2021 is Off to a Flying Start!

T

he first quarter of every new year is very seasonal and it’s very difficult to put a judgement on supply and demand. But in our first month of 2021, Ray White wrote a total of $4.15 billion in unconditional sales across Australia and New Zealand, up a staggering 43 per cent on the year prior. In Australia alone, we recorded almost $3 billion in sales, up 49 per cent. Excitingly, this also proved to be the case at a local level, with the Ray White Runaway Bay Group also experiencing unprecedented growth with in excess of $43 million in sales across our offices’ geographic locations. This huge increase in sales results occurred as the number of new listings eased slightly on the prior year but strong buyer demand resulted in an extremely high proportion of stock continuing to be sold. Buyer activity has actually increased dramatically over the last two to three months. The increased buyer demand dove tailed perfectly into our first real auctions and produced some outstanding results. For Ray White on the Gold Coast we saw a clearance rate of 76.3%, up approx. 10% on the Ray White Group nationally. Prices achieved under the hammer were on average 11.15 per cent higher than the highest offer pre- auction. We are very proud of that fact we can confidently claim that Ray White is the number one ranked competition creator across the Gold Coast. The Ray White Runaway Bay Group are also experiencing record-breaking buyer metrics, such as open for inspection numbers, registered auction bidders, online enquiries and so on. These metrics continue to give us confidence the current extraordinary momentum will endure well into 2021, especially as our central bank continues to forecast very low interest rates for at least the next three years. The property market’s resilience - which surprised every pundit underpinned much of these results as the housing market once again proved its importance as a crucial asset class in the economy. The greatest surprise, if any, is that we have never seen such coordinated levels of activity across the Gold Coast. Like most property owners, you’ll probably have questions about what has and hasn’t changed in the way in which properties are being marketed in the current environment. Is now a good time to market my property for sale?

As 2020 showed us, the property market across the Gold Coast remained resilient and contradicted what many speculators predicted. Despite the COVID-19 induced restrictions and lockdowns, the Ray White Runaway Bay Group of offices managed to continue to transact properties for hundreds of buyers and sellers in a safe and effective manner. Property prices have risen to new highs in some areas on the back of record low borrowing costs and low stock levels. The favourable selling conditions have also prompted a spike in new home loan commitments. The Australian Bureau of Statistics reports new home loan commitments, excluding refinancing of existing loans, jumped 8.6 per cent in December to $26 billion, bringing the total for calendar year 2020 to $246.3 billion – the highest annual total since 2017. It all adds up to one of Australia’s most biodiverse cities. My view is that anyone who wants to love it should be made welcome.

After the panic that set in from March and April last year, never would I have expected to encounter the issue of demand well and truly outstripping supply of our New Vehicles from June until now. We are starting to find a balance now with New Vehicle stock beginning to return to healthy levels and enquiry returning to a more manageable state.
