PUBLIC HOUSING - TUNG CHUNG AREA 114 &117
OurcompanyiscollaboratingwiththeHongKongHousingAuthorityonaresidentialprojectthatspanstwosites,Area114andArea117.The objectiveistoconstructeighthigh-riseresidentialbuildings,providingover4000livingunits,aswellasshopsandsocialfacilitiesforlow-income HongKongcitizens.Wearesupportingtheprojectbyhelpingwithbuildinglayoutandaddressinganypotentialsite-relatedchallenges.
SITE LOCATION
Area114and117inTungChung,HongKong,arenewlyreclaimedlandareas.Theywerelikelypreviouslyunderdevelopedorbodiesofwater thathavebeentransformedintonewdevelopmentsites.
Whilethepublictransportationsystemintheseareasmaynotbefullyestablishedoraccessibleatpresent,plansforanewtrailstationlocated nearbyareinplace.Thiswillimprovetransportationaccessforresidents,makingcommutingandaccesstopublictransportationmoreconvenient.
SITE USAGE
TheOutlineZoningPlan(OZP)isalanduseplanthatguidesthedevelopmentofdifferentareasinHongKong.AccordingtotheOZP,thenewly reclaimedlandareasofTC114andTC117areprimarilyzonedforresidentialuse.Thismeansthatthedevelopmentintheseareaswillfocuson providingresidentialhousingforthecitizensofHongKong.
Furthermore,theneighboringareasaroundTC114andTC117arealsoprimarilyresidentialinnature,suggestingthatthegovernmentintendsto createacohesivecommunityofresidentialareas.Thepresenceofalargelandscapezonebetweenthetwoareasindicatesthatthegovernmentis alsoprioritizingthecreationofgreenspacesandasustainableenvironmentforresidents.
*Outline Zoning Plan(OZP) is a kind of statutory plan prepared by the Town Planning Board under the Town Planning Ordinance. It is basically a plan that shows the land-use zonings and major road systems of individual planning scheme areas.

SITE OPPORTUNITIES AND CONSTRAINTS
DuringthedesignphaseofTC114and117,ourteamworkedcloselywithvariouspartiesandconsultantstoanalyzearangeof sitedata.Throughthisprocess,weidentifiedseveralcommonelementsbetweenthetwosites.
Usingthissiteanalysis,wewereabletoidentifykeydesignconsiderationsandsiteconstraintsinTC114and117.Theseincluded factorssuchastrafficandpedestrianroutes,prevailingseasonalwinds,sourcesofnoisepollution,andopportunitiesforsiteviews. Bycarefullyconsideringtheseelements,wewereabletocreateadesignthatisbothfunctionalandaestheticallypleasingwhile minimizinganynegativeimpactsontheenvironmentandthecommunity.
GEOGRAPHICAL CONSTRAINTS
DesigningTC114and117ischallengingduetogeographicalconstraintsinthereclamationarea.Ouranalysisshowsthatthese sitesmayexperiencelandsubsidencewithin50years,soourdesignplanmustconsiderthis.We'veresearchedextensivelyand consultedgeologicalexpertstodevelopacomprehensiveplanthatensuresbuildingsandinfrastructurecanwithstandpotential geologicalchallenges.Bybeingproactive,we'recreatingfunctional,aestheticallypleasing,andsustainabledesignsthataddress theseconcerns.

DESIGN PROPOSAL INFORMATION
OurprojectisacollaborationwiththeHongKongHousingAuthority,whichhassetspecificrequirementsforthedesignscheme. Theserequirementsincludethenumberofflats,carparkingspaces,welfarefacilities,andcommunityareas.Oursitedesignmust fulfilltheserequirementswhilealsoensuringthatthefinaldesignisfunctional,practical,andvisuallyappealing.Weworkclosely withtheHousingAuthoritytoensurethattheirrequirementsaremet,whilealsoincorporatinginnovativedesignsolutionsthat benefitthecommunity.

