Fast Paced Property Market Gathers Speed
E
veryone is talking about the property market. The funny thing is the very same analysts who said the market was set for a monumental correction a year ago are now saying that the market is overheating and that price gains are only being driven by low interest rates and by a lack of supply. The reality is that Ray White Runaway Bay Group have just helped more than 250 families across the Northern end of the Gold Coast realise their property ambitions since the start of January 2021 and the Ray White group helped 19,000 families and businesses across Australia and New Zealand to buy their dream property. That is in fact 25 per cent more transactions than two years ago. Our Ray White Runaway Bay Group sales team have just recorded the strongest month ever in our history which dates some 20 plus years. This is a strong indicator that the Northern suburbs of the Gold Coast remain a preferred location to live and or invest in. While everyone keeps saying the stock is in short supply the fact is that our sales team are still being called in as the preferred agent of choice across our geographic markets. The speed of the sale is increasing as we are finding that the new stock we list is being absorbed very quickly by the market. Buyers are more educated and moving with lightning speed if they see something they like. They have their finances in place and they are very determined right now. Our results tell us that these fast sales continue to take place in every one of our five office locations. We are experiencing record sale prices at both street and suburb level and these record sales results are driven by unprecedented levels of buyer interest. During the month of April, we scheduled more auctions than the respective months of January, February and March and our auction clearance rates consistently held above 80 per cent in April. As a whole Ray White had just over five registered bidders at every Ray White auction and we had active bidding on 93% per cent of all of our auctions with more buyers at open homes than ever before. Our agents also report strong private treaty sales with limited discounting.

However, the most important message that we would like to communicate to our clients is that as the Northern Gold Coast real estate market continues to go from strength to strength, we are readily available to share our insights as we know many property owners still have questions about what has and hasn’t changed in the way in which properties are being marketed in the current environment. To achieve this, building wealth and creating an investment portfolio can seem extremely difficult to anyone who’s only familiar with financial products such as bank accounts and term deposits. In recent years, we have seen a huge increase in the number of people investing their savings and surplus cash flow in ways other than savings accounts or term deposits. According to the Australian Securities Exchange (ASX), close to 9 million Australians hold investments outside of superannuation or their home with more than half investing in assets such as direct shares, Exchange Traded Funds (ETFs), Managed Funds, Managed Accounts (SMAs) or property.

The main benefit of using managed funds is that the investor can choose a fund that is suited to their needs and objectives. Typically speaking, a managed fund aims to outperform an indexed market as part of its investment strategy allowing investors to reap higher returns over other types of investments such as an ETF.
