AE7 team created a master plan that reimagines an aging underperforming mall into a new transit-oriented health and wellness mixed-use destination. The plan breathes new life into the development with office, entertainment, and F&B venues for the workers and the community. Promoting healthy lifestyle and drawing daily visitors are a health-focused grocery store with pronounced curbside pickup as well as a next-door health and wellness center. Wellness pavilion and destination food hall will be housed in the former Sears location and link back to the existing mall. It further connects to mass transit. The food hall design accommodates multiple vendors and promotes food as entertainment.

NetZero office buildings will be added to the development including flex tech-centric office. Providing ample parking solutions and leveraging amenities of the of the pavilion and the retail mall, the office buildings will be a premier location to work as well as play.

The new pedestrian-oriented district maximizes usable land through smart design and reuse of existing buildings. The master plan brings to the area a health-centric destination for all day enjoyment of those who live nearby, those who work there, and even visitors looking for new experiences.
