I

received one of my favorite birthday gifts just after becoming editor of Hawaii Home + Remodeling in 2022. It was a small keychain bearing the words, “Home is not a place, but you are home.” That keychain hangs by my desk at work, and I look at it often for inspiration. The message is short but deep: It’s a reminder for me to think of the people who make our homes what they truly are. Builders, contractors, subcontractors, architects, designers, home-goods vendors — there is honor in these vocations and enterprises that construct and curate the places where we reside. And then, of course, there are our relatives, friends, neighbors and others whose presence and visits transform houses into vibrant spaces bursting with stories, memories and life. With that, I welcome you to our “Ohana Issue.” It’s a special one. And while it seems like I might say that with each new magazine, this one is different. I got a little more “chicken skin” and teary-eyed while editing during this production cycle than I normally do. If you’ve ever wanted to understand how interconnected we all are, and the many parts we play in making the Islands a place we’re proud to call home, the Ohana Issue is one to read. Our creative director and I were meeting at Morning Brew café one day, when we decided to strike up a conversation with the folks sitting next to us: Kris Powers of Powers Design Studio and Chad Hilweh of Hilweh Builders. Their stories reminded me of Krystle Werk, whom I had met last year at the AIA Honolulu Design Awards Gala, and her husband, Barret, of Werk Arts, both rising industry entrepreneurs who are balancing new businesses and young families. We asked Kris, Chad, Krystle and their ohana to share photos and reflections about their journeys. And this month’s cover story spotlights the awesome Homeworks Construction ohana. This edition of Hawaii Home + Remodeling explores myriad ways the concept of ohana, or family, shapes our residences, home and building industries, and communities. In the following pages, you’ll find pragmatic ideas, inspirational projects and local resources. Here, a room by interior designer Shaolin Low helps to illustrate a story about curating spaces by age and life’s stages.

A nursery or kids room should be inspired by color and fun.

“When my kids learned to dress themselves, they used so much color and pattern, and I realized that this is such a fun time in their lives where they can just be themselves,” explains Low. As keiki, children can mix and match colors without anyone questioning them. “There’s a small moment when you have a kid, and they can have a pink room, clouds on the ceiling, or even a safari vibe. If you have that, take advantage of the youth,” says Low.

pending time with ohana is a priority for shaolin low, an interior designer and Hawaii Kai native. Low was once an event producer who traveled worldwide and lived in California, the Philippines, Australia and New York City. But after starting her own family, the mother of twins eventually realized it was time for a change. Currently the owner of the Studio Shaolin interior design firm and Woven by Shaolin retail shop, Low recently added “TV personality” to her resume with her pilot episode of “Home in Hawaii” on Magnolia Network. And she says she’s glad to be back in the Islands, doing what she loves. “It was authentic and easy to just kind of go with what I was already doing and having cameras follow me and my family along,” she says of her reality show, where, according to her website, she’s “redefining the look and feel of being home in Hawaii.” Here, Low shares her strategies for designing rooms, with ohana and people’s life stages in mind:

For teenagers, focus on colors that help create calm.

Hormones are changing, and teenagers usually experience a lot of new emotions. “It’s just being mindful of colors and how they change their moods and thinking about which colors could be helpful for emotions,” says Low.

The age range from 18 to 22 is when people are still coming into their own, discovering what they want to do with their lives and what their true passions are, Low says. “It’s fine to do a mix of things, styles and interests, but don’t go too extreme.”

It should be mature enough for adults and accessible for children. “Family rooms are always multipurpose,” Low says, adding that they’re all about comfort, sustainability and safety. Here, she recommends performance fabrics, which are better than others when it comes to wear and tear. “I’m a huge fan of performance fabrics in these spaces, and rounded edges, and I always stay away from glass in family rooms because it can be dangerous for children,” Low notes. She advises people to be strategic when designing rooms and to have a plan for each space. “Pick out your things first, put it on a board, and see how everything fits together.” hawaiihomemag.com • MARCH 2024 • 13

estled in a quiet east honolulu neighborhood is a special project by homeworks construction: a multigenerational abode with an accessory dwelling unit designed and built for a local ohana with longstanding roots in the area. The home will be a place to grow and to gather in the years ahead, and a place where the family’s legacy can live on. “It was immediately evident this was more than just a request to build a new home,” says Homeworks’ president Marshall Hickox. “The original home had been the epicenter and heartbeat of this family for generations — a place where so many precious memories had been made. We are always cognizant that we must be respectful of the past, even in how we demolish the old home. We reflect on the nuances that made the original home special, and, in this case, captured that essence to honor the past. We knew this new house had big shoes to fill.” The newly built residence stands on shoreside Aina Haina property that was purchased by the homeowner’s parents in 1973. The parents remained in the property’s original house after the son moved out to Kapolei in 1991.

