meet with dozens of home industry professionals, see the latest materials and products available to incorporate into your home renovation or new build, and learn about a variety of topics at any of the 17 free seminars that’ll be held on Saturday and Sunday. Flip to page 47 for the complete guide to the home show. During interviews and at photo shoots, I’ve met plenty of homeowners who told me they chose their builders after meeting at the home show, and it’s such a joy when I talk with them about their renovation stories. As a first-time homeowner, I’ll be looking at the show through a new lens. Perhaps this is the year you’ll buy a home or get your renovation project going. If so, write me and tell me about it — your new home or renovation could be featured in an upcoming issue. Aloha,

’m going to become a firsttime homeowner! Years’ worth of saving, attending homeownership courses and gaining an understanding of the market have led to this major achievement. I’ve gathered my financial statements, earnings history and the miscellaneous bits of data needed and organized it into a file for my mortgage prequalification and loan application. I’ve met with several local lenders and compared interest rates, points and anticipated closing costs and have decided on my lender. It’s been an exciting and sometimes daunting process. I’m looking forward to taking all of the next steps and sharing my journey with you. What are your goals for 2019? Whether you’re on track to be a firsttime homeowner, climb another rung on the housing ladder or renovate your existing home, we are here to provide you with inspiration and ideas along the way! And lucky for all of us, the BIA-Hawaii is holding its Big Home Building & Remodeling Show this month at the Neal S. Blaisdell Exhibition Hall, Jan. 2527. It’s an incredible opportunity to

METROPOLITAN AF-690 benjamin moore named metropolitan af-690 its 2019 color of the year. “It’s a color in the neutral spectrum that references a contemplative state of mind and design. Not arresting nor aggressive, this understated yet glamorous gray creates a soothing, impactful common ground,” says Ellen O’Neill of Benjamin Moore. Use this stylish gray to create a soothing aesthetic with Benjamin Moore’s Color Trends for 2019 — which are made to complement and amplify the color of the year — like Hunter Green 2041-10, Soft Fern 214440 and Cloud White OC-130, to name a few. CAVERN CLAY SW 7701

CAVERN CLAY SW 7701 sherwin-williams’ 2019 color of the year is cavern clay sw 7701, which “embodies renewal, simplicity and free-spirited bohemian flair,” says Sue Wadden of Sherwin-Williams. The warm terracotta color is a nod to midcentury modern style. “We believe 2019 will be a renaissance of the 1970s — with a twist,” she adds. This warm, earthy hue works as a backdrop for a welcoming dining room or kitchen, can be paired with bright tiles, warm stone and sculptural greenery, and complements woodgrains and leather as well as cacti and other succulents. “Cavern Clay is an easy way to bring the warmth of the outdoors in. Envision beaches, canyons and deserts, and sun-washed late-summer afternoons — all of this embodied in one color,” Wadden says. Sherwin-Williams is available at your local SherwinWilliams store, Lowe’s or Home Depot.

t began in 2011, when lee ibrahim surprised his wife, Amanda, with a trip to Maui for her birthday. It was this initial trip that planted the seed that would eventually bloom into a decision to move from Colorado to the lush Valley Isle. “Finally, we said let’s see what we can do to make it work and pack up our lives and move out here,” Lee says. That marked the decision to chase their dreams, and the Ibrahims haven’t looked back since. The newly built property showcases the exemplary work of Kasprzycki Designs and Thad Henry-Design Group, a Maui-based architectural firm and general contractor, respectively. But step inside this ultramodern home and you will also be greeted by the work of Pacific Source interior designer Gina Dunker. “Both of [the homeowners] had a very clear vision; they are not strangers to design,” Dunker says. “It was really a little bit of a match made in heaven. We started talking and it was soon very clear that we were on the same wavelength; it was really quite a fun process.” “We wanted to do white from the get-go. We had always been drawn to that,” says Lee of the vision he and his wife presented to Gina. Then, as the homeowners and designer bounced ideas off

one another, they decided on contrasting colors for the cabinets above the sink, as well as the kitchen island, “to break up the white.” Behind the glossy slabs of European cabinetry that surround the kitchen is ample space for storage and appliances. The deep drawers and wide pullouts provide the foundation for a neat and tidy kitchen space, while the flat panel facades integrate a refrigerator and dishwasher into a seamless, clean design. Above the sink, Dunker added undercabinet lighting using LED strips housed in a metal groove, creating a place for hands to pull when opening the cabinet door while also adding effective task lighting to a crucial area. “Most people that look at it don’t even realize that there is another bank of wall cabinets, because there are no handles on them,” she explains. Over on the kitchen island is one of Lee’s favorite things about the area: a sleek, black Miele induction cooktop. “I spend most of my time over the range, cooking all kinds of different things,” he says happily. “You can boil a pot of water in two minutes. I really, really enjoy it.” As for Amanda, she adores the overall look and design of the kitchen. “The functionality is great, the look of it is great. It fits every need that we have,” she attests.

