“This is so fun!”

M

y 4-year-old nephew exclaimed to his almost 2-yearold brother the first time they came to visit my condo. They ran around my small but open concept living room and kitchen, climbing on furniture and almost literally bouncing off the walls. It warmed my heart to see them enjoying my space as much as I do. My youngest nephew was having so much fun jumping around that he threw up on the white fabric sofa right after trying to toss one of the pillows into my dog’s water bowl. He recovered right away, going back to pressing his cute little fingers against the floor-to-ceiling

windows and checking out the mauka view. Watching my nephews dance around in the living room to the soundtrack of the movie, “Cars,” makes cleaning up the mess all worth it. This issue celebrates family, and life at home with them – something we’ve all gotten a lot more used to over the last couple of months. Our homes are our sanctuaries, and that notion has taken on a whole new meaning lately. Most days, it’s just me and my dog, who usually sleeps in whichever room I’m not occupying during the day. He likes his space. I can only imagine what it’s like to have a full house during a time like

this, when parents are balancing home-schooling with working from home or searching for new job opportunities online and sharing space with a spouse who’s trying to do the same. We’re all discovering new ways to use the spaces in our homes and reimagining how we want them to function. If you’re planning a remodel, perhaps this time has given you some ideas for what you’d like to change – such as creating a home office, or letting in more natural light. In many ways, now is an ideal time to plan a remodel or make home upgrades. Interest rates have reached record lows, local businesses are offering virtual appointments, designers are working from home, and builders and contractors are available to take on new jobs. Whatever situation you are in, I hope this issue inspires you to feel more at peace within your home, and open to changes big or small.

f all the decorative ways to turn your space into a cozy, welcoming oasis that everyone wants to hang out in, one of our favorites are real, live, simple-ascan-be plants. And we’re not the only ones. Just take a peek at Pinterest and you’ll find that these days, everyone’s hankering to bring the outdoors in. You’ll find scores of green-decked parlors, dining nooks, and even bedrooms basking in leafy vibes and chic style — all part of this seeinggreen trend. Maybe it’s the feeling of bringing a slice of nature right into the living area that’s driving it, or the extra dose of fresh air these oxygen-producers add to a room. Either way, the green wave is a trend we’re embracing in our own homes — and would love to see in yours, too. But first: Here are a few things to keep in mind when going green.

O

START SLOW as excited as you may be to get growing, start off with one or two easy, low-maintenance plants (a pothos is a good one to start with) and see how well you do with them first. You don’t want to buy two dozen delicate babies only to find two dozen dead stumps a month later because of your too-shady lanai, spontaneous watering habits, or proximity to pests. Trying out a couple of kinds of plants at a time can give you a clue as to what you, your lifestyle, and your home are best suited for.

STUDY UP not all ferns are created equal, unfortunately. For every direct sunlight-loving, desertdwelling sprout that can be neglected way more than you’d ever believe (we’ve been there), you’ll have a fragile bloom that prefers partial shade. Some of your plants will also be more susceptible to bugs, have different watering expectations, and even different needs when it comes to space to grow. Keep an eye out for changes in your plants, and don’t underestimate the power of a quick Internet search. Most likely, someone else will have asked and received an indepth answer on the same question you’re asking. Like, “What are these teeny black bugs on my elephant ear plant?” (Probably aphids. You can clean them off with soapy water.) Or, “Why are my leaves yellowing around the edges?” (Check your watering and drainage.) IN THE MIX you probably don’t want to be running around every day keeping an entire greenhouse alive in your home. So, maximizing the plants you do get can add a lot to the jungle vibe. You could concentrate a lot of them on one credenza for a plant arrangement centerpiece, or mix them up with some cut or dried flowers, or other organic decor (basket wall art, for instance, or earthy vases). Find eye-catching spots that will really let them shine (while also giving them the sunlight they need). ACT NATURAL you don’t have to break the bank on your planters. Check out thrift stores and garage sales for pots, or hunt down receptacles to repurpose around the house. Plants automatically go great with the organic, au naturel aesthetic, too (even woven baskets can be great plant holders), so simple ceramics and even raw wood containers are perfect.

NEXT LEVEL get creative with your presentation, and play with levels. Think about scattering some winding ivylike plants on different tiers of a bookshelf, letting some ferns drape off a floating shelf, or mixing up some macrame hangers along window sills. The vertical and horizontal interplay will draw the eye up and about, giving a wider green effect. WHEN IT RAINS, IT POURS actually, that’s not always true. For some of your plants, a little water can feel like a flood. For others, they’re thirsty all the time. Even the quickest Google search when you buy a plant can do wonders for your watering plan, but keeping a consistent routine, plus paying attention to how your plant reacts, is key. Is this guy drooping when you skip a day of watering? Are those leaves starting to yellow from too much moisture? Are you noticing the soil staying wet (and attracting bugs), meaning there’s too much water for the plant to absorb? Are you getting a lot of excess moisture coming from your drainage holes? These are all clues for how you should adjust. Proper drainage is essential for your plants. If water is collecting at the roots, your plant will start to die, or pests will start to collect. If your pot or planter doesn’t already have drainage holes, consider drilling some in. Putting a layer of rocks on the bottom of your pot, before the layer of soil, is also a good idea. 14 • MAY/JUNE 2020 • hawaiihomemag.com

