his year hawaii home + remodeling celebrates four decades as Hawaii’s leading home improvement and remodeling magazine. And we couldn’t be happier or prouder. We’ve hit a milestone and it’s thanks to all of you — our devoted readers. When Jim Cook founded the magazine in 1981, then called Hawaii Remodeling, there wasn’t much in the way of connecting homeowners to resources for remodeling. As he tells it, it all started when he walked into a City Mill. The hardware and home improvement supply store, he realized, would be the perfect place for homeowners to pick up a magazine aimed at helping them with their home projects. You can read his story on page 23. In 2002 the magazine was renamed Hawaii Home + Remodeling, with a goal of inspiring homeowners across Hawaii and becoming the leading home improvement and remodeling resource for Island residents. Our distribution has grown, too, with more than 100 locations throughout the Islands. But at the heart of our publication is the same mission of helping homeowners with their homes. Throughout the years, we’ve highlighted incredible properties, from glamorous estates to charming family homes. We take you through some of our memorable moments, starting on

This year Pantone announced two colors as its 2021 Colors of the Year: Illuminating and Ultimate Gray. These colors are meant to convey strength and hopefulness, with Illuminating a bright, cheerful yellow and Ultimate Gray a solid, firm shade of gray. There are so many ways to infuse these independent colors in your home. Consider painting the front door in Illuminating as a warm welcome to guests. Mix and match these hues with table linens, sheets and home décor around the home. Or, combine them in the home office as a way to spark creativity with a firm foundation.

Sherwin-Williams’ 2021 Color of the Year is a warm and rich bronze that brings together sophistication and simplicity. “Urbane Bronze is a comforting color, drawing from nature for a feeling of relaxation and serenity,” explains Sue Wadden, director of color marketing at Sherwin-Williams. “There’s also reassurance in its sentimentality, with nostalgic ties to the design of the ’70s and ’90s, but with gray undertones that give it a distinctly modern twist.” This new neutral can be used throughout the home — from the bedroom to the office. ucked away on a sandy beach in laie sits a brandnew residence built by Homeworks Construction for Donald Eovino of Eovino & Associates Inc. Dubbed Hale Kaiulani after Hawaii’s Crown Princess Victoria Kaiulani, the four-bedroom, 3 ½-bathroom abode is so much more than just a nice house by the beach. “The idea was to create very functional spaces,” says Marshall Hickox, Homeworks Construction president. He explains that the house, which

is one of three in Eovino’s Mahakea development project, is a higher-end, moderately sized home that was designed to take full advantage of the allotted space as well as the surrounding environment. “There was a lot of thought put into the elevation of the house to make sure it’ll be safe for years to come,” Hickox adds, “so it’s set back quite a bit from the beach and the shoreline.” Built on a 12,000-square-foot lot, the house was constructed to allow for ample parking in the front and a large yard in the back, offering space between the structure itself and the
beach. As the design-build contractor for all three houses of the development, Hickox and the rest of the Homeworks Construction team gave careful consideration to the placement of each house; future homeowners will be able to soak in their island views, unobstructed by neighbors. Keeping others from seeing inside the home is important too; that’s why windows were precisely placed to ensure privacy. “In Hawaii,” Hickox says, “we’re used to being very close to our neighbors … in this case, it’s about making sure that you can be in the house but still feel that someone’s further away than they are.”

And residents, who’ll be making frequent trips from their house to the beach to the pool and back, won’t have to worry about whether their home can withstand their busy indoor-outdoor lifestyle. Everything about Hale Kaiulani — from its outdoor-rated ceiling fans to its first-floor porcelain tile flooring — was selected with beach-house living in mind. The house’s aluminum railings received an architectural-grade powder coating, stainless steel fasteners and other corrosion-resistant materials were used throughout, and interior light fixtures were acquired from an indoor-outdoor lighting company. There are also two outdoor showers — one near the front of the home and the other by the pool — for washing away salt and sand before going
inside. Not that having sand around the house is worrisome; the composite decking around the perimeter was added with beach-bound feet in mind. “It’s easy to clean and sweep off,” Hickox explains. “The sand will fall right through. You can just hose it and wash it off. It provides this really cool texture and transition from inside the house.” Interestingly, that wraparound sidewalk was a late enhancement to the build, something that Eovino was inspired to add during the last week of construction. “Everyone’s had that experience where they stand back and they look at something and they’re thinking, something’s missing,” Hickox says of what the house looked like prior to the addition. “It was a great call. It just tied it all together.”

