Welcome to our Christmas/ Summer Edition of our Northshore Living Magazine. It is such a wonderful time of year as we take a little time to enjoy family and friends over the holiday period and really soak up what summer is all about on the Northern end of the Gold Coast. From a real estate perspective we absolutely love the fact that people are looking and finding their new homes in what has become traditionally the busiest time of year for transactions, we know our population swells to its maximum with extended family and holiday makers all arriving for their summer holidays. This is why so much property will come to the market at this time.
2019 in review. 2019 will be remembered as a year of contrast, with the beginning of the year being very busy, then as we approached the “national elections” and “end of financial year”, we experienced a more conservative mood in regards to our real estate market. In hindsight this was simply setting us up for a pent up market heading into the last quarter of 2019, we can confirm that October and November 2019 were record months for our group of offices, and at the time of writing, (early December), we are seeing an acceleration in demand and appetite for properties. As an example, in the last four months we have sold in excess of 200 properties in around the Northern Gold Coast.

As Northern Gold Coast specialists, it seems only right that we run this high profile event on the Northern Gold Coast. I can now confirm that our Summer Auction Spectacular will be held in Paradise Point on the 28th January 2020, at the newly renovated Paradise Point Community Centre. We genuinely want to support our local businesses and believe that running this event here will provide massive opportunity to the local and surrounding communities. “Goodbye” 2019 and “Hello” 2020! It has been a very busy year for the Northern Gold Coast suburbs, and we are not seeing that change in the immediate future as we enjoy the Christmas/ summer break. A brief look back at some of our statistics in 2019 provides some interesting reading, it really demonstrates how the market has reacted and the amount of activity we are seeing. As we round out the year, some of our annualised statistics are: A 20% increase (from January to December) in actual people visiting each of our listings. Open for Inspections: We have opened approximately 5925 open for inspections for our owners throughout the year. That is an average of 114 open homes every week, this year! We know that we have had in excess of 8230 potential purchasers view those properties throughout 2019. That is an average of more than 158 people viewing properties for our owners, each week! We track these figures on a weekly basis so we can stay ahead of the curve, and know what the market is doing, right now! Settled sales do provide accurate market sentiment as well, but as the information is often historic, sometimes that data can be up to 4 months old! This up to the minute data is critical when giving advice.
Our Team Our sales volumes are large, and our team of sales specialists, quite rightly get recognised and rewarded with accolades each year, and well deserved. It is the time of year to acknowledge our administration departments who behind the scenes are making sure everything happens as it should, as well as on time. When I consider the amount of deadlines, contractual obligations, legal procedures that each property going to the market requires, the diligence and work ethic demonstrated across the board can only be described as extraordinary. Our property management team are kicking big goals as well. This part of our business has grown by over 20% this year. The in-house vacancy rate (at the time of writing) sits at below 2%. This is better than the Gold Coast average and is a key area that we focus on as it enables consistent cash flow for our valued clients. Our average days on the market, (the gap between tenants) is as low as 12 days (or less) in our key locations. Well done team!

o its that time of year again. Where we have all indulged in on all our guilty pleasures. Had 3 lunches in one day and feel as if hibernation isn’t that unrealistic for even us as humans. The festive season is such an incredible time of year and for most of us is a great excuse to leave all our good habits behind and let our hair down a little. Even being an exercise physiologist I think it is so important to still have these days, and get involved in these events! The only issue is the amount of time it takes for us to come out of them! With all my clients I stress to them the importance of a follow up appointment ASAP after the Christmas new years period just to ensure that the festive week doesn’t turn into 2,3,4 a month!! Haha The next big hot topic around this time of year is all the fantastic new years revolutions! How we are going to shred the 10kg we put on in the last week in 3 days and be competing with body building 3 days after that! It never ceases to amazing the amount of wonderful intentions that comes out of a singular date but what amazes me more is how many of these intentions fall by the wayside. So below I am going to break down 3 extremely easy tips that will help us control our weight (seems to be the most talked about) after the silly season or any time throughout the year. It is all about the TREND! The trend in your weight (is it going down or up or staying the same) is the most important information that you could possibly work out. And it is as simple as asking yourself the question and knowing what your weight is up to. PLEASE NOTE, I have not told you to fixate on the number, to be honest I don’t even care about the number what I care about is if it is moving in the direction you want it to be moving? The next step is making this happen: Energy output is one side of this simple yet difficult equation. If you want your weight trend to decrease at a faster rate, simply move more. The easiest and cheapest way to keep and eye on this is through a step counter. If you have a phone that was build in the last 4 years chances
are it has a free app that is already on your phone or there is plenty you can download from the app store. Simply make sure that your steps, on average, this week, is more then last weeks. It is literally that simple. The greater the difference the greater output difference you have created. Energy input is the other side of the simple yet difficult equation. If you want a drastic change in your weight trend, my advice is making changes in both your output by the advice above and the input by simply consuming less calories/ food. If your not requiring a drastic change and your looking for weight loss, just focus on the output (as this has a whole heap of other health benefits) if your looking for weight gain, well obviously you need to resistance train, but also ensure your intake goes up. I know this seems incredibly simple but simple steps and getting a win on the board is an easy way to start to develop good habits, routines and ultimately mindset. And THIS is the most important recipe to gain success!!
