was fortunate to buy my first home in 2019. It’s a small condo that was a clean slate in terms of design: white walls, empty spaces and no customizations. It provides the perfect palette for me to add to, personalizing with color and storage solutions that are reflective of my taste and needs. PPG PAINTS ppg paints sought out a color that would offer an escape from today’s fast-paced society, selecting Chinese Porcelain, which blends cobalt and moody ink blue to offer a spirit of hopefulness in the world. “The faster technology moves and the more convenience it offers, the more we seek activities, experiences and lifestyles that impart slowness and realness into our lives,” shares Dee Schlotter, senior color manager of PPG paint brand. Chinese Porcelain fits in perfectly here as consumers are craving blues that bring us closer to natural elements like the sea and sky, adds Schlotter. The color can be the perfect backdrop to make others pop, but also act as a feature color, like in a bedroom with white bedding. his unassuming one-story home in mililani is situated on a quiet street, part of a
master-planned community built by Castle & Cooke in the 1990s. Each home in this closely knit neighborhood shares the same layout, including sectioned-off spaces and small, cramped kitchens. Over the years, the owners of this particular home grew tired of their dysfunctional kitchen and turned to Masterpiece Construction to help piece together an open and refreshing space for their family. “It was old school — enclosed, dark, dated — and needed to be renewed,” Chris Oxendine of Masterpiece Construction says of the home’s original look and layout. The homeowners knew they wanted a modern kitchen with gray tones. Oxendine and his team took this vision and got to work, removing non-load bearing walls, dated cabinetry, old appliances and flooring. “The point of the project was to open up the space,” explains Oxendine. “It

was a full kitchen remodel.” Masterpiece Construction installed porcelain tile flooring, with tight grout joints making it easy to clean. “It’s scratch-resistant, it’s a harder material and it’s more durable than vinyl,” Oxendine says. Soft-close cabinets from Golden Cabinets & Stone were chosen in a light gray tone and paired with brushed nickel hardware. Undercabinet lighting was also installed. To create seating and additional storage in the kitchen, an island was added. It features a quartz countertop that cantilevers on both ends, with a stainless-steel support post on one side. A full-height backsplash was installed in the same quartz as the kitchen’s countertops. This, along with a new white cast-iron sink, helps to break up the gray and black tones of the space. “It’s open, airy, bright, clean,” Oxendine says. “It was a dark little room they went into — now, it’s a bright and happy space.”

oastal living brings a lot of joy, but it’s not without its hazards. For this surf-centric family, designing their dream home that could withstand winters on Oahu’s North Shore demanded calculated risk and creativity. The home’s design takes cues from Australia’s popular “kit homes” — steel frame homes known for their prefabricated parts, affordability and ease of production. “We have traveled there many times and love the modern designs found in Australia,” says the homeowner. Hardy building materials include precast cement, steel and natural wood throughout the interior and exterior of the home. PRO TIP Window and door maintenance is minimal if done properly. Pacific Source recommends using a small amount of soap and water to regularly wipe down hardware and prevent the buildup of salt. As water drips, salt remains, and salt oxidizes and can corrode your metals. Remember to hose out the track system. Homeowners often forget to maintain the track system, where salty water can collect and pitt the metal.

They glide smoothly and function well.” Says Chris Ayers, consultant at Pacific Source: “Fleetwood specializes in large and high-performance openings that can withstand gale-force winds and winddriven rains.” The black window and door trim — a rising trend among modern home enthusiasts — is achieved by dipping the aluminum frames in a chemical bath that fortifies the metal’s porous surface with an anodized finish. This onyx-colored treatment is more durable than painted aluminum trimmings. Inside each window and door frame are two layers of glass and an interior air barrier. The glass is treated with low emissivity (Low-E) glass coatings to prevent UV rays from penetrating
the interior of the home, which was built by Landmark Pacific Builders. The minimalist window and door frames provide a maximalist view of the North Shore’s most famous surf breaks. Multislide stack doors open onto an ocean-facing deck covered by a pergola with mobile slats. Located high on the wall of the great room are a set of clerestory windows that allow natural light to pour into the twostory living area from above. Despite the home’s generous use of concrete and metal, the overarching design articulates a sense of airy lightness that brings outdoor living in. What advice can you offer homeowners who plan to downsize soon? A: At times, homeowners who become empty nesters and have more house than they can handle want to move into smaller homes. A Home Equity Line of Credit, or HELOC, is a great loan to have to help fund the various construction projects needed to make the home more “salable.” A HELOC can finance home improvements and/or even an extension to build enough living area to accommodate more bodies in a home. We find that at times, families like to use HELOCs for these types of projects. Sometimes, the extended family would take responsibility and pay down the HELOC, while the first mortgage remains the original family’s debt. This has larger payments, but a quicker payoff. We also offer a first-time homebuyer program, which can help children who are in the process of buying their parents’ homes.

Fortunately, homeowners are now able to customize their homes in almost every aspect. J.R. Moorhead of Moorhead & Company Inc. says one way to do that is with colored cabinetry. People are gravitating toward colored cabinetry, including multitoned, as the market opens its doors to more color selections, Moorhead says. “You can paint it what you want. People are playing with different colors now.”

Homeowners are welcoming more patterns and vibrant colors into their homes in more applications than furnishings and fabrics. Tile used for flooring, backsplashes and accents have a huge array of finishes, from midcentury modern square ceramic tiles in the kitchen to porcelain tiles that look like Carrara marble, according to Marshall Hickox of Homeworks Construction. He shares that patterned and Moroccan-style tiles, in particular, have been spotted in powder rooms and shower floors. In fact, the Homeworks Construction design team has been excited to see an increase in Middle Eastern-influenced tiles. It’s a welcome deviation from the clean and contemporary designs that have dominated the industry at both the commercial and residential level the last few years, Hickox says. He explains that this design, although stylistically centuries old — from whimsical and vibrantly colored to architecturally linear with odes to M.C. Escher — remains timeless and limitless in its potential. “This century’s old ‘trend’ emotes a regal elegance, yet in our Western applications feels a little bohemian too,” says Hickox.

Food for Thought Advances in refrigerator technology keep food fresher, longer. BY CRIS JOHNSON
urviving the holidays is a big accomplishment. For me, that means staying within budget for gifts, not overloading on sweets and putting away the holiday decorations before the end of January. The start of the New Year means a fresh start, a clean slate, and that’s encouraging and exciting. It also reminds me to set my goals and try to follow through this time around. I’ve noticed that my goals and resolutions are very similar to those of a lot of people: Eat better, improve my interaction with the environment, shop local and save money. But one of the biggest ones involves the never-ending renovation projects around my house. I still have other priorities on my to-do list from last year, but I’m adding another one: finding a better refrigerator. The refrigerator is so often overlooked. I was

HOW TO USE THIS GUIDE The Big Home Building & Remodeling Show is the best way to find everything you need to build a new home or renovate effectively. Here are a few tips to make the most of the show. 1. Write it down. It seems simple but writing a note about the products you want to see and jotting down questions in advance can help you make decisions later. 2. Circle booth locations and names on the map. This will save your feet and time! 3. Seminars are free and worth the time commitment. Identify the seminars that you want to attend and schedule your time on the exhibit floor around your seminar schedule. 4. Compare apples to apples. Ask: Have you done a project like mine before? Are you currently licensed to do this work? Do you have a designation or specialty? Are you a certified green or aging-in-place specialist? How long have you been in business? Check with RICO and BBB while you’re at the show. 5. Snap pictures with your phone; it’s easier than drawing or trying to find that business card later.