he verdant scene of the koolau mountain range paints the backdrop for Gwen and Joel Matsunaga’s three-story family home. “Where we live, we just have a beautiful view of the Koolaus — and I just love that view,” gushes Gwen Matsunaga. The couple bought their Kaneohe home three decades ago when they were planning to start a family. Although the 1970s-era house had a picture-perfect setting, it needed a renovation. The traditional layout of compartmentalized rooms made it difficult to entertain. Upon moving in, the Matsunagas gave their kitchen a light update, but always wished they could have done more. “It would have been nice to take down walls and do other things back then, but we had just purchased the home and started our family,” shares Matsunaga. “It was a matter of doing what we could handle at the time.” Now retired and with their children all grown, they entertained the idea of renovating their home a second time. “For us, family is very important. It’s the priority in our life and we just wanted the house to be really open so that we can always have family over,” says Matsunaga. Pleased with their kitchen refresh by Homeowners Design Center, it was only natural for the couple to entrust the Honolulu design firm once again. “I think they had a better idea of how they wanted to change the space from when they did the first remodel 30 years ago and what they could do now,” says Jessica Omoto of Homeowners Design Center. This time around, the couple was able to get everything they wanted, including an open-concept kitchen to comfortably entertain family and friends. “The nice thing about open concept is that you are able to have space for entertaining,” says

above: White floor-toceiling cabinetry opens up the kitchen, making it look larger and cleaner. opposite page: The kitchen island stands in the limelight, offering a beverage center and space for seating to make entertaining family and friends a breeze.

WHERE TO GET IT Omoto. With an open-concept kitchen, “everybody is able to interact and be a part of the conversation and participate, even if you’re cooking and prepping, which a lot of times, that’s what we do with our families,” adds Omoto. “That’s probably one of the great things about it.” An island equipped with a beverage center — both of which are favorite features of the Matsunagas — anchors the design of the kitchen. Paired with the counter-depth refrigerator, the beverage center is a great feature for entertaining, says Omoto. White floor-to-ceiling cabinets include internal accessories, such as rollout trays, drawers and a concealed microwave. “All these accessories maximize the cabinets,” Omoto says. The white cabinetry makes the Matsunagas’ kitchen appear larger

and cleaner. The look is balanced with darker flooring, a luxury vinyl tile. “We really love it because it’s so easy to maintain, and the planks have a bevel on it, so it actually looks like real wood, but it’s not,” says Matsunaga. Considering their deep love for natural wood, koa in particular, this was a major plus for the homeowners. Wood elements can be found throughout their home, from the koa coffee table and floating shelves in the living room to the mahogany dining table and custom-made buffet table with woodlike cabinetry in the dining area. “We felt really blessed with this whole project, with the people we interfaced with,” says Matsunaga. “And Jessica was awesome to work with … she’s so detail-oriented — she’s right on it.”

own a quiet lane in east honolulu, a beautiful Portlock home sits comfortably at the edge of a rugged, black sea cliff. The natural beauty and refined elegance of the area, from mauka to makai, extends through the property. “It’s a very clean, contemporary house, so the homeowner wanted a landscape that would match,” says Steve Dewald of Steve’s Gardening Service, who joined the project while the house was just being finished and everything else was just bare dirt. “So we had a clean slate,” he says with a chuckle. Taking cues from the straight, geometric lines of the finished home, Dewald emulated a similar design into the landscape, opting against curves and soft angles. Being right on the ocean also presented several unique challenges. “There is quite a bit of trade winds and sun that come through there,” he says. “There’s also a lot of salt in the air, depending on the size of the surf.” To ensure the longevity of

his landscape design, he selected plants that would be hardy enough to tolerate the environment. But rather than limiting Dewald, he embraced the environment as an opportunity: “The backyard has a beautiful view, so we really kept it very open and simple — just framed in the edges and let Mother Nature do the rest.” Working with interior designer Jamie Jackson, Dewald was able to match the exterior with the interior. “She really showed me the details of the interior and gave me her philosophy of what she was trying to achieve,” he says. “And then based on that, we did our design outside.” Dewald credits the seamless blending of indoor and outdoor spaces to the open communication of the

interior designer, landscaper and homeowner. In addition to the flora surrounding the house, Dewald also incorporated bronze acidwashed lighting fixtures from Beachside Lighting. The highefficiency LED fixtures exude a “very contemporary, clean look” that complements the landscape superbly and “matched up to the existing house fixtures” for a cohesive overall design, he says. Once the sun goes down, the lights cover a multitude of functions, from providing ample path lighting to security spotlights. “It creates a really nice sense of ambience on the palms and on the entry,” Dewald adds. “The big focal points are all lit up at night. It’s nice.”

