Some people say Hawaii doesn’t have seasons. I think it does.
T
his month we’re celebrating the arrival of spring. I’m looking forward to the days continuing to grow longer with more daylight, drier weather as we emerge from the rainy winter season, and spring cleaning. I’m not so excited about the last one, but realize it’s a must-do! This issue has professional advice and insight for making the best of the spring season at home, from gardening in containers and in the yard, to decorating with tropical leaves that thrived through the winter rains – and decorating with the faux ones, too. Plus, there’s a springcleaning checklist to make sure you don’t miss a spot in your home. We also bring you inside two island homes in very different locales: one in lush Haiku on the Windward Side, the other on the sunny slopes of Diamond Head on the Gold Coast. There is a lot to love about each home’s design and décor, and I’m confident they’ll bring you inspiration and ideas for your next home project.

utdoor living areas continue to rise in popularity, according to the American Institute of Architects’ 2018 Home Design Trends survey, with more and more homeowners investing not only in their interior, but also exterior living spaces. “I believe there has been an increase of having an outdoor space,” says Richard Breaux of All Things New, a family-owned local company that offers construction, renovation and other home services. Homeowners are choosing to “stay in place,” explains Praveen Sood of Feeney Inc. “Whether

expanding a deck, installing an awning or railings, adding lighting or incorporating landscape elements and water features, outdoor spaces are evolving to become focal centers for entertainment and relaxation.” When it comes time to bring your outside space together, Tiffany Pestana-Breaux of All Things New recommends to first determine the purpose of the space and identify your personal taste and style. From there, you’ll be able to incorporate design elements, like an outdoor kitchen, seating area or lighting. Consider decking, railing and furnishings when planning your outdoor oasis.

itting on a sofa in her living room, yoshiko nakaoka takes a sip of coffee and looks around at the place she’s called home for 10 years. “There’s something about this house,” she says. She remembers feeling a sense of calm when she and her husband, Wilford Nakaoka, first stepped foot inside, before making an offer. The properties for single-family homes in Haiku Plantation enjoy lush landscapes and stunning views of the majestic Koolau Mountains and glistening Kaneohe Bay. But the design of the home they purchased didn’t take advantage of those surroundings. “I love natural light, natural breezes and tropical winds,” Yoshiko says, gazing out her large windows as music plays softly from surround-sound speakers. Prior to the renovation, she notes, “the house was not designed for that purpose.”

It belonged to musician hobbyists, she explains. The low and enclosed home design did not let in much natural light or provide much airflow, but it did control noise and humidity, which may have been beneficial when playing and storing musical instruments. Yoshiko wanted to have a stronger connection to the environment, where trade winds cool the home naturally, raindrops provide pleasant background noise while reading and natural light pours into every room. She and Wilford have a large family they enjoy hosting, and also hold events for their church within their home. It needed to have a better, flexible design to accommodate groups of anywhere from four to 60 people. They selected Geoffrey Lewis Architect Inc. to design a renovation to make their home more functional and experiential. “The proposed design, although simple in function, was quite a big change from the original house,” Geoffrey Lewis says. They enlisted Pacific Renovations for the build, a general contractor Lewis had worked with in the past, with good results. The kitchen was essential to the renovation: It needed to function for entertaining and have enough space for Yoshiko to cook while guests prepare pupu and dishes they bring to share. The new kitchen is larger, with more cabinetry and a buffet countertop that separates the working area of the kitchen from the entertaining spaces. For parties, it’s large enough to hold all of the homecooked food for everyone to make a plate. “We are very pleased with the Neolith countertops that are used throughout the house,” Lewis says. Neolith is a durable sintered stone, available in Hawaii

exclusively from Pacific American Lumber. “We found their selection of natural looking products to be some of the best we have seen.” Yoshiko is fond of the countertops, too. “I like the color scheme,” she says. The island and desk counters are darker in color than the buffet and perimeter counters. “They’re easy to clean, easy to maintain and they seem timeless.”

The kitchen’s shaker-style cabinetry from Plus Interiors is made of maple wood and painted a custom shade of white through the local company’s color match paint program. Behind the doors, many of the cabinets are equipped with drawers for easy accessibility and organized storage. The kitchen’s transformation has helped Yoshiko entertain more easily and enjoyably.
“Now it’s open and I can actually stand there and see the ocean, which I wanted to do, and be able to see people while they’re here and I’m cooking. It’s the center of the house and it’s a nice size so when we have family and friends over, everyone is in the kitchen, and that’s a lot of fun,” she says. “That’s my favorite thing, when people are in the kitchen with me, moving around and putting things together.”

