Dewald says El Toro Zoysia grass, which is resilient, lowmaintenance and drought tolerant, is the best all-around turfgrass on the island. Just remember that it requires sunlight. A good rule of thumb, according to Dewald: The narrower the blade, the more sun it’ll need.

1. Find a green scene. When it comes to backyard entertaining, El Toro Zoysia grass is going to be the best option, says Steve Dewald of Steve’s Gardening Service. “This grass is super durable, pet friendly, kid friendly and it’s not pokey,” he says, a plus when you have people gathered around on the lawn for a picnic. 6

2. Roll out the cozy blanket. Once you’ve found your sweet spot, spread out a comfy blanket that’ll provide seating and space for refreshments. Threshold Picnic Blanket, $25, from Target. 3. Bring the basket. A picnic is not complete without a picnic basket! PLACE An inherited home is revived in perfect harmony.

W

hen the opportunity to have this manoa property presented itself 22 years ago, this family embraced it as a welcomed gift — and one that came at just the right moment in their lives. “It was perfect timing,” recalls the wife of when she and her husband moved into the home. They had just purchased a house in Makakilo to raise their budding family when her mother called to ask if she’d like to inherit the family home, passed down from her grandmother. The house had previously been rented out, but the tenant had left for the Mainland. “My two older children were just starting kindergarten and first grade,” she says. “We checked into the schools in the area and found that there was a great public school, Noelani Elementary, that the children would attend.” They happily made the move and raised their children in the valley; but over time, the charming 1920s-era home they valued was due for a muchneeded makeover. “The house didn’t work for us,” she says. The floor plan was choppy and the rooms were closed off. Termite damage had gone through the wood floors and walls. The couple had thought about renovating but decided against it as the extent of the damage was unknown. The limited, small windows of the single-story home also made it difficult to capture the cool Manoa breezes.

The homeowners did their research, attending home shows and talking to industry experts, ultimately deciding upon Homeworks Construction to help them create their new home. “I was impressed with their easy-tounderstand planning and presentation process,” says the husband. “They were extremely informative and knowledgeable through the brief discussions we had during the shows.” “It’s a nice property with a lot of potential,” says selections specialist Elyse Grable. “The plan was to incorporate certain design elements of the original house into the new dwelling.” Homeworks Construction was able to walk the homeowners through the entire process and check off everything on the homeowners’ wish list, such as an enclosed garage, gutters and a few additions, all within their budget. “We were able to visualize and re-create what the owner wanted as discussed through client meetings in the office and on-site,” says Grable. The well-designed house sits two stories tall now, allowing the homeowners to share the space with their grown children and other family members. “I love the open concept of the great room and the brightness from the natural light coming in from the big windows,” the wife says. The husband credits his wife’s involvement in the project as key to transforming the house into their new family home. hawaiihomemag.com • JUNE 2019 • 25


The kitchen features two-tone cabinetry — Italian white acrylic on either side of the stainless steel hood and African mahogany for the rest of the space — open shelving, a gas cooktop and large island. “In the kitchen, we get so many compliments on everything, from the stone which the large island is made of and the glass tile that goes up to the ceiling to the two-tone cabinets, the appliances and hood, the open shelving and the pot filler,” says the wife.

The staircase leading to the second story and master suite is made of 2-inch stainless steel tubes with wood-capped and oak-stained balusters to match the flooring, and finished in engineered Tigerwood treads, risers and landing. A custom laundry chute, framed in Sapele wood, is a fun and functional feature the homeowners love. “We really appreciate it and use it multiple times a day,” the wife says. For the bathrooms, the design focus was around aging in place with each built to be ADA compliant. The downstairs bathroom has a curbless shower that’s wide enough for a wheelchair to roll into. “The owners wanted tiled wainscots throughout the bathrooms for easy cleanability and maintenance,” shares Grable. “Glass-tiled accent bands were also used throughout the showers and bathrooms as backsplashes to give the bathrooms a pop of color.” 28 • JUNE 2019 • hawaiihomemag.com

As much as the homeowners love the interior of the house, a completely new approach to the design of the entry makes coming home much more pleasant. “It was a bit narrow and afforded no interior access to the garage below,” project manager David Marti says of the previous entry. “We widened the entry landing and installed stairs down to the garage.” The double-door entry tiled staircase is a welcome addition to the dwelling. “We enjoy coming home to a ‘new’ house,” says the wife. “The interior staircase from the garage to the house is wonderful. T

he original house on this salt lake property was filled with memories for Helene Namahoe. Sixty years ago, she and her parents moved into a plantation-style home here. It was the home of family parties for every occasion. Helene, who later moved out and started a family of her own, eventually moved back in to take care of her mother as she grew old. The house was growing old, too. It seemed most days, Helene was patching holes from termite damage, and her son, Trent, was routinely fixing broken pipes and repairing odds and ends. “It was a constant struggle to keep things together,” he recalls. Although the old house was filled with warm memories, it was becoming too much of a burden for Helene and Trent to take care of while both continued to work full time. The termite damage was so extensive that the house could not be saved – not even a couple of boards to repurpose as a picture frame. “Every board in this house had termites,” Helene says. “We decided to break it down and rebuild before we go down with the house.”