“When my father passed away in 2016, my mom was alone and it was time to start planning the move back” with his own family and a rebuild, says the homeowner. “My father loved the ocean, I love the ocean and I need to pass on that appreciation to my children and, one day, my grandchildren. We have had so many parties, fishing gatherings and other social occasions at the house over the decades, and we will continue to draw family together to carry on that joy of ohana, community and friendship.” The homeowner and his wife began “conceptual planning” for the new build in 2018. In 2019, they visited four designbuild contractors to discuss the project; they say that in the end they selected Homeworks because of the company’s fair pricing, experience and design capability.

Homeworks was “willing to design the ‘plantation-style’ themed house that we imagined for our new home,” note the homeowner and his wife. “Although we already had the concept plans in hand, Homeworks displayed the willingness and flexibility to work with us to take the plans to the next level.” The homeowners requested specific design elements such as single-hung windows and a combination of board and batten and lap siding for the exterior walls. They also wanted exposed rafter tails, plantation-style columns and railings, and varied rooflines with standing-seam and asphalt shingle roofing. “Homeworks guided us through the planning process to find the look and feel we wanted for the house,” the homeowners write.

Hickox explains that keeping the original swimming pool and “making the feature tie seamlessly with the new home and courtyard” was a unique challenge. The Homeworks team “had to engineer and manage drainage with absolute precision, down to the quarter-inch.” Features the homeowners love in the abode include the fluid kitchen and grand room layout with high ceiling; halfway frosted glass doors for the pantry, laundry and workout rooms; and raised ledges along the wash basins in the bathroom. The project took 18 months to finish due in part to material delays and manpower

shortages during the COVID-19 pandemic. Paperwork for the project started before the pandemic hit, though, and the permit to build was issued just 11 weeks after the project contract was signed at the end of 2019. The homeowners attribute this relatively quick turnaround to Homeworks’ “thoroughness and completeness of the building plans.” The rebuild was a worthwhile investment, note the homeowners. And, they say, they couldn’t have asked for a better contractor than Homeworks. “My parents lived here 1970s-2010s,” says the homeowner. “We are back in the 2020s,

What does “a day in the life” look like for you, with work and family?

Why did you decide to start your own business? The journey began when friends approached me during the COVID-19 lockdown about renovating their house to create an ohana unit for their son and his fiancée. That project served as the catalyst I needed to start my own firm. Initially, Powers Design Studio was a side gig, something I worked on during nights and weekends. Three years later,

A typical day is a delicate balance between work and family, especially with a son under a year old. I wake up before my son to ensure I’m ready for the day ahead. Once he’s settled, my workday begins, and it can take various forms. As the afternoon rolls around, I take a break from work to pick up my son, and shift gears to focus on family. The evenings involve cooking dinner, tending to my son’s needs and putting him to bed. Once he’s asleep, I often return to my work, especially when projects are in the design stage and the workload is more demanding.

What are the biggest challenges and lessons you’ve encountered? As the owner there is no external force pushing me; the responsibility lies solely on my

shoulders. A unique challenge for architects is the nature of billing for time. Unlike salaried positions, I bill my time, and when you’re self-employed there isn’t PTO. If I’m sick or take a vacation, it directly impacts my income as I only get paid for billable hours.

Which of your accomplishments or projects are you most proud of? I’m most proud of the Lanikai renovation project, which recently finished construction. What started as a second-story addition featuring a new asymmetrical gable roof evolved into a full gut renovation without the originally planned addition and roof. The project became a dynamic and collaborative process between the client, the contractor Kevin Pilbrow, and me.

What advice would you give others who are looking to follow a similar path? My advice to those looking to follow a similar path is simple: Just go for it. It’s a continuous process, and while the workload may not get easier, your confidence will grow. hawaiihomemag.com • MARCH 2024 • 43

Why did you decide to start your own business?

