sure you take time out to enjoy all that the Gold Coast can offer. Anyway, Mermaid Beach has been front page news this month because of our suburb’s amazing popularity. Our little patch of the Gold Coast is now officially the most exclusive suburb in the city, having the highest median house property price in the city. It now has a median price of $1.5 million. The suburbs of Miami and Mermaid Waters are also stronger. My team from John Henderson Professionals Mermaid Beach are

recording strong sales throughout the suburbs that we service and are looking for more properties to sell. However, for me, living here is not just about property, it’s also about the lifestyle. We have wonderful beaches, exceptional weather, great places to visit and we have a strong community. Athletes representing 46 nations will be competing at Southport Broadwater Parklands, the site of the highly successful ITU World Triathlon Gold Coast and home to the 2009 ITU World Championships. The 2018 ITU World Triathlon Grand Final will celebrate the diversity of the sport of triathlon with athletes competing in Elite, Under 23, Junior and Elite Paratriathlon categories as well as the U23/Jnr Mixed Team Relay, Age Group – Standard and Sprint Distance, and Open Paratriathlon events.

MERMAID Beach house values have climbed to a record $1.5 million as buyers seek prime beachfront properties. The latest CoreLogic data shows the median price for houses in Mermaid Beach rose to $1.562 million, a 9.1 per cent increase over 64 house sales in the past 12 months. Mermaid Beach is now the most expensive suburb on the Gold Coast and the fourth in Queensland — beaten only by Brisbane’s Teneriffe, New Farm and Pallara. That’s good news for local home owners. Luke Henderson, director at John Henderson Professionals Mermaid Beach, said demand was out-stripping supply, causing house prices to soar. “We are seeing a lot of people who want to build their dream home here so we’re also seeing a strong demand for properties that hold older houses,” he said. “There are several factors driving people (to Mermaid Beach). The low height limit is a key driver. We have a high owner-occupancy community and you have the redevelopment of the Nobbys restaurant and cafe strip.”

For internationally renowned children’s series producer Jonathan Shiff, the Gold Coast has pretty much been home-base for 15 years, with Shiff having just wrapped up production of his latest major series shot in the city. Beginning his love-affair with the Gold Coast while filming the global smash hit children’s action series, H2O- Just Add Water, followed by the successful spin off, Mako Mermaids, amongst a string of productions, Shiff’s latest 20-part series is the first season of the fantasy project: The Bureau of Magical Things. With such a stellar track-record, not only does the city feel like home, the crew are treated as family, according to Shiff. “At Jonathan M Shiff Productions our ethos is ‘family’ and over the years many of the same crew members return. When you find a team that works well together it’s important to maintain these valuable relationships in order to run a successful production company,” Shiff says.

Filming from a purpose-built warehouse studio at Arundel during the second half of 2017, the production utilised great office space, wardrobe and art department areas with room enough to build multiple sets, as well as diversity of Gold Coast locations. “As a filming location, the Gold Coast offers an incredible palette to work with. From beautiful beaches and botanical gardens to urban streets – it has been a pleasure to work here over the years,” says Shiff. “Our favourite location with this series was the Gold Coast Botanical Gardens, which served as a naturally beautiful backdrop for our stories.” Future fans may also spot several Southport locations, including Talinga Crescent, Kindra Avenue, Kuranga Avenue, Akes Avenue, Chester Street and Ward Park among a smorgasbord of locations utilised. The Bureau of Magical Things features a young


cast of local actors, led by Brisbane actress Kimie Tsukakoshi (The Family Law) as Kyra, a regular teenage girl who acquires magical powers when caught in a clash between an elf and a fairy, discovering a secret world of magic all around her. Tsukakoshi and her fellow cast and crew members can be hopeful of big things coming out of the series, as Shiff has nurtured the early careers of Hollywood big names including the Gold Coast’s own Margie Robbie, along with Liam Hemsworth. Also achieving success off the back of Shiff’s Gold Coast-shot series, are Phoebe Tonkin (Tomorrow When The War Began, The Secret Circle, The Vampire Diaries, The Originals), Claire Halt (also of The Vampire Diaries and The Originals as well as Pretty Little Liars), and Lucy Fry (Vampire Academy, Wolf Creek, and the Netflix film Bright). “It is fantastic to be bringing back another local high quality children’s series and it’s vital to bring Australian children their own stories at a time

when Australian kids TV is so under threat,” says Shiff. “The City of Gold Coast Film Attraction Program was hugely supportive of our production and their contribution has benefited our series immensely.” A busy twelve months has also seen the City facilitate filming for familiar local and overseas TV productions from single-day shoots for such popular programs as The Voice and House Rules, to lengthy schedules for the UK and German versions of reality series I’m A Celebrity Get Me Out Of Here, both of which had 23 days of filming, with the UK version supporting 112 cast and crew. The Gold Coast has also earned exposure in the Japanese and Chinese markets through sports, reality and infotainment programs. The Bureau of Magical Things will be launched this April at MIPTV in Cannes and will be available on Channel 11 later this year.