The Namahoes met with a few builders at the BIA Home Building & Remodeling Show and felt a connection and established trust with Results Design + Planning and Results Construction, family-owned, faith-based sister companies specializing in designing and building single-family and multigenerational homes. “They said they’d build it the same way they’d build their own home,” Trent says. “That’s what made me feel good about them.” Maile Shimabukuro-Pascual met with the Namahoes in Helene’s carport, reviewing their goals for the new house: a cozy home that Helene could safely grow old in, with a master retreat and two additional bedrooms for family members to stay with her. Although Helene felt emotionally attached to the old house, she wanted her new home to be on par with today’s design trends, including an open-concept kitchen with enough space to once again host family parties, a joy that had been lost as the house deteriorated. Results Design + Planning modified an existing singlefamily home floor plan to accommodate the Namahoes’ specific needs, including an oversized master suite and laundry room as well as plans for aging-in-place, such as 36-inch-wide doorways, a low-curb shower and blocking behind the shower walls to accommodate grab bars, should they be needed in the future.

The old house was removed and Results Construction went to work building a new home for Helene to make new memories with her family. It’s cozy, but spacious enough for Helene to have her own private master retreat, with the other bedrooms on the opposite side of the house for family to have their own space, too. A central, open-concept kitchen and living area is an inviting place for the family to spend time together. The kitchen shines as the heart of this home. A large, L-shaped island accommodates seating for four people, as well as clever storage within its cabinetry. The cabinetry was the only aspect of the new home Helene wanted to select: It needed to be the perfect shade of white. From there, she and Trent had fun selecting the other materials and finishes together, upgrading from the standard that was available 34 • JUNE 2019 • hawaiihomemag.com

through Results Design + Planning. The custom cabinetry is equipped with soft-close doors and drawers and optimizes available space, even in corners. A soffit on the crown molding of the upper cabinets helps to make the kitchen ceiling look higher. “I love their kitchen,” Shimabukuro-Pascual says. “It’s soothing, it’s calming, it’s modern – it doesn’t look like ‘look, but don’t touch.’” That’s not to say it didn’t take some getting used to for Helene. She laughs as she says at first, she did not want to cook on her shiny new stainless steel appliances; she had become so used to cooking on old-fashioned coils.

The Results team decided to surprise the Namahoes with a thoughtful housewarming gift: under-cabinet lighting to help Helene see well in the kitchen. “Not only does it look elegant, but it’s a brighter task light without looking like a task light,” ShimabukuroPascual says. They also chose a backsplash to complement the cabinetry and quartz countertops Helene and Trent selected. “I just love that kitchen,” Helene says. “I got my cabinets the color that I wanted – that’s number one I was really satisfied with – and the countertop, everything just turned out nice. I’m happy.”

CHECK CONTRACTOR QUALIFICATIONS SURE, HIRING YOUR FRIEND’S UNCLE’S COUSIN’S NEIGHBOR might seem like a nice thing to do — but you should only do so if that person is a qualified, licensed contractor. “Clients gotta do their homework,” says Ozzy Naweli of Ozzy’s Construction. He remembers homeowners coming to him crying because they’d hired an unlicensed person to complete a project, which resulted in extra money spent and a lot of time wasted. Check sites like bbb.org and cca.hawaii.gov before enlisting the help of any contractor.

WHEN A CLIENT PICKED OUT A PALE PEACH COLOR for her bedroom walls, nothing seemed awry. But as Glenda Anderson of Details International recalls, the room got a lot of natural sunlight — which turned the pretty peach into an obnoxious orange. “Color from one wall reflects to the next wall and intensifies,” Anderson explains. “When going with a medium or deep saturation of a hue, [it’s] best not to use it on all the walls unless you want an intensity.”

THINK THE TIMELINE THROUGH IF YOU THINK YOUR REMODELING PROJECT is going to be quick and easy, think again. It’s better to hope for the best but expect the worst. You may need to budget more time than you anticipated to obtain permits, shop for contractors or secure financing. “Anticipate delays,” Magno recommends. “Anything from weather to unexpected discoveries — such as asbestos — could halt or delay your project. Obtaining the proper permits for your renovation may take as long as a few months. Searching around for the right contractors for each project can also take time.”

FOLLOW FUNCTION WITH FORM EVERY HOMEOWNER HAS A WISH LIST. A kitchen island, for example, is nice to have, but a lack of space or budget can result in unintended consequences. A peninsula might work better in a kitchen that’s too small for a functional island, says Marshall Hickox of Homeworks Construction. “Sacrificing comfortable clearance around the island is not worth it. I always tell my clients function first, then form.”