Thebuildingdesignissplitintotwosections:thegroundfloortopodiumfloor,whichisreservedforsocialcommunityandcar parking,andtheareaabovethepodiumfloor,whichisforresidentialuse.Thisdivisionservestodifferentiatethepublicandprivate spaceswithinthebuilding.TheHongKongHousingAuthorityhasspecificrequirementsforthedesign,includingthenumberof flats,carparkingspaces,welfarefacilities,andcommunityareas.Thus,thedesignneedstofulfilltheserequirementswhilealso ensuringthatthebuildingfunctionsefficientlyandisaestheticallypleasing.
SITE ELEVATION DESIGN
IntherealmofpublichousingdesigninHongKong,theHongKongHousingAuthority(HA)adherestoasetofelevationdesign guidelinestoensurethatthebuilding'sexterioriscohesivewithotherHAprojects.Thisapproachpreventsthebuildingfromappearingout ofplaceandhelpsmaintainaconsistentvisualidentityforpublichousinginHongKong.
RESIDENTIALFLOORLAYOUTPLAN
Thenumberofflatsisacriticalcomponentoftheproject,asthegoalistoprovideasmanyunitsaspossiblewithinthebuildingregulations andsitedevelopmentscheme.Therefore,ourteammustcarefullyanalyzevariouslayoutplanstomaximizethenumberofflatunitsinthe givensite.Byconductingathoroughstudyofdifferentlayoutoptions,wecandeterminethemostefficientuseofspacetoachievethe highestpossiblenumberofunitswithoutcompromisingonqualityorsafety.

Inthepast,precastfacadeswerethego-tomethodforconstructingpublicprojects.However,ourteamistakingaboldstep towardsinnovationbyutilizinganewconstructionmethodknownasMiC(ModularIntegratedConstruction)inanefforttoreduce constructioncostsandimprovetheinternalfloorarea(IFA)ofthebuilding.
Toensuretheutmostqualityoflivingforresidentsandmeettherequirementssetbythehousingauthority,wehavetakeninto accountthemaximumnumberofflatunitspossibleandpotentialnoiseissues.Ourteamhasmeticulouslydesignedavarietyof MiCflattypestoachievetheperfectbalancebetweenresidentsatisfactionandHAregulations.

As each site also has a limited G.F.A to establish building which is included the residential, commerical and social industry. Therefore, after confirmed the construction method, our team needs to study and calculate the the maximum area in each living units to draft different typical floor scheme.

CONSTRUCTION PROGRAMME & DEVELOPMENT PROGRAMME
Inthisproject,weareresponsibleforcreatingaconstructionscheduleforthepilingandbuildingworks,detailingthetimeand costforeachstage.WewillpresentthisinformationtotheHongKongHousingAuthorityandothergovernmentdepartments.The scheduleisacriticalcomponentoftheprojectplanandwillhelpensuretheprojectiscompletedontimeandwithinbudget.

Thecountrystyleinteriordesignconceptisintendedtoconveyasenseofwarmthandharmony,withafocusonincorporatingnaturalelements toreflecttheruralsettingofthesite.Thedesignincorporatesneoclassicalelements,utilizingsimpleanddelicatefeaturestocreateasubtleand gracefulaesthetic.Thegoalistocreateaspacewherehumanscanfeelateaseandinharmonywiththeirsurroundings,embracingthenatural environmentintheirdailylives.
MASTER BEDROOM & BEDROOM
Theinteriordesignconceptforthisprojectisbasedonthecountrystyle,whichrepresentswarmthandharmony,andemphasizestheconnection betweenhumansandthenaturalenvironmentindailylife.Neoclassicalelementsareincorporatedintothedesigndetails,creatingaspacethat exudessimplicityanddelicacy.

For this project located in Po Tat Estate in Hong Kong, which consists of a small public housing unit for 1-2 people, the limited room size makes cabinets a crucial element for storage. To enhance the design, natural elements are being utilized in the space.