he beauty of a rock garden is in its simplicity. By design and material, it is a lowmaintenance way to liven up your outdoors, with each garden element contributing to a balanced space you’ll be proud to have crafted. The owners of this home knew they wanted to add a rock garden in their backyard to fill a spot overrun by weeds. The goal was to keep it “clean and simple,” shares the homeowner, who sought out supplies from Kiso Store in Waipahu, a local family-owned company that offers numerous outdoor concrete items that are great for low-maintenance landscaping and xeriscaping. “We had gone there before to look at ideas for what we could do,” the homeowner says. “When I got there, I got excited about the possibilities.” The rock garden features red gravel accented with a pagoda and bridge, two popular lawn ornaments from Kiso Store. “I wanted a pop of color and thought it would be a good contrast against the rock wall,” the homeowner says of the gravel choice. “Red is used more for accent and

detail,” adds Russell Tamanaha of Kiso Store. Although more brittle than blue gravel, which is used for its durability, these red ones are great for ground cover and offer a deeper look, he says. Together, these pieces work to achieve a well-grounded space in

he owner of this honolulu property was at a crossroads. Her family home had been well maintained since it was built about 60 years ago, but a few major projects were coming due at the same time. Coupled with her family’s changing needs, she considered whether to remodel, sell and buy somewhere turnkey, or tear down and build new. She decided to stay and have a new home built on the property that’s always been home. The family chose to work with design-build firm Graham Builders to craft their new house. One of Graham Builders’ specialties is multigenerational homes with aging-in-place features. This was important to the homeowner, who wanted a house she could safely grow old in. It would need to have separate living areas for the three generations that live here: a private suite on the ground floor for herself and enough room on the second story to accommodate her daughter, son-in-law and granddaughter, with common spaces to share with one another. 20 • MAY/JUNE 2020 • hawaiihomemag.com

Graham Builders designed and built a contemporary two-story, three-bed, three-bath home that gives the family shared spaces to enjoy together, and rooms to retreat to for privacy. The grandmother’s suite is easily accessible from the two-car garage and front door. It has a wet bar, plenty of storage and room for her to relax and move about. The bathroom is spacious and designed to accommodate needs that could arise in the future. “Extra space in front of the vanity and toilet make it easy to maneuver a walker and possible wheelchair,” explains Evan Fujimoto, president of Graham Builders. “A zero-step shower is easy to enter – nothing to step over! – and the mosaic tile floor provides more ‘grip’ than larger floor tiles would. Behind the shower walls is bracing for future grab bars – the grandmother did not want to install them now.” Her suite provides the peace of mind that she can continue living here, at the place that’s always been home. “I’ve learned as the older generations in a home begin to have greater needs due to normal aging, it may have been time to think ahead,” she says. “I wanted a ground floor space to plan for aging. On the second story, the young couple and their daughter have their own bedrooms and bathrooms. The family comes together in shared spaces of the open-concept kitchen, dining and living areas. It’s where the family spends much of their time, crafting at the kitchen table, cooking and sharing meals with one another. When they need time alone, they can each retreat to their own private space. “This home offers the homeowners’ trifecta of hopes: privacy, functionality and flexibility,” Fujimoto says. than enough counter space and storage for the family’s appliances, which helps with organization and convenience, but their favorite part is the expansive view. “We wanted to take advantage of our fabulous city view of the Waikiki skyline,” the homeowner explains. In the old house, the family could watch the sunset from this location, on what was then an outside staircase to the second floor. “Nothing is better than ending your day to watch something so breathtakingly beautiful,” the homeowner says of their sunset view. “The colors awaken your spirit.”

he allure of being steps away from the bustle of coffee shops, restaurants and niche stores is what attracted Joy Sonson and her husband, Rocky Mould, to the Kaimuki area. They had lived in New York for some time and the tight-knit Kaimuki community felt like the perfect place for the family of three, with a similar walkable neighborhood vibe. Luckily, they spotted a home online up for sale in the neighborhood. “It had an old, charming cottage feel and the location was the biggest thing – and the views,” shares Sonson. They put in their offer and heard back immediately. The house was theirs. “It all just flowed together; it was really easy,” Sonson says of the process. The 1920s residence was in good condition, brimming with details like board-and-batten walls and original hardwood floors. “Another thing my husband loved was that because we are a little up high, we have natural trade winds so it’s naturally cooling,” says Sonson. After a few years of living in the home and with their young daughter growing up, however, it was clear that the space was starting to feel limited. “Two bedrooms and one bathroom — that was perfect for us at the time,” she reflects. Now, it was time to make more room. The homeowners entrusted the fullservice design-build firm Homeworks Construction — they had met and talked with representatives of the company at a BIA-Hawaii home show — to help them with their renovation. The idea was to preserve the charm of the nearly centuryold bungalow while adding modern updates and making space for a new master bedroom and bathroom.