What does “a day in the life” look like for you, with work and family? My days start early, usually well before the sun and kids are up. Liana and I have daily routines, one of them being our “staff meetings” where we discuss our calendar, list of tasks and how we are going to manage our time for the rest of the day. The life of a general contractor is pretty busy, as I can be in Kailua in the morning and in Kapolei by the end of the day. However, even on busy days I connect with my wife and kids on breaks or in between business calls. On video chats, my son (2 years old) will roar at me like a dinosaur, my daughter (3 ½ years old) will ask to see what daddy is building. 44 • MARCH 2024 • hawaiihomemag.com

What are the biggest challenges and lessons you’ve encountered? One of the biggest challenges … has been patience in the growth process. The challenge is for us to grow smart, and this is hard because we are eager to grow. To overcome this, we align our decisions that allow for sustainable growth, even if it feels slow. We believe this mindset allows us to maintain quality control and financial health, which is crucial for our steady and long-term success. A key lesson I have learned is the importance of being OK with things beyond my control.

Which of your accomplishments or projects are you most proud of? Our greatest achievement as a general contractor is the happiness of our Hawaii customers and our five-star reviews. We have also started volunteering at the Children’s Discovery Center — professionally, it is a significant accomplishment as it aligns with our goal for Hilweh Builders to positively impact the local community.

What advice would you give others who are looking to follow a similar path? Get licensed: Work toward obtaining the necessary licensing and insurance. Have an open conversation with your current employer about your goals, and plan for an exit strategy that leaves both parties in a positive light. Understand financials and project profitability: Continuous learning in this area is crucial for long-term success. Go in with the right intentions and support: We started Hilweh Builders because we are passionate about construction and our genuine intention of doing the right thing. And I am grateful for my family, friends and mentors [who] have been supportive since the beginning. Learn to work with people: I have a degree in psychology from UH and my mom worked in counseling in the Laie school district. This background helps in business because interpersonal connections are essential.

My inspiration to start my own general contracting business started at a young age — growing up in Kaaawa, I used to build treehouses and play with my dad’s tools. The decision to start my own business was made easier with the support of Liana, my wife and co-founder of Hilweh Builders. As a CPA with a background in business and finance, Liana played an integral role in the startup process. Custom and Architectural Millwork As told by Barret and Krystle Werk Why did you decide to start your own business? Having freedom over our own schedule is one of the main reasons we work for ourselves. The autonomy over what kind of work to specialize in and what direction to take the business over the years has been important to us. In our woodworking projects, our best work is done in collaboration with architects and designers who lean on us for our expertise … [and] trust us to make their visions come to reality.

What does “a day in the life” look like for you, with work and family? Mornings start early with a 1-year-old! So we usually start off the day with a walk around the property — the baby wants his fresh morning fruit from the trees — while we have our coffee. After breakfast, Barret heads into his admin time, touching base with clients in the morning and then making a plan for the shop. Krystle primarily works on marketing, networking, photography and web design. The nicest thing about having a shop on our property is getting to touch base with our family throughout the day — we have lunch together almost every day and sneak baby hugs in whenever we can.

What are the biggest challenges and lessons you’ve encountered? Work/life balance with a new baby has been our biggest challenge as of late. Hiring help and learning to lean on our friends has been our biggest asset, without having family close by on Hawaii Island or Oahu. Before Enzo was born, we could just go, go, go for 60 hours a week, but now we want to be available for him and really enjoy these early years.

Which of your accomplishments or projects are you most proud of? One of our biggest accomplishments was our work on the award-winning Hoakalei Golf Course Clubhouse, designed by Peter

Vincent Architects. We’re also very proud of a more recent project closer to home for Kumukahi Health + Wellness in Hilo. We recently finished a millwork package with the architects at Hamajang Studio that we were a part of from the start, offering millwork consulting early on and completed fabrication at the end of last year.

What advice would you give others who are looking to follow a similar path? You know when something is going to work out, you’ll have an intuition where there is an opportunity in business — so go for it 100% when you see it and keep the momentum up. “One of the biggest things to consider when selecting exterior floors is slip resistance,” says Meagan Jensen of Bella Pietra Design. She explains that water can be a problem for home exteriors, whether it’s from pools, rain or proximity to the ocean, and for exterior floors “you want to make sure you pick something with some texture.” She says stonework with grout joints, like a pebble mosaic, offer the slip resistance needed to keep everyone safe. Jensen adds that when stone is less dense, it is also less likely to stain; it wears more slowly over time, too. She suggests basalt or lava stone for Island homes. “It is easy to maintain,” she says. “It is also offered in a variety of finishes, which all have different textures.” For an essentially zero-maintenance option, Jensen says porcelain is the way to go. Available in both light and dark options, it is also stain- and scratch-resistant.