Clearly, form — however crucial — was not sacrificed for function. As practical as Hale Kaiulani is, it’s equally as beautiful. “When you’re designing and building a house to go on the market,” Hickox says, “it’s important to have it look unique, but it still needs to appeal to a broad amount of people.” To achieve this, Homeworks Construction selections specialist Elyse Grable incorporated both light and dark finishes to create contrast amid the house’s modern, beachy look. In the kitchen, Shaker-style cabinets with a cherry finish are balanced by white quartz countertops. The powder room features some of the
same, though its cherry-colored cabinets and porcelain white countertops are complemented by a glass vessel sink in opaque dew. Grable’s carefully curated finishes comprise natural hues and lots of chrome, especially in one of her favorite Hale Kaiulani spaces: the master bath. Part of a considerably sized master suite, the accompanying bathroom boasts both a rain shower head as well as a hand-held shower head with slide bar — plus a 66-inch-long free-standing tub placed just below a large window. “It’s a nice feature,” Grable exclaims. “It has a real spa-like feel to it. It really just takes advantage of the views — that’s where I’d be.”

Letter from the Founder that owned City Mill and thankfully they liked the idea of having a home improvement magazine for their customers to read that would help them with their homes. If there were any angels in my world, it was these folks at City Mill. Several months later I founded the magazine you hold in your hands now. It wasn’t the version you see today called Hawaii Home + Remodeling. Lynda Cook did the graphics and a couple of other friends helped with the writing, photography and advertising. After 20 years, it was time to retire, so we sold the publication to PacificBasin Communications. The folks there have improved the magazine in amazing ways and the professional and polished publication you see today is the result of a number of very talented media people who comprise the staff of Hawaii Home + Remodeling. The mission is still the same: Help homeowners with their homes. Forty years. Who woulda thought?

ate last year, i picked up a copy of Hawaii Home + Remodeling at City Mill and was thumbing through it, enjoying the articles when it dawned on me that we would soon be welcoming the year 2021. Then it hit me like a bolt of lightning. It was 40 years ago that I was shopping in City Mill when I got the idea to start a home improvement magazine called Hawaii Remodeling. Forty years ago there wasn’t much in the way of resources for homeowners who wanted to remodel. There weren’t any showrooms to display products for home improvement, much less talented designers who could help with ideas to improve older residences. Very few contractors did remodeling as they were kept busy building new homes. Surveys said one of the greatest fears the public had was selecting reliable and competent contractors to work on their homes and finding suppliers of products suited to remodeling. Among my friends were owners of businesses that sold cabinets, flooring, doors, windows and a host of other construction products. I also knew a lot of good contractors through my job for a publishing company that produced magazines for the construction industry. And I knew a lot of architects and designers from belonging to a number of trade associations. Why didn’t someone publish a home improvement magazine to help homeowners connect with reputable suppliers of products and services? After talking with a number of other publishing firms, I discovered that no one knew how to get this information homeowners needed into their hands. Paid subscriptions were too costly, blanket mailing free copies wouldn’t work either as the publisher wouldn’t know if the magazine was going to someone who was actually a homeowner or was interested in improving their house. Then it dawned on me. I bet that all my fellow shoppers at City Mill were likely homeowners and not only that, they were doing something to improve their homes otherwise they wouldn’t be spending money at City Mill. It was then that I met Steven and Carol Ai and Howard Chong. They were the family

early 75 years after the former Hawaii governor made this promise to a local newspaper reporter, the words still ring true. The home, however, now belongs to Dave and Valaree Dressel. And like the Carters did before them, they like it and enjoy it. They’ve embraced the task of maintaining this magnificent historic residence largely by themselves. And if any “Modernists” don’t like it… “Some people ask me, ‘When are you going to paint the exterior?’” says Dressel,
pointing to the Nuuanu Valley home’s faded façade. “Hey, it’s a 70-year-old house, and I want it to look 70 years old. I don’t want it to look brand new.” Nevertheless, Lihiwai has stood the test of time and, thanks to the Dressels, it is once again the beautiful, one-of-a-kind property that the Carters intended it to be. Listed on both the National Register of Historic Places and the State of Hawaii Register of Historic Places, Lihiwai also has one other noteworthy distinction: With

30,000 square feet of interior living space, it is the largest privately-owned residence ever constructed in the islands. There are more than 40 rooms in the main house and east wing, including seven bedrooms and 12 bathrooms (nine full baths, three half baths). An Otis elevator serves all three floors of the main house, including a full basement offering several thousand square feet of storage space. The home itself sits on 2.3 acres, an expanse that includes three free-flowing

MURAL OF METAL, 1987 Back in 1987, this home won a Merit Award in the residential division of the Hawaii Remodelers Council’s Hawaii Renaissance Contest. TREND OF THE DECADE, 1994 An informal eating area between the kitchen and family area was a defining design trend for the 1990s. This kitchen renovation took an enclosed kitchen and transformed it into a space where family can come together to cook, eat and entertain.
CRYSTAL PALACE, 1997 The owners of this home wanted “elegance in all white, gold and crystals” for their renovated bathroom. The dramatic entry leads into a space designed in detail, including an elegant chandelier above. It all makes sense that this bathroom was dubbed the “Crystal Palace” by the designer.