O’Reilly’s Tree Top Walk allows you to walk through a canopy of flowering and fruiting trees covered by vines whilst you explore the epiphytic orchids and ferns surrounded by the many birds and animals that inhabit the tree tops. Safety First As the old saying goes, prevention is often cheaper than a cure. Protecting the safety of tenants and anybody else who enters your property should be paramount. Over the past couple of years in Australia there have been several cases where people have died or been seriously injured as a result of timber decks, stairs and balcony rails which have collapsed. Tenants are becoming more and more litigious, so covering yourself and your assets needs to be high on your list of importance. Having well-kept records will assist should a tenant ever undertake legal action in the event of an accident at the property. The “Property Safe inspection” (these can be found at www. propertysafe.com.au) reports let you know what risks the tenants and other visitors could encounter at your property. These inspections cost about $299 and can create greater peace of mind. Just make sure you rectify any problems highlighted in the reports. We recommend home owners consider annual termite inspections and that they periodically have qualified building inspectors identify any potential underlying problems. This is all about the long-term protection of your investment.

Earlier this month we welcomed the jewel in the new cultural precinct’s crown. HOTA – Home of the Arts opened its much-anticipated outdoor stage with possibly the most bold programming the Gold Coast has ever seen. Irreverent, funny, controversial and poignant, Tim Minchin was the perfect choice to christen the new performance space. Raised in Western Australia and with a career that spans the globe, Minchin is best known for his musical comedy but his career incorporates theatre, musicals, composing, acting, writing and everything in between. You can imagine the anxiety that organisers experience in the lead-up to an event like this. Will the wet weather hold off? Will traffic be an issue? Do we have enough food vendors and toilets? What if there’s a power-failure? What if Tim is completely over the top?

And while the social commentary did come thick and fast, it was also interspersed with songs about cheese and boobs which kept the audience in stitches and resulted in a standing ovation as fireworks were released overhead. As it turned out, everything ran smoothly. People started arriving as soon as gates opened – many armed with low-rise chairs and picnics – and the weather was perfect. The fact that tickets were free was reflected in the diversity of punters – with all ages and backgrounds represented – from babes in arms to those wielding walking sticks. And getting thousands of people out of the space proved no problem at the end of the night, with the HOTA café bar pumping out drinks and DJs on the Terrace keeping punters entertained until the crowd dispersed. In my eyes, this new space is exactly what the city needs. And the fact that it’s versatile and can cater to thousands in an amphitheatre setting or a few hundred in a black box format, means it can adapt to all sorts of touring acts. I’m not the only person that feels that way.

Concert for the Planet saw a hundred-piece local orchestra set the tone for a celebration of the Earth with sculpture and art installations, performance art, eco-stalls and lights out for Earth Hour all in the mix.

“I also can’t wait to play with the venue in a more intimate setting.” Gold Coast gypsy-flamenco star Felicity Lawless was also enamoured with the space. “I was blown away by the venue,” she said. “Being able to enjoy the fresh air while watching such a high calibre calibre show with flawless sound and lighting was an absolute delight.” “Tim’s performance was amazing. I actually had no idea what to expect as I live in a bit of a bubble, and was excited to see such an honest,

Surf lifesaving welcomes cash boost

This month, The Henderson Foundation was proud to donate another $16,500 to the Mermaid Beach Surf Lifesaving Club. The Foundation has long been a major financial sponsor of the three local surf lifesaving clubs of Mermaid Beach, Nobby Beach and Miami. This month’s contribution brings the Henderson’s total donations for the local surf lifesaving clubs to nearly a staggering $1 million over more than a decade’s association with the clubs. The Henderson Foundation director Andrew Henderson said he is keen to carry on the legacy started by his father John more than a decade ago. “We are particularly proud of the fact that we donate these funds directly from our own profits,” said Mr Henderson.

“Many other agencies and businesses may raise funds from the public, which is great, but all our donations came straight out of our own pockets. People like knowing that when they use the services of our agency, that a portion of their fee goes straight back into our local community.” The donations are primarily used for vital surf lifesaving equipment, such as tractors, tents, nipper boards and much more. In addition to supporting our local surf clubs the Henderson Foundation recently donated a sum to the Broadbeach State School’s ‘Cool Change 150’ which saw the primary school achieve their dream of air conditioning in all classrooms. But it’s not just transport links that property buyers should be looking at. Social infrastructure, which includes schools, hospitals and community facilities; can also boost property values. For example, on the Gold Coast, closeness to The Southport School can add a significant premium on prices. Local attractions can also have a significant impact on prices. The most obvious one on the Gold Coast is the beach. The closer your property is to the beach, the more it is worth. What many people don’t realise is that venues like bars and restaurants can also add value to nearby properties, although generally not those homes located right next door. An English study found the opening of Michelin star restaurants in a suburb could lead to property prices rises of up to 2 per cent in one year. This is not surprising to me. Cafes, restaurants and hotels add to the lifestyle appeal of an area. Property owners and renters want to live close to the ‘action’. So, I would jokingly suggest you ask a friendly restaurateur to open a new venue near your home. It is an important refuge for many animals and home to impressive examples of ancient songbirds. Many plants and animals here are threatened species—relying on the protection of the park for survival.
