I

’ve just returned from a snowboarding trip to Japan, where temperatures hovered around a freezing 32 degrees. And though it took awhile to defrost, the winter weather in Japan was a delight. The low-80-degree weather was nice here in Hawaii this past winter, too, except when the winds were a bit too strong to leave my windows open. Before the heat of summer hits and I turn on my A/C, I want to enjoy the comfortable spring air all season long. The first day of spring is March 19 – just a couple of days after St. Patrick’s Day! – and I’m thinking green. My spring projects are fairly small, but I hope they’ll grow into something big. I’m tending to the houseplants that were a bit thirsty while I was on vacation, and will spend a Saturday picking out a few new ones to bring into my home. In this issue we’ve planted a few seeds to help with some of your home-improvement projects, from ideas on landscape design and gardening tools to decking materials and more. his bright, open kitchen was once a dark cavelike room. Lisa and Mike Kai had lived in their Kailua home for six years before renovating, cooking family meals and inviting over only the closest of friends to share in their space. “It wasn’t inspiring,” Mike says of their original kitchen. “But Lisa is a great cook and she did a lot with what we had.” They became friends with designer Hinano Nahinu, who they met through their daughters’ volleyball club. The Kais heard she was one of the top kitchen designers on Oahu, so when they were contemplating renovating, they turned to their friend for advice. Nahinu, a certified kitchen and bath designer at Pacific Source, helped the Kais realize a vision for the heart of their home. She suggested removing two of the walls that closed in the space and adding an island – something the Kais were unsure was possible before Nahinu came along. These changes would let an abundance of natural light into the space, while opening it up for more movement and a better entertaining atmosphere. “Light always drives out darkness,” Nahinu says. “That darkness resonated with me throughout the entire project. This area lacked lighting, it was very dated, and anything I can do to bring in light was my goal for the project.” Lisa expressed she wanted a white kitchen, which Nahinu rightfully interpreted as “light.” Her plans for their renovation include two-tone Bellmont Cabinet Co. 1900 Series cabinetry, with the upper cabinets in Roanoke textured laminate, a new color that pairs well with the lower perimeter bianco white matte cabinet doors. The flat black pulls complement the Roanoke’s black grains, and tie in the Caesarstone empira white quartz countertops, which also have touches of a black marble pattern. Together, the materials bring light and warmth into the space. “We needed to get away from the darker palette, but lighter wood would complement the other wood tones in the room, and the white was much more crisp with the lighter Roanoke,” Nahinu explains.

PMI Builders added customizations to the kitchen, including a barn door, behind which is now the pantry. The door’s flat black hardware matches the cabinetry pulls and sink faucet.

The cabinetry drawers are equipped with the Legrabox storage system, which helps keep the space well-organized and items easily accessible. The upper cabinetry has a manual bifold door system, with low-profile undercabinet LED lighting installed by electrician Ryan Chong of RRC Professional Services. The Kais opted for GE Monogram appliances, including the Advantium wall oven, which makes cooking quite convenient. A Sub-Zero refrigerator, with a food preservation system, helps keep the family’s fruits and vegetables fresh longer. They selected gray porcelain tile flooring and the same gray paint used throughout the first floor of their home to tie it all together. “Now I feel my whole house blends really well,” Lisa says. Even better, they’re much more comfortable entertaining than before. “It’s so beautiful. It’s the kind of space that you can feel creative in,” Mike says. “It means so much to our family to entertain and to welcome family. … Hospitality is really big with me and Lisa. “That whole area now, blending it with the entire dining room area, is a super inviting place for people. That’s where we express our generosity, it’s the place where we express our hospitality; it’s beyond entertainment.”

or the owners of this two-story home in the private gated community of Hawaii Loa Ridge, it’s all about the high ceilings and sweeping view. It’s what drove them to make the home their own. “It had good bones and potential, but it was the view,” says the homeowner. Although the view is incredible, the house’s interior needed adjustments, so the wife and her husband decided to renovate upon moving in. But after nearly 25 years of living there, pieces of their family home were falling apart. It was time for another renovation. Evolving in stages throughout the years, the home’s renovation began with a walk-in closet designed by California Closets. “It was always something I wanted to do, make it into a walk-in closet and have his-andher closets,” the homeowner says. The walk-in closet, which is connected to the master bathroom, features tall closet systems to hang shirts and blouses and customized drawers and shelving with a built-in countertop for folded clothing, purses and craft supplies.

The master bathroom was next on the list; for years, the couple had addressed mounting shower and cabinet issues with quick fix-ups. “Back then, we didn’t think long term,” she shares of the first renovation. The homeowner reached out to California Closets’ sister company, Plus Interiors, for the design and Ohia Construction was tasked with the construction. “Working with Ohia Construction was amazing,” says the homeowner. The focus was to clean up and simplify, says Corrine Tadaki Davis of Plus Interiors. The homeowner wanted to keep the same layout and theme of the bathroom, including updating an old furo, a Japanese-style bath and shower, with a newer one. To mirror the look of the walk-in closet, warm tones were used in the master bathroom as seen in the slab maple natural cabinets and emerald pearl granite countertop. An 8-foot mirror was installed in one single piece above the stretch of cabinetry that features dual sinks and a vanity. “I just love the openness of it and the feel,” says the homeowner, noting that Tadaki Davis was able to create a balanced space that amplified the storage available. “I have a space for everything — I even have a makeup drawer. I can just sit there and do my makeup.”

