Welcome to the Autumn Edition of our Northshore Living Magazine. 2020 has produced so much in such a short time, with the devastating bushfires followed by huge rain events right across Australia. Now, we are dealing with the global epidemic of the coronavirus, it seems difficult to believe that we are only at the end of the first quarter! The distribution of information (read news, via the media) and the fact that this can be delivered in almost real time with social media, means that the fast pace is really becoming our new normal. Our Gold Coast northern suburbs real estate market appears to not have been affected and is under immense pressure with simply not enough stock to supply an insatiable demand, hence prices have been rising. We have completed many sales since the Christmas/New Year break, in fact we are up just over 30% in total sales numbers when compared to this time last year, (2019).
In the last quarter our office has successfully sold just under 100 million dollars worth of real estate and successfully leased over 50 properties. A very strong market has meant our auction business has produced some spectacular results so far in 2020. With that in mind we have scheduled another large-scale auction event at the Sheraton Mirage Gold Coast on Wednesday the 29th April 2020. (MidAutumn/Easter event). Interstate migration still the catalyst for growth. Victoria has demonstrated a higher population growth than any other state in the last few years. But, don’t be fooled by the numbers, this is made up of primarily internationals moving to Australia. If we take a closer look at the interstate migration patterns as provided by the Australian Bureau of Statistics late last year, it shows a very different picture. For the last two years Queensland has topped the charts with between 23,000 and 24,000 migrating to our part of the world, each year. Victoria by contrast only attracted 12,780 migrators last year, and NSW in fact had a negative migration, (people leaving) of almost - 22,000. (Both South Australia and Western Australia also recorded negative migration). This is why we have a solid housing market with great prospects and confidence right across South East Queensland, in particular the northern beaches of the Gold Coast. The lack of stock coming to the market is applying upward pressure to potential values and this is being felt in every one of our offices on the northern Gold Coast. Our Agents are struggling to find adequate stock for genuine buyers. Now is a great time to consider selling, upsizing or downsizing, there are options available and buyers around to make it happen.

TURTLE NESTING IN FULL SWING

ady Elliot Island is a significant nesting location for Green and Loggerhead Turtles. Nesting season normally occurs between November to February, with hatchlings emerging from January to March. Nesting can occur anywhere around the island but the majority of nests have been recorded in the sand dunes in front of the resort and either end of the airstrip. The nesting process can take between 2 - 8 hours depending on the turtle species and how quickly a suitable nesting site is located. If the female turtle considers the nesting site unsuitable, it will move to another location.

ady Elliot Island is known as ‘Home of the Manta Ray’ and these giant kites of the sea can be seen feeding around the island throughout the year but aggregate in larger numbers during the winter months. The manta ray is the world’s largest ray, with a wing span of up to seven meters. Manta alfredi, the species found on Lady Elliot island, is known to occur off both the western and eastern Australian coasts. Early data from Project Manta showed that manta rays travel a distance of at least 500km between Lady Elliot Island in Queensland and Byron Bay in New South Wales within few months. Project Manta visit Lady Elliot Island twice a year as part of their multidisciplinary study of manta rays, established in 2007, that aims to provide much needed biological and ecological information on the species in Australian waters. On these expeditions the team will conduct research which includes photographing, observing and recording manta ray behaviour. In the lab, they identify individual
rays from photographs and enter the results in the database. They also collect samples of water and plankton and take oceanographic measurements of water currents, conductivity, temperature, and depth. Photographs and videos of manta rays are particularly needed for this project to be successful. Photos are utilised for photo-identification of manta rays and are integrated in a major photographic database which includes all pictures of manta rays recorded around the Australian coastline. Best practice around reviewing your finances for the New Year begins with a calculation of your net worth. Save this somewhere so it’s easily accessible next year, and you’ll have a simple and effective way to measure your progress against a set goal. Include all of your assets (property, cash etc) and liabilities to calculate a final figure. Next, pick a couple of items from your financial portfolio, whether they be credit

Interest rates, fees and risk profiles should be checked at least every few years for each of your accounts.