2000s HOBBIT HOUSE, 2004 Built in 1926, this historic Manoa Valley house, originally owned by the Weller family, was put up for sale and purchased by a young couple in the late 1990s. Instead of building new, they decided to preserve the house’s unique charm — creating a space that celebrates both past and present. The Weller House, with its steep, pitched roofs, was affectionately renamed “The Hobbit House.”
WAIMANALO BEAUTY, 2008 The rarity of this Waimanalo property — from its large oceanfront lot to its cozy cottage — makes it a true gem of Hawaii. The owner decided against building a large new home, choosing instead to restore the more than 50-yearold house and letting the expansive yard shine, with the help of landscaper Steve Dewald of Steve’s Gardening Service.
HIDDEN TREASURE, 2009 Located just below Diamond Head, this home opens up to the ocean. Its design, which takes into account strict building restrictions due to the home’s proximity to the shoreline, came together as a collaboration between the homeowners and the design-build team at Homeworks Construction.

uying a home is one of the most exhilarating — and nerve-wracking — experiences you’ll ever go through. It’s a whirlwind of closets and countertops, paperwork and checks, with a dollop of 42,000 emails. At least that’s what it felt like. My husband and I recently purchased a home and we definitely lost some sleep. But while it’s a big-time decision, homebuying doesn’t have to be a mysterious process. I asked Reina Miyamoto, executive director at the Hawaii HomeOwnership Center, which provides education, information and support to first-time homeowners in Hawaii, for her expert advice.

Get in the habit of creating PDFs of bank statements, profit-and-loan statements and tax documents. You’ll thank yourself later when it comes time to apply for that mortgage.

“Identify your needs, wants and expectations for a Realtor,” says Miyamoto. “You might ask them, ‘How many first-time buyers have you helped into homeownership in the past two years?’” Also think about personality match. Are you a text person, a phone person, an email person? Do you expect replies at 11 p.m. or are you more mellow? This really is a job interview. It’s all about finding the right fit for you.

Kakaako is a prime example of this issue, notes Miyamoto. You might see a building there with a model unit, sign a purchase contract and put 5% or 10% down as a deposit, but the building is still being built and during that period, you change jobs thinking it’s a positive thing. Yet, that might affect your ability to get a loan.

The minimum credit score required to get a mortgage varies with the type of loan, but the bottom line is, if you are even thinking about buying a home, now is not the time to be taking on new debt like monthly car payments.

Stable employment makes it easier when applying for a mortgage, and in terms of paperwork, W-2 employees have the simplest documentation. However, freelancers who have been in the same industry for at least two years
The loan process is complicated, and there’s a lot of hurry up and wait. Still, Miyamoto says: “Be responsive to staff. If they are asking for a document, get it over to them as quickly as possible. Remember, the loan officer is working on your behalf and they want your loan to go through. Think about them as part of your team.” And remember too, the keys to your new home will be in your hand soon, and your dream of ownership will be a reality.

There’s power in color: It allows you to express yourself in so many ways in your home. Along with the theme of comforting colors in 2021’s colors of the year, there’s been a growth of blues, grays and even greens in the kitchen, as well as the use of multicolors in cabinetry, for instance, lower cabinets in a darker hue, such as dark gray or muted blue, and upper cabinets in a lighter tone like white, shares Moorhead. new year brings new beginnings. This is so true for the kitchen and bath industry with the unveiling of the 2021 design trend forecast. Now more than ever, homeowners will be looking to design professionals to personalize their new 2021 spaces. The organic/natural design aesthetic is going to be one of the top requests for kitchens and baths. Homeowners want to get back to clean lines and clutterfree spaces with wellness and health in mind. Earth tones will be big this year, creating tranquil spaces in calming colors (olive greens and creamy whites) and textures (soothing and soft matte, textured grain). One of the continuing trends for 2021 will be a mix of natural woods with metal tones, natural wood floors with wood tone cabinets and neutral light countertops. European influences will also make their mark in the new year. Although a little different from the light and airy organic design, the trends coming to us from Europe bring lots of wood tones for cabinets with black or dark countertops, appliances and metal fixtures. With families spending more time together and eating out less, the kitchen will continue to be the most requested space for a remodel. Here in Hawaii, with so many multigenerational households, the ohana kitchen is a popular design focus. Kitchen islands in 2021 will be bigger with cantilevered eating tables at islands to accommodate additional seating options. In addition to clever storage ideas to make use of every available space, smart appliances and accessories will be on the design wish list.