Adding more useful storage was also a theme in the design of the new kitchen, but the driving force was the view, which the former layout failed to optimize, shares Tadaki Davis. “The storage wasn’t adequate, the drawers were falling apart,” she adds. There was a lot of work to be done to make it more functional for the homeowners’ everyday lives. Plus Interiors’ design took down a portion of the kitchen’s entryway walls to open it up to the living area. A breakfast nook in the corner did nothing to take advantage of the view, so it needed to go. The open kitchen now has an expansive perimeter countertop with Silestone Eternal Calacatta Gold quartz for durability. There’s enough space for two to sit and enjoy breakfast while looking out at the ocean.

The dark kitchen island helps break up the overall white look of the space — from the cabinets and perimeter countertop to the marble tile floor.

The homeowner wanted to keep the kitchen’s marble tile flooring, so it served as the basis for the overall color scheme and design. Slab acrylic white door-style custom cabinets were chosen to complement it and the perimeter countertop. The cabinets are accessorized and feature tall pantries with several rollout shelves. In addition to brandnew appliances, there’s an appliance garage with added task light and refrigerator drawers below it for beverages. The large kitchen island is a stark contrast to all the white in the room. “We thought that so much white would be just like a whiteout,” says Tadaki Davis of the decision to go darker. Outfitted with an induction cooktop, the island features Silestone Eternal Emperador quartz countertop with waterfall edges.

Now, with the optimization of storage space and ample surface area, using the kitchen is a dream for the owner. “I love the feel of the kitchen — I have a space for everything. That’s the bottom line,” she shares. But most importantly, she says, the view is captured from all angles. The first thing you notice when you walk in is the view, shares Tadaki Davis. “That’s what you’re buying, the view, so that was the main objective.” “I wouldn’t do any bathroom or kitchen without working with Corrine,” shares the homeowner. “I liked working with her a lot. She’s very collaborative … she’s open to everything and anything you have to say. “I think she did a fantastic job.”

hen contemplating renovations to her home, Michelle Maeda had simply written off the idea as a dream that might or might not happen. But when the pipes and plumbing needed immediate attention, she saw it as her chance to act. “It gave us an obvious opportunity to upgrade the kitchen,” she says. Maeda, who owns a floral design company called Flower Girls Hawaii, shares this two-story house on a hill with her husband and son. Tight quarters made it difficult for the family to fully enjoy their kitchen; the goal of this renovation was to create a workable space. After hearing the positive results of a friend’s kitchen remodel, Maeda reached out to All Things New for the build, which then recommended Blueprint 808 Architecture for the design. “The collaboration with Blueprint 808 Architecture helped us help the homeowner,” says Richard Breaux of All Things New. “The professional, knowledgeable service given by Andrew [Forman] helped make the process a lot smoother.” “The communication is constant and clear throughout the process,” says Andrew Forman of Blueprint 808 Architecture on working with All Things New. lights for prep work and dining.” The once closed-off room was completely gutted — including the removal of a wall between the kitchen and living area — revealing an open and connected space. Appliances and fixtures, like the refrigerator and sink, were relocated to improve the overall flow and function. For the look of the space, Maeda focused on clean, modern materials. Acrylic glossy white cabinets and prefabricated granite countertops were among the pieces chosen. “We love the color and natural design,” Maeda says of the countertop selection. A large format ceramic tile was selected for the backsplash, something different from the typical subway tile you would see, shares Maeda. A mix of gold hardware

stands out against the white cabinetry and adds a bit of flair. “I think the small details make a difference,” she says. “The clean and sleek elements from the hardware to the tile layout, to the color scheme, gives an overall feel of calm while the flow makes movement in the kitchen freer,” shares Breaux. The renovation has made it easier for the family to enjoy cooking and entertaining in their new kitchen. “Our idea of a renovation was to improve the look of the kitchen. I had no idea it would change our lifestyle and our mood,” says Maeda. “It’s just pleasant to come home now. We’re all a bit more relaxed and we all make an effort to keep it clean. I can sit at the island with a cup of coffee and just relax and enjoy being there.”

What’s the best way to finance a brand-new landscape design project? A: A home equity line of credit, or HELOC, is a great option. Payments are usually divvied over 180 months, or 15 years. HELOCs are perfect if you are looking for the lowest rate and can pay the balance down significantly. Most HELOC programs have promotional rates; you want to try to take care of whatever balance you can during this promotional period. Interest-only programs — though attractive due to the lower payments — leave the principal balance unchanged. Without reducing your principal, your interest charges will never go down, which means the balance will always be looming in the background of your financial picture. Be sure to consult your tax adviser to explore any and all possible tax options you may have.

Q: What’s the most common problem or issue you’ve come across with homeowners who are trying to finance a landscape design project, and how can they avoid it? A: The biggest issue is usually the variance between someone’s projected budget versus their actual spend. Things always change and plans don’t always play out as expected. Factor in a buffer into your budget, which will help with unexpected costs.

If you know exactly how much you need and want fixed terms and payments, a second mortgage makes a lot of sense; there’s no surprises in what you’re paying back each month because of the fixed structure. “Railing not only adds an element of safety to the outdoors, but it can also make a style statement, helping to ‘frame’ an outdoor living area,” says Wilde.