EXTERIOR DESIGN

Clifton Crawford of Pacific Pool & Spa agrees that natural stone or porcelain are good options for backyards and decks surrounding pools. As for materials within the pool itself, “You want to pick materials that cannot be deteriorated by the sunshine, or rain or pH,” he says. The ideal tile, Crawford adds, is durable and acidand frost-proof. He says that setting materials are just as important as the tile or stone that homeowners will look at every day. “You want to make sure that the setting materials and the products are approved by the manufacturer.” The average person probably wouldn’t know the ins and outs of which materials go together, he says, so “it’s really important to hire a proper contractor who knows the difference and knows the materials.”

“I love designing kids’ closets because you have to have foresight as far as seeing past their childhood, but being able to provide the function they need at the moment,” explains Calimlim. One option allows upper shelves to pop off in a closet, turning it into a more versatile space. Baskets are also a great way to store toys or sports equipment within a closet shelving system. Laundry rooms need to be designed smartly for active families. These rooms are usually narrow, so maximizing wall space is essential. “Utilizing the space above and around, through smart shelving and cubbies of different depths, helps” when working around the washer and dryer, says Ward. Built-in hampers can also be incorporated into shelving and drawers. A hanging rod over the sink is a great option for drying wet clothes after a long day of surfing.

A lot of families store outdoor gear and miscellaneous items in the garage — it’s an easy place to clutter, so the goal is to keep as much as possible off the ground. “Getting everything off the ground also makes cleaning easier,” explains Ward. “You should use narrower shelving on the side walls of the garage so cars can easily get in. Use sliding doors versus swing-out doors and a slat wall system, which allows you to hang things.” Slat wall systems, offered by both Inspired Closets and Dream Closets, allow homeowners to hang anything they want — snorkel gear, helmets, surfboards, bikes and more — thanks to their adjustable hooks, shelves and baskets. Physical clutter affects mental clarity. When our environment is cluttered, our brains work overtime to process the visual stimuli and information. Creating an approach to decluttering depends on your family, schedules and lifestyle. To get started, add it to your calendar and make it nonnegotiable. Start with items that have little sentimental value. Lay them on a flat surface, hold each item and decide whether to keep, donate or toss. Consider what motivates you and your family. In my four-step R+R Method, the first step is to reflect. This helps to identify your “why,” because when life gets busy, you might feel tired, or unmotivated. The second step of the R+R Method is review. The goal is to have a clear picture of what you already have, and [worry] less about eliminating as much as possible. You might want to consider a haulaway service if you intend to get rid of larger items like furniture. Hire a professional organizer to help expedite the process. Some professional organizers, including myself, will take your donations to local drop-off centers or organizations. That way, the items are not sitting in a bag in your closet or in the trunk of your car for months!

Comfort and privacy are key points to keep in mind in a multigenerational household. Soundproofing bedrooms, hallways and common areas can help to minimize disruptions.

Q: We want to remodel our 35-year-old kitchen. What financing options are available? Often, homeowners want to know their qualifications and monthly payments. Your credit history and score are important. A higher score means a better chance for loan qualification. Some good practices to remember: Make timely payments; check your free credit report annually for fraudulent or misreported items; keep your revolving balances to 20% or less of their credit limits; and avoid unnecessary credit inquiries and opening new credit lines in short periods of time. For renovation projects with price tags that are too hefty for a credit card, consider a home improvement loan. The processing isn’t as complex as for a mortgage, and the longer terms allow for easier, monthly payments. Another option, a home equity line of credit, or HELOC, allows you to borrow up to the limit of your home’s equity — only when needed and not all at once. The HELOC’s interest-only payment feature is for the first 10 years and may be tax deductible. — HawaiiUSA Federal Credit Union

Q: We are building a new house that will be occupied by three generations. How can we maintain our privacy and comfort? Before working with your designer, consider these questions: How much privacy will each family member want? How much collective and individual space will be necessary? And what group activities will be done in shared spaces? Then, as you build your home, please keep in mind these tips: Soundproof your bedrooms, hallways and common areas to absorb noises and loud sounds.