“Our team was excited that the owners were committed to keeping the home true as possible to its 1927 roots,” shares Marshall Hickox, president of Homeworks Construction. The renovation began with the additional master bedroom and bathroom, which took over what had been an outdoor deck area. The main goal was to design it to match the rest of the home. Fir solid wood flooring from Pacific American

Lumber was installed to parallel the existing hardwood floors and ceiling trim details were added for continuity, shares selections specialist Elyse Grable. “The existing details of the trim work and finishes are what made the home unique and special,” adds Grable. “This is the reason why they wanted to carry the same design throughout the newly renovated areas.” The master bathroom features a


midcentury modern feel, including white square tiled shower walls, penny tile mosaic shower floors and gray hexagonal floor tiles that go with the golden-brown cabinetry and brass accents at the vanity. “I wanted to kind of add a little warmth there, especially with the kitchen being so muted. We loved midcentury modern, which doesn’t totally fit with the 1920s bungalow, but it works,” says Sonson. Homeworks Construction then opened up the cramped kitchen to the living and dining areas. “The existing kitchen was small and enclosed, which is typical for

these older single-wall homes,” says kitchen and bath specialist Sean Bradshaw. “This would provide a much more feeling of togetherness for the family and make the kitchen more accessible.” Beams and support posts were put in place, and walls and an exterior swinging door were removed. Larger glass doors in the dining area were added to let in more natural light. The ceiling was also redone in a coffered style throughout the rest of the home. “We also added all the trim and moldings to match and gave the remodeled kitchen a seamless look,” Bradshaw says.

Many of the home’s original features had to be re-created from scratch, adds Hickox, including a lot of the matching trim and molding. The owners especially loved the theme of renewability and sustainability in their family home. For instance, original pieces were reused in other areas – the pocket door of the kitchen, for example,

was relocated to the master bathroom. Sustainable products were also added, such as a standing seam roof, solar panels and energy-efficient appliances in the kitchen. “I love that there’s more space,” adds Sonson of her home renovation. “I love that it still looks like an old home and I love that it’s more modern.”

The practice is becoming more commonplace, and if such an arrangement is in your future, it’s best to prepare both your ohana and your home before the time comes. As soon as the opportunity presents itself, consider designing with the future in mind. Remember that as we get older, little things such as getting into and out of bathtubs become more difficult. Also, many older houses in Hawaii have doorways and halls that don’t accommodate walkers and wheelchairs. Even if you plan to sell your home, if it’s built to accommodate the elderly and disabled, it will only increase in value and help your chances of having a quicker sale.

Q:

Preparing houses for multigenerational living is a common practice in Hawaii. Do you have any experience with it yourself? A: Last year, my grandmother fell and broke her hip. Their two-story home was more than 50 years old, so the doorways, shower stalls, as well as the multiple floors were a challenge. Our family scrambled with renovations to accommodate her return home from rehab. I am currently in the middle of my own homebuilding journey. I’m 47 years old and my grandma’s current condition is on my mind; it has driven me to take multigenerational living and aging-in-place ideas into consideration. My home is going to be single level with 4-foot-wide hallways, 3-foot-wide interior doorways and no-sill shower stalls with grab bars already installed. I’m also installing concrete ramps with minimal transition leading up to the entryways outside; this should make entering and exiting the home easy.

For larger projects, a home equity line of credit, a second mortgage, or even a first mortgage may be more appropriate. These types of loans require more paperwork, secure the residence as collateral for the loan, and involve extra steps. Rates are usually low, and the terms offered can typically be longer than that of a home improvement loan. Lower rates and longer terms equate to lower monthly payments, so that’s a plus that usually offsets the longer time and greater effort required for a mortgage.

IF POSSIBLE, PLAN AHEAD “Crippling life changes can sometimes happen unexpectedly so rather than having to deal with a renovation at that time or put up with existing hazards, preparing ahead of time will make that transition a lot easier and less stressful,” shares Ryan Tanaka of S. Ensure accessibility is a priority in your planning. “Most remodels or new construction projects don’t happen very often, sometimes only once or twice in a typical owner’s lifetime, so it’s definitely important to make decisions and choices with long-term/permanent solutions in mind,” shares Chris Oxendine of Masterpiece Construction. Here’s how you can incorporate accessibility into different areas of your home:

• Add grab bars now or supports that can handle incorporating them in the future. • S. Tanaka Construction recommends having a curbless shower and installing a bench and handheld shower head.

FLOORS

• Oxendine recommends smooth surface flooring or butt-joint rectified tile installation, which Masterpiece Construction specializes in. “This type of install means tight tile grout joints,” shares Oxendine. Minimizing the size of the grout joints allows for a flat surface that’s easy to clean and safer. “As people age, they generally shuffle their feet more and need flat surfaces with smooth transitions and no height difference between the different types of floors and moving into the shower.”
