Welcome to our “Winter Northshore Magazine” 2020 will be remembered as a year of volatility, with the bush fires, floods and a global pandemic and we are only half way through 2020! Our community Northshore Magazine has also been disrupted as production and distribution was affected. So, it is with great pleasure that we are able to present this Winter edition full of great properties for sale and a selection of our local community businesses that absolutely need all of our support to get trading again. The Ray White Runaway Bay Group will be sourcing and using local business for as much as we can and we encourage everyone to do the same. Winter on the northern Gold Coast is stunning and with crystal clear days and the sparkling Broadwater, it is little wonder we are still seeing great demand. (As we write this) Our borders to Queensland are closed, however this has not stopped buyers from the southern states from enquiring and purchasing property, sight unseen in some cases. Our local market has been very strong right the way through the Coronavirus situation and the ensuing lock down. The government’s early determination that the real estate industry is an essential business allowed for people who had sold, needed to buy or sell, to keep going. We did have to adjust our business a little, with private viewings only, online auctions, etc, but apart from the initial shock we all went through, real estate transactions have remained extremely strong throughout the year. We are very proud to be a community based business on the northern Gold Coast, and truly wish everyone a positive second half of the 2020 year. Interest Rates on Hold – Home Builder Scheme - Our Marketplace The Morrison government reacted swiftly as it was announced, “for the first time in 29 years, Australia had slipped into recession”, (mainly due to the bushfire and Coronavirus crisis and their economic impacts). The immediate announcement to provide a $25,000 grant to specific homebuyers and/or renovators is designed to increase the building pipeline nationally as the year progresses. (Quarter 2 is expected to provide even worse figures and truly reflect the impact of the Coronavirus lock down). With the existing $15,000 Queensland first home owner’s grant also available, some lucky “qualified” buyers could see a $40,000 grant and little or no stamp duty on their new home. The government’s desired result is to increase demand on a national level for all building, this by default will energise existing stock and resales as prices firm on new builds. South East Queensland has been lucky, as the demand has remained very good throughout 2020. A number of people delayed listing their property for sale, (due to Coronavirus), this means we now have lower stock levels. Attendance at “Private Viewings” and “Open for Inspections” has been strong and properties have been selling quickly. Low interest rates, strong demand and low stock levels is now providing a very active market with phenomenal results. RENEWING FOR THE FUTURE These are difficult times but we have good cause to be positive for the future.

he COVID-19 crisis has taught us some painful lessons and reminded us that

remaining healthy is the greatest gift we can have. Of course, there are widely differing views on how we go about rebuilding our future but I make no apology for doing whatever is in the City’s power to keep us all safe and secure. I thank the community for being so sensible through the lockdown so far. It has enabled some early easing of the restrictions imposed by the state and federal governments and while a full return to our normal way of life is still some way off we can continue working towards once again enjoying one of the best lifestyles available anywhere on this planet. I can assure everyone that easing the

COUNTDOWN TO THE FINALE Regardless of whether he and Damian win, Andrew has loved his LEGO Masters experience. “I didn’t go in it to win it; I went in it to build and got to do that as much as possible and I’m happy with that,” he says. “Of course it would be nice to win the $100,000 though!”

Finance – arrange early With interest rates at historic lows, many will take the opportunity to gear into property. TURTLE NESTING IN FULL SWING

L

ady Elliot Island is a significant nesting location for Green and Loggerhead Turtles. Nesting season normally occurs between November to February, with hatchlings emerging from January to March. Nesting can occur anywhere around the island but the majority of nests have been recorded in the sand dunes in front of the resort and either end of the airstrip. The nesting process can take between 2 - 8 hours depending on the turtle species and how quickly a suitable nesting site is located. If the female turtle considers the nesting site unsuitable, it will move to another location.

MANTA RAYS

L

ady Elliot Island is known as ‘Home of the Manta Ray’ and these giant kites of the sea can be seen feeding around the island throughout the year but aggregate in larger numbers during the winter months. The manta ray is the world’s largest ray, with a wing span of up to seven meters. Manta alfredi, the species found on Lady Elliot island, is known to occur off both the western and eastern Australian coasts. Early data from Project Manta showed that manta rays travel a distance of at least 500km between Lady Elliot Island in Queensland and Byron Bay in New South Wales within few months. Project Manta visit Lady Elliot Island twice a year as part of their multidisciplinary study of manta rays, established in 2007, that aims to provide much needed biological and ecological information on the species in Australian waters. On these expeditions the team will conduct research which includes photographing, observing and recording manta ray behaviour. In the lab, they identify individual

rays from photographs and enter the results in the database. They also collect samples of water and plankton and take oceanographic measurements of water currents, conductivity, temperature, and depth. Photographs and videos of manta rays are particularly needed for this project to be successful. Photos are utilised for photo-identification of manta rays and are integrated in a major photographic database which includes all pictures of manta rays recorded around the Australian coastline.