Because the Nakaokas entertain often, the house needed to have the flexibility to feel comfortable for small groups of people to talk privately, and yet be open and connected for large parties of people to move around and talk with one another. Adjacent to the kitchen is the great room, and on either side of it, a sitting room: one with a view of Kaneohe Bay, the other with two walls of slidingglass doors that open to the front yard. When hosting small groups, such as for Bible study, either of the sitting rooms are comfortable options. Pocket doors to the sitting room facing the bay can be pulled shut for private conversations. Most of the time they remain open, allowing great connection within the spaces. At Lewis’ recommendation, the Nakaokas enlisted the help of interior designer Ginger Lunt for space planning and furniture selections. She started her business, Tantalus Studio, last year. “Our goal was to make everything very comfortable, practical and durable for grandchildren, but also to have clean lines,” Lunt says. She selected walnut furniture throughout the house to bring the warmth Yoshiko desired into the home. She also supported small local businesses where possible, such as commissioning Burl and Barrel to build the large entertainment center she designed. The addition of a lofted second story with clerestory windows is designed to improve airflow and bring much more light into the great room. “As design-based research tells us, exposure to nature and good day lighting are two critical features for healthy living,” Lewis says. “Given the lack of density in Haiku Valley, this site provided the perfect opportunity to celebrate these features without compromising privacy.” The large, open loft gives the Nakaokas’ grandchildren and their friends in the neighborhood plenty of space to play air hockey and other games in an area that’s close, but outside of the entertaining portion of the home. The second story also provides privacy for out-oftown guests to stay, with a bedroom behind a barn door, a bathroom with dual-sinks, and southwest facing lanai with incredible views of the Koolau Mountains. Finishing her coffee in the makai-facing sitting room, Yoshiko reflects on the improvements made to her home. “I think this house is generally welcoming and warm and peaceful, but, I think, I now have many more areas in which I can sit and do my devotions or entertain with friends that just want to come for coffee,” she says.

A
long the base of the makai-facing slopes of diamond head, a serene home on a quiet street blends well with its surroundings: a geological gem on one side and sparkling blue ocean on the other. This 1960s house was a tropical retreat for many, having gone through several owners and updates before the Godfrey family took ownership in 2006. It all added to its charm and uniqueness, explains Lina Godfrey of the home she shares with her husband. The home has a prime location, with the beach mere steps away, and a strong structural integrity. “The bones of the home were so great and the potential for improvement and personalization was huge,” says Godfrey. When it came time for the couple to start their biggest home project yet — renovating the entire first floor — they called upon AGT Construction, a company they had worked with on previous projects. “They know the house well and we trust them. AGT Construction managed everything at a supervisory level, along with doing interior finish and exterior railing work for the lanai. The kitchen design was entrusted to INspiration Interiors Design Studio, an award-winning studio known for its modern kitchens with Italian cabinetry. From the start, the homeowners knew they wanted their kitchen to have clean, modern lines; more space with functional use in every area for people to congregate and interact; and for it to be easy to maintain — all while keeping the integrity and some of the original elements of the
house, like the wood ceiling. “We researched and found the proper products to bring the ceiling back to life and strived to keep the original and intended look of the space,” says Talboys. Much of the inspiration came from Godfrey’s bachelorette party in the Mexican Riviera, where she and her girlfriends stayed “in a beautiful home that had a wonderful white and wood mix with indoor/outdoor style living,” she says. “It helped me envision how to use the existing wood ceiling we had.” “I also knew I wanted lots of creamy white to bring out the ceiling,” shares
Godfrey. “I knew I wanted it to be more modern, but also warm and inviting, which is not always easy.” AGT Construction went to work, relocating the kitchen into the diningliving area. The former kitchen space was then transformed into a guest bedroom and bathroom, while a single wall of the living area was pushed out to make room for a courtyard with a breakfast bar. Two sets of accordion folding floorto-ceiling glass NanaWall doors and NanaWall windows were installed by AGT Construction, the only certified installers in the state, allowing for the space to
open up and connect the courtyard to the kitchen and outdoor deck. The biggest improvement in the home renovation by far was the new kitchen. “It was a tiny nook of a kitchen,” says J.R. Ludlow of INspiration Interiors Design Studio. “The overall layout was disastrous.” The kitchen was tucked away in a corner room with outdated appliances and cabinetry and a small breakfast area squeezed in. “It was probably the one spot in the house that had never been improved upon in any notable way by any of the owners,” says Godfrey. Ludlow’s design for the new kitchen includes an expansive island with hidden storage and an icemaker; cabinetryintegrated appliances; and thoughtfully placed storage solutions, from a pantry to pullout drawers and easy-to-open cabinets. The poured creamy white concrete countertop that cascades to the floor and honey-colored wooden elements are among the unique features that the Godfreys love. Some of the appliances, including the Sub-Zero refrigerator/freezer, are seamlessly integrated into the kitchen’s milk-and-honey aesthetic, paneled in the warm ValDesign Italia cabinetry, while hawaiihomemag.com • MARCH 2019 • 39

Taking note of the homeowners’ affinity for Northern California, Ludlow incorporated elements of organic, natural materials and lots of open spaces and lighting throughout the room. It’s California modern meets island living, says Ludlow, “a perfect blend of these worlds.” “It’s a kitchen that could be there five years ago or today or in 10 years — it won’t matter because it works with the
house,” says Ludlow. “It’s timeless, it functions well and works well because it was built with the intention of the house.” Of the entire process, Godfrey notes that the end result was the most rewarding, “but it was really fun to see my vision come alive each time I checked in on the progress,” she says. J.R. Ludlow’s kitchen design received the National Kitchen and Bath Association’s Phil Zweedyk Award in 2018, the highest honor in the design competition.

t’s the beginning of spring, a time for renewal, changes and the introduction of the newest trends in the kitchen and bath industry. Each year, Design & Construction Week is celebrated at one of the NKBA’s biggest events, the Kitchen & Bath Industry Show. This three-day event was held last month in the energetic city of Las Vegas, with suppliers from all over the world displaying the industry’s hottest design and building products. Cabinetry with textured wood-grain melamine slab doors, solid matte and ultra-high gloss doors are popping up everywhere.