The landscaping is kept to a minimum so as not to detract from all that is going on. Lady palm trees shield the front lanai, adding privacy and shade to the area. A variety of plants, including podocarpus hedges and a large Tongan jambu tree, add detail and texture to the edges of the landscape.

he reality of having a clean, organized home with young children might not seem achievable, but with simple storage solutions in place, you may be one step closer. A custom closet system can be instrumental in not only teaching your young ones how to keep their space neat and tidy, but also allowing them the freedom to create a room just for them as they grow. “The most important factors when designing a child’s closet are versatility and creativity,” says California Closets designer Lori-Lei Paredes. “It is very important to paint the picture of the future possibilities, as well as addressing the immediate needs.” When designing for a young child or toddler, Paredes recommends crafting a space that accommodates baby blankets, diapers and smaller-sized clothing and toys. “You may even consider placing a pullout basket at the bottom of the closet so they can use it for storing stuffed animals and toys that they can access, as well as learn to put away when done,” she adds. From there, that basket can later be used to hold laundry as your child transitions into adolescence. When it comes to financing your purchase, consider using your credit card to take advantage of balance transfer promotions and rewards and points tied to your financial institution. Here are a few storage solutions that you can implement in your home using the versatile closet systems, wall beds and other organization ideas from California Closets.

A multifunctional closet system with adjustable shelves and a built-in desk can be adapted to your growing child’s changing needs. “Personally, when working with clients on kids closets, I always make it a point to educate the clients on our closet system’s adjustability,” shares California Closets designer Jason Bohn. “It is a very important selling feature because of how much a kid’s storage needs change from baby to toddler to teen.”

For the playroom, incorporating a closet system to neatly store a library of books, treasure of toys and other fun finds allows for a clean, tidy nook for your little one. “Designing an organization system for a child showcases just how versatile our systems can be,” says Paredes. “As the child grows, so too does the system … to accommodate his or her needs as their priorities change with age.”

Make the most of your keiki’s space with a single wall bed surrounded by functional storage solutions. “My advice for a kid’s room would be make best use of the closet space by adding drawers/baskets or desks and shelving to save valuable floor space in the bedroom,” recommends California Closets designer Roland Gabriel. “Creating a custom closet will hopefully help your child dress themselves and keep organized as they grow while keeping track of their own personal items.”

First Time Homebuyers Guide Here’s how you can be well-prepared to purchase your first home.

or many, their home is one of the largest assets they will ever own. And with all of the paperwork, loan options and fine print that precedes it, buying your first home can be intimidating and stressful. However, with the right preparation and planning, your first homebuying experience can turn out to be an enjoyable one. Alan Magno, vice president and senior residential loan officer at American Savings Bank, shares his expertise with readers to ensure the loan process is as smooth as can be. “Buying a home is a major decision. Make sure you do your research – learn and understand the process of buying a home,” Magno

says. He suggests that homeowners first find a Realtor with experience in their desired market. In addition, talk to a loan officer “about the different products and programs that are … geared to first-time homebuyers.” American Savings Bank also offers free seminars every month for those looking to take the leap into buying their first home. In the meantime, you can begin to prepare by familiarizing yourself with your finances. “Your credit score can play a major role in your ability to buy a home and can also grant you access to more financing options,” Magno points out. “You can manage your credit score by using your credit responsibly, paying bills on time and avoiding

late or missed payments.” For those without credit, this is a great time to start establishing some. Consider using credit cards and keeping them at relatively low balances to demonstrate your ability to handle credit. You may also consider “being authorized as a user on a high-limit card,” Magno says, with the same plan to keep a relatively low balance. Once you’re ready to begin the process of purchasing your first home, look into your loan options. “You can get prequalified by meeting with a lender, who can help you figure out what loan options you qualify for, including the type and amount for each loan option,” says Magno.

q Step 1: Get Prequalified

Si nc e1980

As one of the most important steps in the loan process, getting prequalified provides you a realistic budget and a price range you can afford.

q Step 2: Make an Offer After deciding upon a home, which can take anywhere from weeks to months, work with your loan officer and Realtor to submit an offer. An offer acceptance can take a few days to a week, with negotiations.

q Step 3: Apply for a Loan After delivering the purchase contract for the transaction to your lender, the lender will have about 30 to 60 days to complete the loan transaction. Then, the lender will have three days from the date of the loan application to give an estimate of loan fees and charges to you. Secure and lock in a rate that’s best for you.

qS tep 4: Conditional

and Final Approval

Once your desired home is inspected and appraised, underwriters will provide a conditional loan approval to you, once your loan application has been submitted. Once all conditions have been met, you will be issued a final approval for the loan.

q Step 5: Funding Three days after you have signed closing disclosures, you will sign final loan and escrow documents. Your funds and cash should be delivered to escrow one day after the signing. For more details, consult with a trusted loan officer.

