Welcome to our “Summer 21” Edition of the Northshore Lifestyle Magazine. We are looking forward to the opportunities that 2021 brings us after the unusual year that was 2020. In the previous editions of Northshore, throughout 2020, we made comment on how parts of our communities had been severely affected by the drastic measures needed to cope with a global pandemic and as a community how we have together tried to support individuals and businesses. The Gold Coast has fortunately (compared to other cities around Australia) remained largely unaffected. This may have been because of our location/lifestyle/desirability, either way we have experienced some huge momentum throughout the second half of the year. Our “total sales in 2020 exceeded $325 Million”, which was an amazing result considering we were all closed up in April/May! The demand for rental property was also extraordinary. Our portfolio has an “almost zero vacancy rate, and more than 300 properties were tenanted throughout the year”. 2020 also marked a conscious effort by our group to develop our digital reach, to this end we now offer an “email database of 260,000”, and a “unique Social Media following in excess of 300,000”, this is local, national and international. Bring on 2021, we are ready to go and will be happy to provide our services to you. Wishing you a happy, healthy and prosperous 2021.

Is this the best market we have seen in years? The early 2021 northern Gold Coast housing market looks to be gaining significant momentum from a very strong end to 2020. Making predictions about a particular market is not an exact science in any normal situation, at the end of a global pandemic whilst still waiting for Vaccines etc makes it near impossible! We can only consider what is happening in the moment and report. Like most of the world, straight after the outbreak, Australia famously fell into recession (after many years of sustained growth). However in the 3rd quarter we very quickly rebounded with a "3.3% growth in GDP" and the IMF (International Monetary Fund) has moved quickly to drastically alter the bleak economic outlook it provided for Australia earlier in the year to a much brighter outlook. So with our economic situation looking more stable, interest rates at unbelievably low levels, (1.95% fixed for 4 years), and a "significant increase in demand from the Victoria and New South Wales", it is little wonder that we find our local housing market in incredibly high demand. How has this affected the value of your home? Being aware of your properties value is critical to making good decisions. The current demand has put real pressure on parts of our market, with sale prices being recorded at levels not considered even a few months ago. Get an appraisal!