Provide a secondary living area for the comfort of family members. And consider using QuietRock [panels] for sounddampening, insulation and plumbing. When building the kitchen and bathrooms, leave plenty of space for storage and counters. Provide enough amenities for each family unit, based on needs and wants. An Affordable Rental Housing Community for Kupuna HPM Building Supply and local partners develop a unique project in Pahoa.

bout 1,000 people on hawaii island are homeless, but a new, affordable rental housing community is helping to decrease their numbers. The Sacred Heart Community Affordable Housing Project is a collaboration between HPM Building Supply and Hilo-based nonprofit HOPE Services Hawaii. The housing complex, named for its location on land owned by Sacred Heart Church in Pahoa, is the first of its kind on the island. In November, previously houseless kupuna moved into a dozen of HPM’s innovative HalePlus prefabricated modular homes. HPM designed and constructed the custom 480-square-foot studio units to meet specific features and price points. HPM also provided the units to HOPE Services Hawaii at a reduced cost, and worked closely with the nonprofit on ADA compliance and accessibility. Each unit has its

own kitchen, bathroom and lanai. “We are proud to partner with HOPE Services Hawaii on the Sacred Heart Project,” says Jason Fujimoto, chairman and CEO of HPM Building Supply. He says it took a joint effort — along with the help of other local nonprofits, the government and private-sector organizations — to bring their vision to life. “We hope this project will serve as a model for other housing projects across Hawaii” and that it will “inspire others to work together, create more attainable housing solutions, and transform communities.” All the units are fully furnished, thanks to support from local organizations, businesses and faith groups. The entire project was funded by donors, who provided $2.2 million for the purchase of the 14.5-acre property, site work, and construction and installation.

I have a bed, I have a couch, I have a TV, and a kitchen. … This is more than I could have ever expected. This is beautiful.”

t’s overwhelming to hear so many stories about our friends and neighbors being “priced out of paradise.” And while the high cost of living in the Islands is tough, many working individuals and families automatically assume that homeownership is out of reach without ever looking into the possibilities. But there are some. And there’s help, too. The “median home price” so often reported on by news media is the middle price of all homes sold — meaning that half of the homes sold are above that price, and half are below. But, according to the Hawaii HomeOwnership Center, the median home price is not the price first-time homebuyers need to aim for. Over the last 20 years, the center has provided hope, assistance, coaching and resources to help first-time homebuyers understand the purchasing process and to connect them with buyer-assistance programs. HHOC says many people dismiss the idea of homeownership, right from the start, without learning about the support available to them. Many of them actually can afford their own homes, the center says — they just don’t know it. HHOC encourages the community to get educated about the purchasing process and to work with a “homeownership coach” to create a plan. Buyer-assistance programs can be vehicles to get people into their own homes more affordably, and an HHOC coach can offer different perspectives when reviewing your options. The idea is to ensure you’re ready when a purchasing opportunity arises, whether you’re looking into buying your grandma’s home, applying for a low-interest loan program with limited funds, or something else.

Back to the ‘Hilltop Hale’ A reader-favorite guest cottage from 2018 still inspires. BY HAWAII HOME + REMODELING STAFF

idcentury modern furniture, funky artwork, thrifted décor — it’s all there, and more, in the Kaimuki hideaway owned by Ed and Kristen Kenney. Although it’s been six years since this cool little space was covered in Hawaii Home + Remodeling’s print edition, it continues to be one of the most searched and read articles on our website. And for good reason: The award-winning local chef and his wife are well-known in the community for their many creative pursuits and positive energy. This guest cottage reflects the couple’s smart, colorful and down-to-earth vibe. “Simplicity doesn’t work for us at all,” says Kristen Kenney in our May 2018 issue. “We like it to be eclectic.” To get from the Kenneys’ main property to the cottage, guests walk down 58 steps. Surrounded by wild-growing monstera and a plethora of other plants and flowers, the cozy bungalow is tucked away from the urban streetscape. And a panoramic view of Diamond Head is a bonus for anyone who stays in the 1970s-era cottage. “You can tend to forget that you’re in a suburb of

Honolulu,” says Ed Kenney in an online story from May 2018. “There’s houses everywhere, but when you get down there, you’re kind of in your little puka.” The aesthetic curated by the Kenney ohana was described in our print article as a take on the “Jungalow” trend. A term combining “jungle” and “bungalow” — think nature-inspired, free-spirited, cozy comforts — Jungalow was popularized by California-based designer Justina Blakeney, who is known for vibrant, boho chic prints and colors. “We’re tree-hugging hippies so the little design factors from the ’60s work for us,” notes Ed Kenney. The “Hilltop Hale” — as the Kenneys like to call the cottage — is a fun example of designing for your own uniqueness, and making your family and friends comfortable in your spaces, too. “I really wanted to create a fun, cozy, inspiring space where our guests would feel at home,” says Kristen Kenney.
