Words from the Principal, Ali Mian Address from Principal Welcome to the second issue of Northshore Living for 2022. What an interesting year it is shaping up to be already, with Covid-19 restrictions easing and the Federal elections. We are quickly approaching the end of the 21-22 financial year, so this address will discuss a quick overview of the last few months’ hot topics. Is the Property Market slowing? It has been hard to escape conversations regarding the ‘rise’ and impending ‘crash’ of the market. Indeed, the last year has experienced incredible property growth, with house prices rising approximately

40-60% in the last 24 months on the Gold Coast. These last few months have however, seen the property market beginning to slow and stabilise. But this is not necessarily bad news, as many are still looking to buy, sell and rent as we head into Winter. For some, the slowing market is welcomed, particularly by first and young home buyers. A slower market makes it easier for sellers to enter back into the market, as it makes it easier to transact. Rental yields have also gone up, so it is a great time to rent and for investors to buy rental properties. Perhaps a slowing market is what we should welcome as good news, heading into the rest of 2022. Reserve Bank Increase’s Home Rate The Reserve Bank has increased the home loan rate by 0.25%. Inflation has been at a higher level than what we had been anticipated, influencing the Bank’s decision to formally increase the rate. This increase has raised alarm with many buyers, particularly at the times where the cost of living has increased, for example: groceries, fuel and so on. However, the rate increase by RBA is to help inflation to return to normal target over time. This increased rate is anticipated to slow the market, but Gold Coasters can ease their concerns, with the property market still remaining strong and stable. With borders opening up to tourists, students and visitors for the first time since Covid-19 began, it is anticipated that the international market will bring growth to the Gold Coast’s