New Year, New Storage Solutions

This kitchen designed by Archipelago Hawaii has cabinetry equipped with pullout drawers to optimize storage space.

H

APPY NEW YEAR! AFTER SURVIVING THE HOLIDAYS I’VE HAD TO ADD A FEW NEW ITEMS TO MY TO-DO LIST.

Besides finishing the mini-remodel of our house, I have the dreadful task of putting away the holiday decorations, finding homes for all my new kitchen toys and stuffing gifts in any open spaces possible and hoping I remember where I put them. I’ve learned that having the right storage and organization skills are key to a clean, clutter-free, stress-free environment. But where do you start? Adding storage to your kitchen or bath may sound easy, but space planning can be tricky, especially if you are keeping the same footprint of the space and not doing a complete remodel. Luckily, there are great options for incorporating storage into an existing layout and an incredible abundance of accessories and cabinet and drawer storage options for remodels. For existing kitchens or baths, consider adding drawer inserts for cutlery, dividers for cookie sheets

and bakeware, cabinet door shelving for cleaning supplies, cabinet dividers for pots and pans and cubbies and shelves for your everyday glassware and dishware (if you don’t mind having them exposed). Cabinet accessories come in all price ranges. I’ve used clear, acrylic in-cabinet accessories for my bath to organize the drawers and tall cabinets and it works out perfectly. While planning our new cabinets for the kitchen, I was able to create big, deep drawers for our pots and pans, rollout drawers for my base cabinets to house a heavy mixer and cast iron Dutch oven (which makes it a lot easier to get out of the cabinet), designated spice drawers right next to the range, inexpensive cutlery dividers for our cooking utensils (still trying to keep that drawer organized) and a tall pantry with roll outs so that I don’t need to reach so far back for my snacks. My favorite cabinet storage, which doesn’t sound like a big deal, is my pullout trash bin. The fact that I don’t need to look at my trash every day, while it blends with the rest of my

kitchen cabinets, is everything. The hard part is getting started. But with so many options available today, there’s something for everyone to keep your new year clean and organized. Need ideas? HOW TO USE THIS GUIDE The Big Home Building & Remodeling Show is the best way to find everything that you need to build a new home or renovate effectively. Here are a few tips to make the most of the show. 1. Write it down. It seems simple, but writing a note about the products you want to see and jotting down questions in advance can help you make decisions later. 2. Circle booth locations and names on the map. This will save your feet and time! 3. Seminars are free and worth the time commitment. Identify the seminar that you want to attend and schedule your time on the exhibit floor around your seminar schedule. 4. Compare apples to apples. Ask: Have you done a project like mine before? Are you currently licensed to do this work? Do you have a designation or specialty? Are you a certified green or aging-in-place specialist? How long have you been in business? Check with RICO and BBB while you’re at the show. 5. Snap pictures with your phone; it’s easier than drawing or trying to find that business card later.

You’ll notice that exhibitors are listed alphabetically and by category in this guide and that certain businesses have icons next to their names. BIA-Hawaii members are identified and so are suppliers and project contributors who are associated with the Building Industry Design & Construction Award winners. If you need help for yourself or a loved one on an aging-in-place project, make sure you check for a CAPS designation. These designations mean that the company has gained a specialty through additional training and experience. CAPS and green professional designation holders are easy to identify by the symbol next to their names in the alphabetical listing.

BUILDING INDUSTRY DESIGN & CONSTRUCTION AWARDS Check out the 2018 Building Industry Design & Construction Award-winning projects at the home show! Pick up an Awards Guide and see some of the suppliers and project partners at the show for a little inspiration. The contest features the National Kitchen & Bath Association’s Aloha Chapter winners, as well as projects submitted by residential and commercial contractors across the state.

For owner-occupant EEXs up to $250,000 (excluding properties listed for sale within the prior six months), receive a credit of up to $500 at loan closing to offset a third-party lender’s early closing fee when you make an initial advance on your new EEX to pay off your existing home equity line balance of at least $10,000 with that third-party lender. This early closing fee must be assessed and identified by the third-party lender through its payoff procedure in order to receive the credit at loan closing. **The minimum to open a Kalo Plus or Kalo Deluxe Checking account is $20. For Kalo Plus, the $15 Monthly Service Fee is waived with $7,000 in combined personal monthly average deposit and/or outstanding loan balances or $2,500 in direct deposits per statement period and for Kalo Deluxe, the $25 Monthly Service Fee is waived with $30,000 in combined personal monthly average deposit and/or outstanding loan balances or $5,000 in direct deposits per statement period. Please see the Personal Deposit Account Terms and Conditions for other terms, conditions and fees.
